Hunter Gather has bought 18 properties in Morningside for clients since 2024, and the list below is every one we are able to show. Of the purchases where the property type is on record, that is 1 house and 1 apartment. Morningside sits inside our Brisbane buying area, which our agents cover street by street rather than from a desk.

Where the buyer agreed to publish the price, Morningside purchases ranged from $850,000 to $1,975,000 (14 of 18 published). The rest settled privately at the buyer's request.

The buying in Morningside was done by Jacob Butler, Chavonne Olivier, David Thomas and Ernest Tong. Whoever you speak to first, the search runs on the same shared database and the same weekly cadence.

Where Morningside sits

Morningside is the big, working suburb behind the Bulimba peninsula: 5.2 kilometres east of the CBD on the southern bank, 5.4 square kilometres of it, with the Brisbane River on its northern edge at Colmslie and the Cleveland rail line running through the middle. Balmoral and Hawthorne sit to the north-west, Cannon Hill to the east, Seven Hills and Norman Park to the south. Where Hawthorne has no arterial at all, Morningside has three and a railway, and that is the trade a family makes here: the train, the pool and the bushland in the suburb, at a step below 4171 prices, in exchange for choosing the street carefully.

Boundaries
The Brisbane River at Colmslie to the north, where the old dockyard and the acetate factory sit. Wynnum Road runs south-west to north-east through the suburb and Lytton Road runs parallel to it along the northern half. Junction Road and Thynne Road cross them north to south. Bulimba touches the north-western corner at Lytton Road, Balmoral Cemetery marks the Norman Park end, and Seven Hills Bushland Reserve marks the south.
The roads
Wynnum Road (the spine: the shops, the buses, the through traffic to the Gabba). Lytton Road (the pool, the hockey centre, Balmoral State High, then trucks to the port and the Gateway). Junction Road (Morningside Central up to Cannon Hill Anglican College and Lytton Road). Thynne Road (from the station corner north past the high school to Colmslie)

The pockets

The suburb street by street: who each pocket suits and what to check there.

The numbers on the map above mark each pocket.

1The station precinct

Wynnum Road between the Thynne Road corner and Junction Road, the station on Waminda Street, and Pashen, Redfern, Rogoona and Thynne Streets behind it

The working heart of the suburb. Flour & Chocolate, the deli, the Foodworks and the School of Arts hall sit along Wynnum Road, the rebuilt station is a block south, and Morningside State School is a five-minute walk up Pashen Street. The rail line and Wynnum Road are the two things to stand on the block and listen to, and the Morningside State School catchment ends in the late 600s on Wynnum Road: east of it you are in Cannon Hill State School's.

Suits Commuters with young children: the train, the state school and the bakery are all on foot, and the house is a post-war three-bedder on 600 square metres.

2Colmslie

Lytton Road north of Balmoral State High, Colmslie Road, Col Gardner Drive and the northern end of Thynne Road down to the river

The riverside end, and the most mixed. Colmslie Aquatic Centre, the Queensland State Hockey Centre and the Rivermakers precinct in the heritage-listed acetate factory share Lytton Road and Colmslie Road with a smallgoods factory, the closed Cairncross Dockyard and the Colmslie Corporate Park. Houses here sit in Murarrie State School's catchment, not Morningside's, which surprises most buyers. Pull the flood report on anything near the river.

Suits Families who want the pool, the hockey centre and Rivermakers at the end of the street and can live beside light industry to get it.

3Morningside Central and the Perrin Creek streets

Junction Road, Beverley Street, Algoori Street, Mornington Crescent, Richmond Road and Asquith Street, either side of Perrin Creek

Two supermarkets, the Colmslie Hotel and Goodstart face each other at the Wynnum Road and Junction Road corner, and the streets behind run down to Perrin Creek and the string of parks along it. The Blue Poppy on Asquith Street is the neighbourhood cafe. Cannon Hill State School is the catchment here, a small school with a cap of 282. The creek line is the flood check.

Suits Families who want the supermarkets, the tennis centre and the gym on foot and a bigger yard than the station streets give.

4The Seven Hills side

The southern streets off Richmond Road and Wynnum Road toward Keralgerie Park, Austin Uhlmann Park and Seven Hills Bushland Reserve

Keralgerie Park is the filled 1940s quarry pool, and beyond it 52 hectares of bushland reserve that most of Brisbane does not know is there. The streets are the furthest from Wynnum Road and the rail line, which is the point. The catchment splits between Cannon Hill and Seven Hills State Schools, so check the lot.

