Where Albany Creek sits

Albany Creek is the leafy family suburb on the Brisbane side of the Pine Rivers district, about seventeen kilometres north-west of the CBD and inside the City of Moreton Bay rather than Brisbane. It grew from a crossroads of two old tracks: Old Northern Road, the first road north, and Albany Creek Road, which runs east to Aspley and Chermside. Almost everything here is a detached house on a generous block, most of it built between the 1970s and the 2000s, with two state primaries, a state high school and the Albany Creek Leisure Centre all inside the suburb and Bunyaville Conservation Park on its south-western edge. It is a car suburb with no train line, and the families who buy here are buying the block, the schools and the bushland.

Boundaries
The South Pine River along the north, with Cash's Crossing where South Pine Road crosses it. Bunyaville Conservation Park and the Everton Hills bushland on the south-west, and the Brisbane City boundary at Bridgeman Downs and McDowall to the south-east.
The roads
Old Northern Road (the north-south spine, the Leisure Centre, the high school and the express buses to the city). Albany Creek Road (east to Bridgeman Downs, Aspley and Gympie Road, past the village and Albany Creek State School). South Pine Road (north across the river to Eatons Hill, Brendale and the Gateway). Keong Road and Albany Forest Drive (the southern cross streets and Albany Hills State School)

The pockets

The suburb street by street: who each pocket suits and what to check there.

The numbers on the map above mark each pocket.

1The village and the school streets

Albany Creek Road between Old Northern Road and Leitchs Road, Wruck Crescent, Wilson Avenue, Greensill Road, Ferguson Street and Devoran Street

The old centre of the suburb around Albany Creek Village and Albany Creek State School, with the library on Ferguson Street and All Saints a few streets west. Brick and timber houses from the 1970s and 80s on 600 to 800 square metre blocks, many highset with the downstairs built in. The Albany Creek State School catchment, which has no enrolment cap.

Suits Families who want the primary school, Coles, the library and the bus to the city all on foot.

2The bird streets

Flamingo Drive, Kingfisher Street, Osprey Court, Tanager Street, Peacock Street, Shearwater Close and Faheys Road West

The north-western estate named for birds, laid out around parks and the creek reserves, with houses from the late 1970s and 80s on 600 to 700 square metre blocks. Some courts back onto the creek corridors, and Osprey Court, Barwing Court and parts of Faheys Road sit in the council's flood hazard overlay, so check the lot.

Suits Families who want a quiet loop of streets off the main roads, parks at the end of the court and the Catholic primary nearby.

3Albany Hills

Keong Road, Albany Forest Drive, Rafter Avenue, Frederick Street, Theiss Drive, Flinders Way and Explorer Drive

The middle of the suburb south of the village: Albany Hills State School on the Keong Road corner, Albany Creek State High School on Albany Forest Drive and Albany Creek Central with Woolworths on the corner. Low-set brick houses from the 1980s and 90s, many with pools, on 600 to 900 square metre blocks. The Albany Hills State School catchment, capped at 973 students.

Suits Families who want to walk to Albany Hills State School, the high school and the Leisure Centre pool.

4The Bunyaville edge

Yellowjack Crescent, Mahogany Drive, Turpentine Court, Leopardwood Court, Narrabeen Road and the courts running down to the forest

The south-western streets named for trees, backing onto Bunyaville Conservation Park. Larger 1990s and 2000s brick houses, some on sloping blocks with views, and the quietest streets in the suburb. Overland flow paths run through several courts toward the gullies, so ask for the drainage plan on a sloping lot.

Suits Families who want the bush at the back fence and mountain bike trails from the end of the street.

5The Boulevard and the eastern estates

The Boulevard, Country Club Drive, Gleneagles Crescent, Oakmont Crescent, Turnberry Crescent, Stephen Street and Stewart Road

The south-eastern streets named for golf courses, and the older streets north of them toward Leitchs Road. Two Goodstart centres sit on Dawn Road and The Boulevard. Stephen Street, Stewart Road and Malvern Road sit largely in the council's balance flood planning area, and Country Club Drive and Sussex Drive touch the flood hazard overlay; check every lot on the council's Flood Check report.

Suits Families buying a newer four or five-bedroom house close to the Brisbane boundary and the run to Aspley and Chermside.

The 358 runs across the suburb between Strathpine and Chermside, and the 350 is a peak express via Bridgeman Downs and Aspley.

Bus timetableSecond route timetable

Road

Pinch points The Old Northern Road and Albany Creek Road intersection at the village, and Albany Creek Road eastbound toward Gympie Road, are the morning bottlenecks, and school pick-up clogs Keong Road and Albany Forest Drive with two primaries and a high school within a few hundred metres. South Pine Road across the river backs up toward the Gateway. Inspect an Old Northern Road or Albany Creek Road frontage at 8am before you decide the traffic does not bother you.

