Where Alderley sits

Alderley is seven kilometres north-west of the CBD on the Ferny Grove line, with a creek on two sides. Kedron Brook runs along the northern edge toward Stafford, Enoggera Creek along the southern edge toward Ashgrove, and between them the suburb climbs to the hilltop where Farrington House has stood since about 1882. Samford Road and South Pine Road meet at Alderley Junction beside the station and the pub, and that corner is the village. Enoggera Road carries the traffic down the eastern side to Newmarket and the city.

Boundaries
Kedron Brook to the north, Enoggera Creek to the south. Stafford sits across the brook, Grange to the east, Newmarket to the south-east across Enoggera Road, Ashgrove across the creek to the south and Enoggera to the west along Samford Road.
The roads
Samford Road (the tram route until 1968, now the 390 bus, Alderley Junction to Enoggera and Mitchelton). South Pine Road (north to Everton Park, the Coles, the kindy, the 345 and 360 buses). Enoggera Road (the run to Newmarket, Kelvin Grove and the city). The Ferny Grove railway line, which cuts the suburb in two

The pockets

The suburb street by street: who each pocket suits and what to check there.

The numbers on the map above mark each pocket.

1Alderley Junction and the station

Hall Street, Lorne Street, Frederick Street and Musgrave Terrace on the west of the line, Wakefield Street and Alderley Avenue on the east, with Samford Road and South Pine Road meeting at the junction

The 1890 Alderley Park Estate, cut into 16-perch lots on Hall, Alderley and Wakefield Streets nine years before the railway arrived. The station car park, Coles on South Pine Road, Priorities for coffee and the Alderley Arms on the corner are all inside five minutes. The primary line runs through these streets: Lorne Street reads as Newmarket State School, while Hall Street, Wakefield Street and Alderley Avenue are Wilston State School at their lower numbers and Newmarket further along.

Suits Families who want the train, the Coles and the pub on foot, and can live with the sound of both roads.

2The hilltop and the Grange side

David Street, the top of Wakefield Street and Alderley Avenue, and Mina Parade running down toward Newmarket and Grange

Farrington House on David Street has sat on the top of this hill since about 1882, and the streets around it hold the suburb's oldest homes with the widest views. The heritage-listed brickworks chimney on Mina Parade marks where the Newmarket Brickworks fired bricks from 1912 to 1987. Wilston State School catchment on the hill, and Mina Parade sits in the Kelvin Grove State College catchment, which takes the southern edge of Alderley.

Suits Buyers who want the view and the older houses, and a Wilston State School address.

3Alderley Grove and the Kedron Brook side

Shand Street, Longsight Street, Raymont Road, Mornington Street, Farrington Street, Bermingham Street and Camborne Street

The 1921 Smyth's Hill Estate was cut at 18 and 22 perches, bigger than the blocks around the station, and it shows in the yards. Alderley Grove Park sits in the middle, Grinstead Park and the Kedron Brook Bikeway at the bottom, and the 345 express stops on Shand Street. The low streets closest to the brook are the ones to check on the flood map: Kedron Brook broke every record in February 2022.

Suits Families who want a bigger block, the brook bikeway at the end of the street and the Enoggera State School catchment.

4Green Hills and the Banks Street side

Lloyd Street, Cole Street, Elfreda Street, Goskar Avenue, Affleck Street, Bowral Street, Braeside Terrace and Quarry Road

Two estates: Green Hills, sold in 1914 around Elfreda Street, and Manwaring on Goskar Avenue in 1937, where the lots ran to 24 and 31 perches. Greenhills Reserve and Quarry Park sit inside it, Strathearn on Quarry Road is a heritage-listed Anzac Cottage, and Banks Street Reserve at the bottom is bushland along Enoggera Creek. Soul Revolver on Cole Street is the local. Newmarket State School catchment for almost every address, with the low end of Bowral Street in Oakleigh State School.

Suits Families buying the interwar Queenslander on the biggest block in the suburb, with the walk to Newmarket State School and the creek bushland.

