Where the buyer agreed to publish the price, Carina Heights purchases ranged from $751,000 to $1,200,000 (5 of 5 published). The rest settled privately at the buyer's request.

The buying in Carina Heights was done by Jacob Butler, Chavonne Olivier, Jillian Breen and Kate Wilson. Whoever you speak to first, the search runs on the same shared database and the same weekly cadence.

Where Carina Heights sits

Carina Heights is the hilly, post-war suburb wedged between Camp Hill and Westfield Carindale, about ten kilometres by road south-east of the CBD and 7.7 kilometres as the crow flies. It is 3.4 square kilometres of ridges and gullies: the hill the suburb is named for sits in the north-east corner at 36 metres, and Pine Mountain rises to 106 metres inside Whites Hill Reserve in the south-west. Camp Hill sits to the west and north-west, Carina to the north, Carindale to the east across Creek Road, Mansfield and Mount Gravatt East to the south and Holland Park to the south-west. It was split off from Carina in 1975, and 7,103 people lived here at the 2021 Census.

Boundaries
Creek Road is the eastern edge, with Westfield Carindale directly across it. Whites Hill Reserve closes off the south-west and Pine Mountain Road runs along the southern end. Old Cleveland Road sits just north of the suburb line in Carina, so the shops and buses on it are a walk for the northern streets rather than a drive.
The roads
Creek Road (Westfield, the Carindale bus interchange, the run north to Old Cleveland Road and the Gateway). Winstanley Street and Gallipoli Road (the two bus spines through the middle of the suburb). Pine Mountain Road (the southern end, the golf club and the way down to Wecker Road). Samuel Street and Jones Road (west into Camp Hill and the Marketplace)

The pockets

The suburb street by street: who each pocket suits and what to check there.

The numbers on the map above mark each pocket.

1The hill and the Creek Road side

Whatmore, Hecklemann, Gaffney and Teefey Streets on the crest, Vickers and Laurie Streets below it, and the short streets that run down to Creek Road

The highest ground in the north-east corner, with Belmont Private Hospital on the very top at 1220 Creek Road and Gaffney Street Park below it. Post-war timber and brick on 600 to 650 square metre blocks, many already reworked. A corner house on Vickers Street is a 600-metre walk to Westfield. The crest streets, Whatmore, Teefey and the lower end of Hecklemann, are the part of the suburb inside the Carina State School catchment; Vickers and Laurie Streets below them read as Whites Hill State College.

Suits Families who want Westfield, the bus interchange and Carina State School within a ten-minute walk and do not mind the shopping centre traffic on a Saturday.

2The Winstanley Street spine

Winstanley Street and Gallipoli Road, with Willard, Chataway, Macalister, Buckley and Summerville Streets either side

Routes 204, 205 and the peak-hour 206 Rocket all run along Winstanley Street and Gallipoli Road, so this is the part of the suburb where a family can manage with one car. Willard Street Park and Buckley Street Park sit a block apart, and Buckley Street backs onto bushland at its western end. Solid 1960s to 1980s brick homes on 600 to 670 square metres, a few with dual living underneath.

Suits Buyers who want a bus to the city at the end of the street and Thai Antique for the Friday takeaway. The pocket most Carina Heights briefs start with.

3The Anzac roads

Anzac Road, Birdwood Road, Salonica Road and Mons Road, with Osterley Road, Herbertson Road and Hill Crescent on the northern edge

The First World War street names mark the northern slice of the suburb. Anzac Road Park has the playground, and the Old Cleveland Road strip in Carina is a five-minute walk across the suburb line. The primary catchment splits here between Whites Hill State College and Carina State School, so the exact address matters.

Suits Families who want Old Cleveland Road's cafes, Elio's, the pharmacy and the 200 and 222 buses on foot, with a quieter street than Carina itself.

4The Camp Hill side

Jones Road, Samuel Street, Abbott Street, Cambridge Street and Indus Street

The western streets run straight into Camp Hill along Samuel Street and Jones Road, so Woolworths, the chemist and the Marketplace GP are a walk. Jones Road Park and Abbott Street Park are the local greens. Wholly inside the Whites Hill State College catchment on our read of the map.

