Where Holland Park sits

Holland Park is the wide-street suburb on the ridge behind Camp Hill and Coorparoo: about seven kilometres south-east of the CBD in a straight line, a little over nine by road, and 3.1 square kilometres of post-war family streets between Logan Road and Whites Hill Reserve. Logan Road is the western edge, not the middle. Everything on the far side of it, including the busway station, the hotel and the Glindemann Park car park, is Holland Park West on the map, which matters for catchments and for the address on a contract.

Boundaries
Logan Road along the west, Whites Hill Reserve and Boundary Road to the north-east, Mount Thompson and Nursery Road at the southern end where the suburb runs into Mount Gravatt East. Cavendish Road climbs through the northern half; Holland Road and Seville Road cross it east to west.
The roads
Logan Road (the western edge, the shops, the buses, the old tram line). Cavendish Road (the ridge road north to Coorparoo, the high school and the train). Holland Road and Seville Road (the two east-west spines with the small shops). Nursery Road (the southern edge toward Mount Gravatt East)

The pockets

The suburb street by street: who each pocket suits and what to check there.

The numbers on the map above mark each pocket.

1Seville Road

Seville Road and Elgar Street, Oates Avenue, Roscoe Street, Digby Street and the grid down to Nursery Road

The village end. The council library at 81 Seville Road, Seville Park behind it, Seville Road State School at Oates Avenue and a short strip of shops. Post-war timber and brick on 600 to 700 square metre blocks, with the odd rebuild. This is where the suburb feels most like a neighbourhood.

Suits Families who want the primary school, the library and the corner shops on foot, on the flattest streets in the suburb.

2The Glindemann Park side

Glindemann Drive, Patmore Street, Gorban Street, Gibson Crescent and Murton Avenue, the streets between Cavendish Road and Logan Road around the park

Glindemann Park sits on Logan Road at the Holland Park West line: two fenced off-leash yards, a playground over the creek, nature play and the car park that fills on a Saturday morning. The streets behind it are quiet, the coffee is across Logan Road at Deedot, and the hotel is a walk home. Check the overland flow layer here; Glindemann Creek is why the park exists.

Suits Families with a dog and a pram who want the park at the end of the street and the busway a short walk across Logan Road.

3The Abbotsleigh streets

Abbotsleigh Street, Wilbur Street, Geelong Avenue, Percival Terrace, Love Street and Oxley Drive, up to the Coorparoo and Greenslopes lines

The northern end, and the dearest streets in the suburb. Holland Park State School (since 1929, heritage-listed, a heated pool) sits at 59 Abbotsleigh Street with Carlile Swim across the road, and Cavendish Road State High is at the Holland Road corner. Coorparoo station is a short drive. Mott Creek runs through the low ground behind the school, so floor levels matter on the streets that dip.

Suits Families buying for Holland Park State School and Cavendish Road State High, or with a Loreto or Villanova run up Cavendish Road.

4The gemstone streets and the Whites Hill edge

Opal, Sapphire, Topaz, Amethyst, Diamond, Turquoise and Carnelian Streets, Pine Mountain Road and Boundary Road

The high side of the suburb. Post-war highsets and a growing run of rebuilds on wide blocks, backing onto Whites Hill Reserve with its fenced playground, the walking tracks and the sports fields where the Hawks play. The reserve's off-leash yard is on Boundary Road, inside the suburb. The views the guide talks about are mostly here.

Suits Buyers who want the ridge, a view from the back deck and 170 hectares of bushland at the end of the street.

5The Nursery Road end

Nursery Road, Carrara Street, Gilliver Street, Hector Road, Wollombi Place and the streets south of Oates Avenue

The southern slope toward Mount Gravatt East, with the Carrara Street shops (a bakery, a grocer, the post office) at the corner. Mount Thompson Memorial Gardens and the Brisbane Mosque, both heritage-listed, sit on Nursery Road. Same post-war stock as the rest of the suburb, a few hundred metres further from the busway, Seville Road State School for primary, and for high school the streets around Nursery Road and Layard Street split between Cavendish Road and Mount Gravatt State High. Check the lot on EdMap before you assume.

