Where Newstead sits

Newstead is the riverside wedge between Fortitude Valley and Breakfast Creek, about three and a half kilometres north-east of the CBD, with the Brisbane River along its eastern edge and the creek along its northern one. What was timber yards, wharves, woolstores and the city's second gasworks is now apartment towers, the Gasworks precinct and a strip of cafes and restaurants from Longland Street to Commercial Road. It is an apartment suburb in the honest sense: of close to five thousand dwellings at the 2021 census, about ten were houses. Families come for the river walk, Newstead Park and a CBD they can reach in fifteen minutes by bus, and they buy a large apartment rather than a yard.

Boundaries
Breakfast Creek to the north and the Brisbane River to the east. Teneriffe starts at the woolstores and Skyring Terrace to the south, and Fortitude Valley and Bowen Hills sit across Wickham Street and Ann Street to the west.
The roads
Breakfast Creek Road (the run north to Kingsford Smith Drive, the airport and the 300-series buses). Ann Street and Wickham Street (the western edge and the way into the Valley and the city). Commercial Road (the southern spine toward Teneriffe and the ferry). Skyring Terrace (the Blue CityGlider route past Gasworks)

The pockets

The suburb street by street: who each pocket suits and what to check there.

The numbers on the map above mark each pocket.

1Newstead Park and the hill

Newstead Terrace, Newstead Avenue, Halford Street and Durong Street around Newstead House and the park

The rise at the creek mouth where Newstead House has stood since 1846. The few older houses left in the suburb are here, including a heritage-listed Victorian Queenslander at 40 Newstead Terrace, alongside low-rise blocks and Mariners Reach on the river. On the council's flood layers these streets stayed dry in 2011 and 2022. This is also the Ascot State School end of Newstead, not New Farm.

Suits Families who want the quietest streets in the suburb, the park at the end of the road and a house or a low-rise apartment above the flood line.

2Gasworks and the riverfront towers

Skyring Terrace, Longland Street, Waterloo Street, Evelyn Street and Doggett Street between Gasworks and the river

The new Newstead: Gasworks Plaza under the old gasholder frame, towers along Waterloo Street and the riverfront, Waterfront Park and its off-leash area. Everything is on foot, including the Blue CityGlider to the city. It is also the low ground. Most of Longland Street and Waterloo Street went under in 2011 and again in February 2022, so the building's basement, lifts and flood record matter more than the view.

Suits Families buying a three-bedroom apartment with the supermarket downstairs, the dog park across the road and the river walk out the front gate.

3Commercial Road and the Teneriffe edge

Commercial Road, Ella Street, Chester Street, Kyabra Street, Stratton Street and Proe Street

The warehouse conversions and newer townhouse and apartment blocks between Ann Street and the woolstores, with Industry Beans, Nodo and the Triffid all within a few streets. Ella Street is one of the few places in the suburb where a three-bedroom townhouse with its own courtyard comes up. Parts of it flooded in 2011 and 2022, so check the exact lot.

Suits Families who want townhouse-style living with a front door on the street and the cafes of Commercial Road on the corner.

4The Breakfast Creek Road side

Breakfast Creek Road, Ross Street, Maud Street, Edmund Street, Wickham Grove and Austin Street

The older commercial end of the suburb, now mixed with apartment buildings and the Austin Street strip of Single O, Rogue Bistro and Bosco. Breakfast Creek Road carries the northside traffic. Ross Street and Wickham Grove sit low toward the creek and flooded in both 2011 and 2022; check every lot.

Suits Buyers who want the northern cafes on Austin Street and the quickest run to the airport, and will take a busier road for it.

Ferry

No terminal inside Newstead. The Teneriffe terminal at the end of Commercial Road is a walk from the southern streets: CityCat upstream through New Farm Park and Howard Smith Wharves to Riverside in about half an hour, and the F21 cross-river ferry to Bulimba every fifteen minutes for Oxford Street. From the Newstead Park end it is closer to twenty minutes on foot.

Train

No station in the suburb. Bowen Hills station is the closest from the Breakfast Creek Road side and Fortitude Valley station from the Ann Street side, and every Citytrain line runs through both, including the Airport line.

Pinch points Breakfast Creek Road and the Breakfast Creek bridge carry the Kingsford Smith Drive traffic from 7am, and Ann Street and Wickham Street back up into the Valley. Gasworks car park and the Skyring Terrace kerb fill on a Saturday morning. Visitor parking in most apartment buildings is a handful of bays, so ask how many before grandparents are coming for Christmas.