5Sedgley Park and the Newmarket edge

Huxley Avenue, Beaufort Street, the eastern end of Lloyd Street and the blocks off Enoggera Road

Sedgley Park has been the suburb's recreation ground since the tram days, with the Newmarket Olympic Pool on its Alderson Street edge. The 390 stops on Enoggera Road at Sedgley Park and Lloyd Street, and most of Alderley's units sit along this side. Enoggera Road traffic is the trade-off, and the creek at the bottom of the park is on the flood map.

Suits Buyers who want the pool and the park across the road, the 390 bus at the gate and Newmarket Village ten minutes on foot.

Pinch points Samford Road and Enoggera Road carry everything from Mitchelton, Enoggera and Gallipoli Barracks to the city, and the junction backs up from 7.30am. South Pine Road takes the Everton Park traffic on top of that. The railway runs through the middle of the suburb, and the timber footbridge over the line at Frederick Street closed in 2020, so check how you actually cross the tracks from the house you are looking at. Inspect anything on the three main roads at 8am and again at 5.30pm.

The houses

What is here
Alderley was subdivided estate by estate between 1890 and 1937, and the houses follow the estates: 1890s and 1900s cottages around the station, interwar timber Queenslanders through Green Hills and Smyth's Hill, 1930s homes on the Manwaring blocks off Goskar Avenue, post-war on the northern streets toward the brook, and a heritage villa on the hilltop in Farrington House. About a third of the suburb's 3,160 dwellings are units, most of them along Enoggera Road, Samford Road and near the station.
Block sizes
Block size depends on which estate the house sits in. The 1890 Alderley Park lots and the 1914 Green Hills lots were cut at 16 perches, about 405 square metres. Smyth's Hill in 1921 ran to 18 and 22 perches, roughly 450 to 550. The Manwaring Estate on Goskar Avenue in 1937 went to 24 and 31 perches, 600 to 780 square metres, and those are the yards families pay for. Check the lot on the title, not the listing.
Character overlays
Most of the pre-1947 houses will sit under Brisbane's traditional building character overlay, which protects the streetscape and steers extensions, and pre-1911 houses cannot be demolished. Three sites in the suburb are on the Queensland Heritage Register outright: Farrington House on David Street, Strathearn on Quarry Road and the brickworks chimney on Mina Parade, with the station a local heritage place. Check the overlay on City Plan before you plan a lift and build.
How it was built
  1. About 1882Farrington House went up on the hilltop, and the streets around it hold the suburb's oldest homes.
  2. 1890The Alderley Park Estate cut 16-perch lots on Hall, Alderley and Wakefield Streets, nine years before the railway.
  3. 1899Alderley station opened on the Ferny Grove line, and 1890s and 1900s cottages gathered around it.
  4. 1914 to 1921Green Hills sold around Elfreda Street, then Smyth's Hill followed on bigger 18 and 22 perch blocks.
  5. 1937The Manwaring Estate on Goskar Avenue ran to 24 and 31 perches, the yards families still pay for.
  6. Post-warThe northern streets toward Kedron Brook filled in after the war.
  7. NowAbout a third of the suburb's 3,160 dwellings are units, mostly along Enoggera Road, Samford Road and near the station.

What the money buys

$1.2m to $1.5m

A two or three-bedroom cottage or post-war house on a 400 square metre estate block near the station or on the northern streets, usually needing work. Units in the suburb sit around $850,000, and our lowest published Alderley purchase was $451,380.

$1.6m to $2m

The suburb's house median sits in this band: a renovated three-bedder in Green Hills or a done four-bedder on a full Smyth's Hill block.

$2.5m and above

A five-bedroom rebuild on the hilltop or a big-block Queenslander on the Manwaring lots off Goskar Avenue. Our published Alderley purchases run to $3,075,000.