Suits First Holland Park buyers. The lowest prices in the suburb, bigger blocks, and the Mount Gravatt schools for some addresses.

Bus

Holland Park West busway station on Sterculia Avenue, just across Logan Road, is the reason the commute works: the Brisbane Metro M1 runs every five to ten minutes from 6am to 6pm to Cultural Centre, King George Square and Roma Street, with eight other routes through the station (26, 77, 137, 139, 169, 261, 299, 555). On the suburb's own streets, route 175 runs Logan Road to the city and Fortitude Valley, 180 runs Logan Road and Cavendish Road to Queen Street, 172 to the PA Hospital and 185 along Cavendish Road to the Valley. The guide's fifteen minutes to the CBD is the M1 from the station; add the walk.

Train

Coorparoo station on the Cleveland line sits on Cavendish Road about three kilometres north of the Abbotsleigh streets, a five-minute drive. It is just under eight kilometres by rail from Central; our guide puts the trip at about twelve minutes. Buses 180 and 185 along Cavendish Road pass it.

Train timetable

Road

Fifteen to twenty minutes to the CBD by car up Logan Road outside the peak, or the Pacific Motorway via Holland Park West. The Gateway Motorway is reached via Creek Road or Old Cleveland Road; allow about thirty minutes to the airport with the toll. Westfield Carindale and Garden City are each about ten minutes.

Pinch points Logan Road backs up through Greenslopes and Stones Corner toward the Gabba from about 7am, and Cavendish Road carries the Loreto, Villanova and Cavendish Road State High runs at 8am and 3pm. On a Saturday morning the Glindemann Park car park and Boundary Road at Whites Hill are full of junior sport. Inspect a Logan Road or Cavendish Road house at 5.30pm before you decide the traffic does not bother you.

The houses

What is here
Post-war Holland Park: 1950s and 60s timber and fibro highsets, brick lowsets from the 60s and 70s, and a growing run of knockdown-rebuilds on the wider streets and the ridge. The suburb was farmland until the tram reached Logan Road in 1926 and was built out after the war, when the Housing Commission turned the old army hospital huts into homes, so the pre-1947 houses cluster near Logan Road and Cavendish Road rather than across the suburb. Units and townhouses sit along Logan Road; the rest is houses.
Block sizes
600 to 700 square metres is normal, and the Whites Hill and Nursery Road ends run larger. That is the point of Holland Park over Camp Hill and Coorparoo: the same commute, a wider street and a real backyard.
Character overlays
Most of the suburb is outside the traditional building character overlay, which is why so much of it can be lifted, extended or rebuilt without the heritage hurdles of the inner east. Pockets of pre-1947 homes near Logan Road and Cavendish Road do carry it. Holland Park State School, the Brisbane Mosque and Mount Thompson Memorial Gardens on Nursery Road are heritage-listed. Check the overlay on City Plan before you plan a rebuild.
How it was built
  1. 1926The tram reached Logan Road; until then Holland Park was farmland.
  2. 1929Holland Park State School opened on Abbotsleigh Street, and the pre-war houses clustered near Logan Road and Cavendish Road.
  3. Post-warThe Housing Commission turned the old army hospital huts into homes and the suburb was built out.
  4. 1950s to 60sTimber and fibro highsets filled the wide streets on 600 to 700 square metre blocks.
  5. 1960s to 70sBrick lowsets joined them.
  6. NowA growing run of knockdown-rebuilds on the wider streets and the ridge, with units and townhouses along Logan Road.

What the money buys

Under $1m

A unit or townhouse near Logan Road, or an original post-war house on a smaller block at the Nursery Road end, usually needing the lot. Our published Holland Park purchases start at $780,000.

$1.2m to $1.8m

A renovated highset or brick home on 600 to 700 square metres in the Seville Road or Abbotsleigh streets, inside the Cavendish Road catchment, with Seville Road or Holland Park State School for primary. This is the suburb's middle and where most of our buying has landed.

$2m and above

A new build or a full rebuild on the gemstone streets by Whites Hill, or a large renovated home with the view. Our published Holland Park purchases run to $2,250,000.

