Where Wynnum sits

Wynnum is Brisbane on the bay: about 19.6 kilometres east of the CBD by road, with Moreton Bay along its whole eastern edge, Manly to the south-east, Manly West to the south, Wynnum West to the west and Lytton and the Port of Brisbane to the north. The railway arrived in the late 1880s and the suburb grew around three Cleveland line stations, so most families here live within a walk of a train and a short ride of the water. About 14,000 people lived here at the 2021 census, and three in four dwellings are houses.

Boundaries
Moreton Bay and Waterloo Bay to the east, with the Wynnum Esplanade, Pandanus Beach and the jetty on the shore. Manly starts at the southern terraces around Wynnum State High School and Manly station. Wynnum West sits across the western streets beyond the golf course, and the mangroves and Lytton open out to the north.
The roads
Wynnum Road (the run west to Cannon Hill and the city, and Wynnum Plaza on the edge). Tingal Road (north to south through the middle, the RSL and Wynnum North station). Bay Terrace and Florence Street (the Wynnum Central shopping spine). Wynnum North Road and Lytton Road (the way to the port, the Gateway Motorway and the airport)

The pockets

The suburb street by street: who each pocket suits and what to check there.

The numbers on the map above mark each pocket.

1The foreshore

Wynnum Esplanade, Waterloo Esplanade, Granada Street and the short streets running down to the water between the jetty and Elanora Park

The address everyone drives to on a summer Sunday. Flat, breezy and walkable to the wading pool, Pandanus Beach and the fish and chips. The trade-off is the water itself: on the council's layers the esplanade streets sit inside the 1 percent storm tide and flood extent, and the low ground at Wynnum North was inside the January 2011 extent, so floor heights and the insurance quote come before the view.

Suits Families who want the wading pool, the aqua park and the bay walk at the end of the street and will do the homework on storm tide for it.

2Wynnum Central and Bay Terrace

Bay Terrace, Florence Street, Edith Street, Berrima Street, Glenora Street and the grid around Wynnum Central station

The old town centre. Bay Terrace still carries a run of heritage-listed churches, the former post office and the School of Arts, the Waterloo Bay Hotel sits on Berrima Street, and Coles, Woolworths and the library are on Florence Street. Interwar and older timber houses sit among townhouses and small unit blocks. The primary catchment line runs through here: Bay Terrace and Henry Street split between Wynnum and Manly State Schools, and Clara Street is Manly.

Suits Families who want the station, the supermarkets, the library and a Guardian Angels' drop-off on foot.

3The southern terraces

Kingsley Terrace, Mountjoy Terrace, Wolsey Parade, Penfold Parade, Picton Parade, Parkview Avenue and Carlton Terrace

The streets between Wynnum Central and Manly, around Wynnum Memorial Park and the high school. Character homes and renovated Queenslanders on 400 to 600 square metre blocks, and on the catchment layer this is Manly State School territory, not Wynnum State School. Selling agents market these streets on exactly that point.

Suits Families buying for Manly State School and Wynnum State High, with Manly station and the harbour a walk away.

4The golf course side

Stradbroke Avenue, Boxgrove Avenue, Moreton Avenue, Waterview Avenue, Curve Avenue, Banoon Drive and Primrose Parade

The western half of the suburb around Wynnum Golf Club, Wynnum State School on Boxgrove Avenue and Wynnum station. Post-war and 1970s houses on 600-odd square metres, with newer rebuilds scattered through. Watch the secondary line here: Banoon Drive, Primrose Parade and the top end of Moreton Avenue fall to Brisbane Bayside State College rather than Wynnum State High.

Suits Families who want Wynnum State School across the road, Primrose Park for the kids and a bigger block for the money.

5Wynnum North

Wynnum North Road, the northern end of Tingal Road, Prospect Street, Cameron Parade and the Constellation Way streets

The quieter northern end, with Elanora Park and the mangrove boardwalk on the shore and Wynnum North station on Cameron Parade. Parts of Wynnum North Road sit high enough for bay glimpses; Wynnum North Esplanade and the streets right on the mangroves are low. The Constellation Way streets are a later estate than the rest of the suburb.

Suits Families who want Wynnum North station, Iona College a few minutes away and a block with some elevation.

Road

About 19.6 kilometres to the CBD by road, via Wynnum Road through Cannon Hill and Morningside. The airport is the other way: Lytton Road or Wynnum Road to the Gateway Motorway, a toll each way. Wynnum Plaza is five minutes, Carindale about fifteen and Manly harbour five.

Pinch points Wynnum Road backs up through Tingalpa and Cannon Hill in the morning peak, so most families here commute by train. Bay Terrace and Tingal Road slow at school times around Guardian Angels' and Wynnum Central. The esplanade car parks fill early on a hot weekend, and the harbour car parks in Manly fill on market Saturdays. Inspect an esplanade house on a summer Sunday afternoon before you decide the traffic does not bother you.

