published prices (18 of 27)

Hunter Gather has bought 27 properties in Coorparoo for clients since 2024, and the list below is every one we are able to show. Of the purchases where the property type is on record, that is 3 houses and 1 apartment. Coorparoo sits inside our Brisbane buying area, which our agents cover street by street rather than from a desk.

Where the buyer agreed to publish the price, Coorparoo purchases ranged from $476,000 to $2,720,000 (18 of 27 published). The rest settled privately at the buyer's request.

The buying in Coorparoo was done by Jacob Butler, Chavonne Olivier, David Thomas and Alannah Sanjurjo. Whoever you speak to first, the search runs on the same shared database and the same weekly cadence.

We also wrote up Coorparoo in our guide to the best Brisbane suburbs: read the Coorparoo section.

Where Coorparoo sits

Coorparoo is the most connected suburb in the inner south-east and the most mixed. It sits about five kilometres south-east of the CBD on the high ground between Norman Creek and Camp Hill, with Old Cleveland Road running east-west through the middle and Cavendish Road running south off it. The junction of the two is the suburb's centre of gravity: Coorparoo Square, the cinema, the station and the state school are all within a few hundred metres of it. Away from the junction the suburb splits into a leafy character hill to the south, apartment streets around the Square, and quiet post-war and interwar streets that run down to Norman Park and Camp Hill.

Boundaries
Norman Creek and the Stones Corner junction to the west, Stanley Street East and the Norman Park streets to the north, Camp Hill to the east and Holland Park to the south. Five and a bit square kilometres, which makes it one of the larger inner suburbs.
The roads
Old Cleveland Road (State Route 22, the bus corridor to the city and Carindale). Cavendish Road (State Route 41, the school run and the station). Logan Road at Stones Corner (the run to the Pacific Motorway, on the western edge). Stanley Street East (the northern link to the Gabba and East Brisbane)

The pockets

The suburb street by street: who each pocket suits and what to check there.

The numbers on the map above mark each pocket.

1Coorparoo Square and the station end

Old Cleveland Road and Cavendish Road either side of the junction, Holdsworth Street, Harries Road and Shakespeare Street

The inner-city part of Coorparoo. Coorparoo Square went up on the old Myer site in 2017 with three apartment towers, the Dendy and an Aldi, Woolworths is next door at Coorparoo Marketplace, and Coorparoo station is an eight-minute walk. Workers cottages survive on the side streets, but most of what sells here is a unit or a townhouse, and the deepest unit market of the twelve sits within a few hundred metres of this corner.

Suits First buyers and downsizers who want the train, the cinema and two supermarkets on foot, and families who will trade a yard for the location.

2The Cavendish Road hill

Cavendish Road from the station up past Villanova and Loreto, with Norfolk Street, Kirkland Avenue, Sixth Avenue, Chatsworth Road and the streets between

The 1880s houses that made Coorparoo, the interwar Spanish Mission homes along Cavendish Road, and tree-lined Kirkland Avenue with its views back to the city. Most of the suburb's heritage places are here, and so is the traditional building character overlay, which is why the streets still look the way they do. Elevated, out of the flood line, and tightly held.

Suits Families buying for the long term, often with a Villanova, Loreto or Our Lady of Mount Carmel enrolment in mind. The dearest houses in the suburb.

3The Stones Corner side

Chatsworth Road, Main Avenue, Riddings Street and the streets between Langlands Park and Old Cleveland Road

The western end, where Coorparoo meets Stones Corner and Greenslopes. Langlands Park busway station, the memorial pool, Easts Leagues Club and the bowls club are all here, and Hanlon Park's rebuilt creek is a short walk. Norman Creek is the reason the streets are flat, and the reason to read the FloodWise report before you fall for the house.

Suits Buyers who want the busway, the pool and the Logan Road strip on foot, and who have checked the flood map first.

4The Holland Park side

Upper Cavendish Road toward Holland Road, Mars Street, Octantis Street and the streets that back onto the Whites Hill reserves

Post-war brick and timber on bigger blocks, streets that end in bushland, and the southern half of the suburb's state school catchments. The blocks backing onto the reserves are tightly held. This is where the Holland Park State School and Cavendish Road State High catchments reach into Coorparoo.

