The Sunshine Coast is five markets under one name.

Noosa, the Maroochydore and Mooloolaba strip, the Kawana canals, Caloundra and the hinterland behind them price and behave differently, sit under two different councils, and suit different buyers. A Noosa apartment, a Buderim family home and a Maleny acreage are three different purchases with three different sets of risks.

Our founder, Jacob Butler, grew up on the Sunshine Coast, and we have bought here for over six years for families moving up, buyers coming from Sydney and Melbourne, expats coming home and investors buying from a distance. This page is what we know about the Coast, and what we have bought here.

Why buyers are choosing the Sunshine Coast

What is bringing people here, and what it means for the property they buy.

One of the fastest-growing regions in Queensland

The Sunshine Coast was home to 381,957 people at June 2025, up 2.05% in a year (ABS), and the council plans for more than 500,000 by 2041. Supply in the best pockets has not kept pace, and Noosa Shire keeps development deliberately tight.

A new city centre and a new hospital

Maroochydore is being built out as the region’s new city centre. The Sunshine Coast University Hospital opened at Birtinya, alongside the Kawana canals, and the University of the Sunshine Coast is at Sippy Downs.

Better connected every year

Sunshine Coast Airport opened its new runway in 2020. The Wave, a new rail line from Beerwah to Caloundra and Birtinya, is due before 2032, with construction starting from late 2026.

Beach, river and hinterland

Noosa National Park and the river, village beaches from Coolum to Caloundra, and the cooler hinterland around Maleny and Montville, all within about an hour of each other.

2032 is coming to the Coast

The road cycling and marathon run through Alexandra Headland, the stadium at Kawana is being expanded, and the Sunshine Coast will have an athletes’ village.

Where we buy on the Sunshine Coast, pocket by pocket

Medians are Stash Property figures for the twelve months to August 2026.

Noosa and the north shore

1 of our purchases

Noosa Heads, Sunshine Beach, Noosaville, Peregian Beach, Marcus Beach

House medians from $1.83M in Peregian Beach to $2.78M in Sunshine Beach. Unit medians from $962k in Noosaville to $1.84M in Noosa Heads.

Feel
The prestige end of the Coast. Noosa Shire keeps buildings low and development tight, which is a large part of why supply stays short and prices hold.
Stock
Beach houses, river-front homes on Noosaville and the Noosa Sound canals, and low-rise apartments near Hastings Street.
Suits
Buyers for a home they will retire into, and families who want a quieter beach than the central coast.
We check
Short-term letting rules, which Noosa applies to permits and individual buildings, the coastal hazard overlays on beachfront streets, and the holiday-season premium built into some asking prices.

Coolum, Mudjimba and Twin Waters

2 of our purchases

Coolum Beach, Mudjimba, Twin Waters

House medians from $1.54M in Mudjimba to $1.91M in Twin Waters. Unit medians from $1.12M in Coolum Beach to $1.32M in Twin Waters.

Feel
Between Noosa and Maroochydore: village beaches, the Twin Waters lakes and the Maroochy River, and ten minutes to the airport.
Stock
Family homes on the lakes and canals at Twin Waters, beach houses and townhouses at Coolum and Mudjimba.
Suits
Families, and buyers who fly in and out regularly.
We check
Flood mapping near the river and the lakes, and flight paths for the airport runway that opened in 2020.

Maroochydore, Mooloolaba and Alexandra Headland

2 of our purchases

Maroochydore, Mooloolaba, Alexandra Headland

House medians from $1.28M in Maroochydore to $1.90M in Alexandra Headland. Unit medians from $852k in Alexandra Headland to $930k in Maroochydore.

Feel
The urban centre of the Coast: the new Maroochydore city centre, the Mooloolaba esplanade, and the most apartment choice on the Coast.
Stock
Apartments and townhouses, and older family homes on the river and canals.
Suits
Investors, downsizers, and buyers who want shops, the beach and the hospital within a short drive.
We check
The same body corporate questions as any coastal tower, and the pipeline of new buildings competing with yours for tenants and buyers.

Buderim and the Kawana canals

1 of our purchases

Buderim, Minyama, Buddina, Bokarina, Birtinya

House medians from $1.32M in Birtinya to $2.10M in Minyama. Unit medians from $820k in Buderim to $1.25M in Bokarina.

Feel
Buderim is the established family suburb on the ridge, with its schools and views to the ocean. Below it, the Kawana canals and the Sunshine Coast University Hospital at Birtinya, where the new rail line from Beerwah is planned to finish before 2032.
Stock
Family homes on large Buderim blocks, waterfront homes at Minyama and Buddina, newer homes and apartments around Birtinya and Bokarina.
Suits
Families, hospital and university staff, and buyers who want water without Noosa prices.
We check
Slope and retaining on the Buderim ridge, revetment walls on the Kawana canals, and how the rail corridor will run past the address.

The hinterland

5 of our purchases

Maleny, North Maleny, Montville, Eumundi, Burnside

House medians from $1.03M in Burnside to $1.55M in Montville.

Feel
Green, cooler and twenty to forty minutes inland: village main streets, acreage and views back to the coast.
Stock
Acreage, small farms, character homes and architect-built houses on large blocks.
Suits
Buyers leaving the city for good, and families who want land.
We check
Bushfire overlays, unreticulated water and on-site wastewater, slope stability, the access road in a wet summer, and the longer resale time that comes with acreage.

How we buy for you when you are not here

Most of our Sunshine Coast buyers live somewhere else when they buy. This is how it works.

  1. A call in your time zone

Thirty minutes, by phone or video, at a time that suits where you are. What you are buying, where, by when, and whether a buyers agent will actually pay for itself on your brief.

