Where Mount Gravatt sits

Mount Gravatt is the hill suburb of the south side: about nine kilometres south-east of the CBD in a straight line, a little over ten by road, and three square kilometres wrapped around the mountain the suburb is named for. Logan Road runs straight through the middle, the old tram terminus at Mount Gravatt Central is still the shopping strip, and the bushland of Mount Gravatt Outlook Reserve and Toohey Forest takes up the southern and western third. It was one of Brisbane's biggest suburbs until Mount Gravatt East, Upper Mount Gravatt and Wishart were carved off it, so the name on the map covers a much smaller place than the name on the shopping centres.

Boundaries
Nursery Road on the north, where Holland Park begins. Creek Road and Broadwater Road on the east toward Mount Gravatt East. Klumpp Road and Dittmer Park on the south, where Upper Mount Gravatt and Westfield Mt Gravatt take over. Toohey Forest, Griffith University and the South East Busway on the south-west. The mountain itself sits in the middle of the southern half, with Shire Road the only way up.
The roads
Logan Road (the spine, the shops at Mount Gravatt Central, the buses, the old tram line). Creek Road (the eastern edge, the Plaza and the library, the run to Carindale). Klumpp Road (the southern edge, the football ground, the way to the Pacific Motorway). Nursery Road (the northern edge toward Holland Park and the busway at Holland Park West)

The pockets

The suburb street by street: who each pocket suits and what to check there.

The numbers on the map above mark each pocket.

Mount Gravatt Central

Logan Road between Nursery Road and the foot of the mountain, and the grid off it: Tudor, Lencol, Pitcairn, Herrick, Invermore, Loreburn, Berge, Creighton, Stourbridge, Roblyn, High and Mountain Streets

The old tram terminus and still the centre of the suburb. Mount Gravatt State School has been at 1263 Logan Road since 1874, the high school is on Loreburn Street, St Agnes and the Pod early learning centre share Tudor Street, and the hotel, the cafes and the bus stops line Logan Road. Flat to gently sloping post-war streets, the most walkable pocket in 4122 and the one that fills the school run.

Suits Families who want the primary school, the high school, St Agnes and the kindy on foot, and a Logan Road bus at the end of the street.

2The Outlook slopes

Shire Road, Mount Gravatt Outlook Drive, Mountain Street, Selborne Street, Noel Street and the cul-de-sacs that climb toward the reserve

The streets that climb the mountain. Mt Gravatt Community Kindergarten sits in the trees at 56A Shire Road, the reserve gate and the two car parks are on Mount Gravatt Outlook Drive, and Lovewell Cafe is at the summit. Steeper blocks, longer driveways, retaining walls and the best outlook in the suburb. Check the slope and the overland flow path before you fall for the view.

Suits Buyers who want the bush at the back fence, a city view from the deck and the lookout walk before breakfast.

3The Gaynesford grid

Gaynesford, Blaine, Clough, Harper, Margary, Bartels, Donfern, Verbena, Suncroft, Stanhope, Bentham, Vaughan, Greening, Inge, Vanburgh, Waller, Fielding, Middleton and Rockingham Streets, between Logan Road and Holland Park West

The post-war grid west of Logan Road: 1950s and 60s timber and brick on wide, quiet streets, with Beryl McKenzie Park and Estate Place Park for the pram. Gaynesford and Clough Streets test as Mount Gravatt State High, though Holland Park State High itself is close by at the end of Bapaume Road, so check the lot on EdMap before you assume.

Suits Families buying a full block on a quiet street, five minutes from the Central shops and the Holland Park West busway.

4Creek Road and the Plaza end

Creek Road, Gowrie, Tenby, Gosford, Cortis, Virgil and Rover Streets, Molyneux, Santley and Elsa Streets, and Broadwater Road

The eastern side of the suburb. Mt Gravatt Plaza at the Creek Road and Logan Road corner has Coles and Woolworths, the council library is at 8 Creek Road, the showgrounds and the Sunday markets are at 1644 Logan Road with the entrance on Broadwater Road, and Hillsong's Brisbane campus fills Rover Street on a Sunday morning. The south-eastern corner falls to Wishart State School rather than Mount Gravatt State School.

