Where Fortitude Valley sits

Fortitude Valley sits immediately north-east of the CBD, 1.6 kilometres by road, on a low flat between the Spring Hill ridge and the river at the Story Bridge. It is Brisbane's night-time entertainment district, its busiest live music precinct and, increasingly, a place people live: close to ten thousand residents at the 2021 census, almost all of them in apartments. Of about seven thousand dwellings, fewer than two hundred were houses. Families who buy here buy an apartment for the walkability, the train at the door and James Street and New Farm Park a few minutes away, and they choose the building and the street with the noise in mind.

Boundaries
Spring Hill and Gregory Terrace rise to the west, Bowen Hills and Newstead are to the north, Teneriffe and New Farm to the east, and the CBD begins at Boundary Street and Wharf Street. The river edge at Howard Smith Wharves, under the Story Bridge, is the Valley's small piece of waterfront.
The roads
Ann Street and Wickham Street (the one-way pair into and out of the city, and most of the buses). Brunswick Street (the spine from the station through the mall to New Farm). St Pauls Terrace and Gregory Terrace (the western edge toward Spring Hill and the Inner City Bypass). Bowen Terrace and the Story Bridge approach (the southern edge)

The pockets

The suburb street by street: who each pocket suits and what to check there.

The numbers on the map above mark each pocket.

1The entertainment core

Brunswick Street Mall, Chinatown Mall on Duncan Street, Ann Street, Wickham Street, Warner Street and Constance Street

The Valley of the postcards: the two malls, the heritage pubs and music halls, Chinatown and the late-trading venues, inside the council's Special Entertainment Area where different noise rules apply. Apartments here are the cheapest in the suburb for a reason. If this is the brief, the building's acoustic design, the window glazing and the bedroom's aspect matter more than the finishes.

Suits Rarely a family's first choice. Buyers who want the station and the city on foot and accept that the neighbours are live music venues.

2The James Street side

James Street, Arthur Street, Hynes Street, Bridge Street, Martin Street, Robertson Street, Winn Street and Chester Street

The quieter eastern side of the Valley, where the suburb blends into New Farm and Newstead. Low and mid-rise apartment blocks, warehouse conversions and the handful of Victorian timber cottages the Valley still has, mostly on Arthur and Hynes Streets. This is New Farm State School's catchment and the pocket most of our Valley families look at first.

Suits Families who want New Farm State School, the James Street grocer and cinema, and New Farm Park a ten-minute walk away.

3The Spring Hill edge

St Pauls Terrace, Gregory Terrace, Warry Street, Kennigo Street, Gotha Street, Amelia Street and Alfred Street

The streets rising toward Spring Hill, a block or two back from the Brunswick Street noise. Newer apartment towers alongside older walk-ups and a few surviving timber houses, including pre-1911 cottages on Warry Street. Fortitude Valley State Secondary College is on St Pauls Terrace, and on the catchment layer this side of the suburb goes to Brisbane Central State School for primary.

Suits Families buying for Fortitude Valley State Secondary College, the grammar schools on Gregory Terrace and Brisbane Central State School.

4The river edge

Wandoo Street, Murri Way, Bowen Terrace, Kemp Place and the Riverwalk to Howard Smith Wharves

Howard Smith Wharves under the Story Bridge, the Riverwalk to New Farm and Wilson Outlook Reserve on the cliff above. Apartments here have the views and the quickest ferry, and the lowest ground in the suburb: on the council's layers the Riverwalk and the low end of Wandoo Street sat inside the 2011 and 2022 flood extents.

Suits Buyers who want the river, the Story Bridge and a CityCat five minutes from Riverside, and will check the flood record of the building first.

Train

Fortitude Valley station on Brunswick Street is one stop and about three minutes from Central, and every line on the City network runs through it, including the Airport line: about 22 minutes to the airport terminals on the September 2026 timetable. For most Valley apartments it is a walk of a few minutes.

Train timetable

Bus

The Blue CityGlider, route 60, runs along Ann and Wickham Streets between Teneriffe and West End through the city. Route 196 runs Brunswick Street to New Farm and the city, route 199 runs Brunswick Street to Teneriffe and West End, and the 300-series buses along Ann and Wickham Streets and St Pauls Terrace carry the northside routes. There is a bus every few minutes somewhere in the Valley.

Road

Five minutes to the CBD by car outside the peak, and nowhere to park when you get there. The Inner City Bypass and Kingsford Smith Drive lead to the airport in about twenty minutes, and the Story Bridge takes you to the southside without touching the city.

Pinch points Ann and Wickham Streets back up in both peaks, and the Story Bridge approach on Bowen Terrace is slow from 7.30am. Street parking is time-limited or metered almost everywhere, so a building's car spaces and visitor parking matter as much as its bedrooms. Friday and Saturday nights bring crowds, taxis and ride-share queues to Brunswick Street, Ann Street and the malls until the early hours. Inspect a Valley apartment at 11pm on a Saturday before you decide the noise does not bother you.

