Where Everton Park sits

Everton Park is about eight kilometres north-west of the CBD, between Kedron Brook and the McDowall hills. South Pine Road and Old Northern Road run through it toward the city, and the corner of South Pine and Stafford Roads is the village: Everton Plaza, the Park Lane dining laneway, the library and the high school within a few hundred metres. Kedron Brook runs along the southern and western edge with the bikeway and Teralba Park beside it, and Brookside and Mitchelton station are just across the water. It is a more mixed suburb than Stafford Heights next door: post-war and 1970s houses, 1980s and 90s family homes, and about a quarter of the dwellings are units and townhouses.

Boundaries
Kedron Brook along the southern and western edge, with Enoggera, Gaythorne and Mitchelton across it. Trouts Road and Stafford Heights to the east, McDowall and Everton Hills to the north.

The pockets

The suburb street by street: who each pocket suits and what to check there.

The numbers on the map above mark each pocket.

1The painters' streets

Heysen Street, Streeton Parade, Namatjira Street, Buvelot Street, Dargie Street, Gruner Street, Nerli Street, Wakelin Street, McCubbins Street and Frater Street

The streets between Flockton Street and South Pine Road, part of what local listings call the Trouts Estate. 1970s and 80s highset brick on 550 to 650 square metre blocks, some lifted and built in to two full levels. Everton Park State School for primary on most of them, with Stafford Heights State School taking the eastern ends toward Trouts Road. The hospital, Northside Christian College and the Everton Park Hotel are all on Flockton Street.

Suits Families who want a walk to Everton Park State School, the pub and Park Lane, on streets named for Australian painters.

2The school side

Deakin Street, Ballinderry Street, Shanbally Street, Lackeen Street, Markree Street, Brittas Street, Kurrajong Street, Carawatha Street and Warringah Street

West of South Pine Road around Everton Park State School on Deakin Street, sloping down to Teralba Park and the Kedron Brook bikeway. Post-war and 1970s houses with a few rebuilds, and one of the easier walks to Brookside and Mitchelton station across the brook. Everton Park State School and Everton Park State High for almost every address.

Suits Families with primary-age children who want the school gate at the end of the street and the brook parkland downhill.

3The brook streets

Brook Street, Burwood Road, Gordon Parade, Griffith Street, Mcilwraith Street, Little Street, Barrymore Street, Ashmore Street, Newhaven Street and Murphy Court

The low streets south of South Pine Road beside Kedron Brook. Post-war houses, flat walks to Everton Plaza and the brook path at the bottom of the street. This is the part of Everton Park that flooded in February 2022, so every address needs the FloodWise report. Enoggera State School is the primary catchment for most of it, with Mitchelton State School on part of Burwood Road.

Suits Buyers who want the bikeway and the parkland on the doorstep and will do the flood homework to get it.

4The Trouts Road side

Felstead Street, Heflin Street, Novak Street, Garland Street, Stockwell Street, Rourke Street, Yurara Street, Mountridge Street and Page Street

The eastern streets rising toward Trouts Road and Stafford Heights. 1960s and 70s brick and timber on full blocks, close to the high school on Stafford Road and the Everton Plaza shops. These streets fall into the Stafford Heights State School primary catchment rather than Everton Park's.

Suits Families who want Stafford Heights State School, Everton Park State High on foot and Stafford City five minutes east.

5The northern streets

Queens Road, Soames Street, Sarah Court, Eunice Place, Rogers Parade East, Holloway Drive, Crockford Place and Kitto Court

The northern end toward McDowall and Everton Hills, with 1980s and 90s lowset brick on the quiet courts among older homes, John Tucker Park and Soames Street Park. Prince of Peace Lutheran College is on Rogers Parade West. Queens Road, Soames Street, Sarah Court and Eunice Place are in the McDowall State School catchment; the courts off Holloway Drive stay with Everton Park.

Suits Families who want a cul-de-sac, a bigger or newer house and Prince of Peace Lutheran College on foot.

Pinch points The South Pine Road and Stafford Road corner at Everton Plaza is the choke point in both peaks, and Stafford Road backs up toward Gympie Road from 7.30am. School zones on Stafford Road at the high school, on Deakin Street and on Flockton Street at Northside Christian College add to the 8.30am and 3pm crawl. Brookside's car park is full on Saturday mornings. Inspect anything on South Pine Road, Old Northern Road or Stafford Road in the peak.

