Where Lutwyche sits

Lutwyche is the small inner-north suburb strung along Lutwyche Road, about six kilometres north of the CBD, between Windsor to the south and Kedron Brook to the north. The road is the spine, with HomeCo Lutwyche, the Northern Busway underneath and two busway stations; either side of it the suburb splits into a character ridge of Queenslanders around Stoneleigh Street to the west and a grid of older houses and walk-up units toward Wooloowin to the east. Kedron Brook's parkland and bikeway run along the north-west edge. About one dwelling in five is a house, so families here are choosing between a character house on a small block and a large apartment close to the busway.

Boundaries
Kedron Brook and its parkland along the north-west. Windsor to the south, Wooloowin and the railway to the east, and Grange and Wilston to the west across Gilbert Road.
The roads
Lutwyche Road (Metroad 3, the shops and the buses on top, the Northern Busway underneath). Kedron Park Road (east to Wooloowin station and Gympie Road). Gilbert Road and Thistle Street (the western cross streets toward Grange and the brook). Airport Link, which surfaces just south in Windsor for the airport and the Inner City Bypass

The pockets

The suburb street by street: who each pocket suits and what to check there.

The numbers on the map above mark each pocket.

1The Stoneleigh Street ridge

Stoneleigh Street, Gunyah Street, Boomerang Street, Yarraman Street, Fuller Street, Ernest Street and Conon Street

The high ground on the Windsor side of Lutwyche Road, with the suburb's two heritage-listed houses, Conon on Conon Street and Killila on Stoneleigh Street, and the traditional building character overlay over much of it. Restored workers' cottages and larger Queenslanders on 350 to 600 square metre blocks, with the odd big lot: a 1,204 square metre Stoneleigh Street block with city views sold for $4.7m in August 2026. The Windsor State School catchment.

Suits Families who want a Queenslander with a view of the city and will take a smaller block for it.

2The Kedron Brook edge

Gilbert Road, Brook Street, Swinburne Street, Damon Road and the western end of Thistle Street

The north-western streets running down to Kedron Brook, with W. A. Jolly Park and the brook greenway at the bottom. More low-set brick houses from the 1970s and 80s here, on 600 to 700 square metres, alongside restored cottages. The streets closest to the brook are where the February 2022 creek flood reached, so check the exact lot.

Suits Families who want the bikeway and the parkland at the end of the street and a low-set house with a flat yard.

3Lutwyche Road and the busway

Lutwyche Road, Chalk Street, Lucas Street, Norman Avenue and Bradshaw Street around HomeCo Lutwyche and the busway station

The centre of the suburb and most of its units: 1980s walk-ups and newer apartment buildings along and behind Lutwyche Road, with the Lutwyche busway station, HomeCo and the kindergarten on Lucas Street all in a few blocks. The road frontage is zoned for taller buildings, so the older houses here sit next to change.

Suits Families buying a two or three-bedroom apartment with the supermarkets, the gym and a fifteen-minute bus to the city downstairs.

4The Wooloowin side

Thistle Street, Florrie Street, Felix Street, Lamington Avenue, Colton Avenue, Perry Street, Laura Street and Kedron Park Road

The eastern half of the suburb, between Lutwyche Road and the railway. Queenslanders, post-war houses and small blocks of units on a flat grid, a short walk to Wooloowin station and Wooloowin State School on Lutwyche Road. Wooloowin State School holds Prep to 50 a year, so this is where the address matters most.

Suits Families who want the train at Wooloowin station, the Wooloowin State School catchment and a quieter grid of streets.

Pinch points Lutwyche Road is Metroad 3 and carries the northside to the city from 7am, and the HomeCo car park entrances slow it at the weekend. Kedron Park Road backs up toward Wooloowin station and the rail crossing. Houses on Lutwyche Road itself carry the noise and the bus stops; inspect anything within a block of it at 8am and again at 5.30pm.

The houses

What is here
Mostly units: the 2021 census counted about 580 houses against 2,110 units, which puts Lutwyche closer to Newstead than to Wilston in make-up. The units are 1980s walk-ups and newer apartment buildings along and behind Lutwyche Road. The houses are restored workers' cottages and larger Queenslanders on the Stoneleigh Street ridge, low-set brick houses from the 1970s and 80s toward Kedron Brook, and post-war houses on the Wooloowin side. Fewer than thirty houses sold in the year to September 2026.
Block sizes
350 to 600 square metres is normal on the ridge and the Wooloowin side, with 600 to 700 square metres on the brook streets and the occasional 1,000 square metre lot on the ridge. The trade for a small block is a six-kilometre commute and the busway at the end of the street.
Character overlays
The Stoneleigh Street ridge and the streets around it carry the traditional building character overlay, which protects the streetscape and steers extensions to the rear, and at least one lot on Stoneleigh Street is pre-1911. Conon and Killila are individually heritage-listed. The Lutwyche Road corridor is zoned as a district centre for taller buildings, so check what can be built next door as well as what you can do yourself.
How it was built
  1. Pre-1947Workers' cottages and larger Queenslanders go up on the Stoneleigh Street ridge, at least one of them before 1911.
  2. Post-warPost-war houses fill the flat grid on the Wooloowin side, between Lutwyche Road and the railway.
  3. 1970s to 80sLowset brick houses go up on the north-western streets running down to Kedron Brook, on 600 to 700 square metres.
  4. 1980sWalk-up unit blocks line Lutwyche Road and the streets behind it, the start of a suburb that is now mostly units.
  5. NowNewer apartment buildings rise along Lutwyche Road, where the district centre zoning allows taller buildings; houses are one dwelling in five.

