The numbers work differently
Net yield, outgoings, the lease term and the quality of the tenant drive value far more than the building does. A strong lease on an ordinary building will out-earn a beautiful building with eighteen months to run.

The lease and any options, the outgoings recovery, the make-good, the WALE across multiple tenancies, the zoning and what it permits, and the capital expenditure the building is about to need and the vendor has not mentioned.
