Hunter Gather has bought 5 properties in Cannon Hill for clients since 2023. Of the purchases where the property type is on record, that is 1 house. Cannon Hill sits inside our Brisbane buying area, which our agents cover street by street rather than from a desk.

Where the buyer agreed to publish the price, Cannon Hill purchases ranged from $1,150,000 to $2,230,000 (4 of 5 published). The rest settled privately at the buyer's request.

The buying in Cannon Hill was done by Jacob Butler and Chavonne Olivier. Whoever you speak to first, the search runs on the same shared database and the same weekly cadence.

Where Cannon Hill sits

Cannon Hill is the eastern edge of the 4170 and 4171 family belt: 6.6 kilometres east of the CBD, 3.8 square kilometres, with the Cleveland rail line and Wynnum Road running through the north half and Bulimba Creek and the Minnippi Parklands wrapping the south and east. Morningside sits to the west, Murarrie to the north-east, Tingalpa across the creek to the east, Carina to the south and Seven Hills to the south-west. It is the last part of the belt where a house on a 600 square metre block still sits under $2m, and the trade is a working suburb rather than a village: two shopping centres, a train, a bus interchange and a parkland the size of a small suburb, with the street chosen for what it is next to.

Boundaries
Bulimba Creek and the Minnippi Parklands to the south-east, where the suburb runs out into floodplain and bushland. Lytton Road and the Colmslie industry mark the north. Perrin Creek and the Morningside line sit to the west near the state school, and the Seven Hills Bushland Reserve rises behind the southern streets. Wynnum Road cuts the suburb south-west to north-east with the rail line a few hundred metres north of it, and Creek Road crosses both at the Kmart Plaza corner.
The roads
Wynnum Road (State Route 23: the shops, the buses, the through traffic from Wynnum to the Gabba). Creek Road (State Route 20: the Kmart Plaza corner, south to Carindale and the M1). Lytton Road (the northern edge, trucks to the port and the Gateway). Junction Road (from Morningside Central past Cannon Hill Anglican College to Lytton Road). Barrack Road (from Wynnum Road past the station to the college)

The pockets

The suburb street by street: who each pocket suits and what to check there.

The numbers on the map above mark each pocket.

1The station end

Barrack Road, Armstrong Road, Grenade, Bingara, Ivy and Andrews Streets north of Wynnum Road, and Muir, Marsh and Stanton Streets south of it

The working heart of the suburb. Cannon Hill station sits on Barrack Road a block north of Wynnum Road, the No Sugar cafe and the Wynnum Road shops are at the corner, and Cannon Hill State School is a ten-minute walk west. Street names like Grenade, Shrapnel, Gatling and Krupp mark the grid. The rail line runs at grade with no cutting, so stand on the block and listen before you fall for a house on the northern side.

Suits Commuters with young children: the train, the bus interchange, the state school and the coffee are all on foot, and the house is a post-war three-bedder on 600 square metres.

2The Minnippi side

Minnippi Boulevard, Munce Place, Sutton Place, McKie Crescent, Harris Close and Sawyer Court, south of Wynnum Road and east of Creek Road

The estate that runs down to the Minnippi Parklands, the quietest family streets in the suburb and the furthest from the rail line. This is the pocket where the catchment surprises people: Mayfield State School in Carina for primary and Whites Hill State College for secondary, not Cannon Hill and Balmoral. Bulimba Creek and Minnippi Creek wrap the low ground, so the flood report comes before the inspection.

Suits Families who want the parklands, the creek bikeway and the golf course at the end of the street, and newer houses that need nothing.

3The Seven Hills border

Richmond Road, Dahlia, Erica, Favril, Meyrick, Dorothea and Christina Streets, the southern streets that climb toward the bushland reserve

The southern rise toward the 52-hectare bushland reserve, with the Cannon Hill Bushland Reserve pocket off Creek Road. Cannon Hill State School for primary, but the secondary line runs through here: Richmond Road from about number 350 and most of Favril Street test as Whites Hill State College, Meyrick, Dahlia and Dorothea Streets are split, and the streets closer to Wynnum Road test as Balmoral State High. Two houses on the same street can face different high schools.

Suits Buyers who want high ground, a view over the parklands and the Seven Hills Bushland Reserve tracks at the end of the street.

4The school grid

Molloy Road, Beauvardia, Camelia, Aster and Stanton Streets around the two schools, and Lang, Princess, Prince, Duke and Imperial Streets toward the Morningside line

The western end, and the most settled. The heritage-listed 1915 state school, St Oliver Plunkett's, the Catholic church and the bowls club sit within a few streets of each other, and the Green Leaves centre is on Wynnum Road at the top. Perrin Creek marks the western edge, so the flood report matters on the low streets near Regent Park.

