Where Mansfield sits

Mansfield is the school suburb of Brisbane's south-east: about ten and a half kilometres from the CBD in a straight line, thirteen and a half by road, and 4.9 square kilometres of 1970s brick on the flats between Wecker Road and Bulimba Creek. The suburb was named in 1967 and the two state schools that define it opened in 1970 and 1974, so almost everything here was built in the decade after. There is no train, no high street and no river. There is a strip of shops on Aminya Street, a tavern on Wecker Road, the creek and its bikeway along the eastern side, and Mansfield State High School at the Broadwater and Ham Road corner, which is the reason most families come looking.

Boundaries
Creek Road on the western edge at the northern end and the Mount Gravatt East line along Wecker Road below it. Pine Mountain Road closes the northern tip against Carindale. Bulimba Creek and then the Gateway Motorway mark the eastern side, Mount Gravatt-Capalaba Road cuts across the south-east corner toward Mackenzie, and Broadwater Road runs along the south against Wishart. Ham Road and Cresthaven Drive are the two roads that cross the middle.
The roads
Broadwater Road (the schools, the tavern side of the suburb's south, the 180 and 182 buses). Wecker Road (Bunnings, the Mansfield Tavern, the aquatic centre across the line). Creek Road (the western edge: the Rocket buses, Mt Gravatt Plaza at the far end). Mount Gravatt-Capalaba Road and the Gateway Motorway (the run to the airport and the coast, on the south-east corner)

The pockets

The suburb street by street: who each pocket suits and what to check there.

The numbers on the map above mark each pocket.

1Aminya Street and Cresthaven

Aminya Street, Balamara Street, Cresthaven Drive, Olivella Street, Luprena Street, Arura Street, Atrina Street, Nucella Street, Liamena Street, Laconia Street, Gralunga Street, Narva Street, Salandra Street, Chiniala Street, Colington Street, Tandanya Street, Mourilyan Street, Novello Street, Miandetta Street and Parari Street

The working centre of the suburb. The Aminya Street shops (Foodworks, the bakery, the family practice, the pharmacy, the dentist, the pizza shop and the post office) sit at the Cresthaven Drive corner, and the 180 Express and 183 Rocket to the city stop outside them. Mansfield State School and Mansfield State High for every street here. 1970s brick on 600 square metre blocks, a few streets of townhouses off Mailey Street, and flat enough to ride to school.

Suits Families who want the shops, the doctor and the city bus on foot and both state schools inside the catchment.

2Ham Road and the schools end

Ham Road, Banika Street, Brochet Street, Hythe Street, Kelnat Street, Kenora Street, Marianna Street, Madau Street, Nubara Street, Marissa Close, Culzean Street, Sandringham Street, Mansfield Place and Weedon Street West

The south-eastern corner around the Broadwater and Ham Road corner, where Mansfield State School and Mansfield State High share a campus edge. Green Eggs childcare is on Ham Road, the Broadwater picnic area and its playgrounds are on the creek at the end of Sandringham Street, and Yandina Park and the Eagles sports complex are the Saturday grounds. Blocks run bigger here, some over 1,000 square metres along the creek, and the bushland strip puts a bushfire buffer on a few lots. Weedon Street West, across the Mount Gravatt-Capalaba Road corner, falls in the Mackenzie State Primary catchment rather than Mansfield's.

Suits Families buying for a walk to both schools, and buyers who want the bigger blocks that back onto the creek parkland. Where our Sandringham Street purchase sits.

3The Wecker Road side

Wecker Road, Amoria Street, Ancilla Street, Biplex Street, Casmaria Street, Tegula Street, Tivela Street, Trochus Street, Patella Street, Mingera Street, Pareena Crescent, Lewana Street, Togar Street, Mirang Street, Valentia Street, Condong Street, Coolmunda Street, Kiparra Street, Danina Street, Lorinya Street, Menkira Street, Dirkala Street and Koumala Street

The north-western half of the suburb between Wecker Road and Cresthaven Drive. The Mansfield Tavern is on Wecker Road, Bunnings is at the Creek Road corner, and Mount Gravatt East State School and the council aquatic centre are directly across Wecker Road on the Mount Gravatt East side. Most of these streets sit in the Mount Gravatt East State School catchment for primary and Mansfield State High for secondary, so the address buys the high school without the primary. Grevillea Park has the pocket playground. Same 1970s brick, a few hundred metres further from the shops, and usually a little less money.

