Schooling decides where a lot of Brisbane families buy. A private school shapes which side of the river you want to live on. A state school shapes which streets.
This guide sets out the latest results for Brisbane's leading private, state and primary schools, how catchments work and what each school asks you to prove, and what a house costs in the suburbs around them. Every figure is sourced and dated. Where a school has not published a number, we say so.
Is there an official Brisbane school ranking?
No. Queensland does not publish one.
- In May 2021 the Queensland Government said it would stop releasing school-by-school tables based on ATAR. Schools now receive ATARs only for students who consent to sharing them (Families Magazine).
- The Queensland Curriculum and Assessment Authority publishes Year 12 outcomes with schools listed alphabetically, and says the data "is not a league table" (QCAA).
- My School publishes NAPLAN results and enrolments for every school. Go there for NAPLAN: we do not republish those scores.
- The rankings you see online are built by third parties from results the schools release themselves, or from NAPLAN. They are incomplete by design.
So the tables below show the Year 12 results each school has published for the Class of 2025. For context, 30,167 Queensland graduates received an ATAR in 2025, 37 of them received the top score of 99.95, and more than 24% of eligible students received 90 or above (Queensland Government, 18 December 2025).

Sources, read 2 October 2026. Year 12 results are the schools' own published figures: Brisbane Girls Grammar, Brisbane Grammar, St Aidan's, All Hallows' and its 2025 annual report, which gives the median as 93.5, Somerville House, Churchie. Every ATAR figure covers only students who agreed to share their result with the school. Gregory Terrace's figures, marked *, are from a third-party compilation of school releases (KIS Academics). Fees are from each school's own 2026 fee schedule for Australian residents: Brisbane Girls Grammar, Brisbane Grammar, St Aidan's, All Hallows', Somerville House, Gregory Terrace, Churchie. No 2027 schedule was on any of these pages when we checked.
What stands out:
- Brisbane Girls Grammar reported the highest median ATAR in Brisbane, 96.45 from a cohort of 249, with four students on 99.95.
- Brisbane Grammar reported eight students on 99.95 from a cohort of 287. That is eight of the 37 awarded across Queensland.
- Churchie reported three students on 99.95 and an International Baccalaureate average of 33 out of 45.
- St Peters Lutheran College in Indooroopilly sits just outside the table, with a reported median ATAR of 90.50 and two students on 99.95 (Learnmate).
- Fees. The live question for most families is the total. All five independent schools in the table charge more than $30,000 for Year 12 in 2026. Brisbane Grammar is close to $38,000 and Churchie just over $36,000 once compulsory levies are added. The two Catholic schools are $22,000 to $26,500. A private school has no catchment, so the fee replaces the address as the cost of entry.

Best state high schools in Brisbane
Listed alphabetically. State schools publish their Year 12 results in different forms, so there is no single column to sort by.

