Where Brendale sits

Brendale is the industrial and commercial heart of the Pine Rivers district, about 22.9 kilometres north of the CBD by road and immediately south-west of Strathpine. This is the City of Moreton Bay, not Brisbane City Council, which changes the flood tool, the planning scheme and the rates notice. Most of the suburb's 10.7 square kilometres is business park, warehouses, trade suppliers and sporting land, and about 3,100 people live in a few residential pockets tucked around the edges. Families who buy here buy a specific pocket, not the suburb, and the first question is always what sits over the back fence.

Boundaries
The South Pine River runs along the eastern side toward Bald Hills and the Brisbane City Council line. Strathpine is to the north, Warner to the west, and Eatons Hill and Albany Creek to the south. South Pine Road runs through the middle of the suburb from Strathpine to the Eatons Hill end.
The roads
South Pine Road (the spine: the business park, Wantima, the sports complex and the Eatons Hill end). Leitchs Road and Kremzow Road (the industrial estate and the way north to Strathpine). Linkfield Road (east across the river toward Bald Hills and the Gateway Motorway). Old North Road (the western edge toward Warner)

The pockets

The suburb street by street: who each pocket suits and what to check there.

The numbers on the map above mark each pocket.

1The Strathpine Gardens complexes

Leitchs Road and Stanley Street at the northern end, with the Strathpine Gardens villas (Bult, Bechaz and Kenzie Courts), The Grange and Moreton Domain

Where most of Brendale's residents live: lowset brick villas and townhouses from the early 1990s on small lots of 140 to 170 square metres, set in gated or private complexes. Strathpine Centre, the library and the train are a short drive or a long walk. On the council's mapping the complexes sit inside the flood planning area, and part of Moreton Domain sits in the medium risk flood hazard area, so the Flood Check report and the body corporate's records come first.

Suits First-home buyers, downsizers and young families who want a low-maintenance villa, Strathpine Centre and the station within a couple of kilometres, and a body corporate that looks after the grounds.

2The Wantima estate

Karena Street, Currajon Street, Girrah Street, Gowrie Street, Heatherlea Street, Doonside Parade and Brendale Street

A small estate of 1980s lowset and highset brick houses on around 600 square metres off South Pine Road, some backing directly onto Wantima Country Club. The South Pine Sports Complex is a walk away and the Eatons Hill shops are a few minutes south. On the catchment layer it sits in Eatons Hill State School and Bray Park State High, and parts of it carry an overland flow path on the council's mapping.

Suits Families who want a freestanding house on a full block, Eatons Hill State School and the Wantima fairways behind the fence.

3The business park and industrial estate

Kremzow Road, Leitchs Road, Terrence Road, Johnstone Road, Garret Street, Duntroon Street, Linkfield Road and the courts off them

Most of the suburb by area: warehouses, trade suppliers, the IGA, the swim school, gyms, breweries and the Powerlink substation. It matters to a family buyer for two reasons. It is the reason Brendale's houses are cheaper than the suburbs around it, and it is what sits over the back fence of some residential streets. Drive the estate at 6am and at 3pm before you commit to a house near it.

Suits Not where families live. Where they work, buy the tiles, swim, climb, train and have a Friday beer.

Pinch points South Pine Road carries the business park, the sports complex and the Eatons Hill traffic, so it slows at the start and end of the working day and on sports nights and weekend mornings at the complex. Trucks start early in the industrial estate. The South Pine River bridges toward Bald Hills are the only way east. Inspect a house near South Pine Road at 7am on a weekday and on a Saturday morning in winter sport season.

The houses

What is here
Brendale is mostly industrial, and the housing is a small part of it. About 1,500 dwellings stood in the suburb at the 2021 census, roughly two thirds of them counted as houses, but many of those are lowset villas and townhouses from the early 1990s in the complexes at the Strathpine Gardens end rather than freestanding homes. The freestanding houses are mostly 1980s lowset and highset brick in the Wantima estate off South Pine Road.
Block sizes
Two very different answers. The villas in the Strathpine Gardens complexes sit on lots of about 140 to 170 square metres with a courtyard and a body corporate. The Wantima estate houses sit on around 600 square metres with room for a pool or a shed.
Character overlays
No character or heritage overlay to speak of on the housing. The overlays that matter here are flood and overland flow on the council's mapping, and the zoning next door: industry zones sit close to some residential streets, so check what the neighbouring lot is zoned for and what could be built on it on the Moreton Bay planning scheme mapping and the DA Tracker.

