purchases in Paddington

Paddington is the first proper suburb west of the city: 2.8 kilometres from the CBD, a valley of steep ridges in the foothills of Mount Coot-tha, with Suncorp Stadium at its eastern gate and Government House on its western hill. Milton and Auchenflower sit below it to the south, Red Hill across Enoggera Terrace to the north, Bardon further up the hill to the west and Petrie Terrace between it and the city. Rosalie, the second village around Baroona Road, has been part of Paddington since 1975.

Hunter Gather has bought 1 property in Paddington for clients since 2025. Where the buyer agreed to publish the price, it settled at $2,000,000.

Where Paddington sits

Paddington is the first proper suburb west of the city: 2.8 kilometres from the CBD, a valley of steep ridges in the foothills of Mount Coot-tha, with Suncorp Stadium at its eastern gate and Government House on its western hill. Milton and Auchenflower sit below it to the south, Red Hill across Enoggera Terrace to the north, Bardon further up the hill to the west and Petrie Terrace between it and the city. Rosalie, the second village around Baroona Road, has been part of Paddington since 1975.

Boundaries
Enoggera Terrace along the ridge to the north, Hale Street and the Inner City Bypass on the city side, Milton Road and the railway line below it to the south. Given Terrace and Latrobe Terrace run the length of the spine, and the cottages fall away down the gullies on both sides.
The roads
Given Terrace (the pub, the cafes, the CityGlider). Latrobe Terrace (Paddington Central, the antique centre, the run to Bardon). Enoggera Terrace (the ridge, the war memorial, the Red Hill line). Baroona Road (Rosalie Village, Milton State School, the way down to Milton). Hale Street and the Inner City Bypass (the through traffic, on the suburb's edge)

The pockets

The suburb street by street: who each pocket suits and what to check there.

The numbers on the map above mark each pocket.

The Terraces

Given Terrace from The Paddo to the Latrobe junction, Latrobe Terrace up to the Ithaca War Memorial, and the short steep streets that drop off either side, Hayward Street among them

The spine of the suburb. Renovated cottages and Queenslanders one street back from the cafes, the antique centre and Paddington Central, with the 61 CityGlider every ten minutes. The trade-off is parking and the slope: most of these blocks are small, and the driveway is often the steepest part of the house.

Suits Couples and young families who want the strip at the top of the street and the city skyline from the back deck. The most walkable pocket in the inner west.

2Rosalie

Baroona Road, Nash Street, Elizabeth Street, Beck Street and the flat grid around Rosalie Village down to Gregory Park

A second village with its own cinema, the gourmet market, gelato and a dozen restaurants. It is also the low ground: Rosalie flooded in 1974, 2011 and 2022, when water reached more than a metre in the lowest streets around Elizabeth Street, and flood insurance here is now hard to get. The streets that rise toward Fernberg Road stay dry. Floor levels decide everything in this pocket.

Suits Families who want the village, Milton State School and Gregory Park on foot, and a flat street for the bikes and the pram.

The Fernberg Road hill

Fernberg Road up past Government House, Garfield Drive around the water tower, and the streets that run off Latrobe Terrace toward Bardon

The highest, quietest and most expensive ground in the suburb, with the 1927 water tower as the landmark and the Governor's 15 hectares of gardens and bushland as the neighbour. The blocks get bigger up here and the cottages become full Queenslanders. Government House opens its gates for free guided tours and open days through the year.

Suits Families trading up for a bigger house on a bigger block, a quieter street, and Milton or Ithaca Creek State School depending on the side of the hill.

The Enoggera Terrace ridge

Enoggera Terrace from the war memorial toward Red Hill, and the streets that climb to it from Latrobe Terrace

The northern ridge is the suburb's high line: cooler in February, with the skyline from the front steps and Red Hill's cafes as close as Paddington's. The houses on the high side of the terrace do the best; the ones that back down toward the creek lines on the Red Hill side need the flood check like Rosalie does.

Suits Buyers who want the breeze, the view back over the city and a faster run out to the Inner City Bypass, and who are happy to be a longer walk from the strip.