10 purchases in 2024 and 2025, 8 with published prices from $780,000 to $2,250,000. Live grid on the page.

What to check before you buy in Holland Park

Flood

No river here, but two creeks. Mott Creek runs through the low ground behind Holland Park State School toward Logan Road, and Glindemann Creek, a major tributary of Norman Creek, runs along the Logan Road side past Glindemann Park. Overland flow paths cross the streets that dip toward them. Pull the FloodWise Property Report for the exact lot, check the creek and overland flow layers on the Flood Awareness Map, and get an insurance quote before the building and pest.

Noise

Logan Road, Cavendish Road and Holland Road all carry bus routes and the peak. The Pacific Motorway and the busway sit beyond Holland Park West, out of earshot for most of the suburb but not all of it on a still night. Type the address into the Brisbane Airport flight path tool, then stand in the backyard at 7am and again at 9pm.

Overlays and approvals

Mostly clear of the character overlay, with pre-1947 pockets near Logan Road and Cavendish Road. City Plan's interactive mapping shows every overlay on the lot, and Development.i shows what the neighbours have been approved to build, which in Holland Park is often a two-storey rebuild next door.

Catchments

Three primary catchments and two secondary. Holland Park State School and Cavendish Road State High are capped. Check the lot on EdMap, then ring the school.

Red flags

  • A 1950s fibro or ex-Housing Commission home sold as a lift-and-build without an asbestos report. Much of the original stock is fibro-clad; price the removal before you price the renovation.
  • A low block on Mott Creek or Glindemann Creek with an overland flow path through the yard and no FloodWise report on file.
  • A Logan Road, Cavendish Road or Holland Road frontage with single-glazed bedrooms at the front. All three carry buses.

Where the value sits

  • An original post-war house on 600 to 700 square metres outside the character overlay, which can be reworked or rebuilt without the heritage hurdles that slow the inner east.
  • The gemstone streets backing onto Whites Hill Reserve, where a rebuild picks up the ridge and the bush at the back fence.
  • The Nursery Road end, where the house and the block are the same and the price is lower, and the walk to the Carrara Street shops is short.

Buying in Holland Park: the questions we get

Cavendish Road State High for secondary across more than nine tenths of the suburb, capped under an enrolment management plan gazetted in August 2025, with Mount Gravatt State High for the southern streets around Nursery Road. Primary splits: Seville Road State School takes the south and east, a little over half the suburb, and Holland Park State School, also capped, the northern and western side. Holland Park State High is in Holland Park West and does not reach across Logan Road. Check the exact address on EdMap and ask us which side of the line a house sits on.

Not from the river. Mott Creek and Glindemann Creek run through the low ground on the Logan Road side and behind Holland Park State School, and overland flow paths cross the streets that dip toward them. The ridge streets by Whites Hill do not. Every Holland Park purchase we make starts with the FloodWise report.

The Brisbane Metro M1 from Holland Park West busway station, across Logan Road, runs every five to ten minutes through the day and reaches the Cultural Centre in about fifteen minutes. Routes 175 and 180 run up Logan Road and Cavendish Road, and Coorparoo station is a five-minute drive. By car it is fifteen to twenty minutes outside the peak.

No. Logan Road is the line. Holland Park is the ridge side with Cavendish Road, Whites Hill Reserve and the two Holland Park state schools' main catchments; Holland Park West is the busway side toward the Pacific Motorway, with its own state school and high school. Plenty of businesses and even the hotel call themselves Holland Park from the western side, so check the suburb on the title, not the shopfront.

In 2026, a renovated post-war highset or brick home on 600 to 700 square metres in the Seville Road or Abbotsleigh streets, usually inside the Cavendish Road catchment, with Seville Road or Holland Park State School for primary. It is the most house for the money of the twelve suburbs in our guide.

Camp Hill has Martha Street and a shorter run to Carindale. Holland Park has wider streets, bigger blocks, the busway across Logan Road, and the same Whites Hill Reserve from the other side, for less. Families who want a yard and a fast commute usually end up in Holland Park.