Suits Families who want Mansfield State High for secondary but are happy with Mount Gravatt East State School for primary, and want the pool and Bunnings across the road.

4Eastwood Drive and the creek

Eastwood Drive, Tones Road, O'Connor Crescent, Kane Crescent, Vaucluse Place, Picardie Close, Ardennes Close, Bradford Court, Dorval Close, Moeller Place, Brossard Court, Bentley Court, Lachine Place, Leru Street, Pavuvu Street, Raytor Street, Romanette Street, Cabora Street, Carbora Street, Curringa Street, Linfield Street, Irandi Street, Handon Street, Trident Street, Silex Street, Morialta Street and Liatoki Street

The eastern middle of the suburb, where the 1980s courts and closes run down to Bulimba Creek. The Bulimba Creek Bikeway follows the creek along the back of these streets, Tones Road Park has the off-leash area, Eastwood Drive Park and Cresthaven Park have the playgrounds. Mansfield State School and Mansfield State High for all of it. The trade is the creek: the lowest lots carry creek flood and overland flow layers, so the FloodWise report comes before the offer.

Suits Families who want the bikeway and the dog park at the end of the street and a quieter cul-de-sac inside both Mansfield catchments.

5Mansfield North and the Creek Road end

Firthshire Street, Glen Nevis Street, Loch Ness Street, Brigadoon Street, Brechin Street, Bridle Street, Rob Roy Place, Gretna Street, Brownleaf Street, Harvest Street, Maize Place, Bread Street, Cornflower Street, Bluebell Street, Canter Street, Bindi Street, Blackberry Street, Dewdrop Street, Silo Place, Buttercup Street and Greenmeadow Road, with Devlan, Secam, Honeysuckle, Melon, Privet, Raintree, Redleaf and Lilyvale Streets just south of them

The northern tip above Wecker Road, running up to Pine Mountain Road and the Carindale line. The catchment map turns here: the streets north of about Buttercup Street sit in Cavendish Road State High and Mount Gravatt East State School, not Mansfield, and the streets from Devlan Street south swing back to Mansfield State High. Our Firthshire Street and Glen Nevis Street purchases are both on the Cavendish Road side of that line. The 181 Rocket and the 177 run along Creek Road, Goodlife and Pacific Golf Club are at the top of the hill, and Secam Street Park is the local green.

Suits Families who want Cavendish Road State High rather than Mansfield, or who want Pacific Golf Club and Westfield Carindale five minutes away. Where two of our three Mansfield purchases landed.

Bus

The 180 Garden City to City Express runs all day through the middle of the suburb, along Broadwater Road, Cresthaven Drive, Aminya Street and Luprena Street, and reaches Queen Street from Aminya Street in about 35 minutes in the morning peak. The 183 Wishart to City Rocket follows the same streets in the peak and does it in 34 to 41 minutes. The 182 links Aminya Street and Ham Road to Garden City in twenty minutes and to Holland Park the other way. On the western and northern edges the 181 Carindale Heights Rocket and the 177 to Griffith University run along Creek Road, and the 171, 185 and 590 run Newnham Road on the Mount Gravatt East line. The Rockets are peak-only, so check the timetable for the street you are looking at.

Train

No station, and the nearest rail line is Coorparoo or Cannon Hill about seven kilometres away, so the busway is the rail here. Upper Mount Gravatt station under Garden City is sixteen to twenty minutes on the 180 or 182 from Aminya Street, with the Brisbane Metro M1 into the city from there. Carindale bus station at Westfield is the other interchange.

