Hunter Gather has bought 8 properties in Carina for clients since 2024, and the list below is every one we are able to show. Of the purchases where the property type is on record, that is 1 townhouse. Carina sits inside our Brisbane buying area, which our agents cover street by street rather than from a desk.

Where the buyer agreed to publish the price, Carina purchases ranged from $521,000 to $1,400,000 (5 of 8 published). The rest settled privately at the buyer's request.

The buying in Carina was done by Jacob Butler, David Thomas and Chavonne Olivier. Whoever you speak to first, the search runs on the same shared database and the same weekly cadence.

Where Carina sits

Carina is the flat middle of the inner south-east: about seven kilometres east of the CBD, 4.5 square kilometres of post-war streets laid out between Old Cleveland Road on the south and Bulimba Creek on the east. Camp Hill and Seven Hills sit to the west, Cannon Hill to the north, Tingalpa across the Minnippi Parklands to the north-east, Carindale to the east and Carina Heights to the south. Creek Road runs north to south through the eastern third and Stanley Road runs east to west through the middle, so most of the suburb is a grid of quiet streets between two roads that carry everything. There is no train and no village strip. What Carina has instead is four bus routes to the city every ten minutes, a sporting complex the size of a school, and a house on a full block for less than Camp Hill charges a kilometre away.

Boundaries
Old Cleveland Road is the southern edge, with Carina Heights climbing away on the other side. Bulimba Creek and the Minnippi Parklands close off the east, where the streets run out into floodplain and bikeway. Richmond Road marks the northern tip toward Cannon Hill, and the Camp Hill line runs down the western streets near Waratah Avenue and Wonersh Street. Creek Road is the one road that crosses the suburb north to south; Stanley Road, Mayfield Road, Zahel Street and Meadowlands Road do the east-west work.
The roads
Old Cleveland Road (the southern edge: the 200, 204, 209 and 222 buses, Elio's, the pharmacy and the through traffic to Carindale). Creek Road (State Route 20, north to south: the Leagues Club, Carina State School, the bus depot and the Great Circle Line). Stanley Road (the village run: the IGA, the butcher, the bowls club and the hourly 212). Zahel Street and Meadowlands Road (the Clem Jones Centre and the 204 bus through the middle). Richmond Road (the northern tip, toward Cannon Hill station and the Kmart Plaza)

The pockets

The suburb street by street: who each pocket suits and what to check there.

The numbers on the map above mark each pocket.

1Kenrose Street and Carina North

Kenrose Street, Billan, Glenroy and Yass Streets, Swanson Parade and the courts off Moorabbin Drive and Foxmont Drive, north of Stanley Road toward the Creek Road bend

The nearest thing Carina has to a village: Backstreet Espresso from 5.45am, The Baker's Corner and Giovanni's Woodfire in the 10 to 18 Kenrose Street run, with a Pilates studio and a music school in between. Post-war timber and brick on blocks around 600 square metres, most of them lifted, extended or replaced in the last fifteen years. The 598 and 599 stop on Creek Road at Carina North, and Cannon Hill station is a five-minute drive up Richmond Road.

Suits Families who want a cafe strip at the end of the street and Mayfield State School on foot. The pocket most Carina briefs start with.

2The Stanley Road side

Stanley Road from the Camp Hill line to Creek Road, and Mayfield Road, Broadway Street, Lunga, Sage, Pembroke, Royds and Hendren Streets either side of it

The oldest part of the suburb and the most settled. St Martin's at 66 Broadway Street, San Sisto at 97 Mayfield Road and Our Lady of Graces sit within two blocks of each other, the library is at Mayfield Road and Nyrang Street, and the IGA and the butcher are at 182 Stanley Road. Flint's Cottage at 40 Lunga Street is one of the suburb's two heritage listings. The western streets past Waratah Avenue tip into the Camp Hill State Infants and Primary catchment, which is the boundary that moves prices here.

Suits Families choosing St Martin's or San Sisto, or Mayfield State School, and wanting the church, the library and the grocer within a few streets.

3The Old Cleveland Road edge

Old Cleveland Road in the 700s and 800s, and Jones Road, Birdwood Road, Anzac Road, Dickenson, Orana, Sankey, Nyrang, Binda, Adelaide and Bernecker Streets running north off it

Elio's at 875, Sula Coffee at 856, the pharmacy at 834 until 8.30pm, Snap Fitness at 799 and Goodstart at 761, with the Camp Hill Hotel at 724 just over the line. The 625 metres of tram track in the median between Jones Road and Orwell Street is heritage-listed, which tells you how long this road has carried people to the city. The first street back is the quiet one; the road itself needs a 7.30am inspection. The primary catchment splits three ways along here: Whites Hill State College for the Jones Road corner, Carina State School for most of the strip and the near ends of Dickenson and Pembroke, and Mayfield for the far ends of those two streets.