The houses

What is here
A railway suburb, so the oldest houses sit near the stations and Bay Terrace: timber workers' cottages, Queenslanders and interwar homes from the subdivisions that followed the line in the 1890s, 1910s and 1920s. Post-war and 1970s low-set and highset houses fill the golf course side and Wynnum North, and newer two-storey rebuilds are scattered throughout. About three in four dwellings are houses; the units and townhouses cluster around Wynnum Central and along the main roads.
Block sizes
Around 400 square metres on the older subdivisions near the water and the southern terraces, and 600 to 750 square metres on the post-war streets to the west and north. A family can still get a yard and a pool in Wynnum at a price the inner east stopped offering years ago.
Character overlays
Wynnum has one of the longest heritage lists on the bayside, from the churches on Bay Terrace to Anzac cottages and the old fire station on Mountjoy Terrace. The character overlay here is patchy rather than blanket: small pockets of the neighbourhood character sub-category sit through the older streets. The overlays that matter most for a family are coastal: storm tide along the foreshore and creek flooding along Wynnum Creek. Check City Plan for the lot before you plan a lift, an extension or a pool.

What to check before you buy in Wynnum

Flood

Wynnum's flood question is the bay and the creeks, not the river. On the council's layers the esplanade streets, Granada Street and Brindisi Place sit inside the 1 percent storm tide and flood extent; the low ground along Wynnum North Esplanade was inside the January 2011 flood extent; and Wynnum Creek and the western creek lines around Wynnum North Road, Bridge Street and Hannam Street caught water in February 2022. Most of the suburb sits clear. Pull the FloodWise Property Report for the exact lot, ask for the floor levels and get the insurance quote before the building and pest, not after.

Noise

Wynnum Road and Tingal Road carry the traffic and the buses, and the Cleveland line runs through the middle of the suburb with three stations, so the houses backing the line hear it. The Waterloo Bay Hotel and the RSL are busy on weekend nights. Brisbane Airport is across the river mouth: type the address into the flight path tool, then stand in the yard at 7am and again at 9pm.

Overlays and approvals

Coastal hazard and flood along the foreshore, waterway corridors along Wynnum Creek, the Moreton Bay wetlands to the north and a long list of individually heritage-listed places. City Plan's interactive mapping shows every overlay on the lot, and Development.i shows what the neighbours have been approved to build, which matters around Wynnum Central where townhouses and small blocks are going up.

Catchments

Three primary catchments and two secondary touch the suburb, four of the five with enrolment management plans gazetted August 2025. Check the lot on EdMap, then ring the school.

Queensland EdMap

Red flags

  • An esplanade or Wynnum North Esplanade house with no FloodWise report, no floor levels and no recent insurance quote that allows for storm tide.
  • Salt air on steel, fixings and balustrades close to the water, with no record of maintenance. Read the building and pest for corrosion, not just termites.
  • A Wynnum Road or Tingal Road frontage, or a house backing the railway, inspected only on a quiet Sunday.

Where the value sits

  • A character house on the southern terraces in the Manly State School and Wynnum State High catchments, a walk from Manly station and the harbour.
  • A post-war house on 600 square metres on the golf course side, a street from Wynnum State School, that can be renovated or lifted outside the character overlay.
  • A home in Wynnum North on higher ground, with Wynnum North station and Iona College close, at a lower price than the foreshore.

Buying in Wynnum: the questions we get

Wynnum State School for most of the suburb and Manly State School for the south-eastern corner, with the line running through the Bay Terrace and Henry Street blocks. A few streets on the south-western edge fall to Wynnum West State School. Wynnum State High is the high school for almost every address, with Brisbane Bayside State College taking a few western streets. Check the exact address on EdMap.

Most of it does not. The risk is storm tide along the foreshore and creek flooding along Wynnum Creek and the western creek lines. The esplanade streets sit inside the council's 1 percent storm tide extent, and Wynnum North Esplanade was inside the January 2011 extent. Every Wynnum purchase we make starts with the FloodWise report and the floor levels.

By train. Three Cleveland line stations sit inside the suburb, and a morning train takes about 37 to 41 minutes to Central. The 220 express and 221 Rocket buses run to the city as well. By car it is about 19.6 kilometres along Wynnum Road, slow in the peak.

In 2026, a three-bedroom house on 500 to 600 square metres on the golf course side or in Wynnum North, sometimes with a pool. Three-bedroom houses sold at a median of $1,170,000 in the year to September.

Manly has the harbour, the marina and the village strip. Wynnum has the wading pool, the aqua park, three train stations and more houses on bigger blocks for the money. The southern terraces of Wynnum share Manly State School and Manly station, which gives you a bit of both.

It is one of the easiest suburbs in Brisbane for it: a free aqua park and tidal wading pool on the foreshore, a flat path for the pram and the scooter, a community kindergarten rated Exceeding, and two state primaries with a Catholic primary on Bay Terrace. The catchment line and the flood report are the two things to check first.
