Hunter Gather has bought 3 properties in Carindale for clients since 2025. Carindale sits inside our Brisbane buying area, which our agents cover street by street rather than from a desk.

Where the buyer agreed to publish the price, Carindale purchases ranged from $1,410,000 to $2,351,500 (2 of 3 published). The rest settled privately at the buyer's request.

Every Carindale purchase on this page was secured by Jacob Butler.

Where Carindale sits

Carindale is the big brick suburb at the eastern end of Old Cleveland Road: 10.3 square kilometres and 16,535 people at the 2021 Census, about ten kilometres south-east of the CBD in a straight line and 13 by road. It was a housing estate before it was a suburb. The Carindale estate went in from 1976 on the old Belmont farms, Westfield opened on Creek Road in 1979, and the suburb was gazetted in 1980 with a name that borrows Carina and adds a dale. Carina and Carina Heights sit to the west across Creek Road, Mount Gravatt East to the south-west, Mansfield and Mackenzie to the south, Belmont across the Gateway Motorway to the east and Tingalpa to the north. Bulimba Creek runs through the middle of it and every other creek in the suburb drains into it, which is why so much of Carindale is parkland and bikeway and why the flood report matters on some streets and not on others. What Carindale has that its neighbours do not is size: the shopping centre, the bus interchange, a state primary with nearly a thousand students, a golf course, a pony club and a koala reserve, all inside one postcode, on blocks that were drawn when 700 square metres was normal.

Boundaries
Creek Road is the western edge, with Westfield on the Carindale side of it and Carina Heights and the Belmont Private hospital hill on the other. The Gateway Motorway is the eastern edge, with Belmont's acreage across it. Wecker Road and Citipointe close off the south, and the Meadowlands Road bend and the Minnippi Parklands close off the north. Old Cleveland Road cuts the suburb in two from Westfield to the Gateway interchange: the older Arthurian streets to the north, the Bridgnorth grid, Belmont School and the golf-course estates to the south. Scrub Road runs the length of the southern half from Old Cleveland Road to Cribb Road.
The roads
Old Cleveland Road (State Route 22: Westfield, Belmont State School, the Belmont shops and the Gateway interchange, plus every city bus). Creek Road (State Route 20: the western edge, the bus interchange, Aldi, Goodlife and the run north to Cannon Hill and south to Garden City). Scrub Road (the spine of the southern half: Belmont School, Carindale Heights, Shapland Swim School and the 200 and 205 express buses). Winstanley Street and Bridgnorth Street (the local bus streets through the western and central pockets). Meadowlands Road and Cadogan Street (the northern streets, the 204 and 212 buses and the way to Carina State School). The Gateway Motorway (the eastern edge: the airport, the coasts and the noise)

The pockets

The suburb street by street: who each pocket suits and what to check there.

The numbers on the map above mark each pocket.

1The Arthurian streets

Bedivere, Tristan, Galahad, Modred, Uther, Igerne, Isolde, Agravain, Moraunt, Vortigern, Ambrosius and Bors Streets, Cuthred Street and the courts off Cadogan Street, Baynes Street and Meadowlands Road, north of Old Cleveland Road

The oldest part of the suburb and the only part north of Old Cleveland Road, laid out in the late 1970s and early 1980s with the streets named for Camelot. Brick lowsets and highsets on 600 to 770 square metre blocks, most of them on their second or third owner and a growing number rebuilt. Carina State School and the C&K kindergarten sit on Cuthred Street at the western end, Carindale Recreation Reserve and the disc golf course are off Cadogan Street, and the 204 and 212 run through on Cadogan, Bedivere and Tristan Streets to the interchange. Bulimba Creek and Phillips Creek wrap the low ground on the western and northern sides, so the FloodWise report is the first document here. Carina State School and Whites Hill State College for every street we tested.

Suits Families who want a small state primary on foot, the creek parks at the end of the street and a Carindale house for less than the golf estates charge.

