published prices (25 of 25)

Hunter Gather has bought 25 properties in Bulimba for clients since 2024, and the list below is every one we are able to show. Of the purchases where the property type is on record, that is 2 houses and 1 townhouse. Bulimba sits inside our Brisbane buying area, which our agents cover street by street rather than from a desk.

Where the buyer agreed to publish the price, Bulimba purchases ranged from $550,000 to $5,050,000 (25 of 25 published). The rest settled privately at the buyer's request.

The buying in Bulimba was done by Jacob Butler, Chavonne Olivier and David Thomas. Whoever you speak to first, the search runs on the same shared database and the same weekly cadence.

We also wrote up Bulimba in our guide to the best Brisbane suburbs: read the Bulimba section.

Where Bulimba sits

Bulimba is the tip of the peninsula: about 4 kilometres from the CBD as the CityCat travels and 9 by road, on the southern bank with the river wrapping the north and west. Oxford Street runs from the ferry terminal at the water up to the roundabout at Riding Road and Hawthorne Road, and almost everything a family does in a week happens along it. Hawthorne sits to the south, Balmoral to the south-east, Morningside to the east at Lytton Road, and Teneriffe, Newstead and Hamilton face it across the water.

Boundaries
The Brisbane River on two sides. Lytton Road marks the eastern edge toward Morningside, and the Riding Road and Hawthorne Road roundabout at the top of Oxford Street is where Bulimba turns into Hawthorne and Balmoral.
The roads
Oxford Street (the strip, the ferry and the school). Riding Road (the buses and the run to Balmoral and Norman Park). Lytton Road (the eastern edge, the trucks and the route to the Gateway). Apollo Road (the quiet end, the second ferry and the Barracks site)

The pockets

The suburb street by street: who each pocket suits and what to check there.

The numbers on the map above mark each pocket.

1Oxford Street and the grid

Oxford Street from the river to the roundabout, and the flat grid of Cambridge, Taylor, Duke, Stuart, Godwin and Barramul Streets either side

Flat, walkable and busy in the good way. Bulimba State School sits at the top of the strip, Memorial Park at the middle and the ferry at the bottom, so a child can grow from the pram to the school run to the CityCat without the family moving. Blocks are 400 to 600 square metres and the older houses carry the character overlay.

Suits Families who want the school, the kindy, the supermarket, the cinema and the ferry on foot. The reason people shortlist Bulimba first.

2The riverfront

Byron Street, Quay Street, Addison Avenue and Love Street around Bulimba Riverside Park, and the short streets running to the water either side of the ferry terminal

Absolute riverfront and the streets just behind it, a few minutes on foot from Il Molo and the terminal. These are the low streets, so floor heights and the FloodWise report matter more here than anywhere else in 4171.

Suits Families buying for the long term who want the river at the end of the street and the golf club and Riverside Park as the backyard. The dearest addresses in the suburb.

The Balmoral end

The streets climbing off Riding Road and Bulimba Street toward Balmoral Recreation Reserve

The rise at the back of the suburb. Quieter than the grid, above the flood line, and the 230 bus stops at the bottom of the hill. Post-war houses here sit outside the strictest character rules more often than the grid does, so check the overlay before you assume either way.

Suits Buyers who want the breeze, a glimpse of the city from the deck, junior rugby league at the end of the street and Oxford Street still a ten-minute walk.

4The Apollo Road end

Apollo Road, Kenbury Street and the streets between the Barracks site and Vic Lucas Park

The downstream end, where Bulimba House (1850s, heritage-listed, on Kenbury Street) sits among the newer homes and the Apollo Road terminal picks up the CityCat before it reaches Oxford Street. The 21-hectare former Bulimba Barracks is being redeveloped in stages: houses and low-rise units, the heritage fabrication shed reused for shops and cafes, and a riverfront park with a Riverwalk. Ask what stage is approved before you buy.

Suits Families who want a quieter riverfront address with the Apollo Road CityCat at the door and are happy to live next to a construction site for a few years.

Ferry

Two terminals. The CityCat from Bulimba terminal at the bottom of Oxford Street reaches Riverside in the CBD in 25 to 30 minutes (28 on the current weekday timetable), with Teneriffe, New Farm Park and Howard Smith Wharves on the way. The Bulimba to Teneriffe cross-river ferry (F21) leaves every 15 minutes and takes a few minutes, which puts James Street and the Gasworks closer than Carindale. Apollo Road terminal at the Barracks end is one CityCat stop downstream. The 1922 Oxford Street wharf is heritage-listed and was back in service within weeks of the 2011 flood.

CityCat and ferry timetables

Train

No station in the suburb. Morningside station on the Cleveland line is about two kilometres south of the Oxford Street roundabout, a five-minute drive or the 230 bus, and Cannon Hill station is the alternative from the Lytton Road end. Roughly fifteen minutes to Central; check the timetable for the express pattern.

Train timetable

Bus

Route 230 runs Balmoral to the City via Riding Road and Oxford Street, through Hawthorne, Norman Park and East Brisbane, roughly every half hour on weekdays. Route 232 runs Cannon Hill to the City through Bulimba along Riding Road, Lytton Road, Hawthorne Road and Wynnum Road. The P231 is the peak-hour express. Off-peak frequency is thin, so check the timetable for the street you are looking at rather than the suburb.

Road

Fifteen to twenty minutes to the CBD by car via Lytton Road and Wynnum Road or the Story Bridge outside the peak, though Bulimba is nine kilometres by road for four across the water. The airport is about the same via Lytton Road and the Gateway Motorway, a toll each way. Carindale in ten to fifteen minutes.