What to check before you buy in Alderley

Flood

Both creeks flood, and February 2022 was the test. Alderley took more than a metre of rain in three days, Kedron Brook recorded 893 millimetres across its catchment against 661 in 1974, and creek flooding combined with overland flow put water into streets that stayed dry in 2011. The brook took out sections of the bikeway and a bridge. The low streets around Grinstead Park and Alderley Grove Park on the north side, and the bottom of Sedgley Park and Banks Street Reserve on Enoggera Creek, are the ones to check. Pull the FloodWise Property Report for the exact lot, ask for the floor levels, and get an insurance quote before the building and pest, not after.

Noise

Three sources, and a house can have all of them. The railway runs through the middle of the suburb, so ask how far the bedrooms are from the line. Samford Road, South Pine Road and Enoggera Road carry the north-west's commuter traffic, and a house on the high side still hears it from the back deck. Gallipoli Barracks is two kilometres west at Enoggera, so ask the neighbours about helicopter movements. Type the address into the Brisbane Airport flight path tool as well, then stand in the yard at 7.30am and again at 5.30pm.

Catchments

Three primary catchments and two secondary, all with enrolment management plans and Prep caps, and the Newmarket and Wilston line runs along the station streets. Check the lot on EdMap, then ring the school.

Red flags

  • A low block near Grinstead Park, Alderley Grove Park or the bottom of Sedgley Park with no FloodWise report, no floor-height survey and no recent flood insurance quote. 2022 reached streets that 2011 did not.
  • A pre-1947 house that has been lifted and built in underneath without the council approvals on file. Ask for the records before you fall for the finish.
  • A house sold on the school rather than the address: Hall Street, Wakefield Street and Alderley Avenue each change primary catchment partway along. Check the lot on EdMap before you pay for a catchment.

Where the value sits

  • An unrenovated interwar Queenslander on a Manwaring or Smyth's Hill block, above the creek line, where the yard is the value and the finish is yours to choose.
  • The hilltop streets around David Street, where the older houses hold the view, the Wilston State School catchment and a walk to the Grange side.
  • A post-war house on the northern streets outside the character overlay, in the Enoggera State School catchment, with the brook bikeway at the end of the road.

Buying in Alderley: the questions we get

It depends on the street. Newmarket State School takes the southern half and the centre, Enoggera State School the northern third, and Wilston State School the hill on the Grange side, with the Newmarket and Wilston line running along the station streets. For secondary, Everton Park State High covers most of the suburb and Kelvin Grove State College the southern edge along Banks Street. All of them run enrolment management plans. Check the exact address on EdMap and ask us which side of the line a house sits on.

The creek streets do. Kedron Brook on the north side and Enoggera Creek on the south side both came up in February 2022, when Alderley took more than a metre of rain in three days and the brook broke its 1974 record. The hill in the middle did not. Every Alderley purchase we make starts with the FloodWise report and the floor levels.

The train from Alderley station on the Ferny Grove line, every fifteen minutes on a weekday morning through Roma Street and Central. The 390 bus along Samford Road and Enoggera Road, or the 345 express down South Pine Road. By car it is twelve to fifteen minutes outside the peak and noticeably more at 8am.

No. The nearest state primaries are Newmarket, Enoggera and Wilston State Schools, all within two kilometres, and Everton Park State High is the secondary for most of the suburb. Alderley Kindergarten on South Pine Road is the kindy. The Catholic and independent options are St Ambrose's at Newmarket, Our Lady of the Assumption and Hillbrook at Enoggera, St Columba's at Wilston, and Marist and Mt St Michael's across the creek in Ashgrove.

In 2026, around the house median: a renovated three-bedroom Queenslander in the Green Hills streets or a done four-bedder on a full Smyth's Hill block. Under it, a cottage near the station that needs work. Our published Alderley purchases run from $451,380 for a unit to $3,075,000.

Newmarket has the village strip, Newmarket State School inside its boundary and one primary catchment. Alderley has its own station, the pub and the Coles at the junction, bigger blocks on the 1920s and 30s estates, and three primary catchments to check. Families who want the walk to the shops and one school line usually end up in Newmarket; families who want the yard and the train end up in Alderley.