| School | Suburb | Years | Class of 2025 Year 12 results | How you get in |
|---|---|---|---|---|
| Brisbane State High School | South Brisbane | 7 to 12 | Median ATAR 94.4. 61.2% at 90 or above, 46.2% at 95 or above, 30.8% at 98 or above, including one student on 99.95 | Catchment, plus selective entry from outside it. Enrolment managed |
| Indooroopilly State High School | Indooroopilly | 7 to 12 | 11 students at 99 or above. ATAR dux 99.65, International Baccalaureate dux 40. No median published on the school's website | Catchment. Enrolment managed |
| Kelvin Grove State College | Kelvin Grove | Prep to 12 | 110 students at 90 or above, 35% of those eligible for an ATAR, and 41 at 95 or above. No median published on the school's website | Catchment. Enrolment managed |
| Mansfield State High School | Mansfield | 7 to 12 | Of 386 students who shared results, 212 at 90 or above, 128 at 95 or above and 30 at 99 or above, three of them on 99.95. No median published on the school's website | Catchment. Enrolment managed |
| Queensland Academy for Science, Mathematics and Technology | Toowong | 7 to 12 | International Baccalaureate only. Mean score 37.5. 75% at an ATAR equivalent of 90 or above, 15% at 99 or above | Selective entry. No catchment |
| The Gap State High School | The Gap | 7 to 12 | Median ATAR 86.80, with 13.95% at 95 or above* | Catchment. Enrolment managed |
Sources, read 2 October 2026. Year 12 results from each school: Brisbane State High, 13 February 2026, Indooroopilly State High newsletter, 30 January 2026, Kelvin Grove State College senior school information night, 17 February 2026, Mansfield State High, 22 December 2025, QASMT. The Gap figure marked * is third-party (Learnmate). Enrolment management from the Department of Education.
What stands out:
- Brisbane State High reported a median ATAR of 94.4 for the Class of 2025. Only three schools in the private table reported a higher one. It is also the one school here with two doors: live in the catchment, or win a selective place from outside it.
- The Queensland Academy for Science, Mathematics and Technology has no catchment. Entry is selective. Buying in Toowong does not get a child in.
- Indooroopilly State High offers Years 11 and 12 the choice of the Queensland curriculum or the International Baccalaureate Diploma, and runs programs in Spanish immersion, Chinese acceleration, and maths and engineering acceleration.
- Kelvin Grove State College is the only one that runs Prep to Year 12 on one site, with a different catchment for Prep to Year 6 than for Years 7 to 12.
- Brisbane South State Secondary College in Dutton Park is not in the table because its first Year 12 cohort finishes in 2026. It had 1,444 students in February 2026, 94.8% of its built capacity.
Best primary schools in Brisbane
Primary schools have no Year 12 results, so the public measure is NAPLAN. Those results are published school by school on My School, and that is the place to compare them. Search the school's name there and open its NAPLAN page.

The schools below are the Brisbane primaries that sit at the top of published comparisons of 2025 Year 5 results. They are listed alphabetically, not ranked.
Best state primary schools in Brisbane
- Indooroopilly State School, Indooroopilly
- Ironside State School, St Lucia

- MacGregor State School, MacGregor
- Rainworth State School, Bardon
- Robertson State School, Robertson
- Sunnybank Hills State School, Sunnybank Hills
- Wilston State School, Grange
- Wishart State School, Wishart
All nine are enrolment managed (Department of Education). A place depends on living inside the catchment, which is why the primary school matters as much as the high school when you choose the street.
Catholic primary schools
- St Elizabeth's School, Tarragindi
- St Finbarr's School, Ashgrove
- St Ignatius School, Toowong
- St Sebastian's Primary School, Yeronga
Independent schools with primary years

- Brisbane Grammar School, Spring Hill (Years 5 and 6)
- Citipointe Christian College, Carindale
- Redeemer Lutheran College, Rochedale
- Somerville House, South Brisbane
- St Peters Lutheran College, Indooroopilly
How Brisbane school catchments work
Every Queensland state school has a catchment: the area its core intake must live in. A school close to capacity runs an Enrolment Management Plan, and under that plan the principal must restrict enrolments from outside the catchment. All five catchment high schools in this guide run one.