Train timetable

Road

Thirteen and a half kilometres to the CBD by road: twenty-five to thirty minutes outside the peak, either up Creek Road and Cavendish Road or onto the Pacific Motorway at Upper Mount Gravatt. The Gateway Motorway is at the suburb's south-east corner via Mount Gravatt-Capalaba Road, so the airport is about twenty-five minutes with the toll and the coast is a straight run south. Westfield Carindale and Garden City are each five to ten minutes.

Pinch points Broadwater Road and Ham Road jam at 8.15am and 3pm for the two state schools, and the high school's newer drop-off zone has made the right turns worse. Wecker Road and Creek Road back up toward Mt Gravatt Plaza and the Gateway in the morning, and Mount Gravatt-Capalaba Road queues for the motorway on-ramp. Inspect a Broadwater Road, Wecker Road or Creek Road frontage at 8.15am on a school day before you decide the traffic does not bother you.

The houses

What is here
Mansfield was named in 1967 and the schools opened in 1970 and 1974, so the suburb is 1970s brick almost end to end: lowset and highset brick veneer on the grid streets, 1980s brick in the courts and closes off Eastwood Drive and Tones Road, and a steady run of renovations and knockdown-rebuilds now that the originals are fifty years old. Townhouses cluster off Mailey Street and along Creek Road; the rest is houses, about 2,990 of them against 120 units.
Block sizes
580 to 650 square metres is normal on the original grid, with our purchases on Glen Nevis Street and Firthshire Street at 582 and 577 square metres. The creek-side streets around Sandringham Street run bigger, some past 1,000 square metres. That is the point of Mansfield over the inner south-east: a flat block a child can kick a ball on, inside the catchment.
Character overlays
None of the suburb carries the traditional building character overlay, which is why so much of it can be extended or rebuilt without heritage hurdles. The whole suburb is low density residential under City Plan: two storeys and 9.5 metres, 400 square metre minimum lots on the standard streets. The overlay to watch instead is the bushfire hazard buffer along the Bulimba Creek bushland on the eastern side. Check the overlay on City Plan before you plan a rebuild.
How it was built
  1. 1967The suburb was named, on the flats between Wecker Road and Bulimba Creek.
  2. 1970The first of the two state schools opened, the second in 1974.
  3. 1970sLowset and highset brick veneer went up on the grid streets on about 600 square metre blocks.
  4. 1980sBrick houses filled the courts and closes off Eastwood Drive and Tones Road, running down to the creek.
  5. NowWith the originals fifty years old, renovations and knockdown-rebuilds are steady; townhouses cluster off Mailey Street and Creek Road.

What the money buys

Around $1.3m

An original or lightly updated three-bedroom 1970s brick house on about 580 square metres, often on the Wecker Road side or the northern tip. Our published Mansfield purchases start at $1,275,000.

$1.5m to $1.8m

A renovated four or five-bedroom house on a 580 to 650 square metre block in Aminya Street, Cresthaven or the Eastwood Drive streets, inside both Mansfield catchments. This is the suburb's middle and where most of the buying happens.

$1.9m and above

A new build or a full rebuild near the schools, or a big block backing onto the creek parkland around Sandringham Street. Our published Mansfield purchases run to $1,930,000.

What to check before you buy in Mansfield

Flood

No river here, but a creek. Bulimba Creek runs the length of the suburb's eastern side, from Broadwater Road north past Yandina Park and Tones Road to the Carindale line, and the lowest lots along it and along the smaller gullies that feed it carry creek flood and overland flow layers on City Plan. Pull the FloodWise Property Report for the exact lot, check the creek and overland flow layers on the Flood Awareness Map, and get an insurance quote before the building and pest.

Flood Awareness MapFloodWise Property Report

Noise

The Gateway Motorway forms part of the eastern boundary and Mount Gravatt-Capalaba Road feeds it, so the south-east corner hears traffic the rest of the suburb does not. Broadwater Road, Wecker Road and Creek Road carry buses and the school peak, and the Mansfield Tavern on Wecker Road runs live music. Type the address into the Brisbane Airport flight path tool, then stand in the backyard at 7am and again at 9pm on a Friday.