5The stadium end

Caxton Street, Moreton Street, Caroline Street, Chrystal Street and the streets between Given Terrace and Hale Street

Neal Macrossan Park, Ithaca Pool, the skate bowl and the fenced dog park sit here directly opposite Suncorp Stadium. Home to the smallest state school in the suburb, capped at 332 students. Event days bring the Lang Park Traffic Area: fifteen-minute parking limits from two hours before the gates until two hours after, unless you hold the resident permit.

Suits Buyers who want to walk to work, Petrie Terrace State School at 40 Moreton Street, and Ithaca Pool at the end of the street. Families who like a game night, not families who dread one.

The Maroon CityGlider (route 61) runs along Given Terrace, Latrobe Terrace and Caxton Street every ten minutes through the day to Roma Street, King George Square, the Cultural Centre and South Bank: about ten to fifteen minutes to the city from the Terraces. Route 375 from Bardon follows the same terraces to Wickham Terrace roughly every fifteen minutes, and the 385 from The Gap stops at Paddington Central and Given Terrace on its express run to Queen Street. The 385N NightLink brings the teenagers home from the Valley.

Pinch points Given Terrace and Latrobe Terrace crawl from 7.30am as the whole of Bardon comes down the hill, and Hale Street backs up at the Inner City Bypass ramps. On stadium event days the Lang Park Traffic Area covers all of Paddington and Rosalie: fifteen-minute parking limits from two hours before the gates until two hours after, resident permit or a fine, and Caxton Street closed to cars around the game. Saturday brunch parking on Latrobe Terrace is gone by 8.30am. Inspect a Given Terrace house on a Friday at 5.30pm before you decide the traffic does not bother you.

The houses

What is here
Workers' cottages from the 1880s to the 1910s on the steep small lots, larger Queenslanders on the Fernberg Road hill and the ridges, interwar homes around Rosalie, and a run of renovated character houses along and just off the terraces. Almost the whole suburb is freestanding character housing; the units that exist sit along Given Terrace, Latrobe Terrace and Baroona Road.
Block sizes
Small and steep is normal: 400 to 600 square metres in the Terraces and the stadium end, some cottages on less, and bigger blocks up to around 800 square metres on the Fernberg Road side. Two houses on the same street can sit on completely different terrain, so the site plan matters as much as the floor plan.
Character overlays
Most of the pre-1947 housing sits under the traditional building character overlay, which protects the streetscape and steers extensions, and the oldest cottages carry the pre-1911 overlay, which keeps the original house intact and rules out demolition. Check both on City Plan before you plan a lift and build, and check the neighbourhood plan for the terraces before you assume a corner site can become anything else.
How it was built
  1. 1880s to 1910sWorkers' cottages go up on the steep small lots, the oldest of them now under the pre-1911 overlay.
  2. InterwarInterwar homes fill the streets around Rosalie, and the 1927 water tower goes up on the Fernberg Road hill.
  3. 1974Rosalie's low streets go under in the 1974 flood, and again in 2011 and 2022.
  4. 1975Rosalie, the second village around Baroona Road, becomes part of Paddington.
  5. NowRenovated character houses line the terraces, and the only units sit along Given Terrace, Latrobe Terrace and Baroona Road.

What the money buys

Around $1.5m

A two or three bedroom workers' cottage on a small steep lot, usually unrenovated, or a renovated one with a terrace or Hale Street frontage.

$2m to $3m

A renovated Queenslander or a rebuilt cottage on 400 to 600 square metres one street back from the terraces, often with the skyline from the deck. Our published Paddington purchase, a five-bedroom house on 379 square metres, settled here at $2,000,000.

$3m and above

The Fernberg Road hill: a full Queenslander on a bigger block, a quiet street, views, and Milton or Ithaca Creek State School depending on the street. Most of these change hands before they reach the portals.

1 purchase since 2024, with a published price of $2,000,000 (five bedrooms on 379 square metres, settled October 2025). Live grid on the page.

