Where Manly West sits

Manly West is the inland half of the Manly story: one suburb back from Moreton Bay, about 17.6 kilometres east of the CBD by road, with Wynnum and Wynnum West to the north, Manly and Lota on the water side to the east, Wakerley and Gumdale to the south and Tingalpa to the west. It was farmland until the 1950s, was gazetted as its own suburb in 1975, and today holds 12,436 people on mostly low-set post-war blocks. The foreshore, the harbour and the two stations are a short drive or a long walk, which is exactly the trade families make here: a bigger, flatter block for a few minutes to the bay.

Boundaries
No river and no coast. Wynnum Creek runs north through the middle of the suburb, Hemmant Creek rises around Mayfair Village in the south-west, and the Lota Creek flats sit on the eastern edge at Melaleuca Environmental Park. Roles Hill, 48 metres, is the high ground in the north-east.
The roads
Manly Road (the spine, from Tingalpa through to Manly station). Wondall Road (the western side, Bunnings, Moreton Bay College and Wondall Heights). Preston Road and Kianawah Road South (the northern run to Wynnum and Wynnum Plaza). Whites Road and Stannard Road (the eastern streets toward Lota and Manly)

The pockets

The suburb street by street: who each pocket suits and what to check there.

The numbers on the map above mark each pocket.

1Wondall Heights

Wondall Road, Radford Road and the grid of streets around Wondall Heights State School, Heers Park and Tantani Street Park

The western pocket, laid out around the school that opened in 1966 and the parkland along Wynnum Creek. Wondall Heights State School, Busy Bees on Radford Road, IGA Wondall Road and Bunnings are all inside it, and Moreton Bay College sits on the old Hargreaves cannery land at its southern end. The secondary line runs through this pocket: Wondall Road from number 130 and the upper Radford Road numbers read Brisbane Bayside State College, while Tantani Street and the lower Wondall Road numbers read Wynnum State High, which matters to some families.

Suits Families who want the school at the end of the street and a 1960s brick or chamferboard house on a proper block. The quietest part of the suburb once you are off Wondall Road.

2The Springs and Mayfair Village

Manly Road either side of Burnett Street, Hargreaves Road, Senden Crescent, Sweetapple Place and Hunter Street

The suburb's own village. Mayfair Village on Burnett Street is the largest of Manly West's three local centres, with Woolworths, Ray's Bakery, Salt Cafe Bistro and 25 stores, and the streets behind it are flat and walkable. The Springs name comes from the old Methodist church at 481 Manly Road and the springs that made the Woondall farm work; the heritage-listed bunya trees on Manly Road are the pocket's landmark. Hemmant Creek rises here, so check the overland flow path on the lot.

Suits Buyers who want the supermarket, the cafe, the swim school and the gym on foot and do not mind a busier road at the front of the pocket.

3Preston Road and Roles Hill

Preston Road, Daisy Road, Strawberry Road and the streets that climb Roles Hill toward Manly

The north-eastern corner, and the oldest ground in the suburb: Burwells at 10 Preston Road and the Roles Hill reservoirs at number 30 are both heritage-listed, and the reserve on top is the highest point in 4179. Kougari Oval, Manly Bowls Club and the Wynnum State High campus are all close by. The primary catchment here is Manly State School, which is why some of these streets read as Manly prices.

Suits Families buying for Manly State School and Wynnum State High, and anyone who wants Manly station and the harbour within walking distance.

4Manly Road central and Green Camp

Manly Road from Manly West State School to the Wakerley line, the streets named for fish (Amberjack, Barramundi, Trevally, Teraglin), Toulby Street and the Green Camp Road end

The centre and south-east of the suburb. Manly West State School has been on Manly Road since 1958, Moreton Bay Boys' College since 2004, and Manly Heights Shopping Village and Butterfly Childcare sit on the same road. South of them the streets get newer and the blocks smaller as you run down to Mookin-Bah Reserve and the Wakerley boundary. This is the Manly West State School and Wynnum State High catchment through and through.

Suits Families who want Manly West State School or Moreton Bay Boys' College without a car trip, and buyers who prefer the later two-storey homes in the south to the 1960s stock further north.

