The buying in Wavell Heights was done by Jacob Butler, Ernest Tong, Jillian Breen and Kate Wilson. Whoever you speak to first, the search runs on the same shared database and the same weekly cadence.

Where Wavell Heights sits

Wavell Heights is a post-war ridge suburb 8.7 kilometres north of the CBD, sitting between Gympie Road and Sandgate Road without touching either. Kedron Brook and Shaw Park form the southern edge, Chermside and Westfield sit to the north-west, Nundah and Virginia to the east, Kedron to the west and Geebung to the north. The two arterials that matter, Gympie Road and Sandgate Road, both run just outside the boundary, so the through traffic goes around the suburb rather than across it, and the streets inside are wide, quiet and mostly flat until they climb to the Rode Road ridge.

Boundaries
Kedron Brook and Shaw Park to the south, with Kalinga across the water. Newman Road marks the Geebung end to the north. Gympie Road (Chermside and Kedron) and Sandgate Road (Nundah and Virginia) frame the suburb on the west and east without entering it.
The roads
Rode Road (east to west across the ridge, Westfield at one end, Sandgate Road at the other). Hamilton Road (the northern spine: the state school, Goodstart, the local shops and the 320 and 322 buses). Shaw Road and Edinburgh Castle Road (the southern pair that run down to Shaw Park and the brook). Gympie Road and Sandgate Road (the through traffic, on the edges)

The pockets

The suburb street by street: who each pocket suits and what to check there.

The numbers on the map above mark each pocket.

1The Rode Road ridge

Rode Road between Zetland Street and Shaw Road, and the streets that fall off it: Zetland Street, Bilsen Road, Pfingst Road, Abbey Street

The high ground. From the corner of Zetland Street and Rode Road the whole city skyline sits in front of you, and the houses on the high side of the road are the ones that get rebuilt with a second storey to catch it. Post-war brick and timber on 600 to 700 square metre blocks, above every flood line, with Rode Road itself the only busy street.

Suits Families who want the city view from the deck and a house they can work on over ten years. The dearest streets in the suburb once a house has been done.

2The Shaw Park side

Shaw Road and Edinburgh Castle Road south of Rode Road, with Belloy Street, Jeffcott Street and the short streets that run down toward Kedron Brook

The suburb's own village is here: the Shaw Road Shopping Village at 208 to 216 Shaw Road with a butcher, a baker, a pharmacy, a medical centre and a coffee shop, and Shaw Park at the bottom of the hill with Norths Rugby, the AFL fields and the Saturday parkrun. The 320 bus runs down Shaw Road. The ground drops toward the brook, so the last few streets need the FloodWise report and the floor levels; everything above Edinburgh Castle Road is clear.

Suits Families who want a kickabout, the bikeway and the Shaw Road shops on foot, and are prepared to read the flood report before they fall for a low block.

3Hamilton Road and the state school

Hamilton Road from the Chermside line to Newman Road, and the grid behind it: Minore Street, Main Avenue, Bilsen Road, Esdale Street

The most settled part of the suburb and home to Wavell Heights State School, though its catchment does not cover all of this pocket: Hamilton Road below about number 110 and Main Avenue read Virginia or Geebung State School. The school is on Minore Street, Goodstart is at 231 Hamilton Road, the post office and a small cluster of shops sit at 150 Hamilton Road, and both the 320 and 322 buses to the city run along Hamilton Road. Studley Park and Rilatt Park are the local playgrounds.

Suits Families buying for Wavell Heights State School and a Prep drop-off on foot, with Westfield and the Prince Charles five minutes up the road.

4The Wavell High end

Telopia Avenue, Maggs Street, Warraba Avenue and the western end of Edinburgh Castle Road and Rode Road, up to the Kedron and Chermside lines

Wavell State High on Telopia Avenue and Our Lady of the Angels on Warraba Avenue sit within a few streets of each other, with the community hall, the bowls club, the skate park and the dog off-leash area at the Edinburgh Castle Road precinct in between. The south-west corner falls to Kedron State School for primary rather than Wavell Heights State School. Closest to Gympie Road, so the noise check matters on the last two or three streets.

Suits Families who want the state high school and Our Lady of the Angels within a walk, and the Airport Link portal at Kedron for the airport run.