How to check an address
- Open EdMap, the Queensland Government's catchment map.
- Enter the address, not the suburb.
- Choose the enrolment year (2027) and the year level.
- Read off which primary and secondary catchments cover it.
Check the address every time. Many of the suburbs in this guide are split between two or three catchments.
What each school asks you to prove
Living in the catchment means the home is the student's principal place of residence, and each school asks for documents to show it.
| School | If you own | If you rent | Also worth knowing |
|---|---|---|---|
| Brisbane State High School | An unconditional sale agreement, settlement notice or title deed, a current rates notice, at least three current bills with evidence of payment, home and contents insurance and car insurance | A commercially drawn, arm's-length lease, given as running at least 3 months before the application and 12 months from the student's start. Private leases are not accepted. Plus the bond receipt from the Residential Tenancies Authority and evidence of rent paid | A statutory declaration with every in-catchment application. A change of address must be reported within 14 days. False statements are reported to police |
| Mansfield State High School | A Brisbane City Council rates notice or a solicitor's settlement letter, an electricity account and a Queensland driver licence | A signed lease, the bond lodgement and acknowledgement from the Residential Tenancies Authority, an electricity account and a licence. No minimum lease term is stated | Shared living arrangements and renting a room do not count. Handwritten leases are not accepted. Siblings are not enrolled automatically |
| Indooroopilly State High School | A rates notice or unconditional sale agreement, plus an electricity or gas bill | A current lease signed by all parties including the real estate agency, plus an electricity or gas bill. No minimum lease term is stated | False information can reverse an approved enrolment. Siblings from outside the catchment can be enrolled |
| Kelvin Grove State College | A rates notice or contract of sale, and a recent electricity or gas bill | A lease and the bond receipt from the Residential Tenancies Authority, and a recent electricity or gas bill. No minimum lease term is stated | A driver licence is also asked for in the middle and senior school. The Prep to Year 6 catchment differs from the Years 7 to 12 catchment |
| The Gap State High School | A current rates notice or unconditional contract of sale, plus two documents showing the address | A current lease, plus two documents showing the address. No minimum residency period is stated |
Sources, read 2 October 2026: Brisbane State High Enrolment Management Plan (page updated 22 January 2026), Mansfield State High enrolment page (updated 31 August 2026) and its Year 7 2025 enrolment pack, Indooroopilly State High and its 2024 enrolment pack, Kelvin Grove State College (updated 19 August 2026), The Gap State High (updated 7 September 2026).
Two things follow for buyers.
A contract counts once it is unconditional. Four of the five schools list an unconditional sale agreement or contract of sale as proof of address, and Mansfield accepts a solicitor's settlement letter. Brisbane State High asks for bills and insurance at the address as well. So work back from the enrolment application date: that is when the contract needs to be unconditional, and it sets your buying deadline. Ask the school what else it wants and by when.
Renting into Brisbane State High is the hard one. It is the only school of the five that sets lease terms, and it refuses private leases. Read the plan before you sign anything.
Which suburbs are in each catchment
Shares are of each suburb's land area, from the Queensland Government's catchment boundaries, checked against EdMap's 2027 catchments on 2 October 2026. Land area is not the same as houses, so treat these as a guide to where to look, then check the address.
- Brisbane State High School: nearly all of South Brisbane and West End, and most of Highgate Hill (about 88%). Slivers of Dutton Park, Kangaroo Point, Woolloongabba and Milton, each under 3%.
- Mansfield State High School: all of Mackenzie, most of Mansfield and Wishart (about 89% each), and parts of Belmont (39%), Rochedale (37%), Burbank (28%), Carindale (21%), Upper Mount Gravatt (18%) and Mount Gravatt East (17%).
- Indooroopilly State High School: all of Toowong, Taringa and Chelmer, nearly all of St Lucia and Indooroopilly, most of Mount Coot-tha (74%) and Auchenflower (62%), and parts of Graceville (30%), Chapel Hill (28%), Fig Tree Pocket (19%) and Bardon (11%).
- Kelvin Grove State College, Years 7 to 12: all of Kelvin Grove, Paddington and Red Hill, nearly all of Herston, Petrie Terrace, Milton and Newmarket, most of Wilston (62%), and parts of Bardon (39%), Auchenflower (38%), Ashgrove (36%), Alderley (15%) and Spring Hill (9%).
- The Gap State High School: nearly all of The Gap, and parts of Bardon (50%), Ashgrove (45%) and Enoggera (22%), along with the bushland suburbs to the west.
Bardon is the clearest example of why the suburb name tells you little: half is in The Gap State High, 39% in Kelvin Grove State College and 11% in Indooroopilly State High.
What is changing for 2027
- Boundaries. We found no Department of Education notice of a Brisbane catchment boundary change for 2027, and when we compared EdMap's 2026 and 2027 catchments across the 49 suburbs in this guide on 2 October 2026 they matched, apart from a handful of points sitting on a boundary line. That is not a guarantee. The Brisbane State High plan says its catchment "may be subject to change at any time" and tells families to check it in the year before enrolment.
- New schools. Five state schools open in Term 1, 2027, all in Logan and Ipswich. None is inside Brisbane City (Department of Education).
- More room in the inner west. Indooroopilly State School opened a 12-classroom block on 5 August 2026, adding about 250 places. Toowong State School gets 11 classrooms in early 2027, adding about 200 (Brisbane Times).
- Updated plans. Kelvin Grove State College's Enrolment Management Plan was gazetted on 11 September 2026 and Indooroopilly State High's on 31 July 2026. Read the current one, not last year's.
What a catchment adds to the price
The most recent Brisbane figures are from Place Advisory, reported by realestate.com.au in May 2026. Houses inside the catchment sold for this much more than houses just outside it:
- Brisbane State High School: $430,000
- Mansfield State High School: $400,000
- Ascot State School: $400,000
- Ironside State School: $380,000
- Indooroopilly State High School: $370,000
The report does not give the period measured or the full method, so read these as an indication. Other 2026 commentary puts the St Lucia and Indooroopilly corridor at close to 10% above comparable homes outside the zone, without a published study behind it. We found no inside-versus-outside study for a Brisbane catchment from PropTrack, Domain or Cotality between 2024 and 2026.
Set that against the fees. Six years at $32,000 to $38,000 a year is more than $190,000 for one child at 2026 prices. A catchment premium is paid once and covers every child, and it is in the price again when you sell if the catchment holds.