  2. A written brief

Budget, pockets, non-negotiables and deal-breakers, signed off by you. It becomes the test every property has to pass before you hear about it.

  3. The search, on the ground

Every listing that fits, plus the properties selling agents show us before they reach the portals. We inspect in person so you do not have to fly up for a maybe.

  4. Video of the flaws, not just the features

A walkthrough of each shortlisted home, recorded for you: the street, the noise, the light at the wrong time of day, the cracks the photos crop out. You decide from the video and our written view.

  5. Due diligence before you commit

Comparable sales to set the price, building and pest, the body corporate records on any unit, and the council flood and hazard overlays on the address.

  6. Negotiation or the auction

We negotiate with the selling agent or bid for you on the day, to a limit set with you beforehand.

  7. Contract to keys

We work with your solicitor and broker through the conditions, run the pre-settlement inspection and arrange the keys.

Buying from overseas. If you are an Australian citizen living overseas, you do not need Foreign Investment Review Board approval and you do not pay Queensland's additional foreign acquirer duty. If you are not a citizen or permanent resident, you generally need FIRB approval before you sign, and the additional duty is 8% of the price on top of transfer duty. We settle which applies to you on the first call, before the search starts.

Three ways we can help

Most Sunshine Coast buyers use the full service. Some only need us for the price or the auction.

Full service

The whole search, taken off your hands: the brief, the search on and off market, every inspection, the due diligence, the negotiation or the auction, and the run to settlement.

Assess and negotiate

You have found the property. We inspect it, value it against comparable sales, run the due diligence and negotiate the price.

Auction bidding

We set the limit and the plan with you before the day, then bid for you, in person, so you do not have to fly up for it.

Who runs your Sunshine Coast search

Jacob Butler

Founder and buyers agent

Jacob grew up on the Sunshine Coast and founded Hunter Gather. He still runs searches himself, and his Sunshine Coast purchases run from Marcus Beach and Coolum down through Twin Waters, Maroochydore and Bokarina.

He started in real estate as a sales agent and then moved into buyers advocacy, working with Ray White and Cohen Handler before he founded Hunter Gather. Having sat on both sides of the table, he knows how a vendor and their agent think about price, and he negotiates with that in mind.

He takes on a limited number of briefs at a time, and every brief is worked by Jacob and his team rather than handed off. Outside work he is a father of two and is always working on property plans of his own.

Five questions to ask any Sunshine Coast buyers agent

Ask every agency you are considering, including us. Here are our answers.

How many homes have you bought on the Sunshine Coast, and can I see them?

11 so far, across 9 suburbs. A selection is on this page with prices and the year we bought. Ask any agent for the same.

Who will inspect for me, and how will I see the property?

Your agent, in person, with a recorded video walkthrough of every home on your shortlist.

Who pays you?

On a purchase, only you. There is no property we are paid to sell you.

How is your fee set?

A percentage of the purchase price, quoted in writing before you engage us and locked from then on.

What happens if the right home goes to auction while I am away?

We set the limit and the plan with you beforehand and bid for you on the day.

“Heavenly, and the stress kept to a minimum”

I had never used a buyers advocate before and on the advice of family who worked in real estate I contacted this service. I found their professional assistance and support exceptional in many ways. The stress of purchasing a new home was reduced to a absolute minimum. I am now living in my heavenly new home and very grateful to Jacob and co.

“Secured from Singapore, before the auction”

Living in Singapore we decided to engage Hunter Gather to help us purchase a property. Jacob was very adept at negotiating with the Seller of the property we purchased. The property was scheduled for auction, but we were able to secure it beforehand which saved us from having to enter this competitive process.

“Won the auction while we were in Sydney”

Cannot speak highly enough of the Hunter & Gather team. They represented us calmly & professionally at a Bulimba auction when we were based in Sydney. We won the auction & their post sale service has been first class.

“1,900 km away, and no way to do it alone”

I work in a very remote place so it was impossible to do this on my own being 1900km away. I tried doing facetime inspections and made offers on houses but I didn’t really know exactly what I was even paying for. I can honestly say engaging a buyer’s agent was the best money I’ve spent for peace of mind and for a seamless process.

Questions Sunshine Coast buyers ask

What does a buyers agent on the Sunshine Coast cost?

A percentage of the purchase price, quoted in writing before you engage us and locked in from then on, whether we are buying in Noosa, Buderim or the hinterland. The discovery call is free.

Do I need to come to the Sunshine Coast before I buy?

No. Most buyers who use us from a distance see the property first on video. If you want to see the final one or two in person, we time the shortlist around your trip.

Which Sunshine Coast suburbs do you buy in?

So far: Maroochydore, Bokarina, Burnside, Coolum Beach, Maleny, Marcus Beach and Twin Waters.

Noosa or the central coast?

It depends what the property is for. Noosa holds its value because Noosa Shire keeps supply tight, and you pay for that. Buderim, Kawana and Twin Waters give families more land and water for the money. We work through it with you on the first call, against your budget.

Can you get me into properties before they are advertised?

Yes, where the source is real: selling agents bring us properties before a campaign starts because we buy often and settle cleanly. It is never guaranteed, and we do not let a property skip the due diligence because it came quietly.

I live overseas. Can I still buy on the Sunshine Coast?

If you are an Australian citizen living overseas, you do not need Foreign Investment Review Board approval and you do not pay Queensland's additional foreign acquirer duty. If you are not a citizen or permanent resident, you generally need FIRB approval before you sign, and the additional duty is 8% of the price on top of transfer duty. We settle which applies to you on the first call, before the search starts.

Is there a cooling-off period in Queensland?

For a private sale, five business days from the day the contract is signed, unless it is waived. There is none at auction, which is why the due diligence happens before auction day, not after.