5The Nundah edge

The eastern streets off Rode Road and Hamilton Road toward Sandgate Road, Jeffcott Street and Newman Road among them

The part of the suburb that behaves like Nundah. The 322 bus and the Shorncliffe line are closest here, Nundah Village's Woolworths and cafes are a walk, and the state primary catchment is Virginia State School on the northern streets and Nundah State School on the southern ones rather than Wavell Heights. Older stock, some of it interwar, so the character overlay check is worth doing here and nowhere else in 4012.

Suits Families who want the train: Nundah station and Nundah Village are a fifteen-minute walk from the eastern streets.

Bus

Route 320 is the suburb's own bus: Chermside to the city via Hamilton Road, Pfingst Road, Shaw Road and Edinburgh Castle Road, then Kalinga, Wooloowin, Clayfield and Albion, seven days. Route 322 runs along Hamilton Road then down Sandgate Road through Nundah and Clayfield to the city, roughly every 45 minutes in the evening. The 598 and 599 Great Circle Line and the 326 and 327 to Toombul also stop inside the suburb. Chermside interchange, five minutes away, is the north side's bus hub. The guide's 25 to 30 minutes to the CBD is a peak-hour figure; check the timetable for the address you are looking at.

Train

No station in the suburb. Nundah station on the Shorncliffe line is 8.7 kilometres from Central by rail and a fifteen-minute walk from the eastern streets, a five-minute drive from the rest, all stops to Central with most trains continuing through to the Cleveland line. Toombul station is the same distance from the Shaw Park end. Eagle Junction, ten minutes south, is the interchange for the Airport line. Check the timetable for the Nundah to Central journey time and the peak pattern.

Road

About twenty minutes to the CBD by car outside the peak via Gympie Road or Sandgate Road, or the Airport Link tunnel from the Kedron interchange (a toll each way, about ten minutes to Bowen Hills). Fifteen minutes to the airport via the Toombul end of Airport Link and the East-West Arterial. Westfield in five, the Prince Charles in five, Nundah Village in five.

Route numbers named in the bus notes above. Timetables on Translink.

Pinch points Gympie Road at Chermside backs up from 7.30am and again from 3pm, and Hamilton Road at the Westfield end is slow all Saturday. Rode Road carries the cross traffic to the hospital and can queue at the Gympie Road lights. School drop-off on Telopia Avenue and Minore Street doubles the traffic between 8am and 8.45am. Norths home games fill Shaw Road on a Saturday afternoon. Inspect a Rode Road or Hamilton Road house at 5.30pm before you decide the traffic does not bother you.

The houses

What is here
Post-war brick and timber from the late 1940s through the 1970s, most of it three-bedroom on a single level, with lowset brick on the flatter streets and highset timber on the ridge. A steady run of lift-and-builds and knockdown-rebuilds, especially on the Rode Road ridge where a second storey buys the view. Some interwar houses on the Nundah edge, where the suburb was still West Nundah. Very few units.
Block sizes
600 to 700 square metres is normal, and the blocks are square rather than long and thin. A family gets a yard, a shed and room for a pool, which is the point of Wavell Heights over Clayfield or Ascot at this price.
Character overlays
Most of the suburb was built after 1946, so the traditional building character overlay barely touches it and a lowset brick house can be extended, lifted or replaced without the heritage hurdles of the inner north. The exception is the Nundah edge, where some interwar stock may carry the overlay. Check the lot on City Plan before you plan a rebuild.
How it was built
  1. InterwarThe first houses go up on the Nundah edge, when the suburb was still West Nundah.
  2. 1940s to 70sPost-war brick and timber fills the suburb: lowset brick on the flat streets, highset timber on the Rode Road ridge.
  3. 2020The airport's parallel runway opens, and parts of the suburb hear aircraft they did not hear before.
  4. NowLift-and-builds and knockdown-rebuilds are steady, especially on the Rode Road ridge where a second storey buys the city view.

What the money buys

Around $1m to $1.2m

An original post-war brick or timber three-bedder on a full block, usually on the flatter streets, needing work. Our lowest published Wavell Heights purchase was $1,050,000.

$1.2m to $1.6m

A renovated or lifted post-war home on 600 to 700 square metres, or an original house on the ridge. This is where most of our Wavell Heights buying has landed; our published purchases run to $1,535,000.