Suits Buyers who want the quietest streets in the suburb and bushland at the end of them. Seven Hills State School for the southernmost addresses.

5The Balmoral border and the Norman Park end

The northern end of Pashen Street and Kuranda Street toward Balmoral, and Waminda, Foxton and Bennetts Roads around the cemetery toward Norman Park

Two quieter edges. Toward Balmoral the ground rises and the older timber homes appear, sharing the ridge with the next suburb. Toward the cemetery the post-war streets around Waminda Street Park and Bennett's Bushland Park sit in Norman Park State School's catchment, a few of them in Coorparoo Secondary College's, and are the best value in Morningside.

Suits Buyers who want a Queenslander on a rise and 4171's views without the 4171 price, or the cheapest house in the suburb near the station.

Train

Morningside station on Waminda Street is the suburb's own stop on the Cleveland line, 10.5 kilometres from Central, opened in 1888 as Bulimba station. It was closed for most of 2024 and reopened on 30 December 2024 with lifts, a footbridge and full accessibility, and has 186 park-and-ride bays. About 16 minutes to Roma Street and roughly 15 to Central; the weekday peak expresses run between Murarrie and Manly, so Morningside is all-stops. Norman Park is one stop in, Cannon Hill one stop out.

Train timetable

Bus

Wynnum Road is the bus corridor. Route 227 runs Wynnum West to the city along Wynnum Road, stopping at Morningside Central, then through Norman Park, East Brisbane and Kangaroo Point to Edward Street. Route 232 runs Cannon Hill to the city through the north of the suburb, then Balmoral, Bulimba and Hawthorne via Riding Road. The P227 is the peak-hour express. Off-peak frequency is thin, so check the timetable for the street you are looking at rather than the suburb.

Road

About fifteen minutes to the CBD by car via Wynnum Road or Lytton Road outside the peak, twenty to the airport via Lytton Road and the Gateway Motorway with a toll each way, and Westfield Carindale in ten. Oxford Street and the Hawthorne and Bulimba CityCat terminals are a five-minute drive for the ferry days.

Route numbers named in the bus notes above. Timetables on Translink.

Pinch points Wynnum Road backs up toward Norman Park and the Gabba from 7am, and the Wynnum Road and Junction Road corner stalls at school pick-up with both supermarket car parks feeding it. Lytton Road carries trucks to the port and the Gateway all day. The rail line runs through the middle of the suburb with no cutting, so the streets either side hear every train. Inspect a Wynnum Road, Lytton Road or rail-side house at 7am and again at 5.30pm before you decide the noise does not bother you.

The houses

What is here
Post-war brick and timber on 600 square metre blocks around the station and Morningside Central, Queenslanders and interwar homes on the higher streets toward Balmoral and around Pashen Street, townhouses and unit blocks along Wynnum Road and near the station, and a run of new builds where the post-war houses have been knocked down. Morningside carries a deep unit market alongside the houses: 80 unit sales against 192 house sales in the twelve months to September 2026.
Block sizes
600 square metres is normal, smaller on the Wynnum Road and station streets, bigger on the Seven Hills side. A family gets a yard here that the same money does not buy in 4171.
Character overlays
The traditional building character overlay covers the pre-1947 pockets toward Balmoral and around the state school, and pre-1911 houses cannot be demolished. Most of the post-war streets sit outside it, which is why so many Morningside houses have been lifted, built under or replaced. Check the overlay on City Plan before you plan the extension.
How it was built
  1. 1888The railway arrives and the suburb's station opens as Bulimba station on the Cleveland line.
  2. Pre-1947Queenslanders and interwar homes go up on the higher streets toward Balmoral and around Pashen Street.
  3. Post-warBrick and timber homes fill 600 square metre blocks around the station and Morningside Central.
  4. 2024The station reopens on 30 December with lifts, a footbridge and 186 park-and-ride bays.
  5. NowPost-war houses are being lifted, built under or replaced by new builds, and townhouses line Wynnum Road and the station.

What the money buys

$850,000 to $1.2m

A two-bedroom unit or townhouse near the station or Wynnum Road, or an unrenovated post-war two or three-bedder on a smaller block. Our lowest published Morningside purchase is $850,000.