Suits Families priced off the hill who still want a 600 square metre block, and those who want the Cavendish Road State High catchment.

5The Norman Park border

Stanley Street East, Jackson Street, Burke Street and the streets around Wembley Park running north to Norman Park

Interwar and post-war streets that share their parks and the Cleveland line with Norman Park. Wembley Park and the netball courts are the local green, and the Norman Creek path runs through to the river at East Brisbane. The lower streets toward the creek carry a flood overlay, so floor heights matter here.

Suits Families who want a quieter street, a Queenslander on a full block and the station without the junction traffic.

Bus

Old Cleveland Road is the bus corridor. Route 200 is the Carindale Heights to City express, every fifteen minutes in the peak, and route 204 runs all stops to the city and the Valley. Route 222 leaves Old Cleveland Road at Langlands Park and runs the Eastern Busway through Stones Corner, Buranda, Mater Hill and South Bank to Roma Street, which makes it the school and hospital bus. The 206 and 217 City Rockets add express trips in the peak. Langlands Park busway station, open since 2011, is the eastern end of the busway; the station planned under Coorparoo Square was never built, and the void is still there.

Pinch points The Old Cleveland Road and Cavendish Road junction backs up from 7.30am, and the level crossing at Coorparoo station closes Cavendish Road every time a train passes, which in the peak is often. Cavendish Road itself is three schools deep between 8am and 8.45am: Villanova, Loreto and Our Lady of Mount Carmel all drop off on or beside it. Stones Corner locks up on the Logan Road side when the motorway does. Parking in the Square is free for three hours, then charged, and Langlands Park fills the Stones Corner streets on Tigers game nights.

The houses

A typical original house in Coorparoo
What is here
1880s Victorian houses and interwar Spanish Mission homes along Cavendish Road and the hill, 1920s and 30s Queenslanders on the streets either side, workers cottages closer to the station and Stones Corner, post-war brick and timber on the Holland Park and Camp Hill sides, townhouses on the busier corners, and the deepest unit market of the twelve: three towers at the Square, walk-ups along Old Cleveland Road and newer apartments on Shakespeare Street and around the station.
Block sizes
400 to 600 square metres near the junction and the station, 600 and more on the hill and the Holland Park side, with the Mars Street and Octantis Street blocks backing onto the reserves the largest. The suburb is hilly, so two houses on the same street can have very different yards.
Character overlays
The elevated belt between Old Cleveland Road and the Holland Park border sits under the traditional building character overlay, which protects the street-facing form of pre-1947 houses and steers extensions to the rear. The Coorparoo and Districts Neighbourhood Plan, adopted May 2019, put most of the low-medium density land south of Old Cleveland Road into the character residential zone's infill housing precinct, added thirteen more pre-1911 houses and ten local heritage places to the overlays, and lifted heights to five storeys around Earl Street and up to six on Logan Road. The suburb has more than two dozen heritage-listed places, most on Cavendish Road, Chatsworth Road and the streets between. Check the overlay on City Plan before you plan a lift and build.
How it was built
  1. 1880sVictorian houses went up along Cavendish Road and the hill, the homes that made Coorparoo.
  2. 1920s and 30sQueenslanders filled the streets beside the hill, Spanish Mission homes lined Cavendish Road and workers cottages gathered near the station.
  3. Post-warBrick and timber houses filled the Holland Park and Camp Hill sides on bigger blocks.
  4. 2017Coorparoo Square rose on the old Myer site with three apartment towers, the Dendy and an Aldi.
  5. 2019The neighbourhood plan lifted heights to five storeys around Earl Street and six on Logan Road, and protected more pre-1911 houses.
  6. NowNewer apartments on Shakespeare Street and around the station join walk-ups on Old Cleveland Road and townhouses on busier corners.

What the money buys

Under $1m

An apartment at the Square or on Shakespeare Street, or a two-bedroom unit on the Stones Corner side. Our published Coorparoo purchases start at $476,000.

$1.5m to $2m

A first Coorparoo cottage: a workers cottage near the station or a post-war house on the Holland Park side, usually needing work, on 400 to 600 square metres. Our published purchases at $1,665,000 sit here, and character homes are still under $2m.

