Hunter Gather has bought 7 properties in West End for clients since 2024, and the list below is every one we are able to show. Of the purchases where the property type is on record, that is 2 apartments. West End sits inside our Brisbane buying area, which our agents cover street by street rather than from a desk.

Where the buyer agreed to publish the price, West End purchases ranged from $525,000 to $2,325,000 (6 of 7 published). The rest settled privately at the buyer's request.

The buying in West End was done by David Thomas, Jacob Butler, Jillian Breen, Kate Wilson and Chavonne Olivier. Whoever you speak to first, the search runs on the same shared database and the same weekly cadence.

Where West End sits

West End is the western half of the Kurilpa peninsula, 2.5 kilometres south-west of the CBD with the Brisbane River wrapping its west and south. South Brisbane and the Cultural Centre sit to the north-east, Highgate Hill climbs away to the east, and Toowong, St Lucia and Milton face it across the water. Montague Road runs the length of the peninsula, Boundary Street and Vulture Street carry the village, and Dornoch Terrace is the ridge. It is the most urban suburb we buy in for families, and the trade is simple: a real high street, the river on two sides, and a school and high school that families move here for, against small blocks, apartment towers and a flood map that has to be read street by street.

Boundaries
The Brisbane River to the west and south. The line with South Brisbane runs through the Boundary Street and Vulture Street junction, and the Dornoch Terrace ridge is the edge with Highgate Hill.
The roads
Montague Road (the spine down the peninsula, the Blue CityGlider, the supermarkets and the new towers). Boundary Street and Vulture Street (the village, the 199 and the run to the Cultural Centre). Hardgrave Road (the old tram route to Hill End and the school). Dornoch Terrace (the ridge, the 192, the view)

The pockets

The suburb street by street: who each pocket suits and what to check there.

The numbers on the map above mark each pocket.

1Hill End

Hoogley Street, Ryan Street, Gray Road, Hill End Terrace and Orleigh Street, running down to Orleigh Park and the ferry

The quiet end. Pre-1947 timber houses under the character overlay on Ryan Street, Hoogley Street, Gray Road and Sussex Street, Kurilpa community childcare on Gray Road, the 199 from Orleigh Street and the CityCat from Orleigh Park. The low end matters: Orleigh Street and the river end of Hoogley Street went under in February 2022, while Gray Road and the top of Ryan Street stayed dry. Two houses a block apart can sit on opposite sides of the flood line.

Suits Families who want a Queenslander, the ferry at the bottom of the street and the park as the backyard. The most house-shaped corner of the suburb.

2The Dornoch Terrace ridge

Dornoch Terrace, Ganges Street, Paradise Street, Drake Street and Skinner Street along the Highgate Hill edge

The ridge above the peninsula. Dornoch Terrace and every street we tested off it stayed dry in 2022 and sit outside the one per cent flood line, which is why the ridge trades at a premium in a suburb where the map is the first question. Caravanserai and August are on the terrace, the Dornoch Terrace Bridge crosses Boundary Street at the Highgate Hill end, and the walk to the village is downhill on the way there and uphill with the shopping.

Suits Families who want the high ground: the outlook over the river to St Lucia, a house that is out of the flood map, and the 192 bus at the corner.

3The school grid

Vulture Street, Hardgrave Road, Jane Street, Sussex Street, Brighton Road, Cambridge Street and Thomas Street around West End State School

West End State School at 24 Vulture Street is the anchor, a heritage-listed campus that has taught the suburb's children since 1875. Around it is the tightest grid of cottages and Queenslanders in 4101, with the character overlay on Sussex Street and parts of Hardgrave Road. Vulture Street, Hardgrave Road and Sussex Street all stayed dry in 2022; only the Davies Park end of Jane Street carries the river overlay.

Suits Families buying for the walk to Prep. The school, the Scott Street kindy, Edge on Jane Street and the village are all within a few hundred metres.

4Boundary Street village

Boundary Street from the Vulture Street junction to Mollison Street, with Russell Street, Browning Street and Thomas Street off it

The Boundary Hotel has traded since 1864, the West End Library sits at 178 Boundary Street, The Burrow and Brisbane Brewing Co are on the strip and West Village with Harris Farm is at the Mollison Street end. Boundary Street itself and the village side streets stayed dry in 2022. The trade-off is noise: Friday and Saturday nights carry well past midnight, so inspect a side-street house at 11pm on a Saturday before you commit.

Suits Families who want everything on foot and can live above or beside a high street that runs late. Mostly apartments and townhouses, with a few cottages on the side streets.

5Montague Road and the river flats

Montague Road, Kurilpa Street, Duncan Street, Ferry Road, Victoria Street, Donkin Street, Rogers Street, Bailey Street and Riverside Drive

The former gasworks and factory land between Montague Road and the river, now Montague Markets with Woolworths, Aldi at 335 Montague Road, the towers, and the new West End Riverside Lands Park at 60 Kurilpa Street. Almost all of it flooded in February 2022: Riverside Drive, Bailey Street, Kurilpa Street, Duncan Street, Ferry Road and Rogers Street were all inside the extent. For an apartment here the questions are the floor level, the basement car park and the body corporate's 2022 claim.