5Whites Road and the Lota edge

Whites Road, Stannard Road and the streets that back onto Melaleuca Environmental Park

The eastern strip against Lota. Melaleuca Environmental Park and the Lota Creek boardwalk to Ransome are the weekend walk, Stannard Road Park has the fenced dog park, and Lota station is a short walk from the southern end. Ju-Nu-Juna Creek drains this side toward Lota Creek, so the low blocks nearest the park need a FloodWise report before an offer. A sliver here falls in the Lota State School catchment.

Suits Buyers who want Lota station and the Lota foreshore in walking distance and are happy on the quiet side of the suburb.

Train

Two Cleveland line stations sit just outside the suburb: Manly at the north-east corner and Lota to the south-east, with Wynnum Central a little further north. In the morning peak seven trains start their run at Manly and six from Cleveland run express between Manly and Morningside, which is the service the Preston Road streets are buying. Check the timetable for the journey time to Central from the address you are looking at.

Road

About 17.6 kilometres to the CBD by road via Manly Road and Wynnum Road or Old Cleveland Road. The Gateway Motorway via Wynnum Road and the Port of Brisbane Motorway is the airport run, with a toll each way. Capalaba, Carindale and the Wynnum foreshore are each ten minutes or so. Allow thirty to forty minutes to the city in the peak and confirm it yourself at 7.30am from the street you are buying on.

Pinch points Manly Road at Tingalpa and the Wynnum Road merge back up from about 7am. Wondall Road carries Moreton Bay College, Wondall Heights State School and Bunnings, so 3pm on a school day is the time to inspect a Wondall Road frontage. Manly Road outside Moreton Bay Boys' College and Manly West State School is the same story. On a first or third Saturday the harbour car parks fill for the farmers market by 7.30am.

The houses

What is here
A 1950s and 60s suburb, so the bulk of the housing is post-war: low-set brick and chamferboard three-bedders on the Wondall Heights and Preston Road sides, 1970s and 80s brick and tile through the middle, and two-storey 1990s and 2000s homes in the south around Green Camp and the Wakerley line. Houses are 87 percent of the dwellings; the units and townhouses cluster along Manly Road. Very few pre-war houses, so the character overlay is rarely the issue it is closer to the city.
Block sizes
The 1960s streets were cut at a generous size and most still hold a single house with a yard and room for a pool; the later estates in the south are tighter. Ask for the survey plan and the flood report together, because on this side of the bay the creek line matters more than the lot size.
Character overlays
The traditional building character overlay barely touches Manly West. The heritage sites are Burwells at 10 Preston Road, the Roles Hill reservoirs at 30 Preston Road and the bunya trees on the Manly Road reserve. The overlays that do bite here are flood and overland flow along Wynnum, Hemmant and Ju-Nu-Juna Creeks, and the waterway and biodiversity corridors around the reserves. Check City Plan for the lot before you plan a lift, a pool or a second dwelling.
How it was built
  1. 1950s to 60sThe farms gave way to low-set brick and chamferboard three-bedders on the Wondall Heights and Preston Road sides.
  2. 1958Manly West State School opened on Manly Road.
  3. 1966Wondall Heights State School opened, and the western pocket was laid out around it.
  4. 1970s to 80sBrick and tile houses filled the middle, and Manly West was gazetted as its own suburb in 1975.
  5. 1990s to 2000sTwo-storey homes went up in the south around Green Camp and the Wakerley line, on smaller blocks.
  6. 2004Moreton Bay Boys' College opened on Manly Road.
  7. NowHouses are still 87 per cent of the dwellings; the units and townhouses cluster along Manly Road.

What the money buys

Around $1m

A three-bedroom 1960s brick or chamferboard house on the Wondall Heights or Manly Road side, original kitchen, single carport. Three-bedroom sales ran to a median of $1,120,000 in the year to September 2026.

$1.2m to $1.6m

A renovated three or four bedder with a pool, or a 1990s two-storey home in the Green Camp streets. Four-bedroom sales sat at a median of $1,400,000 and this is where our four Manly West purchases landed.

