The Gold Coast is not one market.

From the canals of Broadbeach Waters to the acreage behind Mudgeeraba is a twenty-minute drive and a completely different purchase. A beachfront apartment is a body corporate decision. A canal home is a revetment wall decision. A hinterland block is a water, access and bushfire decision. Getting the pocket right matters more than getting the house right.

We have bought on the Gold Coast for over six years, for families relocating for work, for buyers moving up from Sydney and Melbourne, for expats coming home and for investors who never set foot in the property before settlement. This page is what we know about the Coast, and what we have bought here.

Why buyers are choosing the Gold Coast

What is bringing people here, and what it means for the property they buy.

More people, every year

The City of Gold Coast was home to 691,230 people at June 2025, about 12,000 more than a year earlier (ABS). That is more buyers competing for the same streets every year.

Easier to get around than it was

The light rail now runs from Helensvale to Burleigh Heads, after the extension opened in August 2026. The train to Brisbane leaves from Helensvale, Coomera and Robina, and the first stretch of the Coomera Connector opened in December 2025 to take traffic off the M1. Gold Coast Airport is at Coolangatta.

Schools, health and universities

Gold Coast University Hospital at Southport, Griffith and Bond universities, and private schools including The Southport School, St Hilda’s, Somerset College, A.B. Paterson and Marymount College.

Beach, water and hinterland in one city

Surf beaches from Main Beach to Coolangatta, the Broadwater and its canals, and national parks and acreage twenty minutes inland. Very few places give a family all three without a long drive.

2032 is coming to the Coast

The Gold Coast hosts Olympic events in 2032, including beach volleyball at Broadbeach and the triathlon on the Broadwater, and it will have an athletes’ village. The venues and the transport upgrades around them are already under way.

Where we buy on the Gold Coast, pocket by pocket

Medians are Stash Property figures for the twelve months to August 2026.

The southern beaches

6 of our purchases

Burleigh Heads, Miami, Palm Beach, Currumbin, Elanora

House medians from $1.50M in Elanora to $1.95M in Palm Beach. Unit medians from $1.05M in Currumbin to $1.24M in Burleigh Heads.

Feel
Low-rise, walkable and the most in demand on the Coast. The light rail reached Burleigh Heads in August 2026, so the strip from Mermaid Beach down to Burleigh is now on the tram line to Broadbeach and Surfers.
Stock
Beach houses on small blocks, 1970s walk-up units being replaced by boutique apartment buildings, and a thin supply of family homes east of the highway.
Suits
Buyers who want to walk to the beach and a café strip, and investors who want the rental demand that comes with it.
We check
The age and sinking fund of the building, the coastal hazard and flood overlays on the street, and what is approved next door. A new six-storey building can take a view that sold the apartment.

The canal and lake suburbs

4 of our purchases

Burleigh Waters, Mermaid Waters, Broadbeach Waters, Clear Island Waters, Robina

House medians from $1.38M in Robina to $2.51M in Broadbeach Waters. Unit medians from $695k in Clear Island Waters to $922k in Mermaid Waters.

Feel
Where families live on the Gold Coast: wide streets, water frontage, and the schools. Burleigh Waters alone has Marymount College, Caningeraba State School and St Andrews Lutheran College.
Stock
Single-level and two-storey family homes, many on the water with a pontoon, from original 1980s brick to full architectural rebuilds.
Suits
Families upsizing or relocating, and buyers who want water and a boat without the beachfront price.
We check
On most private canal blocks the revetment wall belongs to the owner, and a failing wall is an expensive repair. We check its condition, the pontoon approval and the flood level of the floor, not just the view.

The high-rise and beachfront strip

3 of our purchases

Broadbeach, Mermaid Beach, Main Beach, Surfers Paradise

House medians from $2.73M in Main Beach to $3.21M in Mermaid Beach. Unit medians from $825k in Surfers Paradise to $1.65M in Main Beach.

