Where Holland Park West sits

Holland Park West is the busway side of Holland Park: about seven kilometres south-east of the CBD in a straight line, eight and a half by road, and 2.8 square kilometres of post-war streets squeezed between Logan Road on the east and the Pacific Motorway on the west. The South East Busway and the Veloway run up the middle of it, which is the whole point of the suburb. Until 1967 it was simply Holland Park; the name on the title is Holland Park West, the hotel, the cafe and the kindergarten still say Holland Park, and the catchments follow the title.

Boundaries
Logan Road along the east, the Pacific Motorway along the west, Toohey Forest and Nathan at the south-western corner, and the Nursery Road ridge running into Mount Gravatt at the southern end. Greenslopes starts where Birdwood Road meets the motorway in the north-west. Holland Park proper crosses Logan Road only once, around Mott Park at the Abbotsleigh Street corner.
The roads
Logan Road (the eastern edge, the shops, the hotel, the 175 and 180 buses). Marshall Road and Birdwood Road (the motorway ramps and the peak-hour rockets). Sterculia Avenue and Bapaume Road (the busway station, the state school and the high school). Nursery Road (the southern edge to Mount Gravatt and the Goodlife corner)

The pockets

The suburb street by street: who each pocket suits and what to check there.

The numbers on the map above mark each pocket.

1The station streets

Sterculia Avenue, Kurts Street, Marshall Road, Cannes Street, Montrebe Street, Oatland Crescent, Joachim Street and Bapaume Road around the busway

The middle of the suburb and the reason people move here. Holland Park West busway station sits on Sterculia Avenue with Marshall Road State School on Kurts Street beside it and Holland Park State High on Bapaume Road just south. Post-war timber and brick on quiet streets, a short walk to the M1 platform, and the Veloway for anyone who rides. Ekibin Creek runs through the low ground here, so check the overland flow layer before you fall for a house that dips.

Suits Families who want the Brisbane Metro on foot, Marshall Road State School at the end of the street and the high school a block away.

2The Logan Road end

Yuletide Street, Burlington Street, Agnes Street, Emma Street, Albert Street, Crown Street, Harold Street, Balis Street, Iveagh Avenue, Lamrock Street and Doughty Avenue

The north-eastern corner, where the suburb's shops are. Deedot Coffee House, the Holland Park Hotel, the Logan Road takeaways and St Joachim's Catholic school and church on Yuletide Street all sit on this side of the line. The oldest houses in the suburb are here too, back to the 1914 Hill Farm Estate and the 1926 tram, so this is the pocket most likely to carry the character overlay. Glindemann Creek runs west to east behind Balis Street.

Suits Families who want Deedot, the hotel and St Joachim's on foot, and the Holland Park side of Logan Road a short walk away.

3The Birdwood Road side

Birdwood Road, Hamel Road, Aruma Street, Navy Street, Embie Street, Esher Street, Mansted Street, Merrell Street, Woodford Street, Rolle Street, Poet Street and Swain Street

The north-western corner toward Greenslopes. Wider blocks on the streets that climb away from the motorway, Birdwood Road Park and Roseglen Street Park for the pram, and the 171, 179 and 183 rockets along Birdwood Road and Marshall Road in the peak. Norman Creek and Mott Creek meet in the low ground at the bottom of these streets, which is the flood check for this pocket.

Suits Buyers who want Greenslopes Private, the Coles at Greenslopes Mall and the motorway ramps within a few minutes, and are happy a few hundred metres further from the station.

4The racing-circuit streets

Silverstone, Monza, Sebring, Mulsanne, Monaco, Aintree, Brescia, Spa and Bonneville Streets, between Sterculia Avenue and Logan Road

A grid of 1960s and 70s streets named for motor-racing circuits, on the rise between the busway and Logan Road. Brick lowsets and timber highsets on the original blocks, Balis Street Park at the northern end and the Ukrainian Community Centre on the corner. Most of this pocket sits in the Marshall Road State School and Holland Park State High catchments, which is why the rebuilds have started to appear.

Suits Families who want a quiet loop street, the station within ten minutes on foot and Marshall Road State School for primary.

5Messines Ridge and the Nursery Road end

Messines Ridge Road, Gaza Road, Rheims Street, Estate Place, Kneale Street, Dagmar Street, Dodwell Street, Gaynesford Street, Carloch Street, Algona Street, Baloo Street and Nursery Road

The high southern end, with the First World War street names and the bush at the back fence. Toohey Forest and the Mount Gravatt lookout are a walk or a five-minute drive, Beryl McKenzie Park and Nursery Road State Special School sit on Nursery Road, and Goodlife is on the Nursery Road and Logan Road corner. Much of this pocket falls to Mount Gravatt State School rather than Marshall Road, and the eastern streets toward Logan Road to Mount Gravatt State High rather than Holland Park State High, so check the lot on EdMap before you count on the school. The streets that climb toward Messines Ridge Road pick up the city view.