Sources: PropTrack medians via property.com.au suburb pages, read about 22 September 2026. OnTheHouse suburb pages dated between 13 August and 18 September 2026, except The Gap (15 April 2026) and Camp Hill (read 2 October 2026). The OnTheHouse page for Ascot was dated August 2025, so its house median is not shown. Neither source states an as-at date for the median. Unit medians are PropTrack except those marked †, which are OnTheHouse because PropTrack shows none. ‡ OnTheHouse counts 18 unit sales in Holland Park, so treat that figure with caution. "Too few sales" means fewer than 20 in 12 months.
How to read it:
- South Brisbane and Spring Hill have no house median worth quoting. Seven house sales in a year in South Brisbane, 17 in Spring Hill. They are apartment suburbs, and the unit figure is the one to use.
- Teneriffe, New Farm and West End show gaps of $800,000 to $2 million between the two sources. Few houses sell and they vary widely. Price the house in front of you, not the suburb.
- For scale, the Queensland median house price was $983,000 in the June 2026 quarter, up 16.57% over the year (REIQ, reported by MPA). Every suburb in this table is well above it.

Ten school suburbs, one at a time
Norman Park
House median $1,787,500, up 4.8% over 12 months on 86 sales. Units $880,000, up 11.4%.
Norman Park is in the Coorparoo Secondary College catchment, about 98% of it. None of it is in Brisbane State High, whatever a listing implies. From a Norman Park address, the only way into Brisbane State High is a selective place. Churchie is in nearby East Brisbane.
Ascot
House median $2,937,500, up 15.2% on 68 sales. Units $900,000, up 12.5%.
Ascot State School is one of the five Brisbane catchments Place Advisory measured, at $400,000 more for a house inside it. Only about 40% of the suburb is in that catchment. Most of the rest is in Hamilton State School, so an Ascot address is not an Ascot State School address until EdMap says so. For state high school, about 96% of the suburb is in Aviation High.
Indooroopilly
House median $2,060,000, up 20.3% on 103 sales. Units $935,000, up 15.2%.
The whole suburb is in the Indooroopilly State High catchment. For primary it splits about evenly between Indooroopilly State School and Ironside State School, both on the state primary list above. St Peters Lutheran College is in the suburb as well.
South Brisbane and Highgate Hill
Highgate Hill house median $2,187,000, down 4.9% on 34 sales. Units $977,500, up 15.7%. South Brisbane units $775,000 on 388 sales. No reliable house median for South Brisbane.
South Brisbane is nearly all inside the Brisbane State High catchment and holds both that school and Somerville House. Highgate Hill is about 88% inside. The other 11% is in Brisbane South State Secondary College, so here the address check decides everything. South Brisbane units are the lowest-priced way into this catchment in this guide.
Spring Hill
Units $742,554, up 23.1%. No reliable house median: 17 sales in the year and the two sources are more than $1 million apart.
Three of the seven schools in the private table are here: Brisbane Grammar, Brisbane Girls Grammar and Gregory Terrace. For state high school, about 91% of Spring Hill is in Fortitude Valley State Secondary College and 9% in Kelvin Grove State College.
Mansfield
House median $1,500,000, up 15.3% on 98 sales. Too few unit sales for a median.
About 89% of Mansfield is in the Mansfield State High catchment. The other 11% is in Cavendish Road State High, so a Mansfield address is not a Mansfield State High address until EdMap says so. Place Advisory put the premium for a house inside the catchment at $400,000. Wishart is 89% inside the same catchment, with a house median of $1,600,250.
Holland Park
House median $1,622,850, up 14.1% on 84 sales. Units $850,000, from a small number of sales.
About 93% of Holland Park is in the Cavendish Road State High catchment and 7% in Mount Gravatt State High. For primary, it splits between Seville Road State School (about 55%) and Holland Park State School (about 45%). It is not in the Mansfield State High catchment.
Camp Hill
House median $2,050,000, up 15.5% on 189 sales, the most house sales of any suburb here. Units $918,300 on 32 sales.
Camp Hill is split three ways for state high school: Whites Hill State College (about 80%), Coorparoo Secondary College (11%) and Cavendish Road State High (9%). Churchie is in East Brisbane.
East Brisbane
House median $1,740,000, up 7.2% on 50 sales. Units $808,000, up 18.0%.

