Hunter Gather has bought 3 properties in Hendra for clients since 2026. Of the purchases where the property type is on record, that is 1 house. Hendra sits inside our Brisbane buying area, which our agents cover street by street rather than from a desk.

Where the buyer agreed to publish the price, Hendra purchases ranged from $1,039,500 to $2,400,000 (3 of 3 published). The rest settled privately at the buyer's request.

The buying in Hendra was done by Ernest Tong and Jacob Butler. Whoever you speak to first, the search runs on the same shared database and the same weekly cadence.

Where Hendra sits

Hendra is the flat, quiet suburb between the racecourses and the airport: about 7 kilometres north-east of the CBD, with Ascot and the Eagle Farm and Doomben tracks on its southern edge, Clayfield to the west, Nundah across Kedron Brook to the north and Brisbane Airport over the East-West Arterial to the north-east. The streets are lined with jacarandas and poincianas, the blocks are bigger than Ascot's for the money, and the trade-offs are the two things that sit beside it: the airport overhead and the brook along the northern edge.

Boundaries
Kedron Brook, Schulz Canal and the East-West Arterial to the north. Southern Cross Way and Airport Drive to the east. Eagle Farm and Doomben racecourses to the south. The Doomben railway line and Clayfield to the west.
The roads
Nudgee Road (the spine, from the racecourses up to the airport). Gerler Road and Zillman Road (the two local roads that carry the shops, the schools and the 301 bus). East-West Arterial Road (the airport run and the Airport Link portal at Toombul, on the northern edge). Junction Road and Sefton Road (the run across to Clayfield and Racecourse Road)

The pockets

The suburb street by street: who each pocket suits and what to check there.

The numbers on the map above mark each pocket.

1The station streets

Chermside Street, Lethem Street, Bowley Street, Best Street, Lukin, Marie and Union Streets, and Sefton Road, the grid between Hendra station and the Clayfield line

The oldest part of the suburb, laid out around the 1882 station. Queenslanders and interwar homes on 600 to 800 square metre blocks, Ardon on Bowley Street on the heritage register, Thai Naramit and the corner store at the Zillman Road shops. This is the one pocket where the primary catchment splits: Chermside, Bowley, Best, Conquest and Dora Streets and most of Lethem read Eagle Junction State School, and the lower end of Sefton Road Ascot State School, with the rest of the suburb in Hendra State School.

Suits Families who want the train, the Zillman Road shops and Clayfield's cafes on foot, and a pre-war house on a full block.

2Gerler Road and the church streets

Gerler Road, Manson Road, Bowman Street, Derby Street, Burilda Street, Doncaster Street, Pring Street and Woodville Street

The centre of Hendra. Our Lady Help of Christians on Bowman Street, St John's Anglican on Manson Road, Goodstart on Manson Road, Bannister Park and T.C. Beirne Park at the end of the street, and Wolff Coffee Roasters on Gerler Road. Glengariff, the 1889 villa on Derby Street, sets the tone, and the blocks around it are the biggest in the suburb.

Suits Families with an Our Lady Help of Christians enrolment, or who want the two parks, the Goodstart and the coffee within a pram walk.

3The racecourse side

Mein Street, Long Street, Gordon Street, Lilley Street, Harding, Paul, Noel and Khartoum Streets, School Street, Flemington Street and Raceview Avenue, the streets between Nudgee Road and Doomben

Post-war houses on flat 600 to 800 square metre blocks, more of them coming down for two-storey builds every year, with Hendra State School on Nudgee Road, the Brickhouse Cafe and the Woolworths at Racecourse Village across the road. Doomben's gates are at the bottom of the street, so race days bring parked cars a few Saturdays a year. Our three Hendra purchases all sit in this pocket.

Suits Families building or rebuilding. The knockdown and new-build pocket, with Hendra State School and Racecourse Village at the end of the street.

4The brook side

The Promenade, The Avenue, The Grange, Rothwell Crescent, Chateau Avenue, McIntyre Street, Hedley Avenue and Widdop Street, north of Gellibrand Street toward Kedron Brook

The newest streets in the suburb, laid out on the flats beside Kedron Brook with the Jim Soorley and Kedron Brook bikeways along the water. Every street here tested inside the February 2022 flood extent and the 1 per cent annual chance flood line, and Aviation High on Widdop Street closed for a term after the 2022 flood. Floor levels, the FloodWise report and an insurance quote come before the inspection, not after.

Suits Families who want a newer house, the bikeway at the back gate and Aviation High a walk away, and who read the flood report first.