Overlays and approvals

Clear of the character overlay, but two others matter here: the bushfire hazard buffer along the Bulimba Creek bushland on the eastern streets, and the creek flood and overland flow layers below it. City Plan's interactive mapping shows every overlay on the lot, and Development.i shows what the neighbours have been approved to build, which in Mansfield is increasingly a two-storey rebuild next door.

Catchments

Four primary catchments and two secondary, with Mansfield State High past its cap and the northern tip in Cavendish Road. Check the lot on EdMap, then ring the school.

Queensland EdMap

Red flags

  • A house sold as 'Mansfield High catchment' on the northern tip. Firthshire, Glen Nevis, Loch Ness and the streets up to Pine Mountain Road are Cavendish Road State High. The EdMap lot check takes two minutes and the mistake costs six years.
  • A creek-side block off Tones Road, Eastwood Drive or Sandringham Street with an overland flow path through the yard and no FloodWise report on file.
  • A Broadwater Road, Wecker Road or Creek Road frontage with single-glazed bedrooms at the front. All three carry buses and the school peak, and Wecker Road carries the tavern.

Where the value sits

  • An original 1970s brick house on 600 square metres inside both Mansfield catchments, outside any character overlay, that can be reworked or rebuilt while the family is already enrolled.
  • The Wecker Road side, where the address buys Mansfield State High and the pool across the road for a little less than the Aminya Street streets, provided Mount Gravatt East State School suits the family for primary.
  • The bigger creek-side blocks around Sandringham Street and the Ham Road end, on the high side of the flood layer, where the parkland and the bikeway are at the back fence and both schools are a walk.

Buying in Mansfield: the questions we get

Mansfield State High for about nine in ten addresses, with the northern tip above Wecker Road (Firthshire, Glen Nevis and the streets up to Pine Mountain Road) in Cavendish Road State High instead. Primary splits down the middle: Mansfield State School for the southern and eastern half, Mount Gravatt East State School for the north-western half and the northern tip, Mackenzie State Primary for the Weedon Street West corner and Wishart State School for a sliver in the south-west. Check the exact address on EdMap and ask us which side of the line a house sits on.

It runs an enrolment management plan gazetted in August 2025 with a cap of 3,252 students, and enrolment was reported at close to 4,000 in early 2026. In-catchment families have a right to enrol; out-of-catchment places go only to the Programs of Excellence once in-catchment demand is met, and siblings get no automatic place. If the school is the reason you are buying, the address has to be inside the line.

Not from the river. Bulimba Creek runs along the eastern side of the suburb and the lowest lots beside it, around Tones Road, Eastwood Drive and Sandringham Street, carry creek flood and overland flow layers. The Aminya Street grid and the Wecker Road side do not. Every Mansfield purchase we make starts with the FloodWise report.

By bus. The 180 Express runs all day through Aminya Street and Cresthaven Drive to Queen Street in about 35 minutes in the peak, the 183 Rocket does the same run in the peak, and the 180 or 182 reaches the busway at Garden City in sixteen to twenty minutes for the Brisbane Metro. By car it is twenty-five to thirty minutes outside the peak.

In 2026, a renovated four-bedroom 1970s brick house on about 580 square metres inside both Mansfield catchments. Our Firthshire Street purchase, five bedrooms on 577 square metres, settled at $1,685,000; our Glen Nevis Street purchase, three bedrooms on 582 square metres, at $1,275,000.

They share Wecker Road, the pool, Bunnings and the Mount Gravatt East State School catchment. Mansfield has the high school, the Aminya Street shops and the creek parkland, and it costs more for the same 1970s brick. Mount Gravatt East is the cheaper way into Mansfield State High on its south-eastern streets, and a different high school everywhere else. Families buying for the school usually end up in Mansfield; families buying for the bus and the price usually end up next door.