The houses

What is here
Apartments, almost entirely. The 2021 census counted about ten houses among close to five thousand dwellings, and nearly every sale in the suburb is a unit or a townhouse: towers from the 2000s onward along the river and around Gasworks, warehouse conversions and low-rise blocks between Commercial Road and Ann Street, and a small number of townhouses with a street door on Ella Street and in the Longland Street complexes. The few freestanding older houses left, such as the heritage-listed Victorian Queenslanders at 40 Newstead Terrace and 22 Kyabra Street, rarely trade.
Block sizes
Think floor area, not land. A family-sized three-bedroom apartment in Newstead is usually 120 to 170 square metres internally with a large balcony; the townhouses add a courtyard. Car parks, storage cages and visitor parking are the questions to ask, not the yard.
Character overlays
Newstead has no traditional building character overlay on City Plan. The heritage that remains is individually listed: Newstead House, the Waterloo Hotel, Booroodabin Bowls Club and a handful of houses and warehouses. The planning question for a family is the neighbourhood plan and what is approved on the next site, so read Development.i before you buy an apartment with a view.
How it was built
  1. 1846Newstead House went up on the rise at the creek mouth, where it still stands.
  2. Victorian eraVictorian Queenslanders went up; the heritage-listed ones at 40 Newstead Terrace and 22 Kyabra Street survive.
  3. 2000s onTimber yards, wharves, woolstores and the city's second gasworks gave way to apartment towers along the river and around Gasworks.
  4. 2011 and 2022The river floods covered Longland, Waterloo and Ross Streets and Wickham Grove; the hill around Newstead Park stayed dry.

What the money buys

Under $1m

A one or two-bedroom apartment. One-bedroom units sold at a median of about $736,000 in the year to September 2026, and older or smaller two-bedders start under $1m.

$1m to $2m

A two or three-bedroom apartment with two car parks, or a townhouse on Ella Street. Two-bedroom units sold at a median of about $1.15m and three-bedroom units at about $1.8m.

$2m and above

A large three-bedroom apartment on the river or a sub-penthouse at Gasworks; the year's top unit sale reached $6.6m. A freestanding house, when one does come up, is a private conversation rather than a listing.

What to check before you buy in Newstead

Flood

Newstead is river and creek flats at its lowest and it flooded in both 2011 and February 2022. On the council's flood layers Longland Street, Waterloo Street, Gordon Street, Ann Street, Ross Street and Wickham Grove went under in both events, and about half the suburb sits inside the 2011 extent. The hill around Newstead Park, Newstead Avenue, Halford Street and Dunlop Street stayed dry. For an apartment the question is the building, not just the lot: basement car park, lifts, switchboards and the body corporate's claims history. Pull the FloodWise Property Report for the exact address, read the last two years of body corporate minutes and get the insurance quote before the building and pest, not after.

Noise

Breakfast Creek Road, Ann Street and Wickham Street are the traffic noise lines, and the weekend crowds around the Triffid, the Waterloo and the Austin Street restaurants carry into nearby bedrooms. Newstead also sits under some Brisbane Airport approach and departure paths depending on runway mode: type the address into the flight path tool, then stand on the balcony at 7am and again at 9pm.

Overlays and approvals

City Plan's interactive mapping shows the zone, flood overlays and heritage listings for the lot, and Development.i shows what has been approved on neighbouring sites. In a suburb still being built, that approval next door decides whether your view and your afternoon light last.

Catchments

Two primary catchments, one secondary, all with enrolment management. The New Farm and Ascot line runs across Newstead Terrace and Breakfast Creek Road. Check the building on EdMap, then ring the school.

Red flags

  • A building with its car park and switchboards below the 2011 flood line and no record of what was done after 2022. Ask the body corporate manager for the flood and insurance history before you make an offer.
  • A sinking fund that looks too healthy for a building that has had defect or waterproofing work. Read the minutes, the sinking fund forecast and any defect claims.
  • An apartment whose outlook depends on the empty site next door. Check Development.i for what is approved or lodged there.

Where the value sits

  • A three-bedroom apartment on the Newstead Park hill, above the flood line and in the Ascot State School catchment. They are few and they are the family buy in the suburb.
  • A townhouse with its own street door and courtyard on Ella Street or in the Commercial Road complexes, the closest thing to a house most Newstead families will find.
  • Larger older apartments from the 2000s along the river, with more floor area per dollar than the new towers and an established body corporate.

Buying in Newstead: the questions we get

Fortitude Valley State Secondary College for the whole suburb. Primary splits two ways: New Farm State School for most of Newstead, from Commercial Road to Austin Street, and Ascot State School for the hill around Newstead Park. The line crosses Newstead Terrace and Breakfast Creek Road, so check the exact address on EdMap.

Barely. About ten houses stood among close to five thousand dwellings at the 2021 census, and nearly every sale is an apartment or a townhouse. The family buy here is a three-bedroom apartment or a townhouse with a courtyard. If a yard is the brief, we will talk about Ascot, Albion or New Farm instead.

The low streets do. Longland Street, Waterloo Street, Ross Street and Wickham Grove went under in 2011 and again in 2022, while the hill around Newstead Park stayed dry. For an apartment, ask about the basement, the lifts and the body corporate's flood claims as well as the FloodWise report.

The Blue CityGlider from Gasworks reaches Adelaide Street in about twelve minutes, and the buses along Breakfast Creek Road take fifteen to twenty. The CityCat from Teneriffe is slower, about half an hour to Riverside, but it is the nicest way in. By car it is about ten minutes outside the peak.

In 2026, a two-bedroom apartment with a river or city outlook, or a smaller three-bedroom apartment or townhouse. Three-bedroom units sold at a median of about $1.8m in the year to September.

Teneriffe has the woolstores, the hill park and more of New Farm's feel. Newstead has Gasworks, Newstead Park, the newer towers and the quicker run to the airport. Both are apartment suburbs, both sit mostly in the New Farm State School catchment, and both have low ground to check.