Churchie is here, and about 99% of the suburb is in the Coorparoo Secondary College catchment. East Brisbane State School is staying open: on 26 March 2025 the Queensland Government confirmed it would not be demolished, after the 2032 Games plan moved the main stadium from the Gabba to Victoria Park (Queensland Government).
Graceville
House median $1,602,000, up 14.4% on 77 sales. Too few unit sales for a median.
Graceville is split. About 70% is in Corinda State High and about 30% in Indooroopilly State High. For primary, about 65% is in Graceville State School and 35% in Sherwood State School. St Aidan's is in nearby Corinda. Two houses a few streets apart here can sit in different catchments for both primary and secondary.

The selective Queensland Academy for Science, Mathematics and Technology reported 75% of its International Baccalaureate cohort at an ATAR equivalent of 90 or above.
What are the best primary schools in Brisbane?
There is no official ranking. NAPLAN results for every primary school are published on My School. State primaries that sit at the top of published comparisons of 2025 results include Indooroopilly, Ironside, Rainworth, Robertson and Sunnybank Hills State Schools. All are enrolment managed, so a place depends on living in the catchment.
What are the best state schools in Brisbane?
For high school, Brisbane State High reported a median ATAR of 94.4 for the Class of 2025 and takes students from its catchment and by selective entry. Queensland Academy for Science, Mathematics and Technology is selective entry only. Mansfield State High, Indooroopilly State High, Kelvin Grove State College and The Gap State High are catchment schools, and all four are enrolment managed. For primary, see the state primary list above.
How do Brisbane school catchments work, and how do I check an address?
Every state school has a catchment, the area its core intake must live in. Schools near capacity run an Enrolment Management Plan and must restrict enrolments from outside it. Enter the address in EdMap, choose the enrolment year and year level, and it shows which catchments cover that address. Popular schools then ask for proof that the home is the family's principal place of residence.
Which Brisbane suburbs have good schools and family homes?
For a house inside a leading state high school catchment: The Gap at about $1.4 million, Mansfield and Wishart at $1.5 million to $1.6 million, Toowong and Indooroopilly at $1.9 million to $2.1 million, and West End and Highgate Hill at about $2.2 million. Those are PropTrack house medians read in September 2026. Check the address, because several of these suburbs are only partly inside the catchment.
Is there an official Brisbane high school ranking for 2026?
No. The Queensland Curriculum and Assessment Authority says its Year 12 outcomes data "is not a league table", and ATARs are shared with schools only when students consent. The 2025 and 2026 rankings online are built from incomplete, self-reported results.
Buying for a school
The catchment line, the proof of residence rules and the enrolment date all turn into conditions on the purchase: the right side of the catchment line, an unconditional contract by the date the school needs it, and a price that reflects what the catchment adds without overpaying for it.
That is the work we do for families. Contact us with the schools you have in mind and the year your eldest starts, and we will tell you which streets are in and what they are selling for.