Suits Buyers who want the ridge, Toohey Forest at the end of the street and the Mount Gravatt schools, for less than the station streets.

Bus

Holland Park West busway station on Sterculia Avenue is the reason the commute works: the Brisbane Metro M1 runs every five to ten minutes from about 6am to 6pm to Cultural Centre, King George Square and Roma Street, every ten to fifteen minutes outside that, and around the clock from Friday evening to Sunday evening. Routes 26, 77, 137, 139, 169, 261, 299 and 555 run through the station too, plus the NightLink services. On the suburb's own streets, 175 and 180 run Logan Road to the city and Fortitude Valley, 189 is the peak express, the 171, 176, 179 and 183 rockets use Marshall Road and Birdwood Road, 112 and 113 run to the PA Hospital via Bapaume Road, Gaza Road and Cannes Street, and 182 loops Cannes Street to Garden City. The guide's fifteen minutes to the CBD is the M1 from the station; add the walk.

Train

No station in the suburb, and the busway does the job. Coorparoo station on the Cleveland line is about three and a half kilometres north-east via Logan Road and Cavendish Road, a ten-minute drive; our guide puts the trip from Coorparoo to Central at about twelve minutes.

Train timetable

Road

The Pacific Motorway runs along the western edge with ramps at Marshall Road and at the southern end near Gaza Road, so the CBD is about fifteen minutes by car outside the peak and the Gold Coast run starts at the end of the street. Logan Road is the slower, surer route north. Garden City is ten minutes south. Allow about thirty minutes to the airport via the motorway and the Airport Link tunnel, with a toll.

The M1 leaves from Holland Park West station. The rest stop on the suburb's own streets.

Pinch points The Marshall Road ramps and Logan Road through Greenslopes back up toward the city from about 7am, and Sterculia Avenue and Bapaume Road carry two school runs at 8.30am and 3pm. The park 'n' ride at Glindemann Park on Logan Road is full early on a weekday. On the western streets the motorway is a constant hum. Inspect a Marshall Road, Birdwood Road or Logan Road house at 5.30pm, and a motorway-edge house with the windows open, before you decide the traffic does not bother you.

The houses

What is here
Post-war Holland Park West: 1950s and 60s timber and fibro highsets, brick lowsets from the 60s and 70s, and a growing run of knockdown-rebuilds on the station streets and the ridge. The area was soldier-settlement farms in the 1920s and a United States army hospital on Nursery Road in the war, then austerity housing, and it was fully built out by the late 1960s. The oldest houses sit near Logan Road, where the 1914 Hill Farm Estate and the 1926 tram started it. Units and townhouses line Logan Road and a few of the streets off it; about three quarters of the suburb's 2,700 dwellings are houses, and three quarters of those are owner-occupied.
Block sizes
The original blocks run from under 600 to over 800 square metres, with recent sales at 582 square metres on Kneale Street and 802 on Birdwood Road. Confirm the lot on the title before you compare two houses; the same street can hold both.
Character overlays
Most of the suburb is outside the traditional building character overlay, which is why so much of it can be lifted, extended or rebuilt without the heritage hurdles of the inner east. Pre-1947 houses cluster near Logan Road. Four places are heritage-listed: the Holland Park Hotel, Glindemann Farmhouse at 1118 Logan Road, the former Tram Shelter No. 3 outside 1167 Logan Road, and St Joachim's Catholic Church on Yuletide Street. Check the overlay on City Plan before you plan a rebuild.
How it was built
  1. 1914The Hill Farm Estate is cut up near Logan Road: the oldest houses in the suburb.
  2. 1926The tram reaches Logan Road and the shops follow it.
  3. 1920sSoldier-settlement farms cover the rest of what is now the suburb.
  4. 1940sA United States army hospital on Nursery Road, then austerity housing after the war.
  5. 1950s to 60sTimber and fibro highsets, then brick lowsets. The suburb is fully built out by the late 1960s.
  6. 1967The name on the title becomes Holland Park West.

What the money buys

Under $1m

A two-bedroom unit or townhouse along Logan Road (the unit median was $828,000 in the year to September 2026), or occasionally a small original house at the Nursery Road end needing the lot. Our published Holland Park West purchases start at $575,250.

