Where Kangaroo Point sits

Kangaroo Point is the rock peninsula directly across the river from the CBD, with the Story Bridge landing at its northern end and the Kangaroo Point Cliffs facing the City Botanic Gardens on its western side. The river wraps it on three sides; Woolloongabba and East Brisbane close off the south. It is the most apartment-heavy suburb we buy in for families: towers at the tip and along the eastern river, older walk-ups and a pocket of Queenslanders and cottages at the southern end. The trade is a CBD you can walk to over the Kangaroo Point Bridge, the cliffs and the river as the backyard, and ferries at both ends, against small blocks, traffic on Main Street and a school map that sends children out of the suburb.

Boundaries
The Brisbane River to the west, north and east. Vulture Street and Wellington Road run along the southern edge toward Woolloongabba and East Brisbane.
The roads
Main Street (the spine from the Story Bridge to the Woolloongabba Fiveways, and the 234 and 26 buses). Shafston Avenue (the eastern run to Wynnum Road, the 227 and 232 buses, and a Clem Jones Tunnel connection). The Story Bridge (Bradfield Highway) to Fortitude Valley and the north. The pockets

The suburb street by street: who each pocket suits and what to check there.

The numbers on the map above mark each pocket.

1The Point

Main Street north of the Story Bridge, Holman Street, Annie Street, Wharf Street, Baildon Street, Deakin Street, Scott Street and Thornton Street

The tip of the peninsula under the Story Bridge. Apartment buildings, the Story Bridge Hotel, Christian Jacques on Baildon Street, Captain Burke Park with its playground at the end of Holman Street, and the Kangaroo Point Bridge landing at Scott Street beside C.T. White Park. Almost nothing here is a house. Annie Street at the river end and the Holman Street ferry sit inside the flood line; Main Street, Deakin Street and Baildon Street do not.

Suits Families buying an apartment for the walk to work: the Kangaroo Point Bridge into the city, the Holman Street ferry and everything else on foot.

2Dockside and the eastern river

Cairns Street, Goodwin Street, Lambert Street, Castlebar Street, O'Connell Street and the river side of Shafston Avenue

The old Evans Deakin shipyard, vacated in 1976 and rebuilt as riverfront apartment complexes. The F22 ferry from Dockside crosses to Sydney Street, New Farm in five minutes, and Shafston House on Castlebar Street is the heritage centre of the pocket. Goodwin Street is the low one: half the points we tested there went under in 2011 and 2022, while Cairns Street, Lambert Street and Castlebar Street stayed dry.

Suits Families who want a large riverfront apartment with the New Farm ferry at the door and room for a downsize later.

3The Cliffs and River Terrace

River Terrace, Lower River Terrace, Ellis Street, Paton Street, Llewellyn Street and Walmsley Street

Clifftop apartment buildings above the Kangaroo Point Cliffs, with the park, the climbing walls, Riverlife in the old Naval Stores and the river path below. St Mary's Anglican Church on Main Street has stood above the quarry since 1873. River Terrace and the streets behind it sit high and stayed dry in 2011 and 2022. Ellis Street is one of the steepest streets in Brisbane, which matters with a pram.

Suits Families who want the city view every night and the cliffs park across the road for the kids and the dog.

4The Queenslander streets

Connor Street, Rawlins Street, Pearson Street, Quinton Street, Sinclair Street, Elliott Street, Neville Street, Duke Street, Leopard Street and Toohey Street

The southern end, between Main Street and Shafston Avenue down to Vulture Street, sits in the Kangaroo Point south neighbourhood plan's character residential precinct. Queenslanders, workers cottages and a few Victorian-era houses on small blocks, mixed with low-rise flats. Raymond Park, with a fenced off-leash area, and the Pineapple Hotel are at the Baines Street end, and St Joseph's Primary School is on Leopard Street. None of the streets we tested here carried water in 2011 or 2022.

Suits Families who want a house. This is where almost all of Kangaroo Point's houses are, a short walk to St Joseph's and Raymond Park.

Pinch points Main Street and the Story Bridge back up in the peaks, and the bridge's own footpaths have been under restoration since March 2025, with the city side reopened in October 2025 and the other side still being worked on. Gabba event nights fill the streets at the Vulture Street end, and the cliffs park and River Terrace parking go early on weekends and Riverfire night. Inspect a Main Street or Shafston Avenue address at 5.30pm before you decide the traffic does not bother you.

