Where Greenslopes sits

Greenslopes is the cheapest house entry into the inner south that still has a busway station and a strip you can walk to. It sits about five kilometres south-east of the CBD, wedged between the Pacific Motorway and the South East Busway on its western edge and Logan Road running through the eastern half. Stones Corner does the shops and the coffee at the northern end, Greenslopes Private Hospital sits on the ridge in the middle, and Coorparoo and Camp Hill are the next suburbs over. The ground tells the story: low hills to the east and south, dropping to the Norman Creek floodplain on the Stones Corner and Annerley sides, with Stephens Mountain rising to 55 metres in the south-west corner behind the hospital.

Boundaries
The Pacific Motorway and the South East Busway to the west, Cornwall Street to the north against Woolloongabba and Stones Corner, Coorparoo and Holland Park to the east across the Logan Road side, Holland Park West and Tarragindi to the south. Norman Creek runs from the south-west corner up the western edge to Stones Corner. About 2.5 square kilometres.
The roads
Logan Road (State Route 95, the strip, the mall, the school and the buses). Pacific Motorway (the western edge, the run to the city and the Gold Coast). Old Cleveland Road and Chatsworth Road (the link east to Coorparoo). Cornwall Street and Juliette Street (the northern and western edges toward Ipswich Road)

The pockets

The suburb street by street: who each pocket suits and what to check there.

The numbers on the map above mark each pocket.

Stones Corner and the Logan Road strip

Logan Road between Cornwall Street and Old Cleveland Road, with Cleveland Street, Juliette Street, Earl Street, Marquis Street and Ernest Street behind it

The inner-city end of the suburb. Stones Corner was absorbed into Greenslopes in 1975 and made its own suburb again in 2017, so the shops sit on the border and the streets behind them are Greenslopes. The 1888 Stones Corner Hotel, Stones Throw and The Smug Fig for breakfast, the library at 280 Logan Road, Stones Corner busway station on the Eastern Busway and the rebuilt creek at Hanlon Park are all within a few hundred metres. Most of what sells here is a unit or a townhouse, with workers cottages surviving on the side streets. Norman Creek is why the ground is flat, and the reason to read the FloodWise report first.

Suits First buyers and downsizers who want the cafes, the library, the busway and Hanlon Park on foot, and families who will trade a yard for the location.

2The hospital ridge

Newdegate Street, Nicholson Street, Headfort Street and Denman Street around Greenslopes Private, with Cedar Street and Henry Street in the middle of the suburb

The oldest and highest part of Greenslopes, around the hospital that opened in 1942 as the 112th Australian General Hospital and became Australia's largest private hospital. Interwar homes and post-war cottages on the rise, well out of the creek line, with Stephens Mountain Reserve and its lookout track at the back. The trade-off is the hospital itself: shift-change traffic and parking pressure on Newdegate Street and Nicholson Street, and a 24-hour emergency centre at the end of the road.

Suits Families who want the high ground and a Queenslander on a full block, and doctors and nurses who walk to work.

3Ekibin Park and Thompson Estate

Ridge Street, Bunya Street, Peach Street, Pear Street, Victoria Terrace and Barnsdale Place, running down to the busway and the Annerley border

The western pocket, between the hospital ridge and the motorway. Ekibin Park East on Ridge Street is the home of Annerley Football Club, Thompson Estate Reserve is the local green, and Greenslopes busway station on Barnsdale Place puts the Brisbane Metro at the bottom of the hill. Post-war and interwar houses on 400 to 600 square metre blocks, many already lifted and built under. The lower streets toward the creek and the Annerley side carry a flood overlay, and the western streets fall to Junction Park State School rather than Greenslopes.

Suits Families who want a quieter street, Ekibin Park at the end of it and the busway station five minutes away on foot. The best house value in the suburb.

