Where Stafford Heights sits

Stafford Heights is the hill between Stafford and Chermside West, about ten kilometres north of the CBD by road. It was named for sitting higher than Stafford, used as a local name from the 1950s and gazetted in 1975, and most of it was built in one go: brick and timber family homes from the late 1950s to the early 1970s on blocks of about 600 square metres. There is no train and no shopping strip, and off the three bus roads the streets carry little traffic but their own. What it has is two shopping centres at either end, the Chermside Hills bushland across Rode Road, three hospitals within a few minutes and one of the busiest bus corridors on the north side running down Appleby Road.

Boundaries
Rode Road along the north, with Chermside West and McDowall beyond it. Trouts Road on the western side toward Everton Park. Stafford to the south and Kedron to the east, with Webster Road and Kitchener Road running out that way. Downfall Creek crosses the north-west corner through Grey Gum Park.
The roads
Appleby Road (the spine, and the 345 bus to the city). Webster Road (the eastern run to Kedron and Gympie Road, and the 325 and 335 buses). Rode Road (the northern edge, the shops and the hospitals). Trouts Road (the western edge)

The pockets

The suburb street by street: who each pocket suits and what to check there.

The numbers on the map above mark each pocket.

1The film-star streets

Bogart Street, Cagney Street, Chaplin Street, Disney Street, Hepburn Street, Presley Street, Redgrave Street, Niven Street, Hagman Street and the streets off Trouts Road

The western side of the suburb, where the street names read like a film festival. Level to gently sloping blocks, post-war and 1960s brick and timber, and very little traffic that does not live there. Stafford Heights State School for primary on almost every street and Everton Park State High for secondary. Karloff Drive, Costello Place and Bankhead Crescent at the northern end fall to McDowall State School instead.

Suits Families who want a quiet loop of streets, the bus at the top of the hill and Everton Park State High for secondary.

2Around the school

Redwood Street, Jarvis Street, Sloane Street, Sedgemoor Street, Falkirk Street, Farrant Street, Caratel Street and Dorkay Street

The middle of the suburb around Stafford Heights State School on Redwood Street, the community kindergarten on Dorkay Street and Sedgemoor Place Park. Classic 607 square metre blocks with 1960s houses, many already lifted or built in underneath. Everton Park State High for most of it, with the eastern ends of Falkirk and Farrant Streets tipping into the Craigslea State High catchment.

Suits Families with a Prep starter who want the school, the kindy and the park inside a five-minute walk.

3Somerset Hills

Webster Road, Kitchener Road, Ringrose Street, Belfort Street, Landscape Street, Maryland Street, Deerdale Street, Heilbromm Street and Normanton Street

The 1950 Somerset Hills Estate, drawn up as 243 lots by Clem Jones's company, east of Appleby Road. Somerset Hills State School sits on the corner of Webster and Kitchener Roads and takes this whole side. Craigslea State High for secondary on most streets. Webster Road carries buses and traffic to Kedron, so the quiet addresses are the ones a street back.

Suits Families who want the eastern side's primary school and a shorter drive to Gympie Road and Westfield Chermside.

4Rode Road and the bushland edge

Parton Street, Detling Street, Malwood Street, Venetia Street, Chuter Street, Tasman Street and the top of Appleby Road

The northern strip below Rode Road. Queen of Apostles' Prep to Year 2 campus is on Chuter Street, the Woolworths Metro and the butcher are on the corner of Rode and Appleby Roads, and the Chermside Hills Reserves and the Downfall Creek Bushland Centre are across Rode Road. Downfall Creek runs through Grey Gum Park at the western end, and Parton Street is the one street where our overlay check found creek flood mapping.

Suits Families who want the bush tracks across the road, the Rode Road shops on foot and the Catholic primary's lower campus in the street.

5The eastern slope

Mawson Street, Scott Street, Bayview Street, Chisholm Street, Wattle Street, Dorrigo Street, Moree Street and Clifford Street

The south-eastern corner falling toward Kedron, with The Colour Nine cafe on Mawson Street and Broula Park at the bottom. Somerset Hills State School for primary, but this is the pocket where the secondary catchment changes to Wavell State High, and the lower ends of Clifford and Moree Streets sit in the Stafford State School primary catchment. Check the exact lot.

Suits Families who want a Kedron-side address, a cafe in the street and the shortest run to Gympie Road.

