Hunter Gather has bought 4 properties in Bald Hills for clients since 2025. Bald Hills sits inside our Brisbane buying area, which our agents cover street by street rather than from a desk.

Where the buyer agreed to publish the price, Bald Hills purchases ranged from $850,000 to $1,010,000 (4 of 4 published). The rest settled privately at the buyer's request.

Every Bald Hills purchase on this page was secured by Jacob Butler.

Where Bald Hills sits

Bald Hills is the last suburb in Brisbane City Council before the Pine River, 18 kilometres north of the CBD by road. The South Pine River wraps the west, the Pine River the north, and both council lines run down the middle of the water, so Strathpine and Lawnton across the bridges are a different council with different flood maps and a different planning scheme. The suburb is 12.9 square kilometres on paper but most of that is the Bald Hills Flats grazing land west of Gympie Road and the Tinchi Tamba Wetlands to the north-east. The houses sit on the rise in between, either side of the railway and Strathpine Road, with Bracken Ridge over the Gateway Motorway to the east and Carseldine, Fitzgibbon and Bridgeman Downs to the south.

Boundaries
The South Pine River to the west and the Pine River to the north, which is also the boundary with the City of Moreton Bay. The Gateway Motorway runs up the eastern side and Bald Hills Creek crosses the suburb from Telegraph Road to the wetlands. Gympie Road and the railway split the housing north to south.
The roads
Gympie Road (the spine: the old village, the station side, Aldi and Bunnings at the southern end). Strathpine Road (west over the river to Strathpine, east to Bracken Ridge as Hoyland Street). Gympie Arterial Road (the start of the Bruce Highway, between the station streets and Kluver Street). Linkfield Road and the Gateway Motorway (the run to the airport and the coast). Telegraph Road and Bracken Ridge Road (east to Bracken Ridge Plaza, the pool and the high school)

The pockets

The suburb street by street: who each pocket suits and what to check there.

The numbers on the map above mark each pocket.

1The station and the old village

Rothbury Street, Bald Hills Road, Cullimore Street, Lucy Street, Wing Street, Miles Street, Griffiths Street, Wakefield Street, Dickson Street, Hellen Street, Ana Street and Adair Street, either side of the railway south of Strathpine Road

The original Bald Hills: the 1888 railway estate around the station, the shops on Rothbury Street, the Presbyterian church and Bald Hills State School on Gympie Road. Post-war timber and 1960s brick on 480 to 510 square metre blocks, with the odd big old lot on Gympie Road. Recent sales on Miles Street, Hellen Street and Griffiths Street landed between $805,000 and $980,000. The trade-off is the railway and Gympie Road on either side, so stand in the yard at 7.30am before you decide.

Suits Families who want the train, the state school and the corner shops on foot, and are happy with a post-war house they can improve.

2The London streets

Soho Street, Savoy Street, Watling Street, Juxon Street, Lexham Street, Taplow Street, Seaton Street, Racton Street, Netley Street, Dombey Street, Pickard Street, Topham Street and St Martin Court, north of Strathpine Road up to Canterbury Park and Feuerriegel Road

The 1970s and 80s heart of family Bald Hills, on the rise between Strathpine Road and the Canterbury Park wetlands. Brick and timber highsets on full blocks, cul-de-sacs backing onto parkland, and Canterbury Park's off-leash area and cricket field at the top of the hill. Bald Hills State School and Pine Rivers State High for most of it.

Suits Families who want a 600 square metre block, a quiet street and Bald Hills State School without crossing Gympie Road.

3The herb streets and Kluver Street

Chervil Street, Taragon Street, Coriander Street, Bergamot Street, Kluver Street, Dresden Street, Elstree Street, Parer Street, Paladin Place, Portico Place, Criterion Close and Cavalier Close, east of the Gympie Arterial around the ABC tower

1980s and 90s brick east of the Gympie Arterial, with Ridge Hills United's fields on Grand Street, Kluver Street Lions Park and Stanley Day Park in the middle, and the 198 metre ABC radio mast on its 43 hectare heritage site at 99 Kluver Street as the landmark. Bald Hills Creek runs along the low side of these streets on its way to the wetlands, so the FloodWise report matters here. Bald Hills State School and Bracken Ridge State High.

Suits Buyers who want a newer house and a bigger yard than the station side, and do not mind the tower on the skyline.

4Canterbury Park and the wetlands edge

Arnica Crescent, Charlock Road, Korina Street, Mantias Street, Sanicle Street, Alpine Street, Caribbean Street, Sirocco Place, Mistral Court, Betony Street, Gladdon Street, Wyampa Road, Burrabi Street and Kyeema Crescent, in the north-east toward Tinchi Tamba

The 1990s and 2000s estate on the north-eastern edge, between Canterbury Park and the Tinchi Tamba Wetlands. Quiet loops and courts, the local bus through Arnica Crescent, and Wyampa Road running out to the wetlands car parks and boat ramp. The Gateway Motorway is the eastern boundary, so ask which side of the estate a house is on. This is the Norris Road State School side of the suburb, with Bracken Ridge State High.

