Ascot is the address buyers move up to. It sits 6 kilometres north-east of the CBD on the high ground between the river at Hamilton and the airport, with Clayfield to the west, Hendra to the north and Eagle Farm to the east. More than a third of the suburb is the two racecourses, so the houses are packed into a few square kilometres of wide, poinciana-lined streets that have looked much the same for a century.

Where Ascot sits

Boundaries
Eagle Farm and Doomben racecourses fill the north and east. Alexandra Road is roughly the Clayfield line, Hamilton starts where the hill falls toward Kingsford Smith Drive and the river, and Nudgee Road runs up the Doomben side toward the airport.

The pockets

The suburb street by street: who each pocket suits and what to check there.

The numbers on the map above mark each pocket.

Racecourse Road and the strip

Racecourse Road from Kingsford Smith Drive up to Lancaster Road, and the first streets either side

The 900 metres of poincianas with 30-odd cafes and restaurants, Hamilton Town Hall and its library at the bottom, and Ascot station a short walk from the top. Apartments sit above the shops, and the houses behind the strip are the most walkable in 4007. Most of the strip's Ascot addresses are in Hamilton State School's catchment, not Ascot's, so check the exact address.

Suits Families who want the cafes, the library and the train on foot, and downsizers who leave the big house but not the suburb.

2The Sutherland Avenue hill

Sutherland Avenue, Yabba Street, Windermere Road and Lapraik Street, the streets that climb behind the strip toward Clayfield

The hill above the racecourse: Windermere, the 1886 villa on Sutherland Avenue, sets the tone, and the blocks around it are the largest in Ascot. Ascot State School catchment on the streets we tested, and Kedron State High rather than Aviation High for the far western streets against Clayfield, Lapraik Street among them.

Suits Buyers who are done moving. The grandest homes in the suburb and the addresses that rarely reach the portals.

3The racecourse side

Lancaster Road and Kitchener Road running past Eagle Farm, with Towers, Anthony, Massey and Charlton Streets between them

Long, flat, wide streets of colonial Queenslanders and interwar homes, Musket Villa at 251 Lancaster Road among them. Ascot Park and the McGill Avenue dog park are here, the C&K kindy is on Kitchener Road, and the station is at the end of McGill Avenue. Race days bring the crowds to Lancaster Road a few Saturdays a year.

Suits Families who want a big Queenslander on a big block, Ascot State School and Ascot Park within a walk.

4The Doomben end

Hampden Street, Duke Street, Beatrice Terrace, Lamington Avenue and the streets off Nudgee Road

Quieter and more mixed than the hill: post-war houses beside older cottages, Doomben station and the racecourse gates at the end of the street. This pocket sits in Hamilton State School's catchment, not Ascot State School's, and it is the part of the suburb most worth an early-morning visit for aircraft noise.

Suits Families buying their first Ascot house. Smaller homes, closer to the airport, and the Woolworths at Racecourse Village a walk away.

5The Hamilton border

The southern streets where the hill runs down toward Kingsford Smith Drive, Crosby Road and Bretts Wharf

The older homes on the fall of the hill share Hamilton's river lifestyle: Bretts Wharf at the bottom of Racecourse Road, the Hamilton Hotel and Portside's restaurants. The low ground toward Kingsford Smith Drive is where the flood overlays start, so this is the pocket where the FloodWise report comes first.

Suits Buyers who want the river, the CityCat and Portside a walk away and are happy to sit on the Hamilton line.

CBD by car15 minKingsford Smith Drive, outside the peak
CBD by CityCat40 minBretts Wharf to Riverside

Ferry

CityCat from Bretts Wharf on Kingsford Smith Drive, at the bottom of Racecourse Road, upstream to Riverside in the CBD in about 40 minutes, with Teneriffe, New Farm Park and the Powerhouse on the way. Northshore Hamilton, one stop downstream, is the end of the line and the stop for Eat Street. The wharf was rebuilt in 2015 during the Kingsford Smith Drive upgrade.

CityCat and ferry timetables

Train

Two stations on the Doomben line, both inside the suburb: Ascot on McGill Avenue and Doomben on Lamington Avenue. About 22 minutes to Central from Ascot and 24 from Doomben, two trains an hour off-peak on weekdays, and since June 2025 an hourly service on Sundays and public holidays that did not exist before. Eagle Junction, one stop further, adds the Airport and Shorncliffe lines.

Train timetable

Bus

Routes 300 and 305 run the length of Racecourse Road and along Kingsford Smith Drive to the city, 15 to 20 minutes to the CBD outside the peak, with 301, 302 and 303 also stopping on the strip. The Racecourse Road stops are the ones to check for the address you are looking at.

Pinch points Kingsford Smith Drive carries more than 60,000 vehicles a day and backs up toward Breakfast Creek from 7.30am even after the 2020 upgrade. Race days at Eagle Farm and Doomben, most Saturdays through the season, fill Lancaster Road and the surrounding streets with parking. Racecourse Road parking is gone by 9am on a Saturday. Inspect a Nudgee Road or Kingsford Smith Drive house at 5.30pm before you decide the traffic does not bother you.