4The Logan Road side and the Coorparoo border

Plimsoll Street, Thomas Street, Holland Street, Sackville Street, Donaldson Street and Galway Street east of Logan Road, with Henzell Terrace, Robertson Avenue and the Chatsworth Road end

The eastern half, where Greenslopes meets Coorparoo. Greenslopes State School and Greenslopes Mall sit on Logan Road, the 175 bus runs past both, and the Cavendish Road State High catchment reaches into these streets and no further. Post-war brick and timber on the flatter blocks, older homes on the Chatsworth Road rise, and the heritage-listed De Aar at 80 Chatsworth Road. The eastern streets around Plimsoll and Sackville Streets fall to Holland Park State School, so check the lot before you count on the school.

Suits Families buying for Greenslopes State School and the Cavendish Road State High catchment, who want the mall and the school run on foot.

Bus

The busway is the reason to buy here. Greenslopes station on Barnsdale Place has been on the South East Busway since 30 April 2001, and since 30 June 2025 it is a Brisbane Metro stop: the M1 runs Eight Mile Plains to Roma Street every five to ten minutes from about 6am to 6pm, ten to fifteen outside that and around the clock from Friday evening to Sunday evening, through Buranda, Mater Hill, South Bank, Cultural Centre and King George Square. About ten minutes to the city. Stones Corner station on the Eastern Busway, open since 29 August 2011, adds the 222 to Roma Street via Mater Hill and the 200 series to Carindale. On Logan Road the 175 runs Garden City to Fortitude Valley past Greenslopes Mall and the school every fifteen minutes in the peak.

Train

No station in the suburb. Buranda station on the Cleveland line sits on Gillingham Street at the Stones Corner end, 6.2 kilometres from Central by rail, and reopened on 30 June 2025 with lifts and raised platforms after its accessibility rebuild. It shares an interchange with Buranda busway station, so the train is a fallback rather than the daily commute here. Coorparoo station is the other option from the Logan Road side. Check the timetable for the journey time to Central.

Road

Ten minutes to the CBD by car outside the peak via Ipswich Road or the Pacific Motorway, with the ramps at the Stones Corner end of the suburb. The Clem7 entrance on Ipswich Road at Woolloongabba links to Airport Link, so the airport is about twenty-five minutes with a toll each way. Westfield Garden City is ten minutes down Logan Road, Coorparoo Square ten minutes up Old Cleveland Road, and the Gold Coast is straight down the motorway.

Pinch points Logan Road at the Old Cleveland Road junction locks up from 7.30am, and the motorway on-ramps queue back into the side streets when the M3 does. The hospital brings shift-change traffic and all-day parking pressure to Newdegate Street, Nicholson Street and Headfort Street; inspect a hospital-ridge house at 7am on a weekday before you decide the street is quiet. Langlands Park fills the Stones Corner streets on Tigers game nights, and the Greenslopes Mall car park is full on Saturday morning. Parking at the Logan Road strip is timed.

The houses

A typical original house in Greenslopes
A renovated or lifted house
What is here
Post-war cottages and interwar homes on 400 to 600 square metre blocks, a lot of them already lifted and built under, on the hospital ridge, the Ekibin Park side and the streets east of Logan Road. Workers cottages closer to Stones Corner. And a deep unit market: apartments were 48.7 percent of the suburb's dwellings at the 2021 Census against 42.6 percent houses, most of them near the busway, the strip and the hospital.
Block sizes
400 to 600 square metres is normal, with the ridge streets around the hospital and the Chatsworth Road end carrying the bigger blocks. The suburb is hilly, so two houses on the same street can have very different yards, and a lot of the value sits in the space under a lifted house.
Character overlays
The pre-1947 streets on the hospital ridge, around Chatsworth Road and behind the Stones Corner strip sit under the traditional building character overlay, which protects the street-facing form and steers extensions to the rear. The suburb's heritage places include De Aar at 80 Chatsworth Road, the Greenslopes Baptist Church at 43 Dunellan Street, the Parnwell residence at 684 Logan Road, the state school and its mural, the hospital's original buildings on Nicholson Street and the Red Cross centre at 55 Headfort Street. Check the overlay on City Plan before you plan a lift and build.