2Carindale Street and the Westfield side

Carindale Street, Millennium Boulevard, Banchory Court, Kidwelly, Urquhart, Powis, Kinrade, Firmiston, Nunney and Surbiton, the Winstanley Street and Donnington Street grid west of Bridgnorth Street, and Aldford, Allington, Apley and Burgh off Creek Road

The flat middle of the suburb between Creek Road and Bridgnorth Street, with Westfield, the bus interchange and Carindale Library at one end and Bulimba Creek Bicentennial Park at the other. Late 1970s and 1980s brick on 700 square metre blocks along Kidwelly and Winstanley Streets, AVEO's Parkside Carindale retirement village on Banchory Court, and the Kidwelly Street and Stanmere Street bike connections onto the creek bikeway. The primary catchment splits here: Belmont State School for Carindale Street, Kidwelly and the Donnington Street streets, Carina State School for Winstanley Street west of Bridgnorth and the Aldford, Allington and Apley streets off Creek Road. Whites Hill State College for secondary across the pocket.

Suits Families who want the shopping centre, the library, the cinema and every city bus within a ten-minute walk, and are happy to share the streets with Westfield's traffic on a Saturday.

3Belmont School and the Bridgnorth grid

Bridgnorth Street, Boynedale, Barnard, Cardoness, Brodick, Grosmont, Lochleven, Mannersley, Briarwood, Naretha, Risdon and Talavera Streets, Cleveland Terrace, Bulimba Terrace and the courts that run up to Belmont Hills

Belmont State School sits at 1275 Old Cleveland Road with its ovals, tennis courts and the Carindale Cougars AFL shed on the Scrub Road corner, Goodstart is behind it on Bridgnorth Street, and the Belmont shops with the 5am bakery are across Old Cleveland Road. Solid 1980s cavity brick on 600 to 770 square metre blocks, a good share with a pool, and the 200 express stops on Bridgnorth Street at the school gate. The streets climb east into Belmont Hills Bushland, where the courts end in koala forest. Belmont State School and Whites Hill State College for every street we tested here.

Suits Families buying for Belmont State School. The pocket most Carindale briefs start with, and the one where the school run is a walk.

4Carindale Heights and Scrub Road

Scrub Road south of Winstanley Street, Kilmorey Street, Greendale Way, Amersham Crescent, Linacre Crescent, Skyline, Clearmount and Windermere Crescents, Pacific Close, Fairway Place, Melrose, Highbury and Belgrave off Spring Creek Reserve, and the Pacific Green and Silverbrook estates

The 1990s side of the suburb, rising from Scrub Road toward the Belmont Hills ridge with Spring Creek Reserve in the gully. Two-storey rendered brick on 500 to 650 square metre blocks, most built between 1990 and 2005, with the eastern crescents looking back across the city. Shapland Swim School is at 250 Scrub Road, the 200 and 205 express buses run along Scrub Road and stop at Greendale and Kilmorey, and Pacific Golf Club is across the creek on Pine Mountain Road. Belmont State School for primary and, unusually for Carindale, Cavendish Road State High for secondary: the catchment layer puts every street from Amersham Crescent to Linacre Crescent inside it. Our 2025 Linacre Crescent purchase is here.

Suits Families who want a bigger, newer house with a view, Cavendish Road State High for the teenagers and an express bus at the end of the street.

5Carindale Links and the Cribb Road end

Cribb Road, St Andrews Crescent, Portmarnock Way, Turnberry, Muirfield, Carnoustie, Pinehurst and Troon Places, Oakmont Street, Engelmann Close, Cowell Street, Golden Oak Crescent, Windsor and Regency Places, and the Aspen, Kauri and Ironbark streets down to Wecker Road

The golf-course estate at the southern end, built through the late 1990s and 2000s around Pacific Golf Club with streets named for the great courses. Large two-storey homes on 500 to 700 square metres, the suburb's top sales, and Citipointe Christian College a few minutes down Wecker Road. The 200 express to the city starts its run at Cribb Road East, and the 177 and Great Circle Line run along Creek Road at the Pacific Golf stop. Belmont State School for primary as far south as Cowell Street and Engelmann Close, then Mansfield State School for the tree-named streets off Wecker Road. Mansfield State High for secondary across the pocket, and it is a negotiated catchment with a waiting list, so the address is the whole game. Our 2023 Engelmann Close purchase is here.