The houses

What is here
Colonial Queenslanders and interwar mansions on the hill and the racecourse side, many with high-end renovations and a second storey built in underneath, post-war timber and brick toward Doomben and the Hamilton edge, and apartments along Racecourse Road and Kingsford Smith Drive for the downsizers who stay in the suburb. Houses and units are close to even in number, but the units are almost all on the strip and the Hamilton side.
Block sizes
800 square metres and more on the hill and along Lancaster and Kitchener Roads. That is the point of Ascot over Clayfield or Hamilton: a family gets the yard and the trees.
Character overlays
Five Ascot properties sit on the Queensland Heritage Register, Windermere on Sutherland Avenue and Musket Villa on Lancaster Road among them, and most of the older stock carries the traditional building character or pre-1911 overlay under City Plan. Those overlays protect the streetscape and steer what an extension can look like. Check the lot on City Plan before you plan a lift and build.
How it was built
  1. 1886Windermere, the villa on Sutherland Avenue, went up and set the tone for the hill.
  2. Pre-1911Colonial Queenslanders filled the wide, flat streets on the racecourse side, many now under the pre-1911 overlay.
  3. 1920s to 30sInterwar mansions joined them on the hill, and the poinciana-lined streets have looked much the same since.
  4. Post-warTimber and brick houses filled in toward Doomben and the Hamilton edge beside the older cottages.
  5. NowApartments line Racecourse Road and Kingsford Smith Drive for downsizers; houses and units are close to even in number.

What the money buys

Under $2m

A two or three bedroom cottage or post-war house on a smaller block, most often at the Doomben end or behind the strip, usually needing work. Three-bedroom houses sold at a median of about $1.7m in the year to September 2026.

$2m to $4m

A renovated Queenslander on 600 to 800 square metres on the racecourse side or below the hill. Four-bedroom houses sold at a median of about $2.85m, and half of all Ascot house sales in the year landed between $1.8m and $3.9m.

$4m and above

The hill: Sutherland Avenue, Yabba Street and the big blocks around Windermere, five bedrooms and a pool. Five-bedroom houses sold at a median above $6m and the year's top sale reached $10.85m.

What to check before you buy in Ascot

Flood

The Hamilton side and the flats toward Kingsford Smith Drive carry flood overlays from 2011 and 2022; the hill and the racecourse side sit high. Pull the FloodWise Property Report for the exact lot, ask for the floor levels on anything below Racecourse Road, and get an insurance quote before the building and pest, not after.

Noise

Ascot sits between the two runways and under the flight path, and the Doomben end hears more of it. Type the address into Brisbane Airport's flight tracker, then stand in the backyard at 6am and again at 9pm. Race-day crowd noise reaches Lancaster Road a few Saturdays a year, and Nudgee Road and Kingsford Smith Drive frontages carry the traffic.

Overlays and approvals

Traditional building character and pre-1911 on most of the older stock, plus state and local heritage listings on the grand houses. City Plan's interactive mapping shows every overlay on the lot, and Development.i shows what the neighbours have been approved to build, which matters on the hill where the views are.

Catchments

Two primary catchments split the suburb (Ascot State School and Hamilton State School) and a handful of addresses touch Hendra. Aviation High for almost every address, Kedron State High on the far western streets. All but Hendra run enrolment caps. Check the lot on EdMap, then ring the school.

Red flags

  • A house sold on the Ascot State School name that sits on the Hamilton State School side of the line. The Doomben end and the lower strip are the streets it happens on.
  • A low block toward Kingsford Smith Drive with no floor-height survey and no recent flood insurance quote.
  • A character house on the hill that has been lifted and built in underneath without the approvals on file, or a heritage-listed house bought without reading what the listing forbids. Ask for the council records before you fall for the finish.

Where the value sits

  • A Doomben-end house on a full block, outside the character overlay, that can be reworked without the heritage hurdles and still walk to Woolworths and the station.
  • An unrenovated Queenslander on Lancaster or Kitchener Road with the block and the bones, where the premium is in the finish you add rather than the one you pay for.
  • The Hamilton border streets above the flood line, where the price is lower, the CityCat is at the bottom of the hill and Ascot State School still applies to some addresses.

Buying in Ascot: the questions we get

No. On the 2026 map Hamilton State School takes the eastern side, just over half the suburb: the Doomben end (Hampden Street, Duke Street, Lamington Avenue and most of Beatrice Terrace), the racecourse and most of the Racecourse Road addresses. Ascot State School takes the hill and the western streets, including most of Kitchener Road, and Lancaster Road is split between the two. A handful of addresses at the top of Kitchener Road touch Hendra State School. Check the exact address on EdMap, and ask us which side of the line a house sits on.

Aviation High at Clayfield for almost every Ascot address, with an enrolment cap and selective places for its aviation and engineering programs. The far western streets against Clayfield, Lapraik Street among them, fall to Kedron State High. Catchments on the north side are drawn street by street, so check the lot on EdMap rather than the suburb name.

The hill and the racecourse side sit high. The Hamilton side and the flats toward Kingsford Smith Drive carry river flood overlays and were affected in 2011 and 2022. Every Ascot purchase we make starts with the FloodWise report and the floor levels on the lower streets.

It depends on the street and the runway mode. Ascot sits between the two runways, and the Doomben end hears more than the hill. Check the address on the Brisbane Airport flight tracker and inspect early morning and evening before you decide.

Ascot and Doomben stations on the Doomben line reach Central in about 22 to 24 minutes, two trains an hour off-peak and hourly on Sundays since June 2025. Buses 300 and 305 run down Racecourse Road and Kingsford Smith Drive in 15 to 20 minutes. The CityCat from Bretts Wharf takes about 40 minutes and the drive is fifteen minutes outside the peak.

In 2026, a renovated four-bedroom Queenslander on 600 to 800 square metres on the racecourse side or below the hill. Half of all Ascot house sales in the year to September 2026 landed between $1.8m and $3.9m; the hill starts above $4m.