What to check before you buy in Greenslopes

Flood

Norman Creek runs along the western edge from Ekibin to Stones Corner and its low ground reaches into the streets around Ekibin Park, Thompson Estate and the flat blocks behind the Logan Road strip, which carried water in 2011 and 2022. The hospital ridge and the Logan Road side sit well above it. Pull the FloodWise Property Report for the exact lot, ask for the floor levels, and get an insurance quote before the building and pest, not after.

Noise

The Pacific Motorway and the busway run the length of the western edge, and you hear them two or three streets in on a still night. Logan Road carries the traffic and the buses, and the hospital adds shift-change traffic and an emergency centre that never closes. Type the address into the Brisbane Airport flight tracker as well, then stand in the backyard at 7am on a school day and again at 9pm.

Overlays and approvals

Traditional building character on the older streets, flood on the creek side, and higher density around the busway stations and the Stones Corner strip. City Plan's interactive mapping shows every overlay on the lot, and Development.i shows what the neighbours have been approved to build, which matters near the strip and the hospital where units keep going up.

Catchments

Five primary and five secondary catchments touch the suburb, and Greenslopes, Junction Park, Holland Park, Wellers Hill, Buranda, Brisbane South and Cavendish Road all run enrolment management plans. Check the lot on EdMap, then ring the school.

Red flags

  • A flat block on the Ekibin Park side or behind the Stones Corner strip with no floor-height survey and no recent flood insurance quote.
  • A lifted and built-under house sold on the finish with no council approval for the lower level. Ask for the records before you count the extra bedrooms.
  • A unit near the busway or the hospital bought on the display finish without the body corporate records: the sinking fund, the maintenance log and the by-laws on pets and parking.

Where the value sits

  • A post-war house east of Logan Road that sits in both the Greenslopes State School and Cavendish Road State High catchments and still has a 600 square metre block.
  • An unrenovated interwar home on the hospital ridge, above the flood line, with the height underneath to build in.
  • The Ekibin Park side, where the price is lower, the busway station is a walk and the park is at the end of the street.

Buying in Greenslopes: the questions we get

It depends on the street. Greenslopes State School takes the central two thirds of the suburb, the western streets toward Annerley go to Junction Park State School, and the eastern edge around Plimsoll and Sackville Streets to Holland Park State School. For high school the western and Stones Corner half goes to Brisbane South State Secondary College at Dutton Park and the Logan Road side to Cavendish Road State High, with Coorparoo Secondary College, Yeronga State High and Holland Park State High each taking a corner. Check the exact address on EdMap and ask us which side of the line a house sits on.

The low streets along Norman Creek on the Ekibin Park side and behind the Stones Corner strip carry flood overlays and were affected in 2011 and 2022. The hospital ridge and the Logan Road side do not flood. Every Greenslopes purchase we make starts with the FloodWise report and the floor levels.

The M1 Brisbane Metro from Greenslopes station on the South East Busway takes about ten minutes to the city and runs every five to ten minutes through the day. The 222 from Stones Corner station and the 175 along Logan Road are the alternatives, and Buranda station on the Cleveland line is at the Stones Corner end. By car it is ten minutes outside the peak.

In 2026, a post-war cottage or an unrenovated interwar home on 400 to 600 square metres on the Ekibin Park side or east of Logan Road, usually needing work. Renovated homes on the hospital ridge run higher. Our published Greenslopes purchases run from $521,000 for a unit to $2,230,000.

For most families it is the opposite: a 24-hour emergency centre and maternity within walking distance. The cost is traffic and parking on Newdegate Street, Nicholson Street and Headfort Street at shift change, and a street that is never completely quiet. Inspect at 7am on a weekday and ask the neighbours about parking before you buy on the ridge.

Coorparoo has the train, the Square, the cinema and the private schools inside the suburb, at a higher price. Greenslopes has the busway and the Metro, the hospital, cheaper houses and more units, and shares Stones Corner, Langlands Park and the Cavendish Road catchment with its neighbour. Families who want the cheapest house in the inner south with a ten-minute commute usually end up in Greenslopes; families who want to walk to the train and the cinema look at Coorparoo.