$1.2m to $2m

A renovated three or four-bedroom post-war house on 600 square metres, or an original Queenslander with the work still to do. This is where most of our Morningside buying has landed; our published purchases run to $1,975,000.

$2m and above

A five-bedroom new build, a renovated Queenslander on a big block toward Balmoral, or a Seven Hills-side house backing onto the reserve. The suburb's top sale in the year to September 2026 was $4.15 million.

18 purchases since 2024, 14 with published prices from $850,000 to $1,975,000. Live grid on the page.

What to check before you buy in Morningside

Flood

Perrin Creek runs the length of the suburb: from the Seven Hills edge past Keralgerie Park, under Wynnum Road near Morningside Central, along Beverley Street and Algoori Street Park and through Colmslie to the river. The streets along it carry creek flood and overland flow overlays, and the Colmslie riverfront off Lytton Road carries the river overlay. Bulimba Creek is the next catchment east on the Cannon Hill side. Pull the FloodWise Property Report for the exact lot, ask for the floor levels, and get an insurance quote before the building and pest, not after.

Noise

Three sources. The Cleveland line runs through the middle of the suburb at grade, Wynnum Road and Lytton Road carry the through traffic and the port trucks, and the light industry at Colmslie works early. Aircraft are the fourth for some streets since the parallel runway opened in 2020: check the address on Brisbane Airport's runway operations page and the Casper flight tracker, then stand in the backyard at 7am and again at 9pm.

Overlays and approvals

Traditional building character and pre-1911 on the older stock, creek and overland flow along Perrin Creek, and industry zoning hard against houses at Colmslie. City Plan's interactive mapping shows every overlay on the lot, and Development.i shows what the neighbours and the Cairncross Dockyard site have been approved to build.

Catchments

Five primary catchments and two secondary, four of the primaries capped. Morningside State School's catchment is smaller than the suburb. Check the lot on EdMap, then ring the school.

Red flags

  • A house beside the rail corridor or fronting Wynnum Road or Lytton Road with single-glazed bedrooms at the front and no acoustic report.
  • A low block on the Perrin Creek line with no FloodWise report and no floor-height survey. The creek is quiet until it is not.
  • A Colmslie or Junction Road house bought on the assumption it is in Morningside State School's catchment. Much of the suburb is not.

Where the value sits

  • A post-war house on 600 square metres outside the character overlay that can be lifted, built under or replaced without the heritage hurdles.
  • The streets between the station and Pashen Street, where the train, the state school, the patisserie and the deli are all on foot.
  • The Seven Hills side, where the quietest streets in the suburb back onto parkland and bushland at a step below 4171 prices.

Buying in Morningside: the questions we get

Balmoral State High for secondary across almost the whole suburb. Primary splits five ways: Morningside State School for the central and western streets, Cannon Hill State School for Morningside Central and the streets east of it, Murarrie State School for Colmslie and the riverside, Seven Hills State School for the southern streets and Norman Park State School for the corner around the station and the cemetery. Check the exact address on EdMap and ask us which side of the line a house sits on.

Parts of it. Perrin Creek runs through the middle of the suburb from Seven Hills to the river, and the streets along it carry creek and overland flow overlays; the Colmslie riverfront carries the river overlay. The ridge streets toward Balmoral and most of the station precinct do not. Every Morningside purchase we make starts with the FloodWise report and the floor levels.

About 15 minutes to Central on the Cleveland line, all stops, from a station rebuilt in 2024 with lifts and 186 park-and-ride bays. Route 227 along Wynnum Road is the bus alternative, and by car it is about fifteen minutes outside the peak.

It depends entirely on the street. The rail line, Wynnum Road, Lytton Road and the Colmslie industry each affect a band of houses and leave the rest alone, and some streets hear aircraft since the parallel runway opened in 2020. Stand on the block at 7am and 5.30pm before you decide, and check the address on the airport's flight tools.

In 2026, a renovated three or four-bedroom post-war house on around 600 square metres near the station or Morningside Central, or an original Queenslander toward Balmoral with the work still to do. Most of our Morningside purchases have landed between $1.2 million and $2 million.

Hawthorne has the ferry, the cinema and no arterial road. Morningside has the train, the pool, the bushland and a bigger yard for a good deal less money, with a rail line and two arterials to work around. Families who choose the street carefully get most of Hawthorne's life at Morningside's price.