Suits Families who want Cannon Hill State School and St Oliver Plunkett's within a few hundred metres of the front gate, and the quietest walk to Morningside Central.

5The college side

Krupp Road, Moncrief Road, Whitworth Road, Gatling Road and Cedar, Wattle and Bunya Streets between the rail line and Lytton Road

The northern pocket between the rail line and Lytton Road, with the college's 11.5 hectares at the Junction and Krupp Roads corner. The streets nearest Lytton Road (Cedar, Wattle, Bunya) sit in Murarrie State School's catchment rather than Cannon Hill's, and the Colmslie industry starts across Lytton Road. Quieter than the address suggests once you are two streets in.

Suits Families buying for Cannon Hill Anglican College, who want the drop-off on foot and can live with Lytton Road's trucks a few streets away.

Bus

Cannon Hill bus station at the Wynnum and Creek Roads corner, open since 2003 with park-and-ride and a funded upgrade design, is the interchange for the east. Route 232 starts here and runs to the city through Morningside, Balmoral, Bulimba and Hawthorne along Lytton Road and Riding Road, past both ferry terminals. Route 227 runs Wynnum West to the city along Wynnum Road through Cannon Hill, Morningside and Norman Park. The 598 and 599 Great Circle Line stop at the interchange for Carindale, Garden City, Toombul and Chermside. Off-peak frequency is thin on the 232, so check the timetable for the street you are looking at.

Train

Cannon Hill station on Barrack Road is the suburb's own stop on the Cleveland line, 12.6 kilometres from Central, open since 1910, with 161 park-and-ride bays and step-free access. Morningside is one stop in and Murarrie one stop out. The weekday peak expresses run between Murarrie and Manly, so Cannon Hill is all-stops: about 18 to 20 minutes to Central, a few minutes more than Morningside's 15. Check the timetable for the exact pattern before you count on it.

Train timetable

Road

Fifteen to twenty minutes to the CBD by car via Wynnum Road outside the peak, five to the Gateway Motorway and fifteen to the airport with a toll each way, ten down Creek Road to Westfield Carindale. Oxford Street and the Bulimba and Hawthorne CityCat terminals are a ten-minute drive for the ferry days.

Route numbers named in the bus notes above. Timetables on Translink.

Pinch points Wynnum Road backs up toward Morningside and the Gabba from 7am, and the Wynnum Road and Creek Road corner stalls at school pick-up with the Plaza car park and the bus interchange feeding it. Lytton Road carries port trucks all day. The rail line runs at grade through the northern half with no cutting, so the streets either side hear every train. Inspect a Wynnum Road, Creek Road or rail-side house at 7am and again at 5.30pm before you decide the noise does not bother you.

The houses

What is here
Post-war brick and timber on 600 square metre blocks across most of the suburb, lifted and built-under highsets on the higher streets, a steady run of knockdown-rebuilds where the original houses have gone, the Minnippi Boulevard estate south of Wynnum Road, and townhouses and unit blocks along Wynnum Road and near the station. Cannon Hill carries a real unit market beside the houses: 58 unit sales against 87 house sales in the twelve months to September 2026.
Block sizes
600 square metres is normal, smaller near the station and along Wynnum Road, bigger on the Seven Hills rise. A family gets a yard here that the same money does not buy in Morningside, let alone 4171.
Character overlays
Cannon Hill is a post-war suburb and most of it sits outside the traditional building character overlay, which is why so many houses have been lifted, built under or replaced. The pre-1947 pockets around the state school and the church are the exception, and pre-1911 houses cannot be demolished anywhere. Check the overlay on City Plan before you plan the extension.
How it was built
  1. 1910Cannon Hill station opened on the Cleveland line, a block north of Wynnum Road.
  2. 1915The state school opened at the western end; it is heritage-listed today and the grid around it settled first.
  3. Pre-1947The pockets around the state school and the church were built out, and still sit under the character overlay.
  4. Post-warBrick and timber houses on 600 square metre blocks spread across most of the suburb, highsets on the higher streets.
  5. 2003The bus interchange opened at the Wynnum and Creek Roads corner.
  6. NowKnockdown-rebuilds replace the originals, and townhouses and units line Wynnum Road and the station streets.

What the money buys

$800,000 to $1.2m

A two-bedroom unit or townhouse near the station or Wynnum Road, or an original post-war two or three-bedder on a smaller block. The unit median in the year to September 2026 was $832,500.

$1.2m to $2m

A renovated three or four-bedroom post-war house on 600 square metres, or a lifted highset with the work half done. This is where most Cannon Hill houses sell: the three-bedroom median is about $1.4m and the four-bedroom median about $1.8m. Our published purchases start at $1,150,000.