Suits Families who want the supermarket, the library and the Sunday markets within a few minutes, and are happy with a busier edge.

5Messines Ridge and the Griffith side

Messines Ridge Road, Roundhouse Road and Circular Drive, on the Nathan side of the mountain

The south-western corner, where the suburb runs into Griffith University and Toohey Forest. Yarranlea Primary School is at 176 Messines Ridge Road, the Griffith University busway station and the Brisbane Metro are here, and the aquatic centre and tennis courts are on the campus. Griffith intends to leave the Mount Gravatt campus by the end of 2026, so what happens to the site is worth a question before you buy. Salisbury State School's catchment touches the forest on this side, with no homes inside it.

Suits Buyers who want the busway, Toohey Forest and the university pool at the door, and do not mind semester traffic.

Bus

Two systems. On the busway, the Brisbane Metro M1 runs from Griffith University station every five minutes in the morning peak to Cultural Centre, King George Square and Roma Street, and 41 routes pass through the station, including 130 and 140 to the city and 26 to the Valley and the RBWH. On Logan Road, route 175 runs Garden City to the city via Logan Road about every ten minutes in the peak, with stops at Mt Gravatt Central, High Street and the state school, and route 172 runs to Greenslopes and the PA Hospital hourly. Upper Mt Gravatt station and the Garden City interchange sit at the southern end with 32 more routes.

Train

No train. The South East Busway is the suburb's rail line, with Griffith University station at the south-western corner and Holland Park West station across Nursery Road. The nearest heavy rail is a drive: Coorparoo on the Cleveland line to the north, or the Beenleigh line stations to the south-west. Most families here never use it.

Train timetable

Road

Twenty to twenty-five minutes to the CBD by car up Logan Road or on the Pacific Motorway from Klumpp Road outside the peak. The Gateway Motorway is reached via Kessels Road or Mount Gravatt Capalaba Road; allow about thirty minutes to the airport with the toll. Westfield Mt Gravatt is five minutes, Carindale about ten down Creek Road.

Pinch points Logan Road banks up through Mount Gravatt Central and at the Nursery Road lights from about 7am, and Klumpp Road queues for the motorway. Sunday morning brings the market traffic through the Broadwater Road gate from 6am and Hillsong's three services to Rover Street, and Saturday night street food fills the showgrounds car park. Show week each year closes streets around 1644 Logan Road. Inspect a Logan Road, Creek Road or Klumpp Road house at 5.30pm before you decide the traffic does not bother you.

The houses

What is here
Post-war Mount Gravatt. The suburb was farms and a one-room school until the tram reached Logan Road in 1951 and the state school's roll went from 112 children in 1945 to over 1,000 by 1959, so most of the houses are 1950s and 60s timber and brick, highsets and lowsets, with 1970s to 90s homes on the hillside streets and a run of rebuilds on the flatter blocks. Of the suburb's 1,666 dwellings about 1,130 are houses and 540 are units and townhouses, most of them along Logan Road and near the Plaza.
Block sizes
Full post-war blocks on the flat grids either side of Logan Road, larger and steeper on the Outlook slopes. That is the point of Mount Gravatt over Holland Park and Coorparoo: the same bus, a bigger yard and a mountain to walk up.
Character overlays
A post-war suburb, so most of it sits outside the traditional building character overlay and can be lifted, extended or rebuilt without the heritage hurdles of the inner east. Mount Gravatt State School is on the Brisbane Heritage Register. Check the overlay on City Plan before you plan a rebuild, and on the slopes check the landslide hazard and steep land layers too.
How it was built
  1. 1874Mount Gravatt State School opened at 1263 Logan Road; it is on the Brisbane Heritage Register today.
  2. 1951The tram reached Logan Road; by 1959 the state school's roll had grown from 112 children to over 1,000.
  3. 1950s to 60sTimber and brick highsets and lowsets filled the Central grid and the Gaynesford streets.
  4. 1970s to 90sHomes climbed the hillside streets off Shire Road toward the Outlook reserve.
  5. NowRebuilds take the flatter blocks, and about 540 units and townhouses sit along Logan Road and near the Plaza.