Suits Families who want the biggest and newest houses in the suburb, the golf course over the back fence and Mansfield State High for secondary. The dearest addresses in 4152.

Bus

Carindale bus station at Westfield is the reason the suburb works without a train: ten stands on Carindale Street, open since 1991, zone 2, with no commuter parking (Westfield charges after three hours to stop it). Route 222 is the express to Roma Street via Old Cleveland Road and the Eastern Busway, every ten minutes through the day and about 37 minutes to King George Square. Route 200 starts at Cribb Road East and runs up Scrub Road, past Belmont School on Bridgnorth Street and through the interchange to the city every ten minutes. Route 205 does the same Scrub Road run as an express through Camp Hill and Chatsworth Road, roughly hourly outside the peak, and the 206 Rocket runs peak hours only. Route 204 is the all-stops to the city and the Valley through the Arthurian streets along Meadowlands Road, Cadogan and Bedivere Streets every twelve to fifteen minutes. Route 209 runs from the interchange to UQ Lakes in about 27 minutes every seven or eight minutes, the 177 to Griffith University every half hour via Donnington Street and Creek Road, the 212 to the city via Seven Hills hourly, the 225 to Wynnum hourly, and the 598 and 599 Great Circle Line to Garden City and Chermside. The Eastern Busway's Carindale station is on the plan and not funded.

Train

No station. Cannon Hill on the Cleveland line is about four and a half kilometres north of Westfield up Creek Road, and Coorparoo about four kilometres west, each a ten-minute drive with park-and-ride. Nobody in Carindale walks to a train. The bus interchange is the public transport here.

Train timetable

Road

Twenty-five to thirty minutes to the CBD by car along Old Cleveland Road through Camp Hill and Stones Corner outside the peak, thirteen kilometres by road. The Gateway Motorway interchange is at the suburb's eastern edge, so the airport is twenty minutes north with the Murarrie toll each way over the Sir Leo Hielscher bridges, and the Gold Coast and Sunshine Coast runs start at the end of the street. Westfield in five minutes from anywhere in the suburb, Garden City in ten down Creek Road.

Pinch points Creek Road and Old Cleveland Road at the Westfield entrances back up on Saturday mornings and Thursday nights, and Carindale Street carries the overflow. Old Cleveland Road inbound queues from the Gateway ramps through Carina to Stones Corner from 7am. Scrub Road and Bridgnorth Street stall outside Belmont State School at 8.30am and 3pm: nearly a thousand children and a two-lane road. The Gateway hums along the eastern streets all night. Inspect any Old Cleveland Road, Creek Road, Scrub Road or Wright Street house in the peak before you decide.