$2m to $2.75m

A renovated Queenslander on the hill or a done four-bedder on a full block in the Coorparoo State School catchment. This is where most of our family briefs land, and our published Coorparoo purchases run to $2,720,000.

27 purchases since 2024, 18 with published prices from $476,000 to $2,720,000. Live grid on the page.

Flood

Norman Creek runs along the western edge and its low ground reaches into the Stones Corner side and the streets around Wembley Park, which flooded in 2011 and again in 2022. The hill and the Holland Park side sit well above it. Pull the FloodWise Property Report for the exact lot, ask for the floor levels, and get an insurance quote before the building and pest, not after.

Noise

Old Cleveland Road, Cavendish Road and Logan Road at Stones Corner carry traffic that you hear one or two streets back, and the Cleveland line runs through the Square end with a level crossing on Cavendish Road. Langlands Park has game nights. Type the address into the Brisbane Airport flight path tool as well, then stand in the backyard at 7am on a school day and again at 9pm.

Overlays and approvals

Traditional building character and pre-1911 on the hill, flood on the creek side, and two neighbourhood plans: East Brisbane and Coorparoo district north of Old Cleveland Road, Coorparoo and Districts south of it. City Plan's interactive mapping shows every overlay on the lot, and Development.i shows what the neighbours have been approved to build, which matters near the Square and Earl Street where five and six storeys are now allowed.

Catchments

Seven primary and three secondary catchments touch the suburb, all but two with enrolment management plans. Check the lot on EdMap, then ring the school.

Red flags

  • A flat block on the Stones Corner side or near Wembley Park with no floor-height survey and no recent flood insurance quote.
  • A house within a street of Old Cleveland Road, Cavendish Road or the rail line with single-glazed bedrooms at the front. Inspect at 7.30am before you decide the noise is fine.
  • An apartment at the Square bought on the display finish without the body corporate records: the sinking fund, the maintenance log and the by-laws on pets and parking.

Where the value sits

  • A post-war house on the Holland Park side that sits in both the Holland Park State School and Cavendish Road State High catchments and still has a 600 square metre block.
  • An unrenovated Queenslander on the hill under the character overlay: keep the front, open the back, and the street does the rest.
  • The Norman Park border streets above the flood line, where the station is a walk and the junction traffic is somebody else's problem.

Buying in Coorparoo: the questions we get

It depends on the street. Coorparoo State School takes the northern and central half of the suburb and Coorparoo Secondary College the same streets for high school. The southern streets fall to Holland Park State School and Cavendish Road State High, the eastern edge to Whites Hill State College, and the south-west to Greenslopes State School. Slivers on the Stones Corner and Norman Park edges go to Buranda, East Brisbane and Norman Park State Schools. Check the exact address on EdMap and ask us which side of the line a house sits on.

The Stones Corner side and the low streets around Wembley Park along Norman Creek carry flood overlays and were affected in 2011 and 2022. The Cavendish Road hill and the Holland Park side do not flood. Every Coorparoo purchase we make starts with the FloodWise report and the floor levels.

The train from Coorparoo station on the Cleveland line takes about twelve minutes to Central. The 200 express along Old Cleveland Road and the 222 via the Eastern Busway from Langlands Park run every fifteen minutes in the peak. By car it is ten to fifteen minutes outside the peak.

In 2026, a renovated Queenslander on the hill or a done four-bedder on a full block in the Coorparoo State School catchment. Just under it, a first Coorparoo cottage that needs work. Our published Coorparoo purchases run from $476,000 for an apartment to $2,720,000.

Villanova, Loreto, Our Lady of Mount Carmel and St James are all inside the suburb and Churchie is across the creek, so a lot of Coorparoo families walk or drop off in five minutes. The trade is Cavendish Road between 8am and 8.45am, when three schools unload onto it.

Camp Hill has Martha Street, bigger blocks on the Whites Hill side and one primary catchment. Coorparoo has the train, the busway, the cinema, two supermarkets on foot and the private schools, with a more mixed housing market and more catchment lines to check. Families who want to walk to everything usually end up in Coorparoo; families who want the yard first look at Camp Hill.