5The airport edge

Navigator Place, Pleystowe Crescent, Gadara Street, Bulli Street, Golden Square, Webster Avenue and Clarke Street, east of Nudgee Road toward Airport Drive

Post-war and 1980s houses on the eastern flats, with Hendra's industrial precinct (BOUNCE, the coffee roastery, the trade yards) between the houses and Airport Drive. Skygate, DFO and the Woolworths at the airport are five minutes away. The aircraft are closest here, so this is the pocket to inspect at 6am and again at 9pm.

Suits Buyers who want the most house for the money in 4011 and can live with the industrial precinct and the flight path as neighbours.

Bus

Two routes run through the suburb to the city. The 301, Toombul to City via Hendra, runs along Gerler Road, Burilda Street and Nudgee Road past T.C. Beirne Park and Racecourse Village, hourly outside the peak. The 300, Toombul to City via Hamilton, runs along Widdop Street, Zillman Road and Sefton Road past the station every fifteen minutes. The 590, 598 and 599 Great Circle Line buses stop on the East-West Arterial at Nudgee Road for Chermside and Carindale.

Road

Airport Drive starts at the suburb's edge, so the domestic terminal is five to ten minutes away and the Gateway Motorway for the coasts is a few minutes further, a toll each way. Fifteen to twenty minutes to the CBD by car via Sandgate Road and the Inner City Bypass outside the peak, or the Airport Link tunnel from the Toombul portal. Racecourse Road in five, Westfield Chermside in fifteen.

Pinch points Nudgee Road carries the airport and racecourse traffic and backs up at the East-West Arterial from 7.30am. Race days at Doomben and Eagle Farm, most Saturdays through the season, fill Mein Street, Raceview Avenue and the streets off Nudgee Road with parked cars. School drop-off doubles the traffic on Bowman Street and Gerler Road between 8am and 8.45am. Inspect a Nudgee Road or Gerler Road house at 5.30pm before you decide the traffic does not bother you.

The houses

What is here
Houses make up nearly nine in ten dwellings. Queenslanders and interwar homes around the station and the church streets, three of them on the Queensland Heritage Register (Glengariff on Derby Street, Ardon on Bowley Street and Inspice on Zillman Road), post-war timber and brick on the flats toward Nudgee Road and the airport, a wave of two-storey new builds replacing them on the racecourse side, and a newer estate on the brook side. Very few units; the ones that exist sit near the station and along Nudgee Road.
Block sizes
600 to 800 square metres is normal and the streets are flat. That is the point of Hendra over Ascot or Clayfield: the same schools next door, a bigger yard, and a block that suits a knockdown and rebuild.
Character overlays
The pre-1947 houses around the station and the church streets are the ones likely to carry the traditional building character overlay under City Plan, which protects the streetscape and steers extensions to the rear, and pre-1911 houses cannot be demolished. The three heritage-listed houses carry their own stricter rules again. The post-war streets are mostly outside the overlay, which is why the rebuilds cluster there. Check the lot on City Plan before you plan a lift and build, or a demolition.
How it was built
  1. 1882The station opened and the oldest streets in the suburb were laid out around it.
  2. 1889Glengariff, the villa on Derby Street, was built; the blocks around it are still the biggest in the suburb.
  3. Pre-1947Queenslanders and interwar homes filled the station streets and the church streets, three now on the Queensland Heritage Register.
  4. Post-war to 1980sTimber and brick houses filled the flats toward Nudgee Road, the racecourses and the airport edge.
  5. 2022The February flood covered the newest streets on the brook side and closed Aviation High for a term.
  6. NowTwo-storey new builds replace post-war houses on the racecourse side, more of them coming down every year.

What the money buys

Under $1.6m

A two or three bedroom post-war house on a full block on the racecourse side or the airport edge, usually needing work, or an older cottage near the station. Three-bedroom houses sold at a median of about $1.55m in the year to September 2026. Our published Hendra purchases start at $1,039,500.

$1.6m to $2.5m

A four-bedroom family home: a renovated post-war house or a done Queenslander on 600 to 800 square metres. Four-bedroom houses sold at a median of about $2.15m, half of all Hendra house sales in the year landed between $1.6m and $2.5m, and our published purchases run to $2,400,000.

$2.5m and above

A five-bedroom new build on the racecourse side, the big blocks on Derby and Bowman Streets, or a heritage house. Five-bedroom houses sold at a median of about $2.45m and the year's top sale reached $6.55m.