Suits Families who want the newest streets, bushland over the back fence and the boat ramp at the end of the road.

5The Telegraph Road estate

Hope Street, Twickenham Place, Greenwich Drive, Meridian Place, Surrey Close, Musgrave Avenue, Moriarty Place and Fairway Street, at the southern end near Telegraph Road and Lacey Road

The 2010s streets at the southern tip, on 400 square metre blocks: recent sales on Hope Street and Twickenham Place were four-bedders on 400 square metres at $1.13m to $1.15m. Aldi, Bunnings, SmartClinics and the Gympie Road homemaker strip are a short drive, Guide Dogs Queensland is the neighbour, and the new signalised crossing on Gympie Road near Telegraph Road is due by December 2026. This corner sits in the Aspley State High catchment, not Pine Rivers or Bracken Ridge.

Suits Families who want a four-bedroom, two-bathroom house with a double garage, and will trade yard for a newer build and the big-box shops five minutes away.

Train

Bald Hills station on Cullimore Street, on the Redcliffe Peninsula line, zone 2, 20 kilometres from Central: three platforms, staffed, fully accessible, with 147 park and ride bays. Every Citytrain service from Kippa-Ring to Central stops here and many run through to Springfield Central. About 29 minutes to Central on the printed timetable; check the current timetable for the address you are looking at.

Train timetable

Bus

Route 680 runs Redcliffe to Chermside along Gympie Road through Strathpine, Bald Hills and Aspley, about 60 trips each way on a weekday and ten or eleven a day at weekends. Route 327 runs Strathpine to Toombul via Strathpine Road, Bald Hills and Bracken Ridge Plaza, roughly hourly Monday to Saturday and not on Sundays. The local stops are on Strathpine Road, Gympie Road, Kluver Street, Hoyland Street and Arnica Crescent. For the city, the train is the answer.

Road

Eighteen kilometres to the CBD. Two ways in: Gympie Road south through Carseldine and Aspley, or Linkfield Road onto the Gateway Motorway, a toll each way. Agents quote about 30 minutes to the CBD outside the peak and 20 to 25 to the airport via the Gateway. The Bruce Highway starts at the Gympie Arterial in the middle of the suburb, so the Sunshine Coast is an hour without touching a suburban street.

Route numbers named in the bus notes above. Timetables on Translink.

Pinch points Gympie Road backs up from the South Pine River bridge toward Aspley from about 7am, and the Linkfield Road ramps queue when the Gateway does. Strathpine Road slows at the St Paul's gates between 8am and 8.45am. The station car park is full by 7.30am on a weekday. Inspect a Gympie Road, Strathpine Road or railway-side house at 7.30am before you decide the noise does not matter, and a Gateway-side house in the Canterbury Park estate with the windows open.

The houses

What is here
Post-war timber and 1960s brick around the station and the old village, 1970s and 80s highsets on the London streets, 1980s and 90s brick east of the Gympie Arterial and around the ABC tower, a 1990s and 2000s estate at Canterbury Park, and 2010s four-bedders on small lots at the Telegraph Road end. About 7,000 people at the 2021 census and 73 percent of houses owner-occupied. Very few units; the ones that exist sit along Gympie Road and Strathpine Road.
Block sizes
480 to 510 square metres on the station side and the old streets: recent sales on Miles Street, Hellen Street and Griffiths Street were 506, 483 and 497 square metres. The London streets and the herb streets run bigger, and the Telegraph Road estate smaller, at 400. Gympie Road still has the odd 1,200 square metre lot from the farming days.
Character overlays
Bald Hills is mostly post-war, so Brisbane's traditional building character overlay touches only a handful of the oldest houses around the station and Gympie Road. The listed places are the Presbyterian church on Strathpine Road, the hoop pines at St Paul's and the ABC transmission centre on Kluver Street, not the housing. Extensions, lifts and secondary dwellings are governed by the zone and the flood and waterway overlays rather than a character test. Check the lot on City Plan before you plan.
How it was built
  1. 1888The railway estate around the station is the original Bald Hills, on the Gympie Road side.
  2. 1950s to 60sPost-war timber and 1960s brick fill the station streets and the old village on 480 to 510 square metre blocks.
  3. 1970s to 80sThe London streets go up in brick and timber highsets on full blocks between Strathpine Road and the wetlands.
  4. 1980s to 90sBrick houses spread east of the Gympie Arterial through the herb streets and around the ABC mast on Kluver Street.
  5. 1990s to 2000sThe Canterbury Park estate adds quiet loops and courts on the north-eastern edge beside the Tinchi Tamba Wetlands.
  6. 2010sFour-bedders on 400 square metre blocks fill the Telegraph Road estate at the southern tip.

What the money buys

Under $900,000

An original post-war or 1960s three-bedder on the station side, or a smaller house on the old streets needing work. Our lowest published Bald Hills purchase is $850,000.

