Hunter Gather has bought 22 properties in Balmoral for clients since 2024, and the list below is every one we are able to show. Of the purchases where the property type is on record, that is 1 house, 1 apartment and 1 townhouse. Balmoral sits inside our Brisbane buying area, which our agents cover street by street rather than from a desk.

Where the buyer agreed to publish the price, Balmoral purchases ranged from $630,000 to $3,500,000 (17 of 22 published). The rest settled privately at the buyer's request.

The buying in Balmoral was done by Jacob Butler, David Thomas, Jillian Breen, Kate Wilson, Chavonne Olivier and Alannah Sanjurjo. Whoever you speak to first, the search runs on the same shared database and the same weekly cadence.

Where Balmoral sits

Balmoral is the hill between Bulimba and Hawthorne: about 4.5 kilometres east of the CBD in a straight line and 9 by road, 1.3 square kilometres of ridge and hollow on the southern side of the river with no water frontage of its own and both ferries a walk away. Bulimba wraps the north and west, Hawthorne sits to the south-west and Morningside to the south and east across Thynne Road and Lytton Road. The suburb's high point in the middle sits around 45 metres above the river, which is why the ridge streets look straight at the city and why people who cannot stretch to the riverfront still end up in 4171.

Boundaries
The Riding Road, Hawthorne Road and Oxford Street roundabout is the north-west corner where Balmoral meets Bulimba, and Riding Road runs the western edge down toward Hawthorne. Lytton Road and Thynne Road mark the eastern and southern sides toward Morningside. The gazetted locality has Bulimba, Hawthorne and Morningside on every side; Norman Park is a few streets further south.
The roads
Riding Road (the cafes, the preschools, the 230 and 232 buses). Lytton Road (the eastern edge, the trucks to the Gateway, the high school). Thynne Road (the run south to Morningside and the station). Oxford Street (starts at the Balmoral corner and runs down to the strip and the ferry)

The pockets

The suburb street by street: who each pocket suits and what to check there.

The numbers on the map above mark each pocket.

1The Oxford Street end

The top of Oxford Street, Thorpe Street, Ryan Avenue, Sixth Avenue, Barton Parade, Andrew Street, Myuna Street, Taylor Street and Bolan Street

Flat streets that run into the Oxford Street roundabout, so the school, the community kindy, Woolworths and the cinema are a walk and the Bulimba ferry is about a kilometre. The Bulimba State School catchment takes this end of the suburb. Smaller blocks close to the strip, bigger ones as the streets climb toward Apex Street.

Suits Families who want Bulimba on foot at a Balmoral price, with the Bulimba State School gate at the end of the street.

2The high school end

Quinn Street, Goddard Street, Tugulawa Street, Vista Street, Aloomba Street, Cecile Street, Bexley Avenue and Beelarong Street, running down to Lytton Road

The eastern slope drops from the hill to Lytton Road and the ten-hectare high school campus. The bowls club is on Quinn Street, Colmslie pool is five minutes away, and prices sit a step behind the western streets because Lytton Road carries trucks all day. Beelarong Street, Bexley Avenue, Fifth Avenue and the Lytton Road frontage are on the 2011 flood record, so the FloodWise report comes first here.

Suits Families with teenagers who want Balmoral State High at the end of the street, and buyers who want the most block for the money in 4171.

3The Hawthorne side

Grosvenor Street, Howard Street, Belgrave Street, Derby Street, Tandoor Street, Trafalgar Street, Bentley Street, Bunowang Street and Malory Street

The southern streets share the Hawthorne cinema and Hawthorne Garage at the bottom of Riding Road, Hawthorne Park's fenced playground and dog park on the boundary, and the station about 1.5 kilometres south. Post-war houses on full blocks, quieter than the spine, and the Balmoral streets most often mistaken for Hawthorne on a listing.

Suits Families in the Morningside State School catchment who want Hawthorne Park on the corner and Morningside station within a twenty-minute walk.

4The hill

Suvla Street, Apex Street, the high middle of Fifth Avenue, Walkers Drive, Grant Street, Olive Grove, Yonga Street, McIlwraith Avenue and Wentworth Parade

The rise in the middle of the suburb tops out around 45 metres, higher than anything in Bulimba, and houses on the right side of the street look straight at the city. Queenslanders and interwar homes on 600 to 800 square metre blocks, most under the character overlay. Test the driveway on the steeper streets with the car you actually own, in the rain if you can.