$1.7m and above

Five bedrooms on a big block, a rebuilt home on the Roles Hill high ground or a Preston Road address in the Manly State School catchment. The year's top sale reached $3,900,000.

4 purchases since 2024, all 4 with published prices from $980,000 to $1,365,000. Live grid on the page.

What to check before you buy in Manly West

Flood

Manly West is creek country rather than river country. Wynnum Creek runs north through the middle of the suburb past Wondall Heights State School, Heers Park, Tantani Street and Stannard Road, Hemmant Creek rises around Mayfair Village and Hargreaves Road, Ju-Nu-Juna Creek drains the Whites Road side toward Lota Creek, and the Lota Creek flats sit against Melaleuca Environmental Park. Creek and overland flow are the overlays to look for. Pull the FloodWise Property Report for the lot, ask for the floor levels and get an insurance quote before the building and pest.

Noise

Manly Road is the arterial and Wondall Road, Preston Road and Kianawah Road South carry the school and Wynnum Plaza traffic; a frontage on any of them needs an inspection at 7.30am and 3pm. Kougari Oval fills for Queensland Cup home games. For aircraft, type the address into Brisbane Airport's flight path tool rather than assuming the bay keeps the planes away.

Overlays and approvals

Flood, overland flow and waterway corridor overlays along the three creeks, biodiversity around the reserves, and heritage on the two Preston Road sites. City Plan's interactive mapping shows every overlay on the lot, and Development.i shows what the neighbours have been approved to build, which matters most in the Green Camp streets where the blocks are tighter.

Red flags

  • A low block beside Wynnum Creek, Hemmant Creek or the Lota Creek flats with no FloodWise report, no floor levels and no recent flood insurance quote.
  • A 1960s house that has been extended or built in underneath with no council approvals on file. Ask for the records before you fall for the finish.
  • A Manly Road, Wondall Road or Preston Road frontage inspected only on a Sunday morning.

Where the value sits

  • An original 1960s brick or chamferboard house on a full block in Wondall Heights or off Preston Road: the same yard as Manly for a good deal less money.
  • A Preston Road or Roles Hill address inside the Manly State School catchment, walking distance to Manly station and the harbour.
  • The Green Camp streets, where a 1990s two-storey home with a pool sits inside the Manly West State School and Wynnum State High catchments and under the four-bedroom median.

Buying in Manly West: the questions we get

It depends on the street. Manly West State School takes the centre and south-east, Wondall Heights State School the west, Manly State School the north-eastern streets around Preston Road, and Lota State School a sliver on the Whites Road edge. For high school Wynnum State High takes about two thirds of the suburb to the east and Brisbane Bayside State College the western third. Check the exact address on EdMap and ask us which side of the line a house sits on.

Not from the river, but from its creeks. Wynnum Creek runs north through the middle of the suburb, Hemmant Creek rises near Mayfair Village, and Ju-Nu-Juna and Lota Creeks run along the eastern edge. The blocks beside them carry creek and overland flow overlays. Every Manly West purchase we make starts with the FloodWise report and the floor levels.

The Cleveland line from Manly or Lota station, both just outside the suburb, with express services between Manly and Morningside in the peak. Buses 227 and 220 run to the city from stops on Manly Road, Stannard Road, Whites Road, Preston Road and Wondall Road. By car it is about 17.6 kilometres via Manly Road and Wynnum Road, thirty to forty minutes in the peak.

In 2026, a renovated three or four bedroom house with a pool on the Wondall Heights or Manly Road side, or a 1990s two-storey home in the Green Camp streets. The four-bedroom median was $1,400,000 in the year to September 2026, and our four Manly West purchases landed between $980,000 and $1,365,000.

Manly has the harbour, the station and Cambridge Parade at the door and prices to match. Manly West has the bigger, flatter blocks, two state primaries and both Moreton Bay colleges inside the suburb, and the same foreshore five minutes down Manly Road. Families who want a yard and a pool usually land in Manly West.

Yes. Mayfair Village on Burnett Street has a Woolworths open to 9pm, a butcher, a bakery, a cafe, a swim school and a gym, and the IGA on Wondall Road covers the western side. Wynnum Plaza, five minutes north, has Coles, Kmart and the bigger run.
