Where Arana Hills sits

Arana Hills is the heart of the Hills District, about fourteen kilometres north-west of the CBD and just inside the City of Moreton Bay, with Brisbane's Keperra and Everton Hills over the southern and eastern boundaries. It began in 1956 as Camden Park, the first modern suburban subdivision in the old Pine Rivers shire, and the original streets still carry the names of towns around Camden in New South Wales. Almost every home is a detached house on a 600 square metre block, the Arana Hills Plaza with Coles, Kmart and Aldi sits in the middle, Bunyaville Conservation Park is on the northern edge and the Ferny Grove train line runs just south of the suburb. Families buy here for the block, the bush and a price well under the Brisbane side of the boundary.

Boundaries
Bunyaville Conservation Park to the north, Everton Hills and South Pine Road to the east, the Brisbane City boundary at Keperra and Grovely to the south, and Ferny Hills to the west.
The roads
Dawson Parade (south to Keperra, Grovely station and Samford Road). Patricks Road (west to Ferny Hills and the Ferny Fair shops, east past Arana Hills Plaza). South Pine Road (the eastern edge, north to Albany Creek and south to Everton Park). Bunya Road (the northern cross street toward Bunyaville and Bunya)

The pockets

The suburb street by street: who each pocket suits and what to check there.

The numbers on the map above mark each pocket.

1Camden Park

Menangle Avenue, Narellan Street, Bringelly Street, Cobbity Crescent, Glenlee Street, Nepean Street, Hoxton Street, Bargo Street and Minto Crescent

The original 1956 subdivision in the middle of the suburb, named for the towns around Camden in New South Wales. Highset and lowset 1960s and 70s houses on 600 square metre blocks, the library on Cobbity Crescent and Arana Hills Plaza at the bottom of Nepean Street. A drainage line runs through here: Nepean, Glenlee, Bringelly, Hoxton and Casula Streets sit largely in the council's flood planning area, so read the Flood Check report before you fall for the renovation.

Suits Families who want to walk to the Plaza, the library and the bus, and a solid 1960s house to renovate.

2The Bunyaville side

Reginald Avenue, Hillenvale Avenue, Hawkes Avenue, Collins Road, Quandong Crescent, Bunyaville Close and Yarraman Street

The northern streets rising toward Bunyaville Conservation Park, with Pine Community School on Bunya Road and the Arlington Drive childcare centres close by. Houses from the 1970s and 80s, some with views, on 600 to 800 square metre blocks. Grovely State School and Mitchelton State High catchments. Cabbage Tree Creek crosses the north-west corner, and Arlington Drive, View Crescent and parts of Bunya Road carry the flood hazard overlay.

Suits Families who want the forest at the top of the street and the mountain bike trails for the teenagers.

3The Y streets

Yingally Drive, Yeerinbool Court, Yathong Court, Yootha Avenue, Leonarda Drive, Blackwood Drive and Ironwood Court

The western estates toward Ferny Hills, with the bushland reserves of Bandicoot Gully, Wightman Reserve and Brian Battersby Reserve between the courts. 1970s and 80s brick and timber houses on sloping blocks. Overland flow paths run through several courts toward the gullies, so ask for the drainage plan.

Suits Families who want the Patricks Road State School and Ferny Grove State High catchments and a quiet court.

4The Grovely side

Grove Avenue, Leslie Street, Crosby Avenue, Dawson Parade, Olearia Street West, Pimelea Street and Jane Street

The southern streets running down to Kedron Brook and the Brisbane boundary, with Grovely station about 400 metres beyond the suburb edge and the Arana Leagues Club on Dawson Parade. Post-war and 1960s houses on 600 square metre blocks. The brook-side ends of Olearia Street West, Dawson Parade and Grove Avenue sit in the flood hazard or flood planning overlay; the rest of the pocket does not.

Suits Families who want to walk to Grovely or Keperra station, Grovely State School and the all-abilities playground.

Train

The Ferny Grove line runs just south of the suburb. Grovely station is about 400 metres beyond the southern boundary and Keperra station about 500 metres, both about 25 to 27 minutes to Central on the current morning timetable. Ferny Grove station, the end of the line with a park-and-ride, is a few minutes' drive west.

Train timetable

Bus

Local routes feed the train rather than run to the city: the 396 from Mitchelton loops through the Bunyaville side via Collins Road and Bunya Road, and the 397 and 398 run between Ferny Grove and Mitchelton through Bringelly Street, Bunya Road and Patricks Road past the Plaza.

Bus timetableSecond route timetable

Road

About fourteen kilometres to the CBD. The usual route is Dawson Parade to Samford Road and Kelvin Grove, or South Pine Road to Everton Park and Gympie Road. Selling agents quote about thirty minutes to the city outside the peak. Samford village is fifteen minutes the other way.

Pinch points Samford Road through Mitchelton and Enoggera is the morning bottleneck, and South Pine Road backs up toward Everton Park. The Patricks Road and Dawson Parade corner at the Plaza is busy on a Saturday, and school pick-up slows Dawson Parade outside Grovely State School. Inspect a Dawson Parade or Patricks Road frontage at 8am before you decide the traffic does not bother you.