Suits Families buying an apartment for the supermarkets, the Blue CityGlider and the river path, and anyone weighing a townhouse on the old industrial land.

Bus

Route 199 is the spine: from the ferry along Hoogley Street, Hardgrave Road, Vulture Street and Boundary Street to the Cultural Centre and Adelaide Street in about twelve minutes, then on to the Valley, New Farm and Teneriffe, every five minutes in the peak and from 5.30am to almost midnight. The Blue CityGlider (60) runs the length of Montague Road and Mollison Street to the Cultural Centre, the city, the Valley and Newstead, every five minutes in the peak, ten to fifteen off-peak, and 24 hours on Friday and Saturday nights. The 192 climbs Dornoch Terrace and Hoogley Street to the city one way and UQ Lakes and Yeronga the other on weekdays; the 196 runs Gladstone Road and Vulture Street past State High to the city and New Farm; the 198 is the Highgate Hill hail-and-ride loop through Jane Street, Hardgrave Road and Dornoch Terrace to the PA Hospital and the Mater.

Ferry

CityCat from West End terminal in Orleigh Park at the end of Orleigh Street: four minutes upstream to UQ St Lucia, 21 minutes downstream to South Bank and 34 minutes to Riverside in the CBD on the F1 timetable, roughly four an hour in the peaks and up to eight an hour through the middle of the day. The F12 runs West End to QUT Gardens Point via Guyatt Park, Regatta and Milton in 23 minutes, morning peak only. The terminal was destroyed in the January 2011 flood and reopened on 24 July 2011.

Train

No station in West End. South Brisbane station on Grey Street is one stop and 2.6 kilometres from Central on the Beenleigh, Cleveland and Gold Coast lines, about a kilometre from the Boundary Street junction. Cultural Centre busway station beside it carries the Brisbane Metro M1 and M2 and most of the southside buses, and South Bank station is the next one along.

Train timetable

Road

Ten minutes to the CBD by car over the Victoria Bridge outside the peak, and the Go Between Bridge from Merivale Street takes you to Milton and the Inner City Bypass for a toll without touching the city. The airport is about 25 minutes via the Inner City Bypass and Airport Link, tolls each way.

Pinch points Montague Road at Vulture Street and the Boundary Street junction bank up from 7.30am, and Melbourne Street toward the Cultural Centre is the slow bit at 5pm. Parking is the daily tax: the Saturday market fills Davies Park's streets by 8am, Boundary Street parking is gone by mid-morning, and Paniyiri weekend in May and Souths Logan home games close or fill the streets around Musgrave Park and Davies Park. Most street parking near the village is time-limited or permit. Inspect a Montague Road or Vulture Street house at 5.30pm and again at 11pm on a Saturday before you decide the noise and the traffic do not bother you.

The houses

What is here
West End is an apartment suburb with houses in it. Of 8,441 dwellings at the 2021 census, 1,875 are houses and 6,535 are units, so more than three in four homes are apartments, and most of what trades in any month is a unit. The houses are pre-1947 Queenslanders and workers' cottages on Hill End, the ridge and the school grid, interwar and post-war houses on the side streets, 1960s and 70s walk-ups around the village, and the towers along Montague Road and the river from the last fifteen years. A family house comes up a few times a month, and the good ones go quietly.
Block sizes
Small. The peninsula was cut into allotments in the 1880s and most house blocks sit well under the 600 square metres a family gets in the eastern suburbs. A full block with a yard is the exception in 4101 and is priced like one.
Character overlays
The traditional building character overlay sits in pockets rather than blanketing the suburb: Ryan Street, Hoogley Street, Gray Road and Sussex Street in Hill End carry the most of it, with almost none on Montague Road, Boundary Street or Russell Street. The pre-1911 overlay protects the oldest cottages from demolition. Two neighbourhood plans split the suburb: the South Brisbane riverside neighbourhood plan covers Montague Road, the Boundary Street village and the Vulture Street side and is where the towers are permitted; the West End and Woolloongabba district neighbourhood plan covers Hill End, Dornoch Terrace and Hardgrave Road. Check the overlay and the plan on City Plan before you budget for a lift and build, and for an apartment read the body corporate records before the contract, not after.
How it was built
  1. 1864The Boundary Hotel opened on Boundary Street and has traded ever since.
  2. 1875West End State School opened at 24 Vulture Street, and the school grid of cottages grew around it.
  3. Pre-1947Queenslanders and workers' cottages filled Hill End, the ridge and the school grid; the pre-1911 ones cannot be demolished.
  4. 1960s to 70sWalk-up unit blocks went up around the village.
  5. 2010s onApartment towers rose along Montague Road and the river on the old gasworks and factory land.
  6. 2022The February flood covered the river flats off Montague Road; Dornoch Terrace and the school grid stayed dry.
  7. NowMore than three in four homes are apartments: 1,875 houses to 6,535 units at the 2021 census.