Suits Bus commuters with young children: four routes to the city from Stop 35, Elio's and the pharmacy on foot, and a house for less than the streets behind Kenrose.

4Zahel Street and the Leagues Club

Zahel Street, Narracott, Koree and Thorne Streets, Celestial Court, Robbies Avenue, Turais Boulevarde and the Argo, Keel, Nova and Pyxis places, east to Creek Road

The Clem Jones Centre at 56 Zahel Street has four pools, two gyms, a swim school and a medical practice under one roof, and Carina Leagues Club at 1390 Creek Road does the Friday dinner with Playland for the kids. Carina State School is across Creek Road, Avenues Early Learning is nearby, and Mick Foley Field and Stellar Park fill the gaps. The 204 runs through here along Zahel Street and Meadowlands Road. Check the block against the Creek Road bus depot before you buy on the Creek Road side.

Suits Sport families. The pool, the gym, the Leagues Club and Carina State School are all within a few hundred metres, and the streets are named for stars and ships.

5The Minnippi side

Johnston, Ellen, Kate and Epala Streets, Preston Road, Fursden Road, Wilson Drive, Charlotte Street and the courts and closes off Meadowlands Road east of Creek Road

The eastern third, where the courts and closes are later than the grid to the west and the streets run out into the Minnippi Parklands. The Fursden Road bike connection is the Carina way in, Preston Road Park is the off-leash park, and the South Brisbane softball diamonds sit on Ellen Street. Carina State School for primary and Whites Hill State College for secondary, with a sliver at the far east in Tingalpa State School. Bulimba Creek, Minnippi Creek and the Preston Road Drain wrap the low ground, so the flood report comes before the inspection here.

Suits Families who want the parklands, the creek bikeway and the dog park at the end of the street, in the newest houses the suburb has.

Bus

Old Cleveland Road is the reason Carina works without a train. From Stop 35 at Carina: route 200 Carindale Heights to Queen Street express every 10 minutes in the peak, route 222 Carindale to Roma Street via the Eastern Busway every 7 to 10 minutes, route 204 to the city and Fortitude Valley every 10 minutes (it comes through the middle of the suburb along Zahel Street and Meadowlands Road first), and route 209 to UQ Lakes. About 20 to 25 minutes to the CBD. Route 212 runs along Stanley Road past Carina Bowls and Mayfield Road to the city via Seven Hills, roughly hourly. The 598 and 599 Great Circle Line stop on Creek Road at Carina North and the bus depot for Carindale, Garden City and Chermside.

Train

No station. Cannon Hill on the Cleveland line is the nearest, about two and a half kilometres north of Kenrose Street on Barrack Road, a five-minute drive with 161 park-and-ride bays, about 18 to 20 minutes to Central. Coorparoo station is the other option for the western streets. Most Carina families use the bus instead.

Fifteen to twenty minutes to the CBD by car via Old Cleveland Road and Stones Corner outside the peak. The Gateway Motorway is five minutes east past Carindale, so the airport is twenty to twenty-five minutes with a toll each way. Westfield Carindale in five minutes, Camp Hill Marketplace in five the other way, Cannon Hill Kmart Plaza in five up Creek Road.

Stanley Road backs up at 3pm outside St Martin's and San Sisto. The Creek Road bus depot runs from before dawn, so listen from the backyard on Creek Road and the first streets off it. Westfield Carindale's car parks are full by 11am on a Saturday. Inspect any Old Cleveland Road, Creek Road or Stanley Road house in the peak before you decide.

The houses

What is here
Post-war timber and brick on the grid between Stanley Road and Old Cleveland Road, many lifted and built in underneath or extended out the back, a steady run of knockdown-rebuilds on the flatter streets, later courts and closes on the Minnippi side, and townhouse complexes and small unit blocks along Old Cleveland Road, Stanley Road and near Creek Road. Carina carries a real townhouse market beside the houses: 28 unit sales against 213 house sales in the twelve months to September 2026, and three of our published Carina purchases were townhouses or units.
Block sizes
Around 600 square metres is the post-war norm, smaller on the subdivided lots near the strips and on the Minnippi courts. That is the point of Carina over Camp Hill: a family gets a flat yard for a few hundred thousand less.
Character overlays
Carina is a post-war suburb and most of it sits outside the traditional building character overlay, which is why so many houses have been lifted, built under or replaced. The pre-war pockets around Lunga Street and the Stanley Road side are the exception, Flint's Cottage at 40 Lunga Street and the tram track in the Old Cleveland Road median are the two heritage listings, and pre-1911 houses cannot be demolished anywhere. Check the overlay on City Plan before you plan the extension.
How it was built

  2. Post-warTimber and brick houses filled the grid between Stanley Road and Old Cleveland Road on blocks around 600 square metres.
  3. Last 15 yearsMost houses near Kenrose Street were lifted, extended or replaced, and knockdown-rebuilds spread across the flatter streets.