The houses

What is here
Detached houses, almost entirely: about six thousand houses against a little over four hundred units and townhouses at the 2021 census. Brick and timber highsets from the 1970s in the village and the bird streets, often with the downstairs built in; low-set brick from the 1980s and 90s through Albany Hills and the golf-course streets; and larger 1990s and 2000s brick homes along the Bunyaville edge. Pools are common.
Block sizes
600 to 900 square metres is normal, with 1,000 square metres and more on the older lots and some courts. That is the point of Albany Creek: a family gets a flat backyard, room for a pool and side access for the trailer, at a price the inner north cannot match.
Character overlays
There is no character or heritage overlay over Albany Creek's housing to steer a renovation. The overlays that matter are flood hazard and overland flow, which the Moreton Bay planning scheme maps lot by lot, and environmental areas on the lots that back onto Bunyaville and the creek reserves.
How it was built
  1. 1970sBrick and timber highsets went up around the village and Albany Creek State School, many later built in underneath.
  2. Late 1970s to 80sThe bird streets estate was laid out in the north-west around parks and the creek reserves.
  3. 1980s to 90sLow-set brick houses, many with pools, filled Albany Hills and the golf-course streets.
  4. 1990s to 2000sLarger brick homes rose on the tree-named streets along the Bunyaville edge, some with views.
  5. NowStill almost entirely detached houses: about six thousand against a few hundred units at the 2021 census.

What to check before you buy in Albany Creek

Flood

Albany Creek is not river flats, but the creek it is named for, Sandy Creek and the gullies off Bunyaville all run through the suburb, and the South Pine River sits along the north. On the Moreton Bay planning scheme's flood hazard overlay, parts of Osprey Court, Barwing Court, Faheys Road, Fred Campbell Drive, Jagora Drive, Lancewood Drive, Narrabeen Road, Sussex Drive and Country Club Drive carry a medium or high flood hazard, and Stephen Street, Stewart Road, Malvern Road, Kingfisher Street and Pleasant Drive sit largely in the flood planning area. Overland flow paths cross many more courts. This is Moreton Bay, so Brisbane's FloodWise report does not apply: order the council's free Flood Check property report for the exact lot, which shows creek and overland flow exposure and the floor level against the flood levels, and get the insurance quote before the building and pest.

Noise

Old Northern Road, Albany Creek Road and South Pine Road are the traffic noise lines, and the school zones make Keong Road and Albany Forest Drive busy twice a day. Albany Creek is well west of the main Brisbane Airport flight paths, but check the address on the flight path tool anyway, then stand in the backyard at 7am and again at 9pm.

Overlays and approvals

The Moreton Bay planning scheme's interactive mapping shows the zone, flood hazard, overland flow, environmental areas and bushfire hazard on the lot, and the council's DA Tracker shows what the neighbours have been approved to build. Not City Plan and not Development.i: those stop at the Brisbane boundary at Bridgeman Downs.

Catchments

Two state primary catchments split the suburb and one state high school covers all of it. Albany Hills runs an enrolment cap; Albany Creek does not. Check the lot on EdMap, then ring the school.

Red flags

  • A court lot at the bottom of a slope with an overland flow path through the yard and no Flood Check report. The report is free; a seller who has not pulled it is telling you something.
  • A highset with the downstairs built in and rented or used as bedrooms without the council approvals on file. Ask for the building records before you count the bedrooms.
  • A house backing onto the bushland with no bushfire hazard check and trees over the roof line. Look at the overlay mapping and the insurer's view before you fall for the view.

Where the value sits

  • An original 1970s highset on 700 square metres or more in the village streets, walking distance to Albany Creek State School, the library and Coles, ready for a renovation the family designs.
  • A low-set brick house with a pool in Albany Hills, in both the Albany Hills State School and Albany Creek State High catchments and on the high side of the street.
  • A Bunyaville-edge house above the gullies, with the forest for a back fence and the trails from the end of the street.

Buying in Albany Creek: the questions we get

Albany Creek State High School for the whole suburb. Primary splits in two: Albany Creek State School takes the north and Albany Hills State School the south, with the line running across Old Northern Road, Keong Road and Albany Forest Drive. Check the exact address on EdMap and ask us which side of the line a house sits on.

Not for council purposes. Albany Creek is in the City of Moreton Bay, so rates, the planning scheme, flood mapping and development approvals are Moreton Bay's, not Brisbane City Council's. The Brisbane boundary is a few streets south-east at Bridgeman Downs and McDowall.

Not from the river in the way the inner suburbs do, but Albany Creek, Sandy Creek and the overland flow paths off Bunyaville cross the suburb, and the council's flood hazard overlay touches courts in the bird streets, the south and the golf-course streets. Order the council's free Flood Check report for any lot before you make an offer.

By car, about thirty minutes outside the peak. The 357 and 359 express buses run to the city from Old Northern Road and the village, about an hour in the morning peak. The train is at Strathpine, a ten-minute drive, and about 32 minutes from there to Central.

In 2026, a four-bedroom brick house with a pool on 700 square metres or more, often renovated. Four-bedroom houses sold at a median of about $1.3m in the year to September.

Everton Hills is in Brisbane, on the Brisbane side of Bunyaville, with a Brisbane council address and a shorter run to Everton Park. Albany Creek has more schools inside the suburb, the Leisure Centre and more house for the money. Both are bushland family suburbs without a train.