Suits Families buying for the view and the breeze, and staying twenty years. The dearest streets in the suburb.

5The Riding Road spine

Riding Road from Barton Road up to the roundabout, with Alexandra Street, Main Avenue, Victoria Street, Collings Street and Bede Street climbing off it

The working edge of the suburb. Little Hideout, Willow and Ernesto, both long day care centres, the 230 stops and the Catholic primary all sit on or just off Riding Road. Houses on the high side of the road get the breeze and the quiet; the road itself carries the buses and the school run. The hollow behind it around Marie, Bilyana and Nora Streets is the low ground on the 2011 flood record.

Suits Families who want the preschool, the cafe and the bus within a few hundred metres, and Sts Peter and Paul's without the car.

Bus

Route 230, Balmoral to the City via Riding Road, starts near the roundabout and runs down Riding Road and Oxford Street, then through Hawthorne, Norman Park and East Brisbane on Wynnum Road to the CBD and Fortitude Valley, about every 30 minutes on weekdays. Route 232 runs Cannon Hill to the City along Riding Road, Lytton Road, Oxford Street and Hawthorne Road. The Balmoral stops are at Grosvenor Street, Victoria Street, Main Avenue, Sixth Avenue, Fifth Avenue and the preschool near the roundabout. Allow 20 to 30 minutes to the CBD from Riding Road depending on the hour, and check the timetable for the stop you are looking at rather than the suburb.

Ferry

No terminal in the suburb, but two within a walk. The Bulimba CityCat terminal at the bottom of Oxford Street is about a kilometre from the roundabout, 28 minutes to Riverside on the current weekday timetable, with the F21 cross-river ferry to Teneriffe every 15 minutes. The Hawthorne terminal at Hardcastle Park is a kilometre from the Riding Road cafes and about 22 minutes to Riverside. From the hill and the high school end both are closer to two kilometres, so those families drive or bus to the water.

Train

Morningside station on the Cleveland line sits about 1.5 kilometres south of the Hawthorne side streets and two from Riding Road: a five-minute drive or a fifteen to twenty-minute walk. Roughly fifteen minutes to Central; check the timetable for the express pattern.

Road

Fifteen minutes to the CBD by car via Lytton Road and Wynnum Road or the Story Bridge outside the peak. Twenty to twenty-five minutes to the airport via Lytton Road and the Gateway Motorway, a toll each way. Westfield Carindale in ten to fifteen minutes down Wynnum Road.

Pinch points Wynnum Road and Lytton Road back up toward the Gabba and the Story Bridge from 7.30am, and Lytton Road carries trucks to the Gateway all day. The Riding Road, Hawthorne Road and Oxford Street roundabout queues at school pick-up, and Oxford Street parking is gone by 9am on a Saturday. The steep streets on the hill are the other thing to test: drive them in the rain, and try the driveway with the boat or the trailer if you own one.

The houses

What is here
Queenslanders and interwar homes on the hill and the higher streets off Riding Road, many with city views; post-war timber and brick on the flatter streets at the Oxford Street end and the Hawthorne side; a steady run of lift-and-builds and new houses where the overlay allows; and a small unit and townhouse market along Riding Road and toward Lytton Road, which is where our published purchases start at $630,000.
Block sizes
500 to 800 square metres along the ridge, smaller on the subdivided lots near Oxford Street and Riding Road. A full block with a view is the Balmoral purchase; a full block without one is the Balmoral value.
Character overlays
Most of the pre-1947 houses sit under the traditional building character overlay, and Balmoral is one of three suburbs, with Bulimba and Hawthorne, where some streets fall in the stricter local character significance sub-category. Pre-1911 houses cannot be demolished. Check the overlay on City Plan before you plan a lift and build.
How it was built
  1. Pre-1947Queenslanders and interwar homes climbed the hill and the higher streets off Riding Road, many looking straight at the city.
  2. Post-warTimber and brick houses filled the flatter streets at the Oxford Street end and on the Hawthorne side.
  3. 2011The flood reached the low ground on both edges: Marie, Nora and Bilyana Streets, and Beelarong Street toward Lytton Road.
  4. NowLift-and-builds and new houses go up where the overlay allows, and a small unit market lines Riding Road toward Lytton Road.