$900,000 to $1.1m

A tidy three or four-bedroom house on a full block in the London streets or the herb streets, often with a shed or a pool. This is where the house median sits, at $1,051,000 in the year to September 2026, and where our published Bald Hills purchases top out at $1,010,000.

$1.1m and above

A renovated highset with dual living, a big block near Canterbury Park, or a newer four-bedroom, two-bathroom house in the Telegraph Road estate, where 2026 sales on Hope Street and Twickenham Place landed at $1.13m and $1.15m.

4 purchases since 2025, all 4 with published prices from $850,000 to $1,010,000. Live grid on the page.

What to check before you buy in Bald Hills

Flood

Three waterways, not one. The South Pine River and the Bald Hills Flats floodplain sit west of Gympie Road, Bald Hills Creek runs from Telegraph Road through the herb streets and past Kluver Street to the wetlands, and the Pine River and Tinchi Tamba are tidal on the north-east. Conflagration Creek crosses the St Paul's side. This is Brisbane City Council, so pull the free FloodWise Property Report for the exact lot, which shows river, creek and overland flow exposure and the floor level against the flood levels, and read the Flood Awareness Map for the street. Get the insurance quote before the building and pest, not after.

Flood Awareness MapFloodWise Property Report

Noise

Gympie Road, the Gympie Arterial where the Bruce Highway begins, the Gateway Motorway on the eastern edge and the railway are the four noise lines, and Bald Hills sits north-west of the airport rather than under the main approaches. Type the address into the Brisbane Airport flight path tool anyway, then stand in the yard at 7am and again at 9pm.

Overlays and approvals

City Plan's interactive mapping shows the zone, the flood and waterway corridor overlays, the biodiversity overlay along the creek and the wetlands, and every other overlay on the lot. Development.i shows what the neighbours have been approved to build, and the two council pedestrian projects on Gympie Road and on Lucy and Cullimore Streets are on the council projects pages.

Catchments

Two primary catchments with housing in them and three secondary, all with enrolment management. Check the lot on EdMap, then ring the school.

Red flags

  • A low block beside Bald Hills Creek or on the flats side of Gympie Road with no FloodWise report and no floor-level survey. The report is free and takes minutes; a seller who has not pulled it is telling you something.
  • A highset that has been built in underneath without the council approvals on file. Ask for the building records through the council's property search before you fall for the rumpus room.
  • A Gympie Road, Strathpine Road, Gympie Arterial or railway-side frontage with single-glazed bedrooms at the front and no fence.

Where the value sits

  • An original 1970s highset on a full block in the London streets, above the creek, in both the Bald Hills State School and Pine Rivers State High catchments, that has never been touched.
  • A brick house on a court in the Canterbury Park estate that backs onto parkland or the wetlands rather than the motorway.
  • The station side, where the walk to the train, St Paul's, the state school and the Rothbury Street shops is real and the houses are the cheapest in the suburb.

Buying in Bald Hills: the questions we get

Primary splits two ways: Bald Hills State School for the station side, the London streets and the herb streets, and Norris Road State School for the Canterbury Park estate in the north-east. Secondary splits three ways: Pine Rivers State High for the western half, Bracken Ridge State High for the east, and Aspley State High for the southern end, the Telegraph Road estate and the lower ends of Miles and Wakefield Streets. Check the exact address on EdMap and ask us which side of the line a house sits on.

Parts of it can. The South Pine River and the flats sit west of Gympie Road, Bald Hills Creek runs through the eastern streets on its way to the wetlands, and the Pine River is tidal on the north-east. The rise around the station and the London streets sits above it. Every Bald Hills purchase we make starts with the FloodWise report and the floor levels.

The train. Bald Hills station is on the Redcliffe Peninsula line with every service running to Central and many on to Springfield Central, about 29 minutes to Central on the printed timetable. By car it is 18 kilometres down Gympie Road or the Gateway, about 30 minutes outside the peak. The 680 bus goes to Chermside and Redcliffe, not the city.

Yes. It is the northernmost suburb in the City of Brisbane; the council line is the Pine River and the South Pine River. That means City Plan, the FloodWise report and the Flood Awareness Map, Brisbane rates and bins, and the Bracken Ridge Ward office at the library. Strathpine and Lawnton across the bridges are the City of Moreton Bay, with different tools.

In 2026, a tidy three or four-bedroom house on a 500 to 600 square metre block in the London streets or the herb streets, usually 1970s to 90s, often with a shed or a pool. The house median was $1,051,000 in the year to September 2026. Our published Bald Hills purchases run from $850,000 to $1,010,000.

Bald Hills has the station, St Paul's, Bunnings and Aldi inside its boundary and the wetlands at the end of the road. Bracken Ridge has the state high school, the Catholic primary and girls' college, the library, the pool and Bracken Ridge Plaza. Families who want to walk to the train usually end up in Bald Hills; families who want the high school and the pool on foot look at Bracken Ridge first.