Feel
The Coast as most people picture it: towers, the beach across the road, and Hedges Avenue in Mermaid Beach, where absolute beachfront houses sell for some of the highest prices on the Coast.
Stock
Apartments from one bedroom to full-floor penthouses, and a small number of absolute beachfront houses.
Suits
Downsizers, lock-and-leave buyers, and investors weighing long-term rent against holiday letting.
We check
The body corporate records: the sinking fund, special levies, defect history, short-term letting rules and how many owners are investors. Two apartments with the same view can be very different purchases.

The Broadwater and the north

4 of our purchases

Labrador, Southport, Paradise Point, Hope Island, Helensvale, Coomera, Ormeau Hills

House medians from $912k in Labrador to $1.88M in Paradise Point. Unit medians from $750k in Helensvale to $1.36M in Paradise Point.

Feel
Calmer water, the Broadwater parklands, marinas and the gated estates at Hope Island. Helensvale has the train to Brisbane and the light rail, which matters to buyers who still commute north.
Stock
Waterfront homes on the Broadwater and canals, golf and marina estates, and value-for-money family homes inland.
Suits
Buyers who split time with Brisbane, boat owners, and families who want more house for the money.
We check
Estate covenants and levies in the gated communities, flood mapping on the low-lying canals, and travel time at peak on the M1.

The hinterland and acreage

3 of our purchases

Bonogin, Mudgeeraba, Tallebudgera, Tamborine Mountain

House medians from $1.21M in Tamborine Mountain to $2.13M in Tallebudgera. Unit median $923k in Mudgeeraba.

Feel
Ten to twenty minutes back from the beach and a different life: land, privacy, views back to the coast, and Somerset College at Mudgeeraba.
Stock
Acreage homes, horse properties and architect-built houses on large blocks.
Suits
Families who want space, and buyers leaving the city for good.
We check
Bushfire overlays, on-site wastewater, tank water, slope, and the access road in a wet summer. Acreage takes longer to sell, so the price you pay matters more.

How we buy for you when you are not here

Most of our Gold Coast buyers live somewhere else when they buy. This is how it works.

  1. A call in your time zone

Thirty minutes, by phone or video, at a time that suits where you are. What you are buying, where, by when, and whether a buyers agent will actually pay for itself on your brief.

  2. A written brief

Budget, pockets, non-negotiables and deal-breakers, signed off by you. It becomes the test every property has to pass before you hear about it.

  3. The search, on the ground

Every listing that fits, plus the properties selling agents show us before they reach the portals. We inspect in person so you do not have to fly up for a maybe.

  4. Video of the flaws, not just the features

A walkthrough of each shortlisted home, recorded for you: the street, the noise, the light at the wrong time of day, the cracks the photos crop out. You decide from the video and our written view.

  5. Due diligence before you commit

Comparable sales to set the price, building and pest, the body corporate records on any unit, and the council flood and hazard overlays on the address.

  6. Negotiation or the auction

We negotiate with the selling agent or bid for you on the day, to a limit set with you beforehand.

  7. Contract to keys

We work with your solicitor and broker through the conditions, run the pre-settlement inspection and arrange the keys.

Buying from overseas. If you are an Australian citizen living overseas, you do not need Foreign Investment Review Board approval and you do not pay Queensland's additional foreign acquirer duty. If you are not a citizen or permanent resident, you generally need FIRB approval before you sign, and the additional duty is 8% of the price on top of transfer duty. We settle which applies to you on the first call, before the search starts.

Three ways we can help

Most Gold Coast buyers use the full service. Some only need us for the price or the auction.

Full service

The whole search, taken off your hands: the brief, the search on and off market, every inspection, the due diligence, the negotiation or the auction, and the run to settlement.

Assess and negotiate

You have found the property. We inspect it, value it against comparable sales, run the due diligence and negotiate the price.

Auction bidding

We set the limit and the plan with you before the day, then bid for you, in person, so you do not have to fly up for it.