What the money buys

Under $1.2m

A two or three-bedroom apartment near the busway, or occasionally a small cottage on the Wooloowin side needing work. Two-bedroom units sold at a median of about $830,000 in the year to September 2026.

$1.2m to $2m

A three or four-bedroom house: a restored cottage on the ridge or a low-set brick house near Kedron Brook. Three-bedroom houses sold at a median of about $1.3m and four-bedroom houses at about $1.7m. A large new three-bedroom apartment also sits here, at a median of about $1.57m.

$2m and above

A renovated Queenslander with a city view on the Stoneleigh Street ridge, a low-set on the brook parkland, or one of the rare big lots. The year's top house sale was $4.7m for 1,204 square metres on Stoneleigh Street.

What to check before you buy in Lutwyche

Flood

Kedron Brook is Lutwyche's flood risk, not the river. On the council's flood layers about a tenth of the suburb, along the brook edge, sat inside the February 2022 extent and the 1 percent annual chance extent, reaching the brook ends of Swinburne Street, Thistle Street, Damon Road and Bradshaw Street. The January 2011 river flood layer shows nothing in Lutwyche. The ridge and the Lutwyche Road centre are well clear. Pull the FloodWise Property Report for any brook-side lot, ask for the floor levels, and get the insurance quote before the building and pest, not after.

Noise

Lutwyche Road is the noise line: Metroad 3 traffic and buses day and night. The Airport Link portal is just south in Windsor. Parts of the inner north sit under Brisbane Airport arrival and departure paths depending on runway mode, so type the address into the flight path tool, then stand in the backyard at 7am and again at 9pm.

Catchments

Two state primary catchments split the suburb, one state high school covers it, and all three run enrolment management plans. Check the lot on EdMap, then ring the school.

Red flags

  • A house on or one lot back from Lutwyche Road bought as a quiet family home. Stand in the bedroom at peak hour, and check the zoning on the neighbouring lots.
  • A Queenslander on the ridge that has been lifted and built in underneath without the approvals on file. Ask for the council records before you count the downstairs bedrooms.
  • A brook-side lot with no FloodWise report and no floor-level survey after the 2022 flood.

Where the value sits

  • A cottage on the Stoneleigh Street ridge that has not been touched, in the Windsor State School catchment, ready for a renovation under the character rules.
  • A low-set brick house on 650 square metres or more on the Kedron Brook edge, above the flood line, with the parkland at the end of the street.
  • A large three-bedroom apartment within a walk of the busway, for the family that wants the inner north without the upkeep.

Buying in Lutwyche: the questions we get

Kedron State High School for the whole suburb. Primary splits almost exactly in half by area: Wooloowin State School for the north-eastern side and Windsor State School for the western side, including the Stoneleigh Street ridge and the brook streets. Wooloowin caps Prep at 50 a year, so check the exact address on EdMap.

Only along Kedron Brook. The brook ends of Swinburne Street, Thistle Street, Damon Road and Bradshaw Street sat inside the February 2022 flood extent; the ridge and the centre did not. Pull the FloodWise report for any lot near the brook.

The 333 and 340 on the Northern Busway reach King George Square in about fifteen minutes in the morning peak. Wooloowin station, just east of the suburb, is about eleven minutes to Central, and Windsor station about nine. By car it is about fifteen minutes.

Mostly units: about one dwelling in five is a house. The houses are on the Stoneleigh Street ridge, the Kedron Brook edge and the Wooloowin side, and fewer than thirty sold in the year to September 2026, so a house brief here needs patience and an early look at anything that comes up.

In 2026, a three-bedroom character cottage on the ridge or a low-set brick house toward the brook, usually on 400 to 650 square metres. Three-bedroom houses sold at a median of about $1.3m in the year to September.

They share Lutwyche Road, the busway and Windsor State School for half of Lutwyche. Windsor has more houses, bigger blocks on Eildon Hill and its own train station; Lutwyche has HomeCo, the Kedron Brook parkland and a lower entry price, with more of its homes being units.