Pinch points Oxford Street parking is gone by 9am on a Saturday and the roundabout at the top of the strip queues at school pick-up. Riding Road and Wynnum Road back up toward the Gabba from 7.30am. Lytton Road carries trucks to the Gateway all day. Inspect a Lytton Road or Riding Road house at 5.30pm and on a Saturday morning before you decide the traffic does not bother you.

The houses

A renovated or lifted house
What is here
Renovated Queenslanders and interwar homes through the grid, post-war cottages waiting for a second storey, new builds and townhouses behind the strip, apartments along Oxford Street and toward the Barracks, and a handful of riverfront homes that set the suburb's ceiling. More units than Hawthorne, which is why the published purchases here start so much lower.
Block sizes
400 to 600 square metres is normal in the grid, smaller on the subdivided lots near the strip, bigger on the riverfront and up the Balmoral end. The same budget buys very different houses two streets apart.
Character overlays
Most of the pre-1947 houses sit under the traditional building character overlay, and Bulimba is one of three suburbs (with Hawthorne and Balmoral) where some streets fall in the stricter local character significance sub-category. Pre-1911 houses cannot be demolished. The Bulimba District Neighbourhood Plan keeps Oxford Street low and human-scale and protects the clusters of pre-1911 and post-war houses around it. Check the overlay on City Plan before you plan a lift and build.
How it was built
  1. 1850sBulimba House on Kenbury Street went up at the Apollo Road end, now heritage-listed among newer homes.
  2. Pre-1911 to interwarQueenslanders and interwar homes filled the flat grid off Oxford Street, most now under the character overlay.
  3. 1922The Oxford Street wharf went in at the bottom of the strip, now heritage-listed and still the CityCat stop.
  4. Post-warPost-war cottages filled the remaining streets, many now waiting for a second storey.
  5. NowNew builds and townhouses behind the strip, apartments along Oxford Street, and the 21-hectare Barracks site being redeveloped in stages.

$2m to $3m

A renovated Queenslander on 400 to 600 square metres in the grid, or an unrenovated one on a full block toward the Balmoral end. The house median sits here.

$3m and above

The riverfront streets, a big block with the city across the water, or a house that never reached the portals. Our published Bulimba purchases run to $5,050,000.

What to check before you buy in Bulimba

Flood

The flats between Riding Road and the river went under in 2011 and again in 2022, and the 2011 peak list ran to most of the streets north of Oxford Street: Byron, Quay, Godwin, Love, Addison, Barramul, Stuart, Duke, Bulimba Street, Kenbury and Apollo Road among them. Council has since fitted backflow devices in Bulimba streets. Pull the FloodWise Property Report for the exact lot, ask for the floor levels, and get an insurance quote before the building and pest, not after.

Noise

Since the parallel runway opened in 2020, parts of Bulimba hear aircraft they did not before, especially in the evening. Type the address into the Brisbane Airport flight tracker, then stand in the yard at 7am and again around 7pm. Lytton Road carries trucks and Riding Road carries the buses; the grid itself is quiet.

Red flags

  • A low block north of Oxford Street with no floor-height survey and no recent flood insurance quote. The finish upstairs does not tell you what happened downstairs in 2022.
  • A character house that has been lifted and built in underneath without the approvals on file, or a small lot sold as a family home that leaves no yard once the car is parked.
  • A townhouse or unit behind the strip where you have not read the body corporate minutes, checked the visitor parking, or stood on the balcony on a Saturday morning when Oxford Street is full.

Where the value sits

  • A post-war cottage on a full 600 square metre block in the grid that the family can live in now and lift later, inside the Bulimba State School catchment.
  • The Balmoral end, where the price is lower, the house is above the flood line and the strip is still ten minutes on foot.
  • The Apollo Road end while the Barracks is still a building site: a family that can live with a few years of trucks gets the riverfront park, the Riverwalk and the shops in the old fabrication shed when they open.

Buying in Bulimba: the questions we get

Bulimba State School for primary, on Oxford Street itself, and Balmoral State High for secondary. Both run enrolment management plans, and the primary keeps a waitlist, so only an in-catchment address is guaranteed a place. We check the exact lot before every inspection.

The low streets between Oxford Street and the river did in 2011 and 2022, and the ferry terminal went under both times. The grid south of Oxford Street and the Balmoral end sit higher. Every Bulimba purchase we make starts with the FloodWise report and the floor levels.

The CityCat from the bottom of Oxford Street reaches Riverside in 25 to 30 minutes, and the cross-river ferry puts you in Teneriffe in a few minutes. Route 230 runs along Riding Road and Oxford Street to the CBD, and Morningside station is a five-minute drive. By car it is fifteen to twenty minutes outside the peak.

It depends on the street, the runway mode and the time of day. Since the parallel runway opened in 2020, parts of Bulimba hear aircraft in the evening that they did not before. Check the address on the Brisbane Airport flight tracker and inspect around 7pm.

In 2026, a renovated Queenslander on 400 to 600 square metres in the grid, within walking distance of the school and the ferry, or an unrenovated house on a full block toward the Balmoral end. The riverfront starts well above that; our published Bulimba purchases run from $550,000 to $5,050,000.

Bulimba has the strip, the school on the strip and the ferry at its front door, and the second child fits without moving. Hawthorne has bigger blocks, more hill and the cinema, with the same ferry a few streets south. Families who want everything on foot end up in Bulimba; families who want a yard usually end up in Hawthorne. It is the suburb our clients shortlist first and the one they most often lose at auction.