The houses

What is here
Kangaroo Point is an apartment suburb. Of 6,546 dwellings at the 2021 census, 672 are houses and 5,794 are units, so close to nine in ten homes are apartments, and in the year to September 2026 there were 246 unit sales against 20 house sales. The towers sit at the tip, along the eastern river on the old Dockside shipyard and on the clifftop along River Terrace. The houses are Queenslanders, workers cottages and a handful of Victorian-era houses in the southern streets between Main Street and Shafston Avenue, with the heritage-listed cottages on Cairns Street and Leopard Street among them.
Block sizes
Small. The peninsula was cut up in the 1840s and 1850s, and the surviving houses sit on inner-city blocks well under what a family gets in the eastern suburbs. A house with a yard is rare here and is priced like one.
Character overlays
Two neighbourhood plans cover the suburb. The Kangaroo Point peninsula plan covers the tip, Dockside and Shafston precincts, where the towers are. The Kangaroo Point south plan puts the Queenslander streets in a character residential precinct, and the traditional building character overlay sits on Connor, Rawlins, Pearson, Quinton, Sinclair, Elliott, Neville, Duke and Leopard Streets. Pre-1911 houses on Duke, Baines, Bell and Llewellyn Streets cannot be demolished. Check the overlay and the precinct on City Plan before you budget for a lift and build, and for an apartment read the body corporate records before the contract, not after.
How it was built
  1. 1840s and 1850sThe peninsula was cut into small inner-city blocks, which is why a house with a yard is rare here.
  2. Victorian eraSt Mary's Anglican Church went up above the quarry in 1873, and Victorian-era houses, cottages and Queenslanders filled the southern streets.
  3. 1976The Evans Deakin shipyard closed on the eastern river, and Dockside's apartment complexes rose in its place.
  4. 2024The Kangaroo Point Bridge opened on 15 December, landing at Alice and Edward Streets in the CBD.
  5. NowClose to nine in ten homes are apartments, with towers at the tip, on the eastern river and along River Terrace.

What the money buys

$1m to $2m

A three-bedroom apartment on the river or the clifftop, where the median was about $1.75m, or a small house in the southern streets. Three-bedroom houses sold at a median of about $1.8m.

$2m and above

A renovated Queenslander on the character streets, or a large riverfront apartment. The year's top house sale reached $4.5m, and the best of both rarely reach the portals.

What to check before you buy in Kangaroo Point

Flood

Kangaroo Point sits on rock, and most of it stayed dry in 2011 and 2022. The low edges did not. On council's flood layers, Annie Street at the tip (five of six test points), Goodwin Street at Dockside (three of six), and the river ends of Bright Street, Holman Street, Macdonald Street and Darragh Street were inside both the January 2011 and February 2022 extents, and Hamilton Street touches the one per cent line. Main Street, River Terrace, Lower River Terrace, Shafston Avenue, Cairns Street and every street in the southern Queenslander pocket stayed dry. For a riverfront apartment the questions are the floor level, the basement car park and the body corporate's 2011 and 2022 claims. Pull the FloodWise Property Report for the exact lot and get an insurance quote before the building and pest.

Noise

Main Street, Shafston Avenue, Vulture Street, the Story Bridge and the Pacific Motorway all carry traffic noise, and the 234 runs until late. Gabba event nights reach the Vulture Street end. Check the address on Brisbane Airport's flight path tool, then stand on the balcony at 7am and 5.30pm and on a Friday night.

Overlays and approvals

Traditional building character and pre-1911 on the southern streets, Brisbane River flood planning on the low edges, and one of two neighbourhood plans over every lot. City Plan's interactive mapping shows every overlay on the lot, and Development.i shows what the neighbours have been approved to build, which on the peninsula often means another tower.

Red flags

  • A ground-floor or basement-car-park apartment on Annie Street or Goodwin Street with no floor-level survey and no flood claim history from the body corporate.
  • An apartment bought on the assumption of a Brisbane State High catchment. Kangaroo Point is in Coorparoo Secondary College's catchment.
  • A large building with a thin sinking fund and a big maintenance plan ahead. Read the body corporate minutes and the sinking fund forecast before the contract.

Where the value sits

  • A Queenslander on the character streets at the southern end: a house, a walk to St Joseph's and Raymond Park, and the city over the bridge. They come up a few times a year.
  • A clifftop or river apartment above the flood line with a real third bedroom. For a family that wants the city life now and a house later, it is the cleaner first step.
  • An older walk-up in the southern streets with a healthy sinking fund, for the price of a one-bedroom tower apartment.

Buying in Kangaroo Point: the questions we get

East Brisbane State School for Prep to Year 6 and Coorparoo Secondary College for Years 7 to 12, across practically every address we tested. East Brisbane State School is still on Wellington Road; its move for the Gabba rebuild was cancelled in 2024. Kangaroo Point is not in the Brisbane State High catchment. Check the exact address on EdMap and ask us before you count on either.

Most of it does not: the peninsula is rock. The low edges do. Annie Street at the tip, Goodwin Street at Dockside and the river ends of Bright, Holman, Macdonald and Darragh Streets were inside council's 2011 and 2022 flood extents. Main Street, River Terrace and the southern Queenslander streets stayed dry. Every purchase starts with the FloodWise report, and for an apartment the body corporate's flood claims.

Yes, but there are few of them. About one home in ten is a house, and around twenty sold in the past year, most in the southern streets between Main Street and Shafston Avenue. A house brief here means someone watching those streets every week and a buyer ready when one surfaces.

Walk over the Kangaroo Point Bridge from Scott Street to Alice Street. The F23 ferry from Holman Street reaches Riverside in five minutes, and the 234 from Main Street reaches Ann Street in about eleven. By car it is over the Story Bridge or the Captain Cook Bridge.

In 2026, a two-bedroom apartment, often with a city or river view: two-bedroom units sold at a median of about $968,000 in the year to September. Our published Kangaroo Point purchases run from $530,000 to $800,000.

New Farm has the park, the school in the suburb and more houses. Kangaroo Point has the cliffs, the walk to the city over the new bridge and apartments with the view, at a lower price, but its state schools are out of the suburb in East Brisbane and Coorparoo.