What to check before you buy in Paddington

Flood

Rosalie is the flood pocket. The old creek that drained it to the river runs in culverts under the streets now, and it backed up through the drains in 1974, 2011 and 2022: more than a metre through the lowest streets around Elizabeth Street in 2022, and higher in 2011. Insurers have been withdrawing flood cover there. The creek lines on the Red Hill side need the same look. Pull the FloodWise Property Report for the exact lot, ask for the floor levels, and get a flood insurance quote before the building and pest, not after.

Noise

Three sources. Suncorp Stadium on game nights and concert nights, loudest at the stadium end and on the eastern slope of the Terraces. Hale Street and the Inner City Bypass ramps along the city edge. And the bus corridors on Given and Latrobe Terraces, where the CityGlider runs every ten minutes. Aircraft are a smaller issue this far west, but type the address into the Brisbane Airport flight path tool anyway, then stand on the deck at 7am, 5.30pm and on a Friday game night.

Overlays and approvals

Traditional building character and pre-1911 on most of the older stock, and steep sites almost everywhere. City Plan's interactive mapping shows every overlay on the lot, and Development.i shows what the neighbours have been approved to build and whether the retaining walls and the build-under below you were ever approved.

Catchments

Four primary catchments and one secondary, all with enrolment caps. Check the lot on EdMap, then ring the school and ask about Prep places for the year you need.

Red flags

  • A low block in Rosalie with no floor-level survey and no current flood insurance quote. If the insurer will not quote, that is your answer.
  • A steep lot where the retaining walls, the build-under or the carport have no approvals on file. Ask for the Council records and the engineering before you fall for the finish.
  • A Given Terrace, Latrobe Terrace or Hale Street frontage with single-glazed bedrooms at the front, or a stadium-end house inspected only on a quiet Tuesday.

Where the value sits

  • An unrenovated cottage on the high side of a quiet street between the terraces, with the skyline from the back and a level yard behind the house. They are rarer than they sound and they go quietly.
  • Rosalie above the flood line: the streets that climb from Baroona Road toward Fernberg Road keep the village, Gregory Park and Milton State School on foot without the water.
  • The Fernberg Road side, where the blocks are bigger, the streets are quieter and the same bus is still at the bottom of the hill.

Buying in Paddington: the questions we get

Kelvin Grove State College for secondary across the whole suburb. Primary splits four ways: Petrie Terrace State School at the city end, Milton State School for Rosalie, most of Fernberg Road and the south, Ithaca Creek State School for the north-west toward Bardon, and Rainworth State School for a small corner around the top of Fernberg Road. Every one of them has an enrolment cap, so check the exact address on EdMap and ask us which side of the line a house sits on.

Rosalie does. The low streets around Elizabeth Street and Baroona Road went under in 1974, 2011 and 2022 through the drains that carry the old creek, and flood insurance there is now hard to get. The Terraces, the Fernberg Road hill and the Enoggera Terrace ridge sit well above it. Every Paddington purchase we make starts with the FloodWise report and the floor levels.

The Maroon CityGlider along Given and Latrobe Terraces every ten minutes, about ten to fifteen minutes to King George Square. Milton station is a fifteen-minute walk from Rosalie and a few minutes to Central by train. By car it is five to ten minutes outside the peak, and from the stadium end you can walk it in twenty-five.

Fine, if you know what you are buying. Game nights and concerts bring crowds down Caxton Street and the Lang Park Traffic Area parking rules across the whole suburb, with fifteen-minute limits unless you hold the resident permit. Most families here treat it as walking to the footy. Inspect on an event night before you commit, and ask about the permit.

In 2026, a renovated Queenslander or a rebuilt cottage on 400 to 600 square metres a street back from the terraces, often with the city from the deck. Our published Paddington purchase, a five-bedroom house on 379 square metres, settled at exactly that figure in October 2025.

They share the ridge along Enoggera Terrace and a lot of the same cottages. Paddington has the two villages, the pool, the park and the CityGlider at the top of the street. Red Hill is a touch cheaper for the same house and closer to Kelvin Grove State College. Families who want to walk to everything usually end up on the Paddington side of the terrace.