Webster Road carries through traffic toward Kedron. Stafford City's car park fills on a Saturday morning. The houses

What is here
Brick and timber family homes built between the late 1950s and early 1970s make up most of the suburb: highset and lowset three-bedders, many since lifted or built in underneath, with 1990s homes and later rebuilds scattered through. Of the eight houses sold between June and August 2026, seven were built between 1960 and 1971. Almost everything is a house: 2,687 of the 2,769 dwellings at the 2021 census.
Block sizes
607 square metres is the classic Stafford Heights block, and 600 to 670 is normal. Recent sales on Appleby Road, Maryland Street and Ringrose Street were 607 square metres, Kingaroy Street 670 and Caratel Street 660. A few older lots were split to about 400. That is the reason families come here: a yard for the kids without leaving the ten-kilometre ring.
Character overlays
Stafford Heights is post-war, so Brisbane's traditional building character overlay does not shape it the way it does the inner suburbs. Our street sample found no character overlay anywhere in the suburb. Extensions, pools and granny flats are governed by the zone and the usual siting rules. Check the lot on City Plan before you plan.
How it was built
  1. 1950The Somerset Hills Estate was drawn up as 243 lots east of Appleby Road by Clem Jones's company.
  2. Late 1950s to early 1970sMost of the suburb was built in one go: brick and timber three-bedders on blocks of about 600 square metres.
  3. 1975Stafford Heights, a local name since the 1950s for the hill above Stafford, was gazetted as a suburb.
  4. 1990sA scatter of 1990s homes and later rebuilds joined the original houses.
  5. NowMany 1960s houses have been lifted or built in underneath, and a few older lots split to about 400 square metres.

What to check before you buy in Stafford Heights

Flood

Most of Stafford Heights sits on the hill and our street sample found no Brisbane River or creek flood mapping except on Parton Street, where Downfall Creek comes through Grey Gum Park and one sample point sits inside the 1 percent annual chance flood extent. None of the sampled streets were inside the 2011 or 2022 flood extents. Pull the FloodWise Property Report for the exact lot, because overland flow paths are drawn separately and can cross a backyard on a hill.

Noise

Appleby Road, Webster Road and Rode Road carry buses all day and traffic in the peaks, and Rode Road runs past two hospitals. The rest of the suburb is quiet streets. Check the address on the Brisbane Airport flight path tool, then stand in the backyard at 7am and again at 9pm.

Overlays and approvals

Little character overlay, so the checks are the zone, any creek or overland flow overlay near Downfall Creek and bushfire mapping on the lots backing onto the Rode Road bushland. City Plan's interactive mapping shows every overlay on the lot, and Development.i shows what the neighbours have been approved to build.

Catchments

Five primary and three secondary catchments touch the suburb. Stafford Heights State School, McDowall State School, Craigslea State School and all three high schools run enrolment management plans. Check the lot on EdMap, then ring the school.

Red flags

  • A house on Appleby Road, Webster Road or Rode Road priced like a quiet-street house. The bus and the traffic are the discount, so make sure you are getting it.
  • A downstairs built in or converted to a flat with no approval on file. Ask for the council records before you pay for the extra bedroom.
  • A lot backing onto Downfall Creek or the Rode Road bushland bought without the FloodWise report and a check of the overland flow and bushfire mapping.

Where the value sits

  • An original 1960s house on a full 607 square metre block, lifted or extended the way the neighbours already have, on a street a block back from the bus routes.
  • The Somerset Hills side, where the eastern streets sit a few minutes from Westfield Chermside and Gympie Road.
  • The film-star streets off Trouts Road: quiet loops, Stafford Heights State School for primary and Everton Park State High for secondary on most of them.

Buying in Stafford Heights: the questions we get

It is split. On the 2026 catchment layer, Stafford Heights State School takes the western and central streets and Somerset Hills State School the eastern side, with McDowall State School in the north-west corner and small edges of Stafford and Craigslea. Secondary splits between Everton Park State High in the west, Craigslea State High in the north and middle, and Wavell State High in the south-east. Check the exact address on EdMap.

Most of the suburb is on the hill and outside the river and creek flood mapping. Downfall Creek through Grey Gum Park is the exception, and Parton Street is the one street where our check found creek flood mapping. Pull the FloodWise report for any address, because overland flow is mapped separately.

By bus. Route 345 down Appleby Road reaches the Roma Street busway in 21 to 29 minutes in the morning peak with departures every few minutes, and routes 325 and 335 run express from Webster Road. By car it is about twenty minutes outside the peak. There is no train station in the suburb.

607 square metres is the classic block, and most sit between 600 and 670. A few older lots were split to about 400.

In 2026, a tidy or renovated three-bedroom house on a full block. The three-bedroom median for the year to September 2026 was $1,262,500, and four-bedders sat around $1.5 million.

Stafford Heights is higher, quieter and almost all post-war houses on 600 square metre blocks, with Westfield Chermside and the hospitals on one side. Everton Park has more variety in its housing, the Kedron Brook parkland and Brookside shopping centre next door, and its streets along the brook need a flood check. Families who want a level yard on a hill usually lean Stafford Heights.