What to check before you buy in Carina

Flood

Bulimba Creek and Minnippi Creek wrap the eastern edge through the Minnippi Parklands, and two council drains, the Carina Drain and the Preston Road Drain, carry the suburb's stormwater east to them through the streets. The Minnippi side and the low ground along the drains carry creek flood and overland flow overlays; the Stanley Road and Kenrose Street streets sit higher. Pull the FloodWise Property Report for the exact lot, check the overland flow path as well as the creek layer, and get an insurance quote before the building and pest, not after.

Noise

Old Cleveland Road and Creek Road are the loud streets, Stanley Road carries the school traffic, and the Creek Road bus depot runs from before dawn. Since the parallel runway opened in 2020, parts of the inner east hear aircraft they did not before. Check the address on Brisbane Airport's runway operations page and the Casper flight tracker, then stand in the backyard at 7am and again at 9pm.

Overlays and approvals

Creek flood and overland flow along the drains and the Minnippi edge, traditional building character on the pre-war pockets near Stanley Road, and the two heritage listings. City Plan's interactive mapping shows every overlay on the lot, and Development.i shows what the neighbours have been approved to build, which in Carina is usually a knockdown-rebuild or a townhouse complex next door.

Catchments

Six primary catchments touch the suburb, four of them capped, and one secondary. Mayfield and Carina State School split the middle roughly along Creek Road and Orana Street. Check the lot on EdMap, then ring the school.

Red flags

  • A house fronting Old Cleveland Road, Creek Road or Stanley Road with single-glazed bedrooms at the front and no fence, or a Creek Road block within earshot of the bus depot with no early-morning inspection.
  • A low block on the Minnippi side or along the Carina Drain or Preston Road Drain with no FloodWise report and no floor-height survey. The drains are quiet until they are not.
  • A post-war house that has been lifted and built in underneath, or a townhouse in a complex, without the council approvals and the body corporate records on file. Ask for the records before you fall for the finish.

Where the value sits

  • An unrenovated post-war house on 600 square metres on a quiet street between Stanley Road and Kenrose Street, outside the character overlay, that can be lifted, built under or replaced without the heritage hurdles.
  • The far western streets around Waratah Avenue and Wonersh Street, where the address sits in the Camp Hill State Infants and Primary catchment at a Carina price.
  • The Zahel Street streets, where the pool, the gym, the Leagues Club and Carina State School are all on foot and the street names keep the tourists away.

Buying in Carina: the questions we get

It splits. Mayfield State School takes the western and northern half including Kenrose Street and the Stanley Road side, and Carina State School takes the eastern and southern streets from Zahel Street to the Minnippi side. The edges fall to Camp Hill State Infants and Primary in the far west, Cannon Hill State School at the northern tip, Whites Hill State College at the Jones Road corner and Tingalpa State School at the far eastern edge. Secondary is Whites Hill State College for the whole suburb. Check the exact address on EdMap and ask us which side of the line a house sits on.

Parts of it. Bulimba Creek and Minnippi Creek wrap the eastern edge through the parklands, and the Carina Drain and Preston Road Drain carry stormwater through the streets to them. The Minnippi side and the low ground along the drains carry overlays; Kenrose Street and the Stanley Road side sit higher. Every Carina purchase we make starts with the FloodWise report and the overland flow map.

The bus. Routes 200, 204, 209 and 222 run along Old Cleveland Road to the city every 7 to 10 minutes in the peak, about 20 to 25 minutes door to door, and the 204 comes through the middle of the suburb first. Cannon Hill station is a five-minute drive north for the Cleveland line. By car it is fifteen to twenty minutes outside the peak.

It depends entirely on the street. Old Cleveland Road, Creek Road and Stanley Road each affect a band of houses and leave the grid behind them alone, the Creek Road bus depot starts before dawn, and parts of the inner east hear aircraft since the parallel runway opened in 2020. Stand on the block at 7am and 5.30pm before you decide, and check the address on the airport's flight tools.

In 2026, a renovated three or four-bedroom post-war house on around 600 square metres near Kenrose Street or the Stanley Road side, or a five-bedder that still needs work. The three-bedroom median in the year to September 2026 was about $1.22m and the four-bedroom median about $1.52m, and our published Carina purchases run to $1,400,000.

Camp Hill has the hills, the views, Martha Street and a primary school families move for, at a price a few hundred thousand higher. Carina has the flat block, the Clem Jones Centre, the Leagues Club, the same buses along Old Cleveland Road and Westfield Carindale five minutes away. Families who want a yard and a pool on foot usually end up in Carina; families who want a view and the village end up in Camp Hill.