What to check before you buy in West End

Flood

West End flooded in 1893, 2011 and 2022, and the map is the first document, not the last. Council's February 2022 flood extent takes in Riverside Drive, Orleigh Street, Bailey Street, Kurilpa Street, Duncan Street, Ferry Road, Rogers Street, the river end of Hoogley Street, the low sections of Montague Road, Donkin Street and Victoria Street and the Davies Park end of Jane Street. Dornoch Terrace, Hardgrave Road, Vulture Street, Boundary Street, Gray Road, Sussex Street and Brighton Road stayed dry. Beesley Street and Hill End Terrace sit inside the one per cent line without going under in 2022. Pull the FloodWise Property Report for the exact lot, ask for the floor levels, ask the body corporate for its 2022 claim, and get an insurance quote before the building and pest, not after.

Noise

Montague Road and Vulture Street carry the buses and the through traffic, Boundary Street runs late on Friday and Saturday, and the Blue CityGlider runs all night on weekends. Souths Logan home games and the Saturday market fill Davies Park's streets. Aircraft pass over the peninsula in some runway modes: check the address on Brisbane Airport's flight tracker, then stand on the deck at 7am, 5.30pm and 11pm on a Friday.

Overlays and approvals

Traditional building character in the Hill End pockets, pre-1911 on the oldest cottages, flood on the river flats, and one of two neighbourhood plans over every lot. City Plan's interactive mapping shows every overlay on the lot, and Development.i shows what the neighbours have been approved to build, which on the Montague Road side usually means a tower.

Catchments

One primary and one secondary, both with enrolment management and the secondary enforced with statutory declarations. Check the lot on EdMap, then ring the school.

Red flags

  • A ground-floor or basement-car-park unit on the Montague Road flats with no 2022 claim history from the body corporate and no floor-level survey.
  • A Hill End cottage at the bottom of Orleigh Street or Hoogley Street sold on the character and the ferry without a FloodWise report and an insurance quote in the file.
  • A house or unit bought for State High where the family will not actually live in it. The school audits addresses and cancels enrolments obtained on false declarations.

Where the value sits

  • A Queenslander on the Dornoch Terrace ridge or the top of Ryan Street and Gray Road: character, the view, the school and the high school, and outside the flood line.
  • A 1960s or 70s walk-up unit on a village side street with a healthy sinking fund. The entry point for a family that wants the catchment now and the house later.
  • A cottage on the school grid that has not been touched since the 1980s. They come up rarely, and a buyer who is ready when one surfaces beats the buyer who is still deciding.

Buying in West End: the questions we get

West End State School for Prep to Year 6 and Brisbane State High School for Years 7 to 12, across every address in the suburb. Both run enrolment management plans, and State High requires statutory declarations to prove the family genuinely lives at the address. Brisbane South State Secondary College at Dutton Park takes the Highgate Hill side, not West End. Check the exact address on EdMap and ask us before you count on either.

The river flats do. Riverside Drive, Orleigh Street, Kurilpa Street, Duncan Street, Ferry Road, Bailey Street and the low end of Montague Road were inside council's February 2022 flood extent, and the suburb was among the worst hit in 2011. Dornoch Terrace, Hardgrave Road, Vulture Street, Boundary Street and Gray Road stayed dry. Every West End purchase we make starts with the FloodWise report, the floor levels and, for a unit, the body corporate's 2022 claim.

Route 199 from Hardgrave Road or Vulture Street reaches Adelaide Street in about twelve minutes and runs every five minutes in the peak. The Blue CityGlider does the same from Montague Road. The CityCat from Orleigh Park is 21 minutes to South Bank and 34 to Riverside. On foot it is twenty minutes over the Kurilpa Bridge or through South Bank. By car it is ten minutes over the Victoria Bridge outside the peak, parking permitting.

Yes, with patience. Fewer than one in four homes is a house, the median sits at $2.15 million, and the best ones sell before the portals. A house brief here means someone watching Hill End, the ridge and the school grid every week, and a buyer who is ready when one surfaces. Many families start in a unit for the catchment and trade up when the right house comes.

In 2026, a two-bedroom apartment in a newer Montague Road building or a good two-bedroom unit near the village. The unit median is about $950,000 and one-bedroom apartments sell around $750,000. Our published West End purchases run from $525,000 to $2,325,000.

West End has the high street, the ferry, the market and the flat walk to the Cultural Centre, and more of it floods. Highgate Hill has the hill, bigger houses, the Brisbane South State Secondary College catchment on its far side and the same State High catchment on the near side. Families who want a yard and the view usually end up on the Dornoch Terrace ridge, where the two suburbs meet.