What to check before you buy in Mount Gravatt

Flood

No river and no creek of any size inside the suburb, but a mountain, so the issue is overland flow. Glindemann Creek rises in the bushland on the slopes of Mount Gravatt and runs north through Holland Park, and the streets that dip toward it between Logan Road and Nursery Road carry overland flow paths, as do the gullies off the Outlook slopes. Pull the FloodWise Property Report for the exact lot, check the overland flow layer on the Flood Awareness Map, and look at where the water goes on a steep block before you look at the view.

Flood Awareness MapFloodWise Property Report

Noise

Logan Road carries the buses and the peak through the middle of the suburb, Klumpp Road and Creek Road carry the motorway and Carindale traffic, and the Pacific Motorway and busway run along the south-western edge by Griffith. The showgrounds host a rodeo, Saturday night markets and the Show, and Hillsong's services fill Rover Street on Sundays. Type the address into the Brisbane Airport flight path tool, then stand in the backyard at 7am and again at 9pm.

Overlays and approvals

Mostly clear of the character overlay. On the slopes, check the landslide hazard and steep land layers, and on every lot check the overland flow. City Plan's interactive mapping shows every overlay on the lot, and Development.i shows what the neighbours have been approved to build, which in Mount Gravatt is often a two-storey rebuild next door.

Catchments

Four primary catchments and two secondary, with Mount Gravatt State School uncapped and Mount Gravatt State High capped. Check the lot on EdMap, then ring the school.

Red flags

  • A 1950s fibro highset sold as a lift-and-build without an asbestos report. Much of the original stock is fibro-clad; price the removal before you price the renovation.
  • A hillside house on the Outlook slopes with a steep driveway, ageing retaining walls and no engineer's report, or a landslide hazard overlay nobody mentioned.
  • A Logan Road, Creek Road or Klumpp Road frontage with single-glazed bedrooms at the front, or a unit backing onto the showgrounds if Saturday nights matter to you.

Where the value sits

  • An original post-war house on a full block in the Gaynesford grid or the Central pocket, inside the uncapped Mount Gravatt State School catchment and outside the character overlay, that can be reworked without the heritage hurdles.
  • A house a street or two off Shire Road on the upper slopes, where the city view and the bush come with the block and the price has not caught up with Holland Park.
  • A townhouse near the Plaza and the library for a first family home under $900,000, with the Sunday markets and the school run on foot.

Buying in Mount Gravatt: the questions we get

Mount Gravatt State School for almost all of the suburb, with the south-eastern corner near Broadwater Road in Wishart State School and slivers on the Griffith side touching Salisbury and Upper Mount Gravatt State Schools. Secondary is Mount Gravatt State High for practically every home; Holland Park State High's catchment covers the Griffith campus and Toohey Forest on the western side, with almost no homes in it. Mount Gravatt State School has no enrolment cap; the high school is capped at 1,342. Check the exact address on EdMap and ask us which side of the line a house sits on.

There is no river or major creek inside the suburb, but the mountain sheds water. Glindemann Creek rises on its northern slopes and the streets that dip toward it, and the gullies off the Outlook slopes, carry overland flow paths. Every Mount Gravatt purchase we make starts with the FloodWise report and the overland flow layer, not the river map.

The Brisbane Metro M1 from Griffith University station on the busway, every five minutes in the peak, or route 175 up Logan Road from Mt Gravatt Central. By car it is twenty to twenty-five minutes via Logan Road or the Pacific Motorway from Klumpp Road outside the peak. There is no train.

In 2026, a three-bedroom post-war house on a full block in the Central grid or the Gaynesford streets, usually with the original kitchen, or a renovated one on a busier street. Our published Mount Gravatt purchases run from $650,000 for a unit to $1,580,000 for a house.

The middle of the suburb is a mountain with a 91-hectare reserve on it, and the streets off Shire Road climb hard. The Central grid along Logan Road and the Gaynesford streets to the west are flat to gently sloping, and that is where the prams and the school walk happen. Pick the pocket for the life you want before you pick the house.

Holland Park has the busway station at its front door, a heated school pool and higher prices. Mount Gravatt has the mountain, the Sunday markets, an uncapped primary school and more house for the money, with the same bus up Logan Road. Families who want a yard and a view usually end up on this side of Nursery Road.