$1.6m and above

A finished two-storey rebuild on the Rode Road ridge with the city view, or a new build on a full block near the state school.

6 purchases since 2024, 5 with published prices from $1,050,000 to $1,535,000. Live grid on the page.

What to check before you buy in Wavell Heights

Flood

Kedron Brook is the flood story, not the river. Shaw Park and the last streets above it on Shaw Road and Edinburgh Castle Road are the low ground, and the brook took out a long section of the bikeway in February 2022. The ridge and the Hamilton Road side sit well above it, but overland flow follows the gullies between the ridge streets. Pull the FloodWise Property Report for the exact lot, ask for the floor levels on anything south of Edinburgh Castle Road, and get an insurance quote before the building and pest, not after.

Noise

Three sources. Aircraft: the parallel runway that opened in July 2020 put arrivals and departures over parts of the north side that had never heard them, and which Wavell Heights streets hear what depends on the runway mode and the wind. Type the address into the Brisbane Airport flight tracker, then stand in the backyard at 7am and at 9pm. Road: Gympie Road for the western streets, Sandgate Road for the eastern, Rode Road and Hamilton Road for the houses that front them. Hospital: the Prince Charles helipad is on Rode Road, so ask the neighbours on the western end of the ridge.

Overlays and approvals

Mostly low-density residential with little character overlay, which is the freedom of a post-war suburb. City Plan's interactive mapping shows every overlay on the lot, including the creek and overland flow lines, and Development.i shows what the neighbours have been approved to build, which on the ridge is usually a second storey.

Catchments

Five primary catchments and one secondary. Wavell State High takes the whole suburb; primary depends on the street. Check the lot on EdMap, then ring the school.

Queensland EdMap

Red flags

  • A low block on the Shaw Park side with no floor-height survey and no recent flood insurance quote.
  • A house sold as 'Wavell Heights State School' by the agent when the street falls to Nundah, Virginia, Geebung or Kedron. The EdMap check takes two minutes and we do it before the inspection.
  • A Rode Road, Hamilton Road, Gympie Road or Sandgate Road frontage with single-glazed bedrooms at the front, or a house under the runway path that was inspected at midday on a Sunday.

Where the value sits

  • An original lowset brick house on the high side of the Rode Road ridge, outside the character overlay, that can take a second storey and the city view.
  • A post-war house on the Hamilton Road side inside the Wavell Heights State School catchment, where the price is still set by the house rather than the school.
  • The Shaw Park streets above the flood line, where the shops, the park and the 320 bus are all on foot and the price has not caught up with the convenience.

Buying in Wavell Heights: the questions we get

Wavell State High for Years 7 to 12 across the whole suburb, on the current Department of Education layer. Primary splits five ways: Wavell Heights State School in the middle, Nundah State School to the south and south-east, Kedron State School in the south-west corner, Virginia State School on the eastern edge and Geebung State School at the northern tip, drawn street by street. Check the exact address on EdMap and ask us which side of the line a house sits on.

The streets that run down to Kedron Brook and Shaw Park carry creek flood overlays and were affected in 2022. The Rode Road ridge and the Hamilton Road side do not. Every Wavell Heights purchase we make starts with the FloodWise report and the floor levels.

The 320 bus runs through the suburb along Hamilton Road, Shaw Road and Edinburgh Castle Road to the CBD, and the 322 goes down Sandgate Road. Nundah station on the Shorncliffe line is a fifteen-minute walk from the eastern streets. By car it is about twenty minutes outside the peak, or the Airport Link tunnel from Kedron.

It depends on the street and the runway mode. Since the parallel runway opened in 2020, parts of the north side hear aircraft they did not before. Check the address on the Brisbane Airport flight tracker and inspect early morning and evening.

In 2026, a renovated or lifted post-war home on 600 to 700 square metres, or an original house on the Rode Road ridge with the view still to be built for. Our published Wavell Heights purchases run from $1,050,000 to $1,535,000.

Kedron has Gympie Road, the Airport Link portal and Kedron State High. Wavell Heights has the high school inside the suburb, quieter streets because the arterials go around it, Shaw Park, and Westfield and the Prince Charles five minutes away. Families with children under ten usually end up in Wavell Heights.