What to check before you buy in Hendra

Flood

Kedron Brook and Schulz Canal are the flood story in Hendra, not the river. We tested every street against the council's flood layers: The Promenade, The Avenue, The Grange, Rothwell Crescent, Chateau Avenue and McIntyre Street on the brook side, Widdop Street, Matong and Brook Streets, and Blackburn Street on the airport edge all sit inside the February 2022 extent and the 1 per cent annual chance flood line, and Aviation High closed for a term in 2022. The station streets, the church streets and the racecourse side tested clear. Pull the FloodWise Property Report for the exact lot, ask for the floor levels on anything north of Gellibrand Street, and get an insurance quote before the building and pest, not after.

Noise

Hendra sits between the airport and the city, so it hears aircraft in both runway modes: arrivals over the city when the wind is northerly, departures over the city when it is southerly, and the eastern streets hear the most. Between 10pm and 6am the airport's preferred mode sends both arrivals and departures over the bay, but that depends on the weather. Type the address into the Brisbane Airport flight tracker and look at the last seven days of runway use, then stand in the backyard at 6am and again at 9pm. Nudgee Road and the East-West Arterial carry the road noise; the brook side hears the arterial.

Overlays and approvals

Traditional building character and pre-1911 on the older stock near the station and the church streets, state heritage listings on three houses, and the industrial zone on the airport edge. City Plan's interactive mapping shows every overlay on the lot, and Development.i shows what the neighbours have been approved to build, which matters on the racecourse side where the rebuilds are going up.

Red flags

  • A brook-side house on The Promenade, The Avenue, Rothwell Crescent or Widdop Street with no floor-height survey and no recent flood insurance quote. These streets went under in February 2022.
  • A house bought on a daytime inspection only. The flight path changes with the wind and the time of day, and a Saturday at 11am tells you nothing about a Tuesday at 6am.
  • A rebuild on the racecourse side sold on the finish, with no building approvals or final inspection certificate on file, or a character house lifted and built in underneath without the council records. Ask for the paperwork before you fall for the kitchen.

Where the value sits

  • A post-war house on a flat 700 square metre block on the racecourse side, outside the character overlay and above the flood line, that can be reworked or rebuilt without the heritage hurdles. This is where our Hendra buying has landed.
  • An unrenovated Queenslander in the church streets or the station streets, where the block and the bones do the work and the premium is in the finish you add rather than the one you pay for.
  • The station streets on the Eagle Junction State School side of the line, for a family that wants a capped school, the train and Clayfield's cafes at a Hendra price.

Buying in Hendra: the questions we get

Hendra State School for primary and Aviation High for secondary across almost the whole suburb, and Hendra State School is the only one nearby without an enrolment cap. The edges differ: Chermside, Bowley, Best, Conquest and Dora Streets and most of Lethem Street near the station sit in Eagle Junction State School, and the lower end of Sefton Road in Ascot State School. Check the exact address on EdMap and ask us which side of the line a house sits on.

The streets along Kedron Brook and Schulz Canal do: The Promenade, The Avenue, The Grange, Rothwell Crescent, McIntyre Street and Widdop Street were inside the February 2022 flood and sit inside the 1 per cent flood line. The station streets, the church streets and the racecourse side tested clear. Every Hendra purchase we make starts with the FloodWise report and the floor levels.

It depends on the street, the wind and the time of day. Hendra sits between the airport and the city, so it hears arrivals in a northerly and departures in a southerly, and the eastern streets hear the most. Overnight the airport prefers to run over the bay when the weather allows. Check the address on the Brisbane Airport flight tracker and inspect early morning and evening before you decide.

Hendra station on the Doomben line reaches Central in 18 minutes, half-hourly on weekdays and hourly on weekends. The 300 and 301 buses run through the suburb to the city, and Eagle Junction two stops west adds the Airport and Shorncliffe lines. By car it is fifteen to twenty minutes outside the peak, and the airport is five to ten minutes the other way.

In 2026, a four-bedroom family home on 600 to 800 square metres: a renovated post-war house on the racecourse side or a done Queenslander near the station or the church streets. Half of all Hendra house sales in the year to September 2026 landed between $1.6m and $2.5m, and a five-bedroom new build starts around $2.5m.

Ascot has Racecourse Road, the grandest homes on the hill and the Ascot State School line that moves prices. Hendra has the same private schools and the same racecourses, flatter and bigger blocks for the money, an uncapped state primary and its own station, with the airport closer overhead. Families who want the yard and a house they can rebuild usually end up in Hendra.