Suits Buyers who want Camp Hill Marketplace and Martha Street within walking distance at a Carina Heights price, and Whites Hill State College for both primary and high school.

5The reserve edge and Pine Mountain

Kildare, Gyranda, McGahan and Warenda Streets against the reserve, then Olivia Drive, Tirrabella Street, Bendena Terrace, Beaumont and Cutuli Streets off Pine Mountain Road

Streets end in Whites Hill Reserve, Kildare Street looks across to the Gateway Bridge and the port, and blocks on Gallipoli Road backing onto the bush run close to 1,000 square metres. The Pine Mountain end is younger, with 1990s brick homes on 600 square metre blocks and Pacific Golf Club across the road. These lots sit in the bushfire buffer. Kildare, Gyranda, McGahan and Warenda Streets stay Whites Hill State College for primary and secondary, while Olivia Drive, Beaumont Street, Bendena Terrace and the Pine Mountain Road end fall to Mount Gravatt East State School and Cavendish Road State High, so check both before you inspect.

Suits Families who want bush at the end of the street, a view from the deck and a bigger block, and are happy to drive to the shops. The dearest houses in the suburb are here.

Bus

Winstanley Street and Gallipoli Road carry the suburb's own buses. Route 204 runs from the Carindale interchange along Winstanley Street to the city and Fortitude Valley via Old Cleveland Road every ten minutes in the morning peak, about fifty minutes to Queen Street on the all-stops run. Route 205 is the express: Winstanley Street at Willard Street to George Street in about 22 minutes via Camp Hill and the Buranda busway, roughly hourly outside the peak. The 206 Rocket runs peak hours only along Gallipoli Road to Queen Street via the busway. Routes 202 and 203 loop through Gallipoli Road and Buckley Street to the PA Hospital about hourly. The northern streets are a five-minute walk to stop 35 on Old Cleveland Road at Carina, where the 200 and the 222 via the Eastern Busway run every ten minutes to the city. The Carindale interchange at Westfield has everything else, including the 177 to Griffith University and the Great Circle Line.

Train

No station. Coorparoo and Cannon Hill on the Cleveland line are both about four kilometres from the middle of the suburb, a ten-minute drive, and nobody in Carina Heights walks to a train. The bus is the public transport here.

Train timetable

Road

Twenty to twenty-five minutes to the CBD by car via Old Cleveland Road and Stones Corner outside the peak. Twenty to twenty-five minutes to the airport via Creek Road and the Gateway Motorway, a toll each way. Westfield in two minutes, Camp Hill Marketplace in five, Garden City in ten down Pine Mountain Road and Wecker Road.

Pinch points Creek Road at the Westfield entrances backs up on Saturday mornings and Thursday nights, and Winstanley Street at the Carindale shops end carries the overflow. Old Cleveland Road inbound queues from Carina through Camp Hill to Stones Corner from 7.30am. Pine Mountain Road carries trucks to the materials recycling facility in the old quarry, so inspect a Pine Mountain Road house on a weekday morning. Whites Hill Reserve's Boundary Road car park fills when junior sport is on.

The houses

What is here
Almost entirely post-war. 1950s and 60s timber and brick homes on the hill and the Winstanley Street streets, many lifted and built in underneath; 1970s and 80s two-storey brick on the reserve edge and Gallipoli Road, some with dual living; and 1990s brick homes on the Pine Mountain Road end. About one dwelling in five is a unit or townhouse, mostly along Creek Road and Winstanley Street.
Block sizes
600 to 670 square metres is normal, with a corner block or a reserve frontage running bigger: a Gallipoli Road house backing onto the bush sold on 987 square metres in 2025. A family gets a yard, and usually a slope with it.
Character overlays
There is very little pre-1947 housing, so the traditional building character overlay barely touches the suburb; the sample lots we checked on Buckley Street and Gaffney Street sit outside it, in the low density residential zone with a 9.5 metre, two-storey height limit. The overlay that does matter is bushfire: lots on the reserve edge and the hill sit inside the medium and high bushfire hazard buffer, which shapes what you can build and what the insurer asks. Check both on City Plan before you plan a rebuild.
How it was built
  1. 1950s to 60sTimber and brick homes go up on the hill and the Winstanley Street streets on 600 to 650 square metre blocks.
  2. 1970s to 80sTwo-storey brick begins on the reserve edge and Gallipoli Road, and in 1975 Carina Heights is split off from Carina.
  3. 1990sBrick homes on 600 square metre blocks fill the Pine Mountain Road end, opposite Pacific Golf Club.
  4. NowMany post-war homes have been lifted and built in underneath, and units and townhouses line Creek Road and Winstanley Street.