$2m and above

A finished new build on a full block, a five-bedroom house on the Seven Hills rise or the Minnippi side, or a renovated Queenslander near the school. Five-bedroom houses had a median of about $2.3m in the year to September 2026; our published purchases run to $2,230,000 and the suburb's top sale was $3.45m.

What to check before you buy in Cannon Hill

Flood

Three creeks touch the suburb. Bulimba Creek runs along the southern and eastern edge through the Minnippi Parklands, Minnippi Creek feeds it through the parklands from the south, and Perrin Creek marks the western edge near the state school and Regent Park. The low ground near Wynnum Road and Creek Road went under in 2022, and the streets along all three creeks carry creek flood and overland flow overlays. Pull the FloodWise Property Report for the exact lot, ask for the floor levels, and get an insurance quote before the building and pest, not after.

Noise

Four sources. The Cleveland line runs at grade through the northern half, Wynnum Road and Creek Road carry the through traffic and the buses, Lytton Road carries the port trucks along the northern edge, and light industry sits at Southgate Corporate Park and across Lytton Road at Colmslie and Murarrie. Aircraft are the fifth for the eastern streets since the parallel runway opened in 2020: check the address on Brisbane Airport's runway operations page and the Casper flight tracker, then stand in the backyard at 7am and again at 9pm.

Overlays and approvals

Creek flood and overland flow along the three creeks, traditional building character and pre-1911 on the older pockets near the school, and industry zoning against houses at the Lytton Road and Southgate edges. City Plan's interactive mapping shows every overlay on the lot, and Development.i shows what the neighbours have been approved to build, which in Cannon Hill is usually a knockdown-rebuild next door.

Catchments

Three primary catchments and two secondary, two of the primaries capped. Balmoral State High does not cover the whole suburb: the Minnippi side and the southern streets test as Whites Hill State College. Check the lot on EdMap, then ring the school.

Red flags

  • A house beside the rail corridor or fronting Wynnum Road, Creek Road or Lytton Road with single-glazed bedrooms at the front and no acoustic report.
  • A low block on the Bulimba Creek, Minnippi Creek or Perrin Creek line with no FloodWise report and no floor-height survey. The creeks are quiet until they are not.
  • A Minnippi side or Richmond Road house bought on the assumption it is in Balmoral State High's catchment. About two fifths of the suburb's area is not, though only one home in ten.

Where the value sits

  • A post-war house on 600 square metres outside the character overlay that can be lifted, built under or replaced without the heritage hurdles, next to a street that has already done it.
  • The station-end streets between Barrack Road and the state school, where the train, the bus interchange, the school and the coffee are all on foot.
  • The Seven Hills rise, where the quietest streets in the suburb back onto 52 hectares of bushland at a step below Morningside prices, if the high school line works for the family.

Buying in Cannon Hill: the questions we get

It splits. Cannon Hill State School takes the western and central streets, Mayfield State School in Carina takes the Minnippi side south of Wynnum Road and east of Creek Road, and Murarrie State School takes the northern streets toward Lytton Road. For secondary, Balmoral State High covers the north and centre and Whites Hill State College covers the Minnippi side and the southern streets. Check the exact address on EdMap and ask us which side of the line a house sits on.

Parts of it. Bulimba Creek and Minnippi Creek wrap the south and east through the parklands, Perrin Creek marks the western edge near the state school, and the low ground near Wynnum Road and Creek Road went under in 2022. The rise toward Seven Hills and most of the station streets do not. Every Cannon Hill purchase we make starts with the FloodWise report and the floor levels.

About 18 to 20 minutes to Central on the Cleveland line, all stops, from a station with 161 park-and-ride bays on Barrack Road. Route 232 from the bus interchange runs to the city through Bulimba and Hawthorne, and by car it is fifteen to twenty minutes outside the peak.

It depends entirely on the street. The rail line, Wynnum Road, Creek Road, Lytton Road and the industry at the northern edge each affect a band of houses and leave the rest alone, and the eastern streets hear aircraft since the parallel runway opened in 2020. Stand on the block at 7am and 5.30pm before you decide, and check the address on the airport's flight tools.

In 2026, a renovated three-bedroom post-war house on around 600 square metres near the station or the state school, or a four-bedder that still needs work. The three-bedroom median in the year to September 2026 was about $1.4m and the four-bedroom median about $1.8m.

Morningside has the pool, the patisserie and Balmoral State High for almost every address, at a higher price. Cannon Hill has the parklands, the bus interchange, two supermarket centres, Cannon Hill Anglican College and a bigger yard for less, with a catchment map that needs reading street by street. Families who want space and can choose the street carefully get most of Morningside's life at Cannon Hill's price.