What to check before you buy in Balmoral

Flood

Most of Balmoral is ridge and stayed dry in 2022, but the 2011 flood record lists Balmoral streets on both low edges: Marie, Nora and Bilyana Streets, Sixth Avenue and Riding Road in the hollow on the Hawthorne side, and Beelarong Street, Bexley Avenue, Fifth Avenue, Thynne Road and Lytton Road toward Morningside. Pull the FloodWise Property Report for the exact lot, ask for the floor levels, and get an insurance quote before the building and pest, not after.

Noise

The parallel runway, open since July 2020, put aircraft over 4171 that were not there before, and the evening is when Balmoral hears them. Type the address into the Brisbane Airport flight path tool, then stand on the deck at 7pm. Lytton Road carries trucks and Riding Road carries the buses; the hill streets are quiet.

Overlays and approvals

Traditional building character and pre-1911 on most of the older stock. City Plan's interactive mapping shows every overlay on the lot, and Development.i shows what the neighbours have been approved to build, which matters more on a view street than anywhere else.

Catchments

Three primary catchments and one secondary. Bulimba and Morningside both manage enrolments and Bulimba keeps a waitlist. Check the lot on EdMap, then ring the school.

Red flags

  • A view that depends on the block in front staying single storey. Development.i shows what the neighbour downhill has been approved to build; ask before you pay for the outlook.
  • A low block in the Riding Road hollow or on the Lytton Road edge with no floor-height survey and no recent flood insurance quote.
  • A steep driveway a two-wheel-drive cannot climb in the wet, or a Riding Road or Lytton Road frontage with single-glazed bedrooms at the front.

Where the value sits

  • A post-war house on a full block inside the Bulimba State School catchment at the Oxford Street end: the same school and the same strip as Bulimba, a street or two further from the water.
  • The high school end, where a full block costs a step less than the western streets and Balmoral State High, the bowls club and Colmslie pool are all on foot.
  • An unrenovated Queenslander on the high side of the hill. The view is already there; the house can wait.

Balmoral purchases we can show

Every card is a real settlement for a Hunter Gather client. Prices appear where the buyer agreed to publish them.

Buying in Balmoral: the questions we get

Balmoral State High for secondary across the whole suburb. Primary splits three ways: Bulimba State School for the northern and western streets, Morningside State School for the southern third, and Murarrie State School only for the high school grounds on the Lytton Road edge, with no houses in it. Bulimba and Morningside both manage enrolments, so only an in-catchment address is guaranteed a place. Check the exact address on EdMap and ask us which side of the line a house sits on.

The ridge does not. The low streets on both edges did in 2011: Marie, Nora and Bilyana Streets and Sixth Avenue off Riding Road, and Beelarong Street, Bexley Avenue and Fifth Avenue toward Lytton Road. Every Balmoral purchase we make starts with the FloodWise report and the floor levels.

Route 230 runs down Riding Road and Oxford Street to the CBD and the Valley about every half hour. The Bulimba and Hawthorne CityCat terminals are each about a kilometre from the western streets, 22 to 28 minutes to Riverside. Morningside station is a five-minute drive. By car it is about fifteen minutes outside the peak.

Parts of it, since the parallel runway opened in 2020, and mostly in the evening. It depends on the street and the runway mode. Check the address on the Brisbane Airport flight path tool and inspect around 7pm before you decide.

In 2026, a post-war house on a full block at the Oxford Street end or on the Hawthorne side, or an unrenovated Queenslander on the lower slopes. A renovated house on the hill with the view starts around $2.5 million; our published Balmoral purchases run from $630,000 to $3,500,000.

Bulimba has the strip, the school on the strip and the ferry at its front door. Balmoral has the hill, the city views and a bigger block, with the same school for the northern streets and the same strip at the bottom of the hill, usually at a price a step behind. Families who want a yard and a view end up in Balmoral; families who want everything on foot end up in Bulimba.