Who runs your Gold Coast search

Jillian Breen

Senior buyers agent

Jillian runs our Gold Coast searches. She has bought from the southern beaches to the canals and into the hinterland, and she is the person who will walk through a property for you and tell you what the photos left out.

Before buyers advocacy she had a long sales career with McGrath, so she knows how a selling agent prices, markets and negotiates a property, because she did it herself. She has also renovated and built for profit, which shows when she is looking at what a house will really cost to put right.

Her first career was as a coronary care nurse, which is where the calm, organised way she runs a purchase comes from. Outside work she is a mother of two boys, a keen gardener and a sponsor of the Yeronga Devils women’s AFL team.

Kate Wilson

Buyers agent

Kate works our Gold Coast searches with Jillian; the two have bought together from the southern beaches to the hinterland. She has been in real estate for more than ten years.

Her strength is relationships with selling agents, which is how buyers hear about properties before they are advertised.

Outside work Kate is a mother of two girls, is renovating her own home and travels with her family whenever she can.

Five questions to ask any Gold Coast buyers agent

Ask every agency you are considering, including us. Here are our answers.

How many homes have you bought on the Gold Coast, and can I see them?

20 so far, across 13 suburbs. A selection is on this page with prices and the year we bought. Ask any agent for the same.

Who will inspect for me, and how will I see the property?

Jillian or Kate, in person, with a recorded video walkthrough of every home on your shortlist.

Who pays you?

On a purchase, only you. There is no property we are paid to sell you.

How is your fee set?

A percentage of the purchase price, quoted in writing before you engage us and locked from then on.

What happens if the right home goes to auction while I am away?

We set the limit and the plan with you beforehand and bid for you on the day.

What a Gold Coast buyers agent costs

Buying on the Gold Coast works the same way as Brisbane: a percentage of the purchase price, quoted in writing before you engage us and locked in from then on. The discovery call is free.

The fee covers the search, every inspection, the due diligence, the negotiation or the auction, and the run to settlement. Building and pest, conveyancing and finance are billed by those providers directly.

Questions Gold Coast buyers ask

What does a buyers agent on the Gold Coast cost?

Buying on the Gold Coast works the same way as Brisbane: a percentage of the purchase price, quoted in writing before you engage us and locked in from then on. The discovery call is free.

Do I need to come to the Gold Coast before I buy?

No. Most of our Gold Coast buyers see the property for the first time on video, and plenty first stand in it after settlement. If you want to see the final one or two in person, we time the shortlist around your trip.

Which Gold Coast suburbs do you buy in?

So far: Burleigh Heads, Broadbeach, Burleigh Waters, Clear Island Waters, Elanora, Labrador, Mermaid Beach, Mudgeeraba and Ormeau Hills.

Do you buy apartments as well as houses?

Both. Our Gold Coast record runs from two-bedroom apartments in Broadbeach and Burleigh Heads to waterfront family homes on the canals and acreage in the hinterland.

Can you get me into properties before they are advertised?

Yes, where the source is real: selling agents bring us properties before a campaign starts because we buy often and settle cleanly. It is never guaranteed, and we do not let a property skip the due diligence because it came quietly.

I live overseas. Can I still buy on the Gold Coast?

If you are an Australian citizen living overseas, you do not need Foreign Investment Review Board approval and you do not pay Queensland's additional foreign acquirer duty. If you are not a citizen or permanent resident, you generally need FIRB approval before you sign, and the additional duty is 8% of the price on top of transfer duty. We settle which applies to you on the first call, before the search starts.

How long does a search take?

It depends on the brief and the pocket, and we will tell you honestly on the first call whether yours is a weeks or a months search. Our Elanora buyer secured her home four weeks after she engaged us.

Is there a cooling-off period in Queensland?

For a private sale, five business days from the day the contract is signed, unless it is waived. There is none at auction, which is why the due diligence happens before auction day, not after.

Tell us what you are looking for on the Coast.

Thirty minutes, free, in your time zone. If a buyers agent is the wrong call for your brief, we will say so.