The houses

What is here
Detached houses, almost entirely: about 2,600 houses against 128 units and townhouses at the 2021 census. Highset and lowset 1960s and 70s houses in Camden Park and the Grovely side, many with the downstairs built in; 1970s and 80s brick and timber homes in the Y streets and on the Bunyaville side; and a few newer houses on subdivided lots.
Block sizes
Around 600 square metres is the norm, set by the original subdivision, with larger and sloping lots toward Bunyaville and the gullies. That is the Arana Hills trade: a real backyard at a price below Everton Hills and Keperra across the Brisbane line.
Character overlays
There is no character or heritage overlay over Arana Hills housing to steer a renovation. The overlays that matter are flood hazard, flood planning and overland flow along Cabbage Tree Creek, Kedron Brook and the drainage line through Camden Park, plus environmental areas on the lots backing onto Bunyaville and the gullies. The Moreton Bay planning scheme maps them lot by lot.
How it was built
  1. 1956Camden Park was subdivided, the first modern suburban estate in the old Pine Rivers shire.
  2. Post-war to 1960sPost-war and 1960s houses filled the Grovely side, running down toward Kedron Brook on 600 square metre blocks.
  3. 1960s to 70sHighset and lowset houses went up across Camden Park, many since built in downstairs.
  4. 1970s to 80sBrick and timber homes spread west into the Y streets and north up the Bunyaville side, some with views.
  5. NowA few newer houses sit on subdivided lots; nearly everything else is still a detached house on 600 square metres.

What to check before you buy in Arana Hills

Flood

Arana Hills is hills, but water still runs through it. Cabbage Tree Creek crosses the north-west corner, Kedron Brook runs along the southern boundary and a drainage line runs down through Camden Park. On the Moreton Bay planning scheme's flood hazard overlay, parts of Arlington Drive, View Crescent, Bunya Road, Olearia Street West, Dawson Parade and Patricks Road carry a medium or high flood hazard, and Nepean Street, Glenlee Street, Bringelly Street, Hoxton Street and Casula Street sit largely in the flood planning area. Overland flow paths cross many of the courts. This is Moreton Bay, so Brisbane's FloodWise report does not apply: order the council's free Flood Check property report for the exact lot and get the insurance quote before the building and pest.

Noise

Dawson Parade, Patricks Road and South Pine Road are the traffic noise lines, and the Ferny Grove railway runs just south of the suburb. Arana Hills is well west of the main Brisbane Airport flight paths, but check the address on the flight path tool anyway, then stand in the backyard at 7am and again at 9pm.

Overlays and approvals

The Moreton Bay planning scheme's interactive mapping shows the zone, flood hazard, overland flow, environmental areas and bushfire hazard on the lot, and the council's DA Tracker shows what the neighbours have been approved to build. Not City Plan and not Development.i: those start across the boundary in Keperra.

Catchments

Three state primary catchments and two state high schools touch the suburb, and the primary and secondary lines do not match. Check the lot on EdMap, then ring the school.

Red flags

  • A renovated Camden Park house on Nepean, Glenlee or Bringelly Street with no Flood Check report. The drainage line is not obvious on a dry Saturday.
  • A highset with the downstairs built in and used as bedrooms without the council approvals on file. Ask for the building records before you count the bedrooms.
  • A court lot at the bottom of a slope with an overland flow path through the yard and no drainage plan.

Where the value sits

  • An original 1960s highset on 600 square metres in Camden Park, above the drainage line and a walk from the Plaza, ready for the renovation the family designs.
  • A house on the Bunyaville side with the forest behind it, in the Grovely State School and Mitchelton State High catchments.
  • A Grovely-side house within a walk of the station, clear of the brook overlay, for the family that wants the train without Brisbane-side prices.

Buying in Arana Hills: the questions we get

There is no Arana Hills State School. Most of the suburb is in the Grovely State School catchment, with Patricks Road State School for the north-west and Ferny Hills State School for the south-west. For high school, Mitchelton State High takes the east and centre and Ferny Grove State High the west. Check the exact address on EdMap.

Not for council purposes. Arana Hills is in the City of Moreton Bay, so rates, the planning scheme, flood mapping and development approvals are Moreton Bay's. Keperra and Everton Hills across the southern and eastern boundaries are in Brisbane.

Not from a river, but Cabbage Tree Creek, Kedron Brook and a drainage line through Camden Park put parts of some streets in the council's flood hazard or flood planning overlay, including Nepean Street, Arlington Drive and the brook end of Olearia Street West. Order the council's free Flood Check report for any lot before you make an offer.

The train from Grovely or Keperra station, just south of the suburb, takes about 25 to 27 minutes to Central. Local buses connect to the stations and Mitchelton. By car it is about thirty minutes outside the peak via Samford Road or South Pine Road.

In 2026, a three or four-bedroom house on around 600 square metres, often renovated, in Camden Park, the Y streets or the Bunyaville side. Four-bedroom houses sold at a median of about $1.37m in the year to September.

They are the same Hills District: similar houses, similar blocks and a shared set of schools. Arana Hills has the Plaza, more of the suburb in the Grovely State School and Mitchelton State High catchments and the stations closer; Ferny Hills has the council pool, the Ferny Fair shops and the Ferny Grove State High catchment.