$1.2m to $1.8m

A three-bedroom post-war home on its original block (the three-bedroom median was $1.32m) through to a renovated four-bedder on the station streets or the racing-circuit streets (median $1.77m). This is the suburb's middle and where our buying has landed, to $1,840,000.

$2m and above

A new build or full rebuild on Messines Ridge or the station streets, or a five-bedroom home with the view. Five-bedroom sales in the year to September 2026 ran from $1.25m to $3.85m.

5 purchases since 2024, all 5 with published prices from $575,250 to $1,840,000. Live grid on the page.

What to check before you buy in Holland Park West

Flood

No river, but four creeks. Norman Creek and Mott Creek meet in the low ground at the Birdwood Road end, Ekibin Creek runs through the station streets under Marshall Road, and Glindemann Creek runs east from Balis Street to Glindemann Park and Logan Road. Overland flow paths cross the streets that dip toward them. Pull the FloodWise Property Report for the exact lot, check the creek and overland flow layers on the Flood Awareness Map, and get an insurance quote before the building and pest.

Noise

The Pacific Motorway and the busway run the length of the suburb, and Logan Road, Marshall Road and Birdwood Road all carry buses and the peak. The western streets hear the motorway all day; the middle streets hear it on a still night. Type the address into the Brisbane Airport flight path tool, then stand in the backyard at 7am and again at 9pm with the windows open.

Overlays and approvals

Mostly clear of the character overlay, with pre-1947 pockets near Logan Road and four heritage-listed places along it. City Plan's interactive mapping shows every overlay on the lot, and Development.i shows what the neighbours have been approved to build, which on the station streets is increasingly a two-storey rebuild next door.

Catchments

Five primary catchments and three secondary, with Marshall Road capped. Check the lot on EdMap, then ring the school.

Red flags

  • A 1950s fibro home on the station streets sold as a lift-and-build without an asbestos report. Much of the original stock is fibro-clad; price the removal before you price the renovation.
  • A low block on Ekibin Creek, Norman Creek or Glindemann Creek with an overland flow path through the yard and no FloodWise report on file.
  • A motorway-edge or Marshall Road house with single-glazed bedrooms facing the traffic. Inspect with the windows open, not closed.

Where the value sits

  • An original post-war house on a full block within a ten-minute walk of the busway station, outside the character overlay, that can be reworked or rebuilt without the heritage hurdles that slow the inner east.
  • The Messines Ridge streets, where a rebuild picks up the city view and Toohey Forest at the back fence for less than the station streets.
  • The Logan Road end, where the shops, the hotel, the cafe and St Joachim's are on foot and the Holland Park State School catchment reaches across the road for some addresses.

Buying in Holland Park West: the questions we get

Mostly Marshall Road State School for primary, capped under an enrolment management plan gazetted in August 2025, and Holland Park State High for secondary, which has no cap. The southern third around Messines Ridge Road and Nursery Road falls to Mount Gravatt State School, with Mount Gravatt State High for the south-eastern streets toward Logan Road, and the northern end around Swain Street and Hamel Road falls to Holland Park State School, with Cavendish Road State High along Logan Road. Check the exact address on EdMap and ask us which side of the line a house sits on.

Not from the river. Norman Creek, Mott Creek, Ekibin Creek and Glindemann Creek all run through the suburb, and overland flow paths cross the streets that dip toward them, especially at the Birdwood Road end and around Marshall Road. The ridge streets to the south do not. Every Holland Park West purchase we make starts with the FloodWise report.

The Brisbane Metro M1 from Holland Park West busway station runs every five to ten minutes through the day and reaches the Cultural Centre in about fifteen minutes. Routes 175 and 180 run up Logan Road, the rockets run along Marshall Road and Birdwood Road in the peak, and the Pacific Motorway ramps are at Marshall Road. By car it is about fifteen minutes outside the peak.

No. Logan Road is the line. Holland Park West is the busway side toward the Pacific Motorway, with Marshall Road State School and Holland Park State High; Holland Park is the ridge side with Cavendish Road State High and Whites Hill Reserve. The two were one suburb until 1967, which is why the hotel, the cafe and the kindergarten on this side still call themselves Holland Park. Check the suburb on the title, not the shopfront.

In 2026, a renovated three-bedroom post-war home on its original block near the station, or an unrenovated four-bedder on the ridge. The house median in the year to September 2026 was $1.515 million, and our own purchases here have run from $575,250 to $1,840,000.

Tarragindi has the village on Denham Terrace and Toohey Forest at its back door. Holland Park West has the busway station and the Veloway inside the suburb, Marshall Road State School and its own high school, and Logan Road's shops on foot, usually for a little less. Families who commute by bus and want the schools walkable end up on this side of the motorway.