What to check before you buy in Carina Heights

Flood

Carina Heights is high ground and neither sample lot we checked carries a river or creek flood overlay, but the gullies between the ridges are overland flow paths and the low ground toward Bulimba Creek on the Carindale side can hold water. Pull the FloodWise Property Report for the exact lot and look at the overland flow layer, not just creek flooding, before you make an offer.

Flood Awareness MapFloodWise Property Report

Noise

Three things to listen for. Creek Road and Winstanley Street traffic to and from Westfield, worst on Saturdays. Trucks on Pine Mountain Road to the materials recycling facility in the old quarry. And aircraft: type the address into the Brisbane Airport flight path tool, then stand in the backyard at 7am and again at 9pm.

Overlays and approvals

Bushfire hazard buffer on the reserve edge and the hill, and low density residential zoning almost everywhere. City Plan's interactive mapping shows every overlay on the lot, and Development.i shows what the neighbours have been approved to build.

Catchments

Five primary and two secondary catchments, and the Cavendish Road State High line runs through the south-eastern streets off Pine Mountain Road. Check the lot on EdMap, then ring the school.

Red flags

  • A reserve-edge house in the high bushfire buffer with no insurance quote in hand. Get the quote before the building and pest, not after.
  • A 1960s or 70s house that has been built in underneath without the approvals on file, sold as dual living. Ask for the council records before you fall for the second kitchen.
  • A steep driveway on the hill or the reserve edge that looks fine on a sunny inspection. Walk it with a pram in mind, and in the rain if you can.

Where the value sits

  • An original post-war three-bedder on a 600 square metre block in the Whites Hill State College catchment, outside the character overlay, that can be reworked without heritage hurdles.
  • The Olivia Drive and Beaumont Street end, which sits in both the Cavendish Road State High catchment and walking distance of the reserve. They come up rarely and go quietly.
  • A Winstanley Street or Gallipoli Road house one street back from the bus, where the price does not yet reflect the one-car life it allows.

Buying in Carina Heights: the questions we get

It depends on the street. Whites Hill State College in Camp Hill takes about half the suburb's area for primary and about two thirds for high school, and most of the homes at both levels. Carina State School takes the hill and the Creek Road side, Mount Gravatt East State School takes the Pine Mountain Road end, and Cavendish Road State High takes the Olivia Drive and Beaumont Street end for Years 7 to 12. Check the exact address on EdMap and ask us which side of the line a house sits on.

The suburb is high ground and the lots we have checked carry no river or creek flood overlay. The things to check are overland flow in the gullies and the low ground toward Bulimba Creek on the Carindale side. Every Carina Heights purchase we make starts with the FloodWise report.

By bus. Route 205 from Winstanley Street reaches George Street in about 22 minutes via the Buranda busway, the 206 Rocket runs along Gallipoli Road in the peak, and the 204 runs every ten minutes in the morning on the slower all-stops route. The northern streets can walk to the 200 and 222 on Old Cleveland Road. By car it is twenty to twenty-five minutes outside the peak. There is no station.

The streets that back onto the reserve and the hill sit inside Brisbane City Council's bushfire hazard buffer. That does not stop you buying there, but it shapes what you can build and what the insurer charges. Get the insurance quote before the building and pest.

In 2026, a renovated post-war three-bedder on 600 to 670 square metres on the hill or the Winstanley Street streets, or an original four-bedder that needs work. Our published Carina Heights purchases run from $751,000 for a townhouse to $1,200,000.

Camp Hill has Martha Street, its own primary school and the higher price. Carina Heights has Westfield across the road, the same reserve from the other side, more 1970s brick and a lower entry price, with the catchment lines to check. Families who want the village usually end up in Camp Hill; families who want the yard and the shops in one car trip look at Carina Heights.