The houses

What is here
Carindale is brick, and it is dated by which estate you are standing in. The Arthurian streets north of Old Cleveland Road and the Bridgnorth grid south of it went up between about 1978 and 1987: lowset and highset cavity brick, three and four bedrooms, a pool in a good share of the yards, and the original kitchens and bathrooms still in many of them. Carindale Heights along Scrub Road followed from about 1990, and the golf-course estates around Cribb Road and St Andrews Crescent through the late 1990s and 2000s, where the houses are two-storey rendered brick with four or five bedrooms and a media room. A handful of streets have been rebuilt since 2015. There is almost no unit market: 5,920 houses to 350 units at the 2021 Census and 157 house sales against three unit sales in the year to September 2026. What there is instead are the retirement villages, Palm Lake Resort on Ford Court and AVEO's Parkside Carindale on Banchory Court, whose villas show up in the sales data at $450,000 to $500,000 and are not houses a family can buy.
Block sizes
700 square metres is the norm on the 1980s streets and 770 is common: the lots we checked on Kidwelly, Boynedale and Bodian Streets are 719, 770 and 771 square metres. The 1990s and 2000s estates run smaller, 430 to 650, and our Linacre Crescent purchase sits on 500. All of it is low density residential under City Plan: a 400 square metre minimum lot, 9.5 metres and two storeys, which is why the streetscapes have held.
Character overlays
Carindale has no pre-1947 housing and sits entirely outside the traditional building character overlay, so a lift-and-build, a knockdown-rebuild or a second storey faces the ordinary low density residential code and nothing else. The one heritage listing is Carina State School on Creek Road. City Plan's Carina and Carindale neighbourhood plan applies around Westfield and Old Cleveland Road, and the Belmont Hills edge carries biodiversity and koala habitat overlays that limit what can be cleared. Check the overlay on City Plan before you plan the extension.
How it was built
  1. 1976The Carindale estate went in on the old Belmont farms.
  2. 1978 to 1987The Arthurian streets and the Bridgnorth grid went up in cavity brick, three and four bedrooms, a pool in many yards.
  3. 1979Westfield opened on Creek Road, and the suburb was gazetted the next year with a name that borrows Carina.
  4. 1990sCarindale Heights rose along Scrub Road in two-storey rendered brick, and the bus interchange at Westfield opened in 1991.
  5. Late 1990s to 2000sThe golf-course estates around Cribb Road and St Andrews Crescent added large two-storey homes with four or five bedrooms.
  6. Since 2015A handful of streets have been rebuilt, with a growing number of the original Arthurian brick houses among them.
  7. NowStill a house suburb: 5,920 houses to 350 units at the 2021 Census, with the retirement villages the main exception.

What the money buys

Under $1.5m

A three-bedroom 1980s brick house on 600 to 700 square metres in the Arthurian streets or the Bridgnorth grid, usually with the original kitchen and a pool that needs a new fence. The three-bedroom median in the year to September 2026 was $1.4m, and a renovated three-bedder on Cadogan Street sold for $1,325,000 in September 2026. Our published Carindale purchases start at $1,410,000.

$1.5m to $2.2m

A four or five-bedroom family home on a full block: a reworked 1980s house near Belmont School or a 1990s two-storey on Scrub Road. This is where most of Carindale sells. The four-bedroom median in the year to September 2026 was $1,703,000 and the five-bedroom median $2,131,250, with the middle half of all house sales between $1.55m and $2.19m.

$2.2m and above

The golf-course estates: St Andrews Crescent, Carindale Links and the Carindale Heights crescents with the city view. The suburb's top sale in the year to September 2026 was $3,377,000, two neighbouring houses on St Andrews Crescent went for $3,081,000 each in February 2024, and our published Carindale purchases run to $2,351,500.

Flood

Bulimba Creek runs through the middle of the suburb from Pacific Golf Club, through Bulimba Creek Bicentennial Park and under Old Cleveland Road, then north-east along Meadowlands Road to Minnippi, and four tributaries feed it inside the suburb: Salvin Creek along Creek Road, Spring Creek through Carindale Heights, Phillips Creek beside Westfield and Cadogan Street, and Warick Creek at the Cribb Road end. Every one of those corridors is parkland because it floods. The houses that back onto them carry creek flood and overland flow overlays; the ridges, the Bridgnorth grid and the golf estates mostly do not, and the three lots we checked on Linacre Crescent, Kidwelly Street and Bodian Street showed no flood overlay at all. Pull the FloodWise Property Report for the exact lot, check the overland flow path as well as the creek layer, and get an insurance quote before the building and pest, not after.

Flood Awareness MapFloodWise Property Report

Noise

The Gateway Motorway runs the length of the eastern edge, so Wright Street, Reynolds Street, Holland Place, Bushlark Way and the Hereford Crescent streets hear it all night. Old Cleveland Road and Creek Road are the loud streets inside the suburb, Scrub Road carries the school traffic, and the Westfield car parks add a Saturday hum to Carindale Street. Since the parallel runway opened in 2020, parts of the inner east hear aircraft they did not before. Check the address on Brisbane Airport's runway operations page, then stand in the backyard at 7am and again at 9pm.