The houses

What is here
Almost everything that trades in Fortitude Valley is an apartment. The 2021 census counted about 190 houses among just over seven thousand dwellings, and in the year to September 2026 apartments made up about 396 of the suburb's sales against a handful of genuine houses. The apartments range from 1990s and 2000s towers around the station and Brunswick Street to warehouse conversions and walk-ups on the James Street side and newer towers on the Spring Hill edge. The houses that survive are mostly Victorian and early timber cottages on Arthur, Hynes and Warry Streets, and they rarely come up.
Block sizes
Think floor area, not land. The houses that do trade sit on small lots, around 200 to 470 square metres in the sales we checked. For an apartment, the questions are internal size, car spaces, storage and which way the bedrooms face, not the yard.
Character overlays
Most of the Valley is outside the traditional building character overlay; small pockets of it sit on Arthur Street and a few other streets on the James Street side, and some older cottages carry the pre-1911 protection. The heritage is mostly individually listed: the pubs, churches, TC Beirne and McWhirters buildings and the Story Bridge. The Fortitude Valley neighbourhood plan sets the Special Entertainment Area and what can be built next door, so read City Plan and Development.i before you buy an apartment with a view.
How it was built
  1. Pre-1911Timber cottages went up on Arthur, Hynes and Warry Streets; the pre-1911 ones on Warry Street are protected today.
  2. 1990s to 2000sApartment towers rose around the station and Brunswick Street.
  3. 2011 and 2022The river floods reached the Riverwalk and the low end of Wandoo Street; most of the suburb stayed dry.
  4. NowNewer towers rise on the Spring Hill edge; about 190 houses remain among just over seven thousand dwellings.

What the money buys

Under $850,000

A one or two-bedroom apartment. One-bedroom units sold at a median of $630,000 and two-bedroom units at about $814,000 in the year to September 2026, and every Valley purchase we have published sits between $445,000 and $778,511.

$850,000 to $1.5m

A larger two-bedroom apartment with two car spaces on the James Street side, or a three-bedroom apartment. Three-bedroom units sold at a median of $1,340,000 across only 18 sales, so they are scarce.

$1.5m and above

A large three-bedroom apartment or sub-penthouse with a river or city view, or one of the rare timber cottages, which sold between $1.5m and $2.35m in the sales we checked. A freestanding house is a private conversation more often than a listing.

3 purchases since 2024, all 3 with published prices, from $445,000 to $778,511. Live grid on the page.

What to check before you buy in Fortitude Valley

Flood

Most of the Valley sits clear of the river flood extents; the exceptions are the low ground at the river and the Newstead end. On the council's layers the Riverwalk and the low end of Wandoo Street sat inside the 2011 and 2022 flood extents, and parts of James Street, Wickham Street near Newstead and Chester Street sit inside the 1 percent extent. For an apartment the question is the building: the basement car park, the lifts, the switchboards and the body corporate's claims history. Pull the FloodWise Property Report and get the insurance quote before the building and pest, not after.

Noise

Noise is the main check in the Valley, not an afterthought. Part of the suburb is a Special Entertainment Area where live music venues trade under their own noise rules, and around thirty venues have held licences to trade until 3am. Add the railway, the buses on Ann and Wickham Streets, the Story Bridge approach and aircraft in some runway modes. Ask for the building's acoustic report and window specification, find where the nearest venue is, and stand in the bedroom at 11pm on a Friday and again on a Saturday. The council's page explains the area and links to the neighbourhood plan that maps it.

Overlays and approvals

The Fortitude Valley neighbourhood plan sets the Special Entertainment Area, building heights and what can go up next door; heritage listings cover dozens of Valley buildings; flood applies at the river. City Plan's interactive mapping shows every overlay on the lot, and Development.i shows what is approved on the neighbouring sites, which in the Valley can be a tower that takes the light. The council is also preparing a new precinct plan for the Valley, so check its status before you buy.

Catchments

Two primary catchments split the suburb roughly along Brunswick Street, and one secondary college covers all of it, all three with enrolment management plans. Check the building on EdMap, then ring the school.

Red flags

  • A bedroom facing a live music venue, a mall or Brunswick Street with no acoustic report and no laminated or double glazing, inspected only on a weekday afternoon.
  • A 1990s or 2000s tower with a thin sinking fund and no recent building defect, waterproofing or fire safety report. The purchase price is the small number; the special levy is the big one.
  • A building whose basement, lifts or switchboards sit below the 2011 flood line with no record of what happened in 2022.

Where the value sits

  • A well-built two or three-bedroom apartment on the James Street side, inside New Farm State School's catchment and away from the venues, at a price New Farm itself stopped offering.
  • A three-bedroom apartment on the Spring Hill edge, walking distance to Fortitude Valley State Secondary College and the Gregory Terrace schools.
  • One of the rare timber cottages on the James Street side, when a family wants a front door and a small yard in walking distance of everything.

Buying in Fortitude Valley: the questions we get

Fortitude Valley State Secondary College for the whole suburb. Primary splits roughly along Brunswick Street: New Farm State School for the James Street and river side, and Brisbane Central State School in Spring Hill for the St Pauls Terrace and Gregory Terrace side. Brunswick, Ann, Wickham, Constance and McLachlan Streets split, so check the exact building on EdMap.

Very few. About 190 houses stood among just over seven thousand dwellings at the 2021 census, and nearly every sale is an apartment. The handful of timber cottages on Arthur, Hynes and Warry Streets rarely trade. If a yard is the brief, we will talk about New Farm, Spring Hill or Paddington instead.

It depends on the street and the building. Part of the Valley is a Special Entertainment Area with late-trading live music venues, and Friday and Saturday nights are loud around Brunswick Street, Ann Street and the malls. The James Street side and the Spring Hill edge are much quieter. Check the building's acoustic report and inspect at 11pm on a Saturday.

Most of it does not. The river edge around the Riverwalk and the low end of Wandoo Street went under in 2011 and 2022, and a few streets toward Newstead sit inside the 1 percent flood extent. For an apartment, ask about the basement, the lifts and the body corporate's flood claims as well as the FloodWise report.

Fortitude Valley station is three minutes from Central and about 22 minutes from the airport on the Airport line. The CityCat from Howard Smith Wharves reaches Riverside in about five minutes, and most families simply walk.

In 2026, a large two-bedroom apartment with two car spaces or a smaller three-bedroom apartment. Two-bedroom units sold at a median of about $814,000 and three-bedroom units at about $1.34 million in the year to September.