The houses

What is here
More mixed than its neighbours. Post-war highset timber on the low streets by the brook, 1960s and 70s brick through the middle, 1980s and 90s lowset brick on the northern courts, and a growing number of rebuilds. About a quarter of the 4,731 dwellings at the 2021 census were units and townhouses, mostly along South Pine Road and Stafford Road. Two-bedroom units sold for a median of $793,000 in the year to September 2026.
Block sizes
Recent sales show the spread: 405 square metres on Hunter Street by the brook, 555 on Wakelin Street, 622 on Bunny Street, 645 on McCubbins Street, 686 on Crockford Place and a 926 square metre lot on Illawarra Street. The full 600-plus blocks are on the higher streets.
Character overlays
Everton Park is mostly post-war and later, and our street sample found no traditional building character overlay anywhere in the suburb. The overlays that matter are flood along Kedron Brook and the zoning along South Pine Road and Stafford Road, where townhouses and units are allowed. Check the lot on City Plan before you plan.
How it was built
  1. Post-warHighset timber goes up on the low streets beside Kedron Brook, with flat walks to the shops.
  2. 1960s to 70sBrick and timber homes fill the middle of the suburb and the streets rising toward Trouts Road.
  3. 1970s to 80sThe painters' streets of the Trouts Estate go up in highset brick on 550 to 650 square metre blocks.
  4. 1980s to 90sLowset brick fills the quiet courts at the northern end toward McDowall and Everton Hills.
  5. NowRebuilds are replacing older homes, and units and townhouses along South Pine and Stafford Roads make up a quarter of dwellings.

What to check before you buy in Everton Park

Flood

Kedron Brook is the flood risk, and February 2022 was the test. On council's mapping, our street sample found the 2022 flood extent on Brook Street, Burwood Road, Camelia Avenue, Everton Park Link Road, Gordon Parade, Griffith Street, Little Street, Mcilwraith Street and parts of Barrymore Street and Stafford Road, with the 1 percent annual chance extent also reaching Murphy Court, Mountridge Street and part of Cutbush Road. The higher streets were clear. Pull the FloodWise Property Report for the exact lot, ask for the floor levels, and get an insurance quote before the building and pest, not after.

Noise

South Pine Road, Old Northern Road and Stafford Road carry buses and heavy traffic, and Park Lane runs late on weekends. The back streets are quiet. Check the address on the Brisbane Airport flight path tool, then stand in the backyard at 7am and again at 9pm, and on a Friday night if you are near Everton Plaza.

Overlays and approvals

Flood along the brook and the zoning along the main roads are the two to check. City Plan's interactive mapping shows every overlay on the lot, and Development.i shows what the neighbours have been approved to build, which matters near South Pine Road where townhouse sites keep coming up.

Catchments

One state high school for almost everyone and five primary catchments, all five with enrolment management plans. Check the lot on EdMap, then ring the school.

Queensland EdMap

Red flags

  • A brook street house with no floor-level survey and no insurance quote. The February 2022 flood extent reached these streets.
  • A house backing onto a townhouse site on South Pine Road or Stafford Road. Check Development.i before you fall for the backyard.
  • A downstairs built in to full height with no approval on file. Ask for the council records before you pay for the extra bedroom.

Where the value sits

  • A 1970s highset on the painters' streets, walking distance to the school, Park Lane and the pub, that can be lifted into two full levels.
  • The school side above the flood line, with Everton Park State School at the end of the street and the brook parkland downhill.
  • The northern courts, where 1980s and 90s lowset houses on 650-plus square metres rarely need structural work.

Buying in Everton Park: the questions we get

Everton Park State High for secondary across almost the whole suburb. Primary splits: Everton Park State School for about two thirds of it, Stafford Heights State School for the eastern streets, Enoggera State School for the brook streets south of South Pine Road, McDowall State School at the northern end and Mitchelton State School on part of Burwood Road. Check the exact address on EdMap.

The streets beside Kedron Brook do. In February 2022 the flood extent reached Brook Street, Burwood Road, Gordon Parade, Griffith Street, Mcilwraith Street and Everton Park Link Road, among others. The higher streets to the north and east were clear. Pull the FloodWise report for any address near the brook.

The express buses on South Pine Road and Old Northern Road reach the Roma Street busway in about 30 to 40 minutes in the morning peak. Mitchelton and Gaythorne stations on the Ferny Grove line are just across the brook, about 20 minutes to Central. By car it is about twenty minutes outside the peak.

The laneway dining precinct behind Everton Plaza at the corner of South Pine and Stafford Roads, open until late seven days, with yakitori, pizza, South-East Asian, burgers and a rooftop bar. It is the reason Everton Park has an evening life its neighbours do not.

In 2026, a renovated three-bedroom or a tidy four-bedroom highset brick house on 550 to 650 square metres. The three-bedroom median for the year to September 2026 was $1,135,500 and four-bedders sat around $1.39 million.

Alderley has the station in the middle of the suburb, older character houses and a shorter run to the city. Everton Park has bigger post-war and 1970s blocks for less money, Park Lane and Brookside on either side, and the same Everton Park State High catchment for most of Alderley. Both have Kedron Brook, so both need the flood check.