What the money buys

Under $700,000

A two-bedroom villa or townhouse in the Strathpine Gardens complexes. Two-bedroom houses, mostly villas, sold at a median of $692,000 in the year to September 2026, and every Brendale purchase we have published sits between $437,850 and $616,000.

$700,000 to $850,000

A three-bedroom freestanding house in the Wantima estate on around 600 square metres, often original inside. Three-bedroom houses sold at a median of $777,000.

$850,000 and above

A four-bedroom house, or one backing onto the Wantima fairways. Four-bedroom houses sold at a median of $839,500 and the year's top house sale reached $1,170,000.

What to check before you buy in Brendale

Flood

The South Pine River runs along the eastern side of the suburb and Four Mile Creek, Sandy Creek, Albany Creek and Conflagration Creek cross or edge it. On the council's mapping the Strathpine Gardens complexes sit inside the flood planning area, part of Moreton Domain sits in the medium risk flood hazard area, and the Wantima estate streets carry overland flow paths. This is Moreton Bay, so Brisbane's FloodWise report does not cover it: order the council's free Flood Check property report for the exact lot, and look at the Moreton Bay Flood Viewer. Get the insurance quote before the building and pest, not after.

Noise

The industrial estate is the noise to check: trucks, forklifts and reversing beepers from early morning, and some businesses run shifts. South Pine Road carries the through traffic, and the sports complex has floodlit games and weekend crowds. Find the nearest industrial lot to the house, then stand in the yard at 6am on a weekday and at 7pm on a sports night. For aircraft, type the address into Brisbane Airport's flight path tool.

Overlays and approvals

The Moreton Bay planning scheme's interactive mapping shows the zone, flood hazard, overland flow and every other overlay on the lot, and the council's DA Tracker shows what the neighbours have been approved to build. In Brendale the zone next door matters as much as your own. Locate the Powerlink substation and the waste facility on the map too. Not City Plan and not Development.i: those stop at the river.

Catchments

Three primary and three secondary catchments touch the suburb, but each residential pocket sits in one of each. Check the lot on EdMap, then ring the school.

Red flags

  • A house or villa whose back fence is an industrial lot, inspected only on a Sunday. Go back at 6am on a weekday.
  • A villa in a complex inside the flood planning area with no Flood Check report, no body corporate records on flood claims and no insurance quote.
  • An extension, carport or enclosed garage without the council approvals on file. Many villas have had the garage converted; ask for the approval before you count the extra room.

Where the value sits

  • A villa in the Strathpine Gardens complexes: a low-maintenance first home within reach of Strathpine Centre and the station, at a price freestanding houses nearby left behind.
  • An original 1980s brick house on 600 square metres in the Wantima estate, in the Eatons Hill State School catchment, that can be renovated around a young family.
  • A house backing onto the Wantima fairways rather than the industrial estate: green outlook, no neighbour behind.

Buying in Brendale: the questions we get

Mostly industrial. The business park, trade suppliers, the sports complex and Wantima Country Club take up most of the suburb, and about 3,100 people live in a few residential pockets: the villa and townhouse complexes at the Strathpine Gardens end and a small estate of freestanding houses off South Pine Road beside the golf course.

It depends on the pocket. The Strathpine Gardens complexes sit in Strathpine West State School and Pine Rivers State High. The Wantima estate sits in Eatons Hill State School and Bray Park State High. Bald Hills State School and Albany Creek State High take the industrial east and the Eatons Hill end. Check the exact address on EdMap.

Parts of it are mapped. The Strathpine Gardens complexes sit inside the council's flood planning area and parts of the Wantima estate carry overland flow paths. Brendale is in Moreton Bay, so the check is the council's free Flood Check report for the exact lot, not Brisbane's FloodWise.

Drive to Strathpine station, about two kilometres from the northern complexes, and the train takes about 32 minutes to Central. The 357 bus runs a Brendale to City express. By car it is about 22.9 kilometres, around 30 minutes outside the peak.

In 2026, a three-bedroom freestanding house in the Wantima estate, often original inside, or a renovated villa in the Strathpine Gardens complexes. Three-bedroom houses sold at a median of $777,000 in the year to September.

Strathpine has the station, the centre, more houses and more choice of streets. Brendale has the golf course, the sports complex and the lowest entry price in the area, with the industrial estate as the trade-off. Many families look at both and choose the street, not the suburb.