Overlays and approvals

No character overlay anywhere in the suburb. Creek flood and overland flow along the five creek corridors, biodiversity and koala habitat on the Belmont Hills edge, the Carina and Carindale neighbourhood plan around Westfield, and low density residential zoning everywhere else. City Plan's interactive mapping shows every overlay on the lot, and Development.i shows what the neighbours have been approved to build, which in Carindale is usually a second storey or a knockdown-rebuild.

Catchments

Five primary catchments and four secondary touch the suburb. Belmont and Mansfield State Schools are capped, and Mansfield State High and Cavendish Road are negotiated catchments with waiting lists. Check the lot on EdMap, then ring the school.

Queensland EdMap

Red flags

  • A house backing onto any of the five creek corridors with no FloodWise report and no floor-level survey. The creek parks are lovely until February.
  • A 1980s brick house priced as renovated with the original wiring, a pool without a compliance certificate and a built-in under the highset that never got a council approval. Ask for the records before you fall for the render.
  • A $450,000 to $600,000 'house' on Ford Court or Banchory Court. Those are retirement village and over-50s villas on a different title, and they are not the entry point to Carindale for a family.

Where the value sits

  • An original 1980s brick house on 700 square metres in the Bridgnorth grid, inside the Belmont State School catchment and outside every character overlay, that can be reworked or replaced without the heritage hurdles.
  • The Arthurian streets north of Old Cleveland Road, where a small heritage state school, the creek parks and the 204 bus come at a price a few hundred thousand under the golf estates.
  • The Amersham and Linacre Crescent streets, where the address sits in the Cavendish Road State High catchment and the 200 express stops at the end of the street.

Buying in Carindale: the questions we get

It splits. Belmont State School on Old Cleveland Road takes about two thirds of the suburb, everything south of Old Cleveland Road from Carindale Street to Cowell Street. Carina State School takes the streets north of Old Cleveland Road and the Winstanley Street end, and Mansfield State School takes the southern tip off Wecker Road. For high school, Whites Hill State College covers the northern and central streets, Mansfield State High the Cribb Road end and Cavendish Road State High the Amersham and Linacre Crescent streets and the closes off Creek Road. Check the exact address on EdMap and ask us which side of the line a house sits on.

The creek corridors do. Bulimba Creek runs through the middle of the suburb and four smaller creeks feed it, and the houses that back onto those parks carry creek flood and overland flow overlays. The ridges, the Bridgnorth grid and the golf estates mostly sit clear. Every Carindale purchase we make starts with the FloodWise report and the overland flow map for the exact lot.

The bus interchange at Westfield. Route 222 runs express to Roma Street via the Eastern Busway every ten minutes, about 37 minutes to King George Square, and the 200 and 205 pick up along Scrub Road and Bridgnorth Street on the way. The 209 reaches UQ Lakes in under half an hour. By car it is twenty-five to thirty minutes along Old Cleveland Road outside the peak.

It depends on the street. The Gateway Motorway runs along the eastern edge and the streets beside it hear it all night, Old Cleveland Road and Creek Road carry the shopping centre traffic, and Scrub Road has the Belmont School run twice a day. Two streets back from any of those it is a quiet brick suburb. Inspect at 7am and at 5.30pm before you decide, and check the address on the airport's flight tools.

In 2026, a four-bedroom family home on a full block: a reworked 1980s brick house near Belmont State School or a two-storey 1990s house on the Scrub Road side. The four-bedroom median in the year to September 2026 was $1,703,000 and the suburb's house median $1.8m. Our published Carindale purchases run from $1,410,000 to $2,351,500.

Carina Heights is post-war timber and brick on hills, closer to Camp Hill and the Old Cleveland Road cafes, with Whites Hill Reserve at the back door. Carindale is bigger, newer and flatter, with the shopping centre, the bus interchange, the golf course and a primary school with nearly a thousand students inside the suburb, on blocks that were drawn at 700 square metres. Families who want the newest house and everything within five minutes end up in Carindale; families who want the older street and the bush end up in Carina Heights.
